    I have checked with Airmas, their condo project is from 900sf & above, cost about RM400-RM450 psf, the studio type no more, plan to launch end of 2012 or early 2013.

    Thanks Jude & clearvision. But don’t put so much hope on this news as RM300psf for condo in Georgetown is pretty hard to get already. If it is real, sure people will Q up couple of weeks there before solf launch. Is anyone there check this up with MPPP website?

    Tambun Indah Bhd is run by a bunch of goons. Many of its projects in mainland Penang are not selling well in this hot property market.
    Last week, Icon City in Juru sold 71 units 1.7M-2.2M shop offices in 20 minutes during pre-launch. What a hot hot market!
    Now, you can see Tambun Indah’s ads in Kwong Wah daily. It says that you can buy with only RM3,000 down for these projects: Kelisa Res, Capri Park, BM Res, Tanjung Heights, Dahlia Park. Also, 70K off Pearl garden.
    BUYER, PLEASE BEWARE OF TB!

    Which Tambun Indah’s project are not selling well? And what do you mean by “not selling well” anyway?

    Good projects and good developers do not need to advertised like that especially in PG island. Sometimes, Good projects and bad developer , example the idea group also don’t need to advertise like that in PG.

    I remenbered when they launched the Juru Heights, they put up so many buntings in my neighbourhood in the island until the whole area become so ugly. The message is clear , they build cheap houses in very lousy area, and you can own one with very low downpayment.

    We already get the message. So please don’t do that again in the island and make our area look so messy with all the cheap buntings. Not surprisingly, Juru heights turn out to be Juru Sai eventually.

    Hi purchasers,

    I have not actually gone to the bank to enquire about the loan financing but I heard that PBB and OCBC can consider up to 90% financing (for residential) provided it is not your third house. However, MBB is offering at most 80% due to commercial type and it is not affected by whether it is your 3th or 4th house.

    Do you have concerns over the margin of advance ? I would like to know more from the purchasers who actually check with the banks. Thanks.

    Actually im not lazy type of buyer. I can spend time and do my own renovation. current price is ok for current penang property, but with this kind of size with LMC near by, and also most of penang property is bigger then this 4xxsqft.
    If ur buyer with the same price u want by 400sqft property or 700sqft property?
    And who not border with future value for the property they own??? U??? then pls sale ur current property with 10yrs back price to me.

You may either hold your signature and wait for few mths to hope for better projects or just cancel your booking now.

    Very Simple XY.

    After LKS read today Kwong Wah, and he saw a HALF- PAGE insertion advertisement on this project, he became a little bit shaky. How come still advertise BIG BIG after so long ?

    And he almost fainted when he saw another smaller insertion to advertise the same project in another page. Some paper, same day.

    So fiar, he has never seen any developer doing that in Penang. This is definitely a record. And he decided to call in the Malaysian Guiness World Record Team. You should emphatize with him and try to understand how he feel.

    a. new house
    b. fully renovated.

    1 weeks ago I went to visit showhouse & noticed that 2 units of 411sf available for sale, 2 days ago my friend went to visit showhouse & back to inform me there are 7 units of 411sf available for sale, I am doubt the sales record is fake & not good that reported by some buyers previously. I am yet to decide to buy, my parents want me to buy bigger home with at least 2 or 3 rooms. Base on my budget & ability, I may buy a house in mainland.

    What is the price for sale? what is the size? (20′ x 70′, 22 x 80′ etc). Want to discuss with parents because they help for downpayment :-) Mostly I may choose house nearby plus highway because easy access to penang bridge, I seldom take ferry to island lah.

    visited tambun indah yesterday, so surpise that SG suite (A1 block) has been booked more than 80%…A2 block is an apartment which not going to sell to public and given to land owner. but no news for the condo (B block) yet as well as LMC (C block), and the price for B will be more than RM650-700psf onward for 1300sf onward…

    the time i heard that, not only my eyes open, but my mouth too…haha…i thought it will be full renov and furnish like the suite (A1) with that price, but it is not…..actually i like the studio type as it is easy to clean up…however, it make me reconsider as it is a commersial title suite with 25 cents psf maintenance fee plus 10% sinking fund.

    the sales chart display by developer is not actual qty booked or sold, last 3 weeks I plan to book 411sf, all units been sold out, but 2 days ago, there are about 10-11 units available for sales. Sales person told me some buyers change the unit, therefore re-open for sales, it is not truth, it is tactic used by developer (i worked at developer company before), developer book all the 411sf (corner) units itself & then re-open for sales step by step at better (higher) price. Due to this factor, I decided not to buy any unit because generally the propery is overpriced, for eg, 411sf sell at RM290k & above (after Rm20k rebate), which is RM705 psf !

    Base on my anaylsis, the sales up-to-date is about 45-50% booking because more & more units will be opened for sales, for curious buyers, feel free go to check by yourself (if not believe what I said) :-)

    For commercial title, the TNB bill is 80% expensive than normal residential title, for eg, 21.8sen per unit for residence & about 39.2sen for commercial. Meanwhile, the rates for water bill, MPSP cukai pintu also higher, all buyers be prepared expensive bill per month.

    i read today Sin Chew, Tambun Indah will official launch this project tomorow & buyer will get RM30k rebate. What’s the point we booked early (RM20k rebate for early bird)? Now the unit price increase & give extra 10k rebate, the price back to original. I am yet to apply loan, not sure want to buy or not…

    Don’t feel sad lah. It happened to me before and I believe alot of buyers/investors also overcome the same thing. It is not too expensive to buy a lesson which teach you become smarter now rather feel regret for the following years. Most importantly, do research and homework before making any decison.

