Neighbouring already have auto city with about the same concept with F&B (mac-D, KFC, old town, ……), banks and other franchise. Is this place still can boom up? if anyone know the price, please share it here.

what? RM1.6m ? !! i prefer to buy The Arena in Bayan Baru, devoper set the ‘crazy’ price in that location… good luck.
i think this project is totally diff concept with Arena.
The location here quite good, opp the project Bayu Emas selling price already over 1.2mil for terrace shop-2 storey some more.
If compared to DNP’s ICH at Alma, the price tag of 1.6m is considered ok already for a 3.5storey semi-d. Though this location is good, but its close proximity to autocity means that it’s unlikely to have another McD, Old town, Sakae, Starbucks, Overtime, Maybank etc here…
this development is good for mainland and juru/bukit minyak area properties….
I went and see this area..its a good looking building..but the problem is, this project is not facing the main road..moreover,in front of this project there is a used car dealer who are blocking this buildings..and the Icon City is behind them..this is not good…another thing is,this project is abit deep in unlike Auto City..

beside poor location, developer sell extreme high price! i bought 3 storey shoplot at Arena @ Bayan Baru only RM1.42m (3600sf, 20′ x 50′), a bit smaller but location much more better than in Bukit Tengah.

If the rental is similar to Autocity, then 1.6million is reasonable. But I don’t think so, how the developer control the the tenant type? No doubt this project will get a little but spill over from Autocity. But the rental will only slightly higher than Bayu Mutiara.
This project is too close to Auto City. Why go for the imitation or clone? It is also too damn expensive for a mainland location..
Buyer Beware, this is the first and last project by the iconic group as it will fail miserably.
The IconiIIIc Group is new in the construction world. I will not gamble my hard earn ringgit on a RM1.6MILLION crap!

As i know the were no units left..i called them yesterday and they said at the soft launch all the units are fully booked..i think u are talking about the 20 reserved units which is only for franchising and for banks..
The 20+ are bumi and/or reserved units for specific clientele.

Actually, there were 2 sales rep handling the bookings. It took less than a minute to get an order, place sold sticker on the board, and wrote the unit no. on the buyer’s form and kept it for later processing. A few buyers had booked for 2 units at one shot.
There were 3 batches of 20 buyers. One batch was allowed in the booking desk at a time. Most were sold by 2nd batch except 2 units priced as RM2.2M.

For those who are on 3rd batch (draw number from 41 to 68), only 2 units left for them to choose from.
The last sale at Gemilang was $830K for a 2-storey 20″x70″ shop house.
I heard that Bayu Mutiara is selling at $1.1-1.2M.
On hindsight, Icon City from $1.688 and above is not expensive, relatively speaking. Why, 4 storey semi-d 26″x69″ (land area 34″x79″) with a $200K private lift is reasonably cheap!
If the land between the junction to the icon city turn into a commercial center, the price will be higher. It is a good location for shopping, movies, offices…

AUTO-CITY 3 STOREY SHOP HOUSE:….Hi Friends, Can anyone advise me on the market price for the property in Auto City on the 3-storey shop-house as one of the owner is going to sell at RM1.8 million. The land areas is 22 x 60 ft.
The location is good, just next to Nasmir Golden Hotel. Is this a good buy, please advise as the rich owner is migrating. Some of my friends say the selling price is reasonable. The location is not bad but when I approached the Bank Officer he told me that the selling is slightly high.
All Experienced gentlemen/property experts please advise. We offer him RM1.4 million but the owner stick to the original price RM1.8 million, not negotiable!! Thank you.
