Received delivery of VP’s letter today. Upon clearance of bank, we need to pay abt 3K+ for TNB deposit and 1+3 months of maintenance fees before getting door keys.
Just visited the site again on Monday. Was not able to enter the building, however am pleased to hear that they are preparing the letters to be sent to each owners for the final payment as well as the keys. Heard from the TPPT office that we would most likely get the keys by mid of June, which also depends on how fast our banks process the payments.
Apart from that, heard that there are no contracted contractors. HOWEVER, the cement and sand will need to purchase from a certain contractor.
Also, there may be charges / deposit required to pay up front prior to construction works. Such as the advance maintenance fees and etc. which will be detailed and mailed to us.

For TNB, we will need to go to TNB and apply for ourselves right? RM700 if not mistaken.

Hi guys, please comment about what the best to buy Vertu Resort Batu kawan or Platinum 3?
Platinum 3 is a low density condo (357 units) whereas Vertu is very high density affordable condo (1200 plus).It takes about maybe 15 to 20 yrs for Batu Kawan to grow.Like Bayan Baru,it takes about 20 yrs to flourish into heavily and congested city centre now.Telok Kumbar area is coming up with 3 man-made islands reclaimed at the southern side of the island.It also depends where u work.If u work on the mainland ,then u should buy it on the mainland and it is cheaper,but the value appreciation maybe slower than on the island.I am a buyer for platinum 3 and i like the design (all corner units) and quiet location.
For fast value appreciation, I would pick TK over BK.
Any comment about comparison of D’zone condominium with Platinum III ?

so far the built quality ok, no major issues as far as i know. For foreigners wise, i think majority are direct owner staying, of course there are few units with foreigners which is the case for any condo in Penang. P3 is very windy, less congested and one point i like is you can drive directly to your car park level instead of the normal spiral carpark design in most of the condos. Of course the drawback is this place is not so developed, less shops as compared to relau area.
Relau is crazy, i prefer to make a short drive to places that i need to go, rather than have those places cramped in front of my house. I think here is a good place as SummerSkye and Solaria shops are all opening now.

i think it’s a decent choice for own stay.
Pro
1) at 1330 sqf, Price per sqf is cheaper compared to new launch property in sungai ara/bayan lepas
2) Low density at 6 units per floor and all corner lot, good natural light and natural ventilation
*high level units facing back have amazing view of Penang airport, mountain and sea view.
3) direct highway to airport and bayan lepas industrial area.
4) Sloped hill access to car park, direct access to your car park level
Con:
1) Higher maintenance fee due to lower density, but so far looks to be well maintained
2) no TIME internet yet, but have unify fiber
3) Facilities are not as “wow” as new launch projects.
4) as of now only 1 exit with traffic light to go towards bayan lepas industrial side for the whole area

Depends, sunset is at left side of the units facing main road, no direct afternoon sun into living room or master bedroom.But the wind/air flow is good so won’t feel like oven once opened balcony sliding windows.
May i know the unit facing hill side is it can hear the noise from air plane and back road(Before MCO)? Any disadvantage there?

No airplane noise at all for platinum 3, units facing hill won’t hear road noise.

Can’t believe that I have to climb up with staircase for 13 days even though the main selling point of P3 is serving with 3 lifts with low density.

i personally have been there and stay there before. i love the layout and the resident mostly is local and own stay there. the management team is very understanding and the security guard is very strict and friendly. If you choose high floor (18 and above) which facing hill side, you may get sea view,air port view and hill view for me is very relaxing every morning to start new routine with nice environment. For the pipe leaking is true but is few case over there (you may ask resident at there) but not a major issue which can solve.
Conclusion:
is best for own stay and families.
maintain fee a bit higher 0.25psft is bcos of really low dent (6unit per floor).
Mine advise better you go view and feel by your self and you will know the feeling.
Update, TIME internet is now available in Platinum 3

May I know why the same TPPT developer project =Emerald residence selling rate so low? What is the reason? Heard some bad news from some users but Platinum lll looks great, wonder why the latest project not popular.

By now you should already be able to answer that yourself. Since you already know some bad news from some users, I assume you also heard the material deficiency (bad insulation) and lack of facilities (gym with almost no equipment). With the same money, you can buy Platinum III for higher squarefeet, balcony, better facilities and lower density. When I said same money, actually Platinum III is cheaper without even comparing other specs.

Understand that some defects can be fixed but not sure for such bad insulation and echo,etc. Just wonder how come same developer can have different quality even for the latest project.
