    why the OM developer want to change the branch name? Can anybody know what is the main reason? No enough money to develope or? Always change the developer name will be made the buyers not confident… I hope so the OM staffs will reply and resposibility on this issue.

    Could you pls help to explain why OM didn’t let the purchaser know the project name and the developer company name will be change when they make their 10k downpayment to buy this property? Some more this statement make without any black and white inform letter from the may chan lawyer firm which appoint by OM. Feel like been cheated by OM. Very disappointed……
    Dun know after change name the house interior and exterior outlook will be different with the CW2 brochure which get from the OM office.
    Besides, u mention “Malay name for all housing project” is a must then why OM put CW2 to confuse purchaser?

    To All CW2 buyer.. Please dun sign new Booking agreement 1st yet until we all get the solid reason on WHY WHY WHY OM changed the developer name… SOMETHING NOT RIGHT here…
    Sharing.. We should get back RM10K deposit if we all would like cancel the booking as we are sign the booking with 1st developer….

    I am one of the buyers of CW 2. So far, I never received call from lawyer firm yet. But I looked at the booking agreement, the developer name is Setia jutaria n project name is central way 2. What exactly are the changes on the new agreement? Any1 to share.

    Just like Jesselton Hills. The project oso come out with a malay name, Taman Jasa Indah i think. Pls double check. That changes only for the project name, not sure about the developer name.

    Any one who has been signed the new agreement from the developer name Senam Jaya to Setia Jutaria? Did you compare the old and new agreement? What is the different? Where did you sign the new agreement? At Lawyer Firm Or OM Developer office? Further more, what is wall name at the main entrance? It is Central Way 2 OR Villa Seri Setia?

    I’m interested in this property too but upon i visited the price already increased, to whome who wish to cancel please contact me as im willing to pay you additional rm1000 to get your reservation transfer to me if transfer are possible. From my serway I found out that OM had a very good track record in Butterworth & BM.

    Look like developer got few version of Booking agreement.. CW2 VS VIlla seri Setia Vs Setia Jutaria VS Senam Jaya… is confusing buyer and all buyer should know why developer doing this???? Big Question need OM to answer this.

    As for me, i will always look at the developer’s track record. If the dev is a first timer, then i will avoid. If the dev is a big co (for eg. Oriental Max, Tambun Indah or Air Mas) with loads of project around, i believe they wont do anything fishy as their reputation is at stake. Actually it is perfectly common to have change of project’s name as the name needs to be approved by the MPSB and usually the council will adopt a Malay name. Was informed that lately gated community project in BM is selling like a hot cake … any truth in it kah?

    Every OM projects also commit to deliver within 3 years instead of 2 years. I guess they don’t confident to complete within 2 years and they need to compensate for buyers which are consider a lost for them.

    I read thru comment shared by Mr Gary Chan, really appreciate that.
    I oso one of the victim and would like to share my opinion to avoid more and more people cheated by oriental max..
    ( I bought one of their project, I’m so regret because have to solve defect problem myself )
    “~~ Still remember what happened in year 1996 ? There’s one famous developer in penang, after he completed his first project (1 – Stop), subsequently he run his others projects – Prangin Mall, Bukit Jambul Complex, Mega Mall Pacific, Taman Selatan, Taman Utara, Taman Hijau Apartment & others projects at the same time.~~”
    In year 1997, economic crisis, who suffer ? We all purchasers suffered, I was the purchaser for Taman Hijau, according to the S&P, 36 months to hand over the project, but that project hanged for how many years, who pay our interest ? ( Because the developer “Lari Diri” )
    This is what happen like Oriental max now, according to their internal staff, they get their salary ONLY every 6th of the following months. ( Last time every month end), they having SERIOUS FINANCIAL DIFFICULTY.
    Just simple explaination, how oriental max run their projects, just like our Malaysia economy, ( 6 penutup to cover for 10 periuk )
    My friends and relative bought their Central Way 1, until today this project ONLY reached 60% completion.
    I already made the survey for the past 2 months, they started Central Way 2, follow by Taman Pasir Indah, I just received phone call today, their staff told me they going to launch their latest new project at Sungai Puyu ( Maple Residence )
    Dear all Purchasers / Property Investor :
    From my comment above, I believe you all can understand what I want to say, right ?
    Ok, if you not understand, let me explain in more detail :
    Oriental max facing SERIOUS FINANCIAL DIFFICULT ( this info is from their own internal staff ) they do not have enough fund to complete their existing project, likes Central Way 1, they launched and collect money from Purchasers of Central Way 2 AND Tmn Pasir Indah, and one more project / apartment near to Jln Ong Yi How, now they want to start run their another project, still “NOT ENOUGH FUND”, launch again “Maple Residence” to collect fund from this project purchasers,
    The conclusion is : those purchasers for earliar projects NOT FULLY SAVE because a lot defect already COMPLAINED & COMPLAINED but the defect problems NOT SOLVED even NO BODY TO ENTERTAIN you. One of my friend spend his own pocket money to repair, he said REALLY DISSAPPOINTED with this oriental max. He swear he won buy any project from this idiot developer even 90% discount.
    ( So many defect due to POOR QUALITY of WORK )
    For those already obtained the houses, but still have to facing many defect problems.
    For those just bought their new / latest projects, can you imagine if one day they tell you they have NOT ENOUGH FUND to complete your houses, just like what I mentioned above : 6 penutup to close 10 periuk,
    for example : for those first 6 projects purchasers bought from oriental max, you can successfully obtained your houses but may be headache with MANY MANY DEFECT PROBLEMS.
    For the rest of 4 projects purchasers, GOD BLESS YOU !!!

