Affordable housing move

DEVELOPERS who opt to build 87 housing units per acre (0.4ha) on Penang island will now have to allocate 15% of their projects for units priced between RM200,000 and RM300,000.

This is an increase of 5% as the previous requirement for such units for that plot ratio was 10%, said Penang Municipal Council (MPPP) councillor Felix Ooi Keat Hin.

He said developers who take up the plot ratio were able to build more units and, as such, they needed to also build more affordable ones too.

“It is an initiative by the state to build more affordable housing,” Ooi said at a full council meeting at the City Hall in the Esplanade, Penang, yesterday.

He said developers who opted for that plot ratio also had to allocate 5% of their project for units priced RM200,000 and below, and 5% for units priced between RM300,000 and RM500,000.

MPPP Public Health Standing Committee alternate chairman Ong Ah Teong said Alunan Matrik Sdn Bhd had been awarded the tender to manage the use of electronic bunting on street lamps.

He said the award was made through an open tender conducted in June last year.

He said the company would be allowed to put up 100 panels on selected street lamps for which they had to pay the council RM720 per panel a year in addition to a RM10,000 deposit for all 100 panels.

“The company have to comply with regulations set by the council such as a ban on alcohol advertisements,” Ong said, adding that the e-buntings would be up in July.

When contacted, Alunan Matrik marketing vice-president Patricia Pee said the e-bunting was an initiative by the company to go green as there would be no ink and paper wastage.

    This means, we will start seeing a lot of studio concept properties to mushroom up. As developers will have to comply to 5-10% of <$300k houses on every development.

    Ayoyoi ! why so STUPID one …. beside the plot ratio / density & price, the penang state goverment should state the requirements that units built-up area must at least 700 sq. ft. and 3 bedrooms type only … only then noble objective of decent & affordable housing for penangites is achieved , if not greedy unscrupulous developers will come out with super-small size 400 s.f. with 1 bedroom units which is not suitable for local family residence … LGE, pls buck up, dont leave loopholes here & there for greedy to exploit n take advantage of the people needs for decent housing

    Do some math la, lower price, lower in size. RM300k for 500sf, don’t get surprise ya, it is ‘affortable’. 500sf can fit two rooms what, enough for couple + 2 kids family. Probably ask the governtment to build more old folks house la, no room for old parent.

    500sf in Hong Kong, Beijing, Shanghai, etc. is consider very good already, selling over RM1mil and above, many Engineers also not affortable to buy one. But in Malaysia, we are just picking up this trend, 500sf as affortable house is consider good already, we very lucky right? >-<

    as human beings , we need some comfortable space for conducive decent living , and not like animals in a cage *or pigeonhole , if we not careful, soon one day , the sh*t developer will promote 200sf as very trendy n you are extremely lucky to afford one ! lol

    This guideline has been implemented late last year. Many developers in Penang have been using these guidelines because it can build more houses and can make more untung but at the same time State charge density fee 3 times. Developer can build more but pay more density fee to State..from my observation, i think there is no developer that sold according to the price of RM300,000 and below. When i ask developer who use 87 housing units per acre, they said no such unit or units have been sold…

    Supply and demand lor… if you dun buy these small units, still got other people buy lar…

    If you can afford big big unit, then good for you lar… Hehe…