    You know the reason why the developer give 30K rebate yet the price is still the same? Very simple, they hold too many 411sf & 610sf units and now wanna find ways to let go. Since there are so many complaints of overcharged and everyday got buyer cancel booking, so based on what reason the developer wanna raise the price?

    Tambun Indah, DNP etc like to increase the price from time to time, of course this will be good news to early buyers who will feel their property appreciates but bad for potential buyers. Increasing the selling price 10k but at the same time giving 10k more rebate to maintain the original price is good for both existing and potential buyers actually. (but I don’t mean that this project should sell at this price). This is a strategy to push serious buyers to buy immediately as it gives an impression that the price might keep on increasing.

    I think buyers can choose the original price as purchase price in the S&P, then after the rebate they can pay less cash as the initial 10% down payment, am I right? For example if purchase price in S&P 300k, and if bank can give loan 90% which is 270k, buyer should pay 30k from their pocket. But if there is 30k rebate, then buyer doesn’t need to pay the 30k to developer (0% down?). This is good for investors.

    yes, there is a 30k off for 2 types of the suite…biggest 1 and the one near to pba pipe…this is what i got from them last 2 days…launching date will be sunday as per said, got free meal in case u dunno about that…hehe…what project from airmas? grace garden?

    Penang is not hong kong, there are plenty of land on the other side of island, why wan to fall into market trap of thinking land is no longer in Penang to develope. We don need sea tunnel to connect to bw, we js need moutain tunnel to connect to balik pulau lo

    Whether is for own stay or for holiday home, you need at least 3 rooms, 1 for yourself, 1 for your parent and 1 spare for guest, so look for 900-1000sf condo will do if you got the budget.

    When to the show room yesterday, not much different from few weeks ago. Basically not happy with the salesperson. They don’t really entertain me because I’ve already booked a unit although i express my interest to change unit. And that the same person whose i booked the unit from.

    If your budget is around 400K, you still can afford bigger built up condo (eg:Airmas)which is RM400psf for 900sq. There are still plenty of choice out there and you don’t have to force yourself to buy this suite. It is still not the time yet where local ppl are forced to buy such a very small & overpriced house (411sf).

    ya…looking at the payment schedule, it is low entry for me. basically dont have to pay for next 3 – 4 years. quite hard to search for new house, ~RM300K, DIBS, and completion is 2015. I purposely chose later completion date because i intend to let inflation rate to catch up and hopefully the house appreciate later….hehehe…otherwise, my salary will fail to chase the escallating island property prices.

    we are offered one unit of LMC but we have to fork out RM20k for a car park. that is a lot for us especially we are from low income community.
    just because some of us are illiterate, we only follow what they want us to do.
    if we were to go to lawyers, i dont think we can afford to pay for their legal service.
    the place may be squatters to others but it is home to us. it has given us shelter for over the decades! inherited since my grands.
    all i hope is the LMC unit offered to us is not delayed the project and the RM20k is waived.

    there is some different from what i got from the sales person in their office….sales person said that LMC will not be offered to squatters and told me all squatters agreed to accept the offer (in cash) from them which i don’t really believe because i don’t think with the amount paid, squatters able to get a house in penang island anymore. for what i understand from my fren’s case, please accept the offer from developer because the land owner already sold the land to developer. why i said so because from legal term, they will pay u an amount after they value your house based on market price (always lower price) which i don’t think u can get a house with the amout paid in penang now. to get the amount from developer, u have to show the record of ur “quit land” (cukai tanah), else u will get 5k only for u to move out from ur house. just an advice as to my fren’s case recently. i’m nobody, no offence to anyone.

    Yes, it will be higher, like electricity, depend on your usage, roughly 20% extra if normal usage. But, it is matter the most (since this is already well known that you need to pay extra)? Probably you should ask if this ‘commercial’ title condo in one day, turn into service apartment or home stay that ppl move in and out everyday like hotel, and partying at night, can you stop them? (like the recent issue on one of the condo become home stay, and some residences complain to the JMB) Since it is commercial, then you can utilize it for commercial purpose?

    I canceled my unit and obtained my full refund already. I canceled it because :-

    1. The renovation is not to my expectation and I am not happy when they said that even the bigger unit showroom, we don’t get the mirror panel on the wall.
    2. I choose a better property to buy ( a landed property) and hence I let it go.
    3. After visiting the STAR PROPERTY FAIR in Penang, there are tonnes of condos and similar choices to choose from and as a investor, I rather go for landed property.

    Anyone actually don’t get their full refund ? I am also quite dislike their salesperson techniques who said that we need 3 rejections letter to cancel our booking. finally, I got mine back.

    If you spent ~RM600k for this project, better drop it (by getting 3 rejection letters from bank, just say ‘reject me and I apply for another higher loan from you too’), and get one unit from Sandiland. It is better than this one for sure, only RM485psf, overall worth than this one. What do you think?