    What is the big concern of the central way phase 1 which complete 60% which just launch about sep 2011? This about 1 year plus but already complete 60%, you expect it to be 100% complete within a year? If yes, I more worried about the quality which rush out within a year…

    hi guys, i bought a unit on CW2 with a rebate of 15K as first 50 unit. i have a question, why the SNP stated house price is 385K ? the house price is actually 400K and due to some early bird promotion, i got the 15K rebate. so why OM stated in SNP the house price is 385K only??

    anybody facing the same situation as me? please share with me, as i havent sign it also.. please share, thx a lot for any feedback..

    Dear All Property Investor / Purchasers,
    Please be more careful when you buy oriental max houses, all rebate given by that developer is to attract customers only because they are NOT CONFIDENCE with their own projects…

    Others developers given REBATE is from “when” to “when”, for example : 1st Jan to 31st March, if you buy others developers projects during these period , you entitled for the rebate, after this period, you are not entitled for any rebate, this is CONFIDENCE DEVELOPERS with THEIR PROJECTS..

    Not like this oriental max, when you ask their sale personnel, they tell you its depend on management, if sales is good , no more rebate, if sales is so so, the rebate may be can last for 6 to 8 months, so please be more careful with this lousy developer

    Just a simple mathematic, actually the price is below RM385k, but they still state at RM385k as bottom line, oriental max want to attract customers and purposely mark-up the price to RM400k, then they give you customers the rebate for RM15k, you all customers think very lucky already and very happy like kena lottery..
    Actually you all kena their “trap” lagi begitu happy,

    Have you heard about LP & PL stories ??

    If you buy at RM385k, dun feel happy yet, because the quality NOT UP TO THAT RM385k

    ini soalan kalau tanya saya, betul lah…

    Kalau Selling Price is RM400k, your S&P suppose to state RM400k and NOT RM385k, your loan to apply suppose to apply is based on RM400k,

    Oriental max stated RM400k is selling price, and rebate (diskaun) is RM15k, this is depend their Accountant how to play the magic already, these RM15k is absorded by om and NOT YOU, try to think carefully and study comment made by above “tua lan par” is true..

    they said gv you RM15k rebate and what you stated in your S&P is RM385k, what the difference you buy with “REBATE” and “WITHOUT REBATE”

    My conclusion is : You already fall in their TRAP ( Perangkap Besar )

    If you buy RM400k –> Your S&P should state at RM400K (Your house worth RM400k)
    If you buy RM385k –> Your S&P should state at RM385K (Your house worth RM385k)

    If they sell you at RM400k and they said give you rebate RM15k, this rebate is absorded by them, your S&P still state at RM400k meaning that your house already worth RM400k when you buy, later if the price increase, the difference show ?? the profit..
    (( You based on RM385k purchase price to pay them, but your house worth RM400k ))

    IF YOU STATED YOUR PRICE AS RM385k, MEANS THAT YOUR HOUSE JUST WORTH RM385k
    (( WHAT IS THE DIFFERENCE YOU GET THIS RM15k REBATE OR WITHOUT REBATE ??))

