Also.. it’s just a few mins away from the Quaker Oat factory… not saying that there are pollution… but it’s relatively near to the whole Mak Mandin industrial zone

sales persons in roadshow or in office (wisma pantai) not friendly at all, they easily ‘look down buyers, even we wear smart like rich people, when we comment their house a bit expensive or ask for any discount, sales persons ‘change the face’ & seem very unfriendly. As a result, my buddies & i never support Tambun Indah’s projects. The listed company train the sales persons like this we consider it as 3rd class company, ‘cheap’ !

Haiyaaa..maybe you are right. My experience dealing with this developer is under Juru Heights project. The sales person told me new developmet of housing will takes place on chicken farm land near Juru Heights. Fortunately I did not buy coz until now there is no housing developer buy that chicken farm land. If i buy maybe now i live in houseflies and more headache I have to stay with foreigners. They only think money..money..money

This developer have a bad image for Pearl Garden and Juru Heights project. can visit and see the buyers complaint in Tambun Indah’s facebook and blog apartment.com
People tend to magnify the bad things and ignore the good things. Bad comments are easily echoed and spread around. There is no perfect developer and housing project. If judge from this developer’s sales, they seem to be doing quite well.
Last I know, no more discount liao. RM 20K discount only valid during last weekend roadshow.
I think tambun indah learnt from Juru Heights project’s oversight. That’s why Pearl Garden is G&G concept to make the taman looks nice and exclusive and prevent any owners to rent out their units to become hostel. (as owners need to get JMC approval.)

Oklah the best word if dont like dont buy lah… I remember the sales staff had comments – we just bought a piece of land for development and if there are environmental problems such as poultry farms and change to foreign workers hostel, it’s beyond our ability….the best thing before purchase go for site visit and discuss in internet. do not accept all views from the developer. They always say ok..

Maybe for past projects..
In that area with this price, better go and find out Delink and Delink2 with price ~RM400k++, also G&G, well developed housing area (no cargo storage and noisy traffic) at Taman Segar, although only 18×60 land, but also 3 storey, already completed, with small taman/reflexology (compare to this one only guard house).
Btw, delink is just very near to this project site, and yet not that close to the industrial area.
If buying for own stay better buy complete house like Palm Villas with roof top G&G swimming pool, good location sub-sale price from Rm550++ to Rm650++.Land area20x77 built up 2,900sft.

The residence maintenance is RM300/month with small swiming pool n not much facilities. Beside near to HTC, the entrance ned to pass through existing housing area. Kind of turn off actually.

kent, this project no yet launch. just hv 29 ds n 16 semi d. location just beside airmas new project taman indah.
Went to the actual site, very close the main street, can be noisy. I like that area, not too close to Raja Uda that so congested; will grab subsale unit at the nearby g&g called Delink 2 if the price ~rm450k.

It will be a potential property investment in Butterworth for this project….I foresee the price will definitely hike up after OC obtained….600k++ would be a worth money for investment as compared to Island’s condo which easily surplus or tantamount to this amount for those projects built by giant Developers…

Just called up there….There is no furnished show house to be shown but just original design with basic interior and exterior structure only….The price is kind of reasonable knowingly that the Island landed housing property is getting higher and higher. Definitely, it is worth to consider for this property. Also, it’s very very near to the RajaUda which makes it a more prominent area to be stayed. I went to Airmas (The Residence 2) at Bagan Lallang and found out that Super Semi-D cost about RM840k and above which is rather expensive and along the way to this property you may need to drive thru an area where resided mostly by “Kampung” community…After due consideration, I think CV will still be my choice if indeed I were to buy one….Just my 2cents…

I just couldn’t believe it as they are buyers who willing to pay the price even the construction has yet to be completed….Maybe, it is due to the long term prospect and development in Bagan Lallang, Raja Uda & Bagan Ajam areas….
The project is very fast. The roof is going to be completed and the workers start the cement plastering of internal wall. Still 10+ units left mostly face west and 0% interest.

That’s the point, overall I think Carissa Villas still has its values of investment knowingly that the shop lots built in front of the residence lots have actually elevated to 1Mil over price tag. This is not something that I plugged from the sky but it’s based on the valuer and some insider news. Don’t get me wrong, I’m not the owner of this property. Thx.
Super fast the construction has completed about 65%…the unit facing west still has about 12 units, facing east only left with corner units.

Pass this project yesterday. I think this project is too fast, not sure if the build quality will be compromised…
Go to the site to see the completed units, found alot of defects and poor workmanship, go and see by your own eyes…
Personally went to the sites and inspect..The overall workmanship is not that bad indeed…Quite Nice…It seems like people are exaggerating the negative points only…

Behind the Carissa Villas housing residential will be the Bungalow built/developed by Oriental Max. The Price is also pretty higher than the Carissa Villas.
