Yes. during chinese new year, there is a smoke coming out from the condo .the firemen only take 30 min to settle the fire. the affected area are on the blue net if you go to the site.
Construction now at level 23…..really going very fast and by this rate, the VP will be released before end of this year….at least 1 year ahead of schedule

look at their Summerton next to Villa Emas, they even mixed red brick and sand brick for the construction, which looks funny and don’t know the reason. May be using some left over bricks from other projects. Don’t you worry for such funny construction work?

It shown the quality control and attitude of project management..if they can mix the brick which you can see outside, it made me worry about those not been seen like buried cable, piping, and also the wall finishing.
Anyone knows when we have started to serve the loan instalment? After VP or after OC obtained?

As my understanding, DIBS will only cover until VP.
you need to self loan after VP, it always 2 or 3 months before OC.
I called developer, OC expected by may or June 2015. It fast.

Mix brick is very common as many of project also mix the brick and there is some reason behind as i heard that red brick is more haevy and condo is not suitale to use all red bricks…

I see. Just confirmed with banker. VP is when bank releases 97.5% of the loan amount. We have to serve the loan payment starting from that.

monthly installment for principal is depends on your bank lo & normally is after 80% completion or after ccc obtain… so far i know a lots of project is only absorbed until 80% as now VP & CCC is together included this project

Yeah, just checked again with public bank. Banker said after payment release of item 3 (12.5%), we will need to start to serve the interest as DIBS is only up to 80%. While instalment will start after full release of loan.
Anyone has any ideas about other banks? Just for extra knowledge. Hehe…

There are always some ppl to comment bad things on every project. Either they don’t own it or just like to be trouble maker.
To JBond : Please research first before you comment. I never seen a condo or high rise fully use red bricks to build. Only landed own customize i seen before which fully use red bricks.
BSG – Raffle Tower, not fully red bricks? Just to double confirm. Should be able to have fully red bricks but depends on the premium that we pay for.
FYI, Reflections is fully red brick.

This condo is located a high density area due to the surrounding low cost & affordable flats in future. Secondly, only got one road out to Relau & Sungai Ara which is facing traffic jam every morning especially for those working in industry. It getting worse ones the Idaman low cost flats obtain OC and coming projects Setia Pinnacle, Sierra, Skycube, Imperial & Iconic condos completed. But one thing good is the morning fresh air & the greenery environment
see the progress… damn excited and fast!!!

Sg. Ara or Relau area transaction prices are somewhere around 560psf depending on condo internal quality and facilities. Meaning u cannot compare TGT with GV or Sierra Residences with GV or Idaman Iris with GV…

for my info from gsd sales staff, currently only enter from relau but after ideal project is complete another access will connected together with their gsd sales gallery.
The condo looks nice. The setback are the access route + the scrap metal operator. GV really needs new access route asap.

Just got the key yesterday.
Few inputs:
1. Management person is very helpful.
2. Car park yet to be assigned, will be next 1 or 2 weeks. Including access cards.
3. Facilities look nice and class. Swimming pool, garden, gym, etc
4. The shop lot look good as size is big. It can use for some nice shop.
5. Performed inspection. Found that the workmanship is very good with only minor complaints. Good quality sliding doors, windows. Nice toilets as well.
6. I also a owner of Golden Triangle condo, when I compared both projects….garden Ville is must better project.
7. Only setback is the recycle factory next to the road.
Overall, good lod GSD. Love this project with the price that I paid.
I just wonder, can the wall between the Utility&Yard room and Dinig area be hacked down? Is that the main beam?

This condo environment is good and peaceful with low density and sense of security kind of feeling when you are walking around or taking the lift.

I don’t see a lot of foreigners actually, and residents here are pretty well cultured. So far so good. After 5 years of living here, what I like the most is the peacefulness. Unlike many other projects, the soundproofing in this project is pretty good so noise disturbance is minimal.
