Power of attorney, basically you gave consent to the banks lawyer to act on your behalf to lelong the hse or in any other way in the event you default payment.
i checked with lawyer and i have been informed that the balance documents should be able to get ready by this coming January. You may check yours too.

I invest in this project as more upside due to the lower price entry. Most projects in Pg island selling at rm500 onwards. End of the day is pricing for me.
Maintenance charges if the Dev is giving good service the property will appreciate. i have seen Dev charging less and increasing maintenance charge after 1 year. The Residents committee must take charge once project completed.

Agreed mtce fee of rm 0.25 is on the high side.I have spoken with the management,it is an estimated sum probably due to low density of 119 units per block (25 storeys) freehold and served with 3 lifts (6 units per floor with 2 free carparks side by side with big size swimming pool).I bought it b’cos I like the design with 2 balconies per unit and at Rm 350- 380 per sq ft.The location is quite near the airport,FTZ areas and the newly constructed Pg 2nd bridge.Telok Kumbar will be the next growth area in the near future ie 5 or 10 yrs time.As Tppt Is under Bank Negara,it is quite a safe investment.

@andy Is about RM376 psf. Starting from about RM500k. Left few units lefts according to their sales office. I just called few days ago.
@Interested buyer.There is no DIBS scheme.Without this scheme,most of speculators shy away from this project.I believe most of the buyers are investors.After paying the 10% for S&P last year,to-day I receive a letter from TPPT requesting for progress payment without the certificate signed by the Vendor’s architect to the stage of works completed.Any comments from the buyers or from the TPPT management?.

It is weird. As per what i know, we only need to pay 10% to TPPT and the subsequent progressive will be settled between bank and TPPT..just to confirm with you if you are only at cc loop for the letter you have received?
anyway, besides S&P copy, anyone have received the balance documents like power of attorney and etc? I called the lawyer several times to request for those documents but the answers always the same…the documents at high court pending for approval…how’s others?

Orange – depending on your loan margin whether 80% or 70% , you still have to pay the differential sum before the bank loan can start.
i just took my power of attorney, facility agreement and deed of asignment from laywer…you guys may call up ur lawyer to take those documents as well

I love this condo because of it is privacy and the environment which draw my interest. Moreover, the price of this condo is affordable and is back by bank negara. But the location i think it should at least take 5-10 years to develop. I like the seafood there too =)

the progress was good. I went there few weeks ago. Building A2 was built until 10th floor already. I think A1 and A3 were more than that already.

i think RM450 per sqft is consider fair.
as bayan lepas/baru area is around RM500.

Just passed by the site today found that A1 & A3 sky crane already dismentaled. A2 still carry out assemble windows glass and doors work. Main guard house also done. Start the landscaping work around the building area. ☺☺

i went to the property roadshow in QB and i found out that for new buyers they dont have to pay all the interest and they get the same price i bought earlier and they even got a free locker (but i have to pay the interest for so many months. the interest is nt a small amount too). Is this should be the way or how? Im not familiar with this.

Yes, this should be the way, it’s free market, market driven. In other words, this property has depreciated. So when someone tells you just close your eyes and buy any property you like at anytime, it will always appreciate, you know he is either lying or ignorant. You just lost money on this Platinum III. Take it as a lesson (tuition fee), don’t make the same mistake next time.
Yes u all rite . This condo was launch in 2012 but until now I saw there are still unit not sold . Nowadays people are more concern about the location when buying a properties.its a very important feature to look into . Although the road been wider just imagine there are so many project coming over that area . In another few years the jam will be worse n it’s very far inside . Especially people with kids you need to come at least to Bayan baru for tuition n so on .
Furthermore rm 370 for monthly maintenance is very very high for this place . It almost double for the price at condo in Bayan baru area . It will be very hard to sell your house at this place . The first thing the buyer will ask is ” what is the maintenance fees” lol

The MTCE fee is around 25ct per sq.ft estimate only and it works out to be Rm 307.00 not Rm 370.00.ie (1230 sq.ft X 0.25).Bear in mind that this project is a low density units ie only 357 units served by 3 lifts for 6 units every floor.Unlike those high density projects with over 1000 units,the mtce fee is cheaper maybe around Rm 150.00 per mth.I think recently the developer
releases the bumi lots for public.Those who bought earlier got the better price and choice units as the developer raises the price from Rm 348… to ..360 and finally at 379 per sq.ft.in stages.It is a marketing strategy.

I think the security cost ( around 32k +) and management fee (around 19K+) per mth are abit on the high side.Electricity supply 12K is quite justifiable as it has to supply to 9 lifts and lightings.Those with bigger units have to pay abit extra.Hopefully with higher maintenance cost,it may attract the right type of tenants not those foreign workers.I was at the site yesterday,noticed that from rear view,there were 3 colours used ie white,beige and dark grey.It is totally different from the brochure where units one ,two, five and six are in grey.What is the reason TPPT change the colour?.Any comment from the Management?
Yes the color are totally different from the brochure . The color in brochure are more nicer compare to actual . As what I know the color n the photo in the brochure are only for illustration purpose . The actual may vary .
Site office is open on Sunday for viewing. I persanally look at the house and level 5 facility today. I like the swimming pool design. The only think that i feel lack of greenery view at level 5 facility area. Function room and pool are not small.

Site looks good and liked the fact that the bathrooms were made up. Some minor renovations may be required (depending on personal liking). Gym room and Swimming pool looks great.

No choice.. Slow market low demand. You can put 600k also.. But is up to buyer to offer.. Some putting 550k but actually transacted price is lower maybe 500k.. But again is very hard to sell.. U need to hav strong holding power..to wait..as this is teluk kumbar..

Basically the condo is located at a nice natural environment which is good for own staying. But if you prefer some of the more happening place then this will not be a good location for u.
Where we can still get a new condo in Penang at just RM379/sqft. Even at the crowded Sg. Ara or Relau it is costing more than that.
But if you thinking of investment, it might take a longer time to realize it.
I just went to see the unit today and manage to book 1 unit for own stay.
We prefer the limited unit per floor of 6 units per floor only. Currently they just left the A1 Tower, you can just contact the developer’s sales agent or developer office to know more about it.
Just buy direct from the developer as there is no S&P / Legal fee that need to bear by your side, that alone you are saving more than 25k alr.

I love this so much because it offer me spacious and privacy environment for family living. Apart from that, I love the facilities offered and the two balcony which allow me to experience the great view of teluk kumbar. The condo is near to Airport and second bridge plus the road widening and fly over has been an on-going progress, after which I believe this area will be a great place for living.
