teluk kumbar is the next big thing… the next booming place…. they are opening up teluk kumbar for growth area now…. proximity to 2nd penang bridge and airport and also all the high tech parks…. is the big thing now…. soon proper infrastructural upgrades will take place there with state govt’s initiative of course… i always felt that the t.kumbar area is a nice area coupled with it’s beautiful bay coastal area….. lotsa potential…. all this while it was virtually reserved for future (now)….. this area wuz only occupied by fisherman villages and kampungs and low cost residential places… and a small town with many small seafood and ikan bakar…. if u go to the seaside the water may not as clean as feringgi but it’s a beatiful beach and sea scenery…. a lot can be done to the place…

No shoplots for this condo i think. Can see the model at Hong Leong bank. Just got to know the price is at RM340psf, so, the starting price RM380k is a history. Should be RM420k++ onwards. This is the third condo project i know in Teluk Kumbar, all priced well above RM300psf (SP Setia’s one will be RM400psf+++)
I think in the following 2 years, all newly lauch project with below RM500k will be selling like hot cake. After 2015, typical condo unit with above 1000sf will all above RM500k (~RM500psf onwards), and good location and from branded developer will easily reach RM1000psf. Provided, there is no porperty bubble burst, and what the statistic of penang population growth rate is correct.

Not sure when is the launching date, the sale person told me could be in July or Aug. But after view d model units, personally feel that the design is more looks like apartment n not the luxury type condo. Not sure wheather good for investment.

More expatriate coming to M’sia will make the house $$ increase…..Penang want to increase the minimum price of RM1mil for expatriate to buy, meaning they only can buy property with RM1mil and above, so, developer will build more expensive house lor….So, RM1000psf, make it 1000sf condo with RM1mil, gam gam to ‘kah’ ang moh (super condo la). [Kah=pukul]
So, pitty penangites only can buy ‘affortable’ sangka burung with RM200k, or RM500k, or below RM1mil…..next time, when u hear below RM1mil, it is consider as ‘affortable’ home, and you can loan for 60 years (of course, need your Son or daughther’s commitment too, need thier finger print if they still don’t know how to sign S&P or bank agreement), after you die, they continue the installment.
There will be 4 condos coming up in 1 row after 3-5 yrs at teluk kumbar….Qbees, Pavilion,D’zone,Platinum 3…i like pavilion more due to low density n larger built up, but the price is higher compare with D’zone n Platinum, now only left few units which is 550k n above. Is anyone see the model unit for D’zone? Any comments between dzone and platinum as i am going to buy 1 there?
With the budget of RM550k, why not grab one terrace house there, with ~RM600k, like TK Height, etc. at that area…..after ther condo growth up there, the price of landed will increase.

20 years back, you may asked Bayan Baru property worth to buy? Now, you can’t affort anymore. The lousy poor quality of Pizza Condo also sold at RM550k for 1300sf. Now, you have another chance to buy this one at Teluk Kumbar, with RM400k for ~1300sf, with better quality (hopefully), and sooner or later, TK will become another replica of township like Bayan Baru. (I am not talking nonsense with no sense, Sg. Ara 10 yrs before who want to go there and live? Now, normall terrace cost RM1mil and lots of luxury houses.
After the second bridge opened, big developer like SP Setia, Bostead, and etc. put on more projects in TK, like resort, luxury condo, landed, etc, who knows, TK will be another replica of Batu Ferringhi, with nice seashore. I think this is the 3rd or 4th condo planned in TK.
Looking at one article and know that need go through agent – property talk…where is property talk office??

Teluk Kumbar is definitely another growth area n hv better potential than Relau. Reasons are there are not so many LMC n most land are still undeveloped thus developers buying the land will built more decent homes with lifestyle if they want to sell high. The surrounding is also nice as it is near the sea with plenty of green. Usually the price of existing properties will increase when there are new development planned within the area. As such, if buy now will definitely enjoy the appreciation when more developers start developing this area. Already the land price has increased n many developers are on buying spree of land in this part of the island.

The recent LMC projects proposed by CAT government, beside the huge one at Batu Kawan, there is a piece of land on Teluk Kumbar too. LMC will coexist with all “decent” homes like what you said. TK will have even more LMC to compensate to the existing bumi owners. Look at Sunway Aspera, quite good modern terrace houses, but sandwiches by 5 storey LMC.
But I believe it still good place to invest right?

The lauching date keep postpone since they know the repond is good. Because of this, the price also keep going up. Hopefully the price stay at RM325psf when launch…otherwise, alot of people will feel very dissapointed coz end up buy expensive LMC condo.
I called up their office last week, no date yet for launching. I am buying for own stay because it is affordable and design looks like HDB. Once the road is widen the area will be booming.

Well in my opinion, i think the road hardly going to be widen in these few years. There is a mosque there, I believe hardly it will be moved. As for the shops, they had been staying there since long ago, unless they are being conpensated with a good value, I believe they hardly would move too. So, this is why there is another alternative road built towards sungai ara pearl garden to ease the traffic a few years back ago.

Very jam, but just buy it, and hope for the road to be widen, this day will come definitely. The entire Bayan Lepas in 1970th is padi field, but after 42 years…..So, Teluk Kumbar probably need to take another 10 years to become another developed township.
But Sg Ara is getting jam too with all these new condos coming up in 3 yrs time.
I feel that the small road they built to divert traffic just 2 yrs ago is going to hit bottleneck too.

TPPT background is Bank Negara. I don’t see any issue here. But the project will not have DIBS. I don’t think it will sell like hot cake.

From the masterplan, there has wet market + hawker center just in front of this building.. Don’t know is good or not

Timing abit out. Too many big launches going on.
Dev only open 1 block for sale Tower A2, I booked a unit facing pool. Was at the agent office on Sat, saw many ppl , from the booking chart saw about 60% sales. Chk with my Banker, he said most buyers are genuine and buying to stay or investment. Legal fee for SPA & Loan all bear by Dev.

Em…heard friend told some ppl can go undertable with starting price RM3xxk instead of RM 4xxk. If really happend, not fair to other buyers.
Price starts from Rm428,300 and the psf price is Rm348psf..many ppl got confused the other way and said price is Rm348k. I heard the agent explaining to the customers no unit is below Rm400k. I booked a unit at middle floor and was there on Sat.. The only cons in my opinion is the jam at the traffic lights. Hope in 3 years with so many surrounding big projects nearby, they will widen to 2 lane.

DIBS=Developer interest bearing scheme.during construction period developer will bear the interest.

I have also received a call from the lawyer last Thurs & today I received an official letter from Tppt to go sign the S&P.

The Developer TPPT do not allow re-sale until the project is completed. If Purchaser want to change name the Developer will take back the unit. I try to re-sale, the Dev staff said NO, it is the company policy.

Has anyone received a copy of S & P agreement,since signing it a month ago? According to TPPT ‘s lawyer firm,it is waiting for directors to sign it before stamping it.How come it takes so long for directors to sign it?
Still have not received any copy of the the S&P yet too. According to the lawyer, they need to send it to KL for the Directors to sign. Mine is also more than 1 month now.