    MY CONCLUSION : YOU ALREADY FALLED IN THEIR TRAP, I BELIEVE A LOT PEOPLE FALLED IN THEIR TRAP BUT STILL FEEL VERY HAPPY LIKE KENA LOTERRY…………

    just simple calculation, and this is DIRTY WAYS to do business

    Selling Price RM400k
    Rebate RM 15k
    Actual Selling Price RM385k

    ( The above rebate how they play, we as purchaser dun want to know )

    In Purchasers Accounts :
    S&P Price Stated RM400k
    Later Price Increased RM450k

    Profit is based on RM50k to pay your tax
    If you stated at RM385k, you have to pay RM65k TAX (EXTRA RM15k TAXATION)

    Now, dun talk about TAXATION, TRY TO THINK CAREFULLY, you buy RM400k and Stated in S&P as RM385k, dun you feel SOMETHING WRONG ?? ( This developer playing “figure magic”

    AND ACTUALLY IS ILLEGAL if you all purchasers can shows to government, authority bodies, they can get in TROUBLE

    I just paid a visit to the project site this afternoon. The high tension cable is just a stone throw away!!! No wonder it is selling at a bargain price!

    Any serious buyer should pay the site a visit, you may have second thought after that!!

    Most of the intermediate unit is selling at RM408k, except for the first row 2-15, selling at RM423k. You can call their office to check on the available units.

    After u decide the loan, then inform MayChan to prepare both SnP & loan agreement. One trip to sign for both documents. Have asked OM and MPSP only approve the layout after changing for the toilet door location. During construction, we cannot ask the contractor to change for us as well.

    yes… i bought RM408k. no more rebate. even though the high tension cable looks very close, but i think it is still around 500m away. did some search and study online, feel quite comfortable with the distance. plus the good location of this project, so not think so much liao, buy a unit first before the price hike even more.
    You also bought a unit there? how much?

    As what Lawyer firm told me, necessary documents will be send in 2 weeks for you to apply the EPF withdrawal. During sigining SnP, u need to inform them that you need to apply EPF withdrawal. The lawyer charge also depends on how much is your loan. U can get them to calculate for you during sigining SnP. As I know, OM is appointing MayChan for this project. I think still hv 50+ units left. To confirm, can call OM.

    CS :As what Lawyer firm told me, necessary documents will be send in 2 weeks for you to apply the EPF withdrawal. During sigining SnP, u need to inform them that you need to apply EPF withdrawal. The lawyer charge also depends on how much is your loan. U can get them to calculate for you during sigining SnP. As I know, OM is appointing MayChan for this project. I think still hv 50+ units left. To confirm, can call OM.

    my house delink 2 balcony n toilets got water leakage problem n water pipe problem n many more to discovers..aih…oc passed till now 3months,oriental max guy only say will arrange. to repair but nothing more than that. their attitude n work very bad…I would not dare to buy their project any more…

    It is very hard to fix it if water leakage from toilet floor; even they fix for you, it lasts temporary or may be after 2 years, it leaks again.

    How is the surrounding works on Delink2? The main gate of Delink2 is still closing during night time, and no lighting as well. I just leave my unit empty until seeing people start moving in then i will only start my work. Not yet install water and electricity supply, so can’t test yet. I think after CNY only go and take a look, but i think definitely need to get OM’s guy to fix something.

    Their price quote @ below market price ( to attract customers )

    profit 100% with below market price project? this type project sure be’ taufu’ project. But nowaday sure the house buyer not stupid, house buyer will compare house price & checked the quality of work frequenly. You can go to Orange villa forum & have a look, just a handrail issue the buyer complain so much. Did you mean Mesra Permai buyer all ‘stupid’ guy. @beauty & the beast

    I saw their show house for CW, the window and the sliding door are very hard to open. I don’t think they are good quality. Especially the sliding door, you need to go to gym often to slide the door!

    Are the CW2 is too nearest with the High Tension Cable and Tower? There is a healthy concern if really too nearest with it… Searching some info from internet, the standard distance between Residential and High Tension Cable and Tower as below:

    * 100 feet for 133 kV lines
    * 150 feet for 230 kV lines
    * 250 feet for 345 kV lines
    * 350 feet for 550 kV lines

    no worry, CW2 is more than 200m away from the cable. I did some research on that too. Conclusion is no strong relation between HT cable and health issue.

    Cables that exposed, people will scare about the microwave or electromagnetic field. What about those laying under your feet? Can’t see mean safe?
