I am not printing money lar. I already bought another project unit and need to start to renovate and pay installment end of next year for own stay, at the same time still got installment for my 1st LMC apartment. No chance to get bank loan any more, banks are not stupid. Of course need to let go own lar, and hoping to earn some pocket money.

Last time I want to cancel my booking, AG’s staff told me only can get back RM7.5k only per offer letter, then ask me to find replacement lor. One Imperial offer letter does clearly mentioned booking is not transferable, but not in Clover offer letter.

So many want to sell their booking on the previous blocks, like that Asia Green how to sell the remaining 2 blocks????
So far in here only few people wanna let you saja lar, you thought other projects dont have booked unit changed owner meh? Clover buyers unable to get back full RM10k if they wanna cancel, but only RM7.5k. That’s why wanna find people to replace lar. You dont how many people cancel their units for One Imperial, Setia projects, because they can cancel and get back full refund. Clovers buyer at the time at least think twice before place the booking, unlike other 100% refund project, “unit good not good dont know, location at where dont know”, “surround area dont know”, dont care at all, just book first and then cancel.

Just curious why those people let go their booking. Like you mentioned, cancel the booking will have RM2.5K loss. Those people must have think twice and have solid reason not hold on to this DIBS+ rebate project for potential >RM100k flipping profit, and rather prepare for potential RM2.5k loss. Cannot be all those people also buying other OC soon project too?

It is >600k property purchasing, and going to make installment for >30 years.
So, 2.5k loss is so insignificant if later they found a better deal that they think can meet more their requirements, which make them more happier to stay/to invest. It is same concept as man and woman relationship, example :even after 1 year being together, and later one of them find out there is better choice, he/she can let go and get a better one. Dont be stupid to say “I dont want waste 1 year time thus I stick with current one, though I like the new one more than the current one”. Of course, then to get married is like sign SnP, no more regret liao.

OIC. Good analogy. So own stay = long term marry; flipping = divorce after 3 years and get a good fortune. So now people are “broken up” because found it is less potential for a fast fortune, or not a good “long term marriage”?

It’s good thing as there is demand and supply. I believe that the “let go” unit will be at higher price, at least 5%. (my assumption)
If I were the buyer, I would only offer not more than the original selling price, and tell the seller “take it or leave it”. Ban-ban-dan lah if you dream to earn RM30K in less than a year, just with your RM10K deposit. With RM400 per sqf there are many choices around, with better location. The seller is already happy not to burnt their hand with RM2.5k penalty if you willing to take over the unit from them.

Just go to the office and asklah. Such a bad location with such a ordinary developer. Who cares whether they have private lift or not. That concept won’t selllah. The first time i went to the location, the first word that cross my mind is “CHEAPLAH”. Just visit the location before you decide.
Tower C & D will be launching soon. Have you registered with them? I heard will be 450psft onwards. I am sure they will give rebate of at least 8% to fight the intense competition.
The showroom is not so impressive as compared to the ‘artist impression’ in the brochure or video. I wonder how will the actual look in the future.

The decoration inside the showroom is not important to the buyer as this is not part of the sales. However, what is more important to the buyer is what is included in the sales, for example the floor finishing, space and dimensions etc.
I have the feeling the dimensions of the showunit is not according to the actual size. For example:
1) The ceiling height (living room) of the showunit is much higher than the actual 10′ (as told). The width of the living room is roughly 12.5′ (estimate by counting the tiles). If the ceiling height is 10′, you should see the retangular shape (W12.5’xH10′). However, looking towards the direction of the glass door, I see that plane is more like a square than a rectangle. So I guess the ceiling height in the showunit should be around 12′.
2) The width of the dining/kitchen is bigger than actual.
If you look at the entrance to the living room, the width in the showunit is much smaller than what is shown in the layout drawing. I think the wall of the kitchen (window side) in the showunit is shifted outwards by at least 1′.
If you happen to visit the showunit, you may like to check if you feel the same or comment otherwise.
What I want to point out here is that the showunit in any project may not be proportional to the actual size. As you may also notice the spacy impression shown in the brochure and video. As a buyer, we should judge based on the official dimensions given by the developer rather than the artist impression of the showunit or brochure.
Yes, the size of showroom might be different than the actual thing unless they use the actual unit in the building itself.

Is it a must, or usual practice that developer will put in the layout with dimension in the SnP? I think the dimensioned layout may not in the SnP, only put in the total build up area as a statement (for example 1500sqf).
It’s true that only total build up area will be stated in the SnP. But normally most developer will include in their brochure the unit layout plan with internal wall to wall dimensions. From these we can have a rough idea if each partition area and sunlight direction suit our liking. I wonder why Asia Green did not include the layout plan in their brochure. I think this is more important than the artist impression pictures or video. Afterall, we only buy the empty unit without decoration included. Artist impression pictures may be more useful for us to visualise the surrounding area, outside the unit.

Heard that the Ideal Vision Park will be very tall, and stretching from South Homes to 1-Residence. Would it block the Clovers sea and 2nd bridge view? Is that the reason they add 3 more levels so that the highest level still can see the sea?
It is sit on a low land more than 3km away from coast line, I doubt there can be any spectacular seaview even for the high floors, if there is any.

