There is 1 clause that both of u failed to see or read from the Pr1ma. Provided BN recapture Penang in GE13, or it will be disappeared again, just like the monorail project after GE12, gone with the wind. I help u n u help me.

Just keep an eye on the stamping date….& keep pressing the developer to commit the date……
Once stamped….you all don’t have to worry the progress as GSD will ensure it will be completed within 3 years because of law officially enforced on S&P …..unless they bankrupt…. or willing to pay the compound interest…..touch wood…..
The next thing to monitor is the quality after OC obtained & the gangster contractor issue….
Just heads up for what u all will face in future….just take one step at a time…
if signed the S&P for GV then not able to take the Pr1ma even lucky to get 1, unless you can afford RM800k loan. how ar???

But people said price will collapse later with so many units (20,000?) at RM300K, and there will be lots of choices in the market later, rather than take this quite high risk GV project. Now very hesitate lah..
Just personal views…..but I feel that can be done logically…not 100%sure …….
2 options….
1) Drop the Pr1ma lor but I feel kinda waste.
2) (2B confirm but i think can be done), request to put another person name (which don’t have or not > than 1 property..i mean another person which meet the spec for Pr1ma) into the Pr1ma property that you get……so that you can get more loan.
this Pr1ma project is surely gonna be a long long long waiting project…. eventhough ahjib gor wins or lost….
so whether to get this project or not, or after get how to manage the loan installment? thats still too early to think about it… get liao only plan la…. u think so easy to get meh…

My suggestion to u is better get whatever in front of u..then at the same time apply for prima.If later on u really get prima house,just sell the expensive one.Then u won’t have to bear expensive loan.Just little 2 cents opinion.Not oni u,i also dun hope to purchase such expensive house if gt other choices. For ur info,prima is not oni for 1st time buyer and can c from T&C,it is not really meant for poor people.haha..if u r able to buy prima house,i do believe u still have many other choices in sub-sale houses (i refer to pg island,others nt sure). Lawyer told me the developer has instructed them to stamp the snp in month end. Mine will b stamped on 28 dec.. Depend on floor level.. This applied to tower B. tower A still tentative…

I checked with sales office and they told me all stamping only able to do on early of Jan as currently their big boss was on oversea & only be back on Jan. Seem like they keep delay the stamping after we all signed the SnP. We as buyer really need to push hard to get the stamping copy..
A very typical answer from developers for any delay related to boss signature.
People say “You can’t teach an old dog (GSD/Ideal) new tricks”
After signed S&P. Developer take “knife handle” & buyer take “knife blade”……so its up to the developer delay as long as they want on stamping…..buyer can give up by cancel but I think buyer will rugi on the deposit.
More excuses & buy time technique to come……wonder can the develoepr come out more creative ideas instead of using the same trick again & again…..

400 units x each RM50k deposit = RM20 million cash. Can do many things – turn around projects, save loan interest, etc etc…. TGT, Primo Summer & Primo Heigt @Summerton, Sierra Resisdence in progress & now GV. Properly all sharing the same team of construction workforce and has to wait for its turn. Once SnP stamped, the project has to be complete within 3 years from stamping date.

9 to 10 months. One of the buyer is my friend. She totally fine with delay stamping as she is a flipper, not genuine buyer for own stay…so longer means she can sell higher price when OC obtained.
If GSD really can stamped the GV S&P by Jan. Then SR & GV will be completed about the same time…..As I advice b4….ask GSD to commit the stamping date with black & white…..what if they miss the date? rebate? further discount?
You better gather few more genuine buyers & go to GSD office to press them…don’t trust on verbal commit….as they are developers & sales person…..they can talk & promise you anything……
Challenge GSD for black & white commit….. I believe they will chicken out, face black black & a lot of excuses.

The GV sales person has phoned me ytd and said my S&P will be stamped after 2 weeks. I think I am gonna to wait for 2weeks 1st and see how. I hope GSD people saw this forum and make the stamping date clear and fast if they wish to continue their development in Penang.

Fyi, my friend just get the offer for Nusantara Prima house at Muar with price RM199000.It is one of Pr1ma project at Johor.Today i went to GSD office to cancel the unit.I have confident with Pr1ma project.as i know before GE13 have good news for our penang citizen.In conclusion, I will be patience waiting for Pr1ma house at Penang island .

Lets everybody here go to apply PRIMA. SInce GSD have many hidden problem that we don’t know what they play behind. All this can be shown by their sales person that giving several answer with no black and white comitment and they yet act like NATO (No Action, Talk Only) and face black black all the time when we ask some sensitive issue. We as a buyer did not owe them anything right ? I’m lucky to quit ealier without signing any SnP. Now still have chance no quit before signing any SnP.

I ady lost confident with gardens ville project.It is because i really not confident with the developer after i checked with Ministry of Housing and Local Government.I will waiting for Pr1ma project.As i know now BN will do their promise. Example BR1M 1.0 and bonus for government staff.We can control the house price actually if we did not buy that condo with too high prices.Please think for our next generation if house price in island continue increase without control.In conclusion,No demand then developer will not simply increase the house price.

If the S&P is not stamped yet & loan not released …..I don’t think GSD will start any major construction..maybe something like putting up papan…clearing grass….put few pillar at the site for “decoration” “marketing” purpose…..so far there is no such a “kind” developer boss in Penang who willing to take his/her own money out to start construction, unless he/she receive most of the buyers/ banks money first…..
Once stamped…. developer will be very proactive to start work without the need to push them as S&P is enforced……& money is flowing into GSD pocket.

Status update for S&P: I have phoned lawyer and GSD today, GSD said the director hasn’t finished signed yet as many S&P is on queue and they are doing it slow also. GSD said they have started pilling, so they are rushing to stamp the S&P too in order to get the claim. They said latest by end of next week will send to stamp.