I dont think Ideal Vision Park would be very tall. Because it is too near to the airport, and there should be restriction on the building height near airport.

I found that the selling price increase >10% (after rebate). The current selling prices are ranged from RM460psf to RM490psf. I believe that still considered reasonable at this moment. But, it is only Block C open for sale. The lauch of Block D will be later.

Someone mentioned in the forum that some of the land is going to be used for road widening or public amenities. I am guessing the landscape will be the one to be sacrificed.
And don’t worry, nobody is going to block buy Block D, don’t kong kong being cheated. Don’t let developer fools you again and again. First they increased the number of floors/density, then cut some landscape, now said only Block C left?
Perhaps they are also hiding the fact that Koperasi Tunas Muda is building some 1000 units Low Cost Flat adjacent to the project!

Definely can request refund without any penalty. In fact, they cannot receive any booking as no sale permit in 2012. If they charge you any fee, you file a complain to Tribunal.

I guess project progress keep delaying gua.
It was last year Apr 2012 they already started selling and collecting 10k booking fees. End up many later announced projectz like Setia Triangle, Setia Pinnacle, One Imperial on one same area already signed SnP and start construction liao, but Clover is idle until now.

Still remember how the Sales Person of Asia Green telling me at one of their Prop fair at Queensbay that only few unit left.
Take or leave it said the lady to me, saying that only few units left. All the units left were facing the army camp according to her. Prices is RM700K++.

I have ask the sales person. They said there wont be low cost at the same land of the clover. But there will be some smaller unit at any tower. Selling price of the smaller unit also RM 450 per sq ft. And it will not affect the largest unit.
Normally larger units psf price if lower. Not fair to larger units buyers if smaller units also RM450psf.

If 1000sq ft units cost 450k, 1450 sq ft units should only charge 400psf. Why charge larger units same pft price? Any projects are the same.

Quite surprised AG does it this way by offering smaller units with same price psf as larger units. I am guessing the sales is stagnant for those large units, now try to change it to smaller units with same psf price to test the market. Are they offering anything to those buyers for larger units? Aircon or rebate?
I foresee as long as the sales are bad for The Clovers, they will keep changing plan. S&P won’t be anytime soon. Curious why the 100k on paper saving won’t work now.
Clover location not that good. It is too near to graveyard, and those units facing graveyard sure hardly able to get buyers who really going to sign SnP. Many people book and see see if got better option, plus now too many new projects available to pick.
Since Clover last year around April, new projects like Garden Ville, Setia Triangle, One Imperial, Vision Park, Setia Pinnacle all pop out.. and coming Setia Vista, plenty of choice, of course people would choose better one.

no news until today from the developer (AG) yet since I pay the downpayment RM10K last year April 2012 in Queensbay Mall property fair. Actual land still not yet pilling, is AG having financial crisis here?
AG is a financially strong company, no worry kentuckie. They are designing their building plan to fulfill certain government requirement thats the main reason for slow down. SnP should be able to sign by end of this year.
I mean redesigning the building plan and there will be some minor changes that buyers will get informed very soon.
Just curious, if their financial is strong why they kept delaying the launch for Victoria Bay? This is certainly not a sign of company with strong financial background.
You wouldn’t want a company keep launching projects when the previous launched projects are not kicked start yet dont you? There are tonnes of project launches delayed, you name it. I believe it has to do with limited resources but I have faith in them for delivering good and quality projects. IMO, most of the projects tend to launch beginning of the year, especially close to CNY.

Currently, all banks are tighenting housing loan.
Most of the banks might need you to pay deposit up to 20% even financially you are still strong. They do not want to loan you at 90%.
As such, there are potential that a lot of purchasers will withdraw from this project.

The Clovers revised the plan and now total units are 742 units. At the same time 1 block of LMC (349 units, 32 floors) surrounding there. Please confirm.
Where you got this news from? I heard that they plan to have small units of around 1000 sqft within the four blocks. My guess is that having the small units will not build those LMC around.

Tower B will have some smaller units for the actual sqf still unknown yet.
Other tower should be not affected.
Anyone know where the low cost will be located? Same compound?

Many buyer fr tower A&B released their unit wf early bird price but need some kopi lui lo.
As theyvafraid their loan can’t b approved and will rugi Rm2500.
RM2500 penalty is for those who withdraw their booking. If you fail to get a loan from 3 banks, you will get your full refund. Please talk with facts. The market is full of speculators, be it in any area.
For the LMC, I get it from Government OCS website. How truth is that, I not so sure but in plan.

I went to clovers sales office, the sales person told me that they will have units at 700psf +++ and it be located in the same compound. Price would be somewhere in rm500 psf. Wonder when would be the actual snp ? Anyone start to search for house loan? Any contact?
IF you are investor (with genuine investmenr purpose and not speculation), you can buy a unit here. Personally, I feel that this project not bad from concept design.
In last year, the price is approximately RM400psf.
Diff people have diff expectation –> so no need to complain any projects here.
Btw, I do not like the speculators as they will make the pricing more higher.
So, I hope that bank negara will tighten loan application and abolish DIBS.