How about your S&P status? I think the reason for the loan not yet released is because GSD hasn’t stamped the S&P kuk. If they want to get the claim, they will sure rush to stamp.

Btw, just a side info…last Thursday I passed by Oasis Residences by GSDland……You know what…GSD basically give out a empty Semi D unit ( last 2 or 3 units, opposite the small play ground) to the gangster contractors to setup their base…..you can see there are some office tables/chairs….a lot of roof tiles…..construction tools outside & inside the house……to be frank, I’m not surprise…..You can pass by if you don’t believe…. anyways just a heads up what you all will face when OC obtained for GV, SR / golden triangle.

Regarding the Oasis Project, the unit that become the storage of construction materials is by the main construction itself, the reason they store the material because there are some defect work need to touch up, even you buy a new house purchaser still entitle 2yrs of defect liability period, so do you expect the main contractor to move everything out, the how to make good on the defect work, try to think on the good side the company still working hard to make good all defect work.
im not on GSD side too, i also wish they deliver the up coming project well too, its their reputation and purchaser benefit, as we can see on site, every site are progressing and showing good sign, golden triangle, summerton, sierra residences, garden ville, isnt it good…

I’m also not against anyone or any developer…..my objective is to put pressure on the developers so that they don’t do any hanky panky stuff & deliver more quality works/service.
As for GV…i’m impress as they able to stamp the S&P within 3 months…previous project SR/golden triangle don’t stamp that fast…so got improvements……..
Regarding the GSD “main contractor” setup at Oasis site to handle defect works….where do you get to info from? GSD personal? as for me…just my personal opinion…I don’t buy that…I or my fri bought property b4……never hear or see developer “main contractor” do this….only gangster contractor….Sp setia main contractor got setup any base at setia vista or setia pearl island for 2 years to standby to repair the defects?
Anyway….lets see how after 2 or 3 years as golden triangle/SR or GV will be completed.

OK…basically they just want to cari makan only….last time they set up boot straight & threaten the owners to engage them but this won’t work anymore as penangites nowadays more dare to say “NoX3…..” ,stand up to reject/report police.
So they change their strategy.
Their “Tai Lou” will engage to the developer boss while the construction about to complete.
Asking the developer to appoint them as contractor of
1) Upgrading package
2) Defect work
So call legalize their existence.
I’m not trying to sabotage GSD by saying this only happen on their projects.
In fact…this seems like a norm on all projects in the southern region.

The good thing is….the gangster promise Sp Setia boss will not kacau the owner or house at all… they will only ask for “entry fees” direct from the outsider contractor.

Just received the letter from GSD for second 10%. Do we need to call the bank up for the 10% payment or the bank will auto liaise with developer to release the payment? Anyone can advice on that? The progress sound quite good. 2nd floor construction is in progress now..^^
If you loan 90%…then the bank will auto pay to GSD. GSD send the same letter to you & bank as well….don’t worry …if GSD didn’t get the money from bank….they will call you up…:)

Developer have lots of money, power, connection to the politician, police, state government or even gangsters……. they have the capability to fight with them. Just they don’t want.
Some developer boss also have gangster background….they just ” bleach, whiten ” themselves become a legal businessman.
Options for developer when “Tai lou” approach them during construction in progress.
1) Report police
2) Pay compensation, “pou wu fai” to them, ask them to leave.
3) Give in & reserve 1 unit for them to become base operation, pretend dono when purchaser ask during launching & push everything to police when purchaser complain after OC, entering the site.
Normally, developer choose option 3.
As property sold to you alr..money inside their pocket….. Developer “Choi lei dou saw”.

There may be “profit-sharing” scheme which we outsider don’t know..if 1 units just profit extra RM3k by the mark up price, a 300+ units condo project can have >RM1mil income…

I’m the SR buyer, do not simply shoot people as you think you are richer than other. I do agreed their sales persons are a bit lansiiiiii. I do not know what is your mean of very professional? It make me laugh on your statement. But talk about lansiiii, IJM could be more worst than GSD, may be this is true that i not afford to buy their property.

GSD collected the 2nd 10% in Dec 2012 already, meant ground works completion were certified.

According to a senior staff from developer “IXXXX”.
the “Tai lou” will pay a single premium RM50K to 150K (depends project standard) to the developer boss in order to qualify to setup boot at the site.
Area from Sungai Ara to Bayan Lepas then Relau are controlled by 1 same big “Tai Lou”.
They further split to few ” section managers ” who report to the big “Tai lou”.
go down further will be ” area supervisors”.
The senir staff also told me there is no total solutions for this gangster contractor culture yet as “Tai lou” + developer +police have a very strong bond together…..once there is a lot of complain from citizen…..police will make some “shows” to comfort the citizen…..not eliminate….. something very similar to “illegal DVD organization structure” in Penang.

Developer not forcing you to buy it,as you feel they have bad records,those like to
criticize can consider super lansii,like to show off their experiences to others like give bad comments to all the developer in Pg.
Anyone knows how far apart is Sierra Residences from Gardens Ville? I know it’s just next to each other but will it be very near and cramp?

GV almost finish 2nd floor when I went there few weeks back. Now should be working on 3rd floor and so on…That time sierra already up to 3-4th floors.
Mine have completed payment for the second 10%, thought Tower B should be faster, didn’t expect mine faster than yours.

got it long time ago.. normally the lawyer firm will call u up to collect….. i got mine stamped in January..
then u must call to lawyer because sales person told me is inform by lawyer. Mine one already received after signed just 1 week time! Very efficient they work!

cheated by the sales person, when i want to move from top floor to middle floor, they said all sold out. but i called to ask just now, condo still got 20++ units, smallest from rm520k onward.
6% discount still there. they really..like to cheat customer.
