    To ALL:
    As long as in Penang, the landed property will going up Like Batu Maung and Teluk Kumbar area. the answer is the land is limited whereas the demand is hot.
    Balik Pulau town area (near MPPP) 5 years ago is 350k now my friend bought at 700k.

    Sunway Tunas teres house every scare about flood but now going up to 900k.

    For hot area Desa Airmas Condominium previously is 200k (2007) now is 600k (2013)

    Lip Sin Apartment now can sold at 250k minimum.

    Feb 2002 ( 468k) ,June 2002 (498k) , NOV 2012 (528K)

    In short, hold the land or property and don’t hold cash.

    The only setback is no gated/security for Prestige III therwise i can say it is perfect.

    Do you take up any units of Balik Pulau teres house ?

    Just sharing currently plenty of condominium projects available in SG ARA and Relau at 580k ( rm500 per square feet )

    And teres house at Nibong Tebal and Jawi also grow up to 400k…………

    My prediction is Prestige III price will shoot up once OC obtain.

    Master T, it will come truue during coming Chinese New Year.Let’s wait and see.

    Good, Good.
    Your children will thank you for buying one in the future.
    They will said Papa & Mama pandai.
    I bought 1 Double Storey during 2012 CNY at Gurney Drive, RM468K.
    That time, the showhouse not even completed, nothing.
    I dont bother whether people will move it or just leave it empty & deserted.
    After all, it is landed and freehold. RM2K per month is affordable.
    I dont want one day to read newspaper, Balik Pulau booming yet i recalled back i actually have a chance to own one but dare not take the risk. Lousy, so be it

    Today, most project launch by developer at least RM500K and above.
    Expensive? Yes. But, what to do. People still buying, sold out 1 project after 1 project.
    Bubble? Yes, but no one knows when it burst. Every one just buying.
    Unless, you already has a place to stay, other wise, you better think twice or thrice to continue waiting or just buy one now.

    All:
    For latest investment areas ( SG ARA & RELAU) everybody pay for 10% and then no need to pay single cents ( with zero interest ) and wait/plan for sell after OC obtained.
    so the market value si there but the plenty of the, waiting for sell off.

    So my key is some startegy must be plan ahead before invest :-
    1) it must be demand more than supply ; example in Desa Airmas ,many potnetial customer
    want to buy but no one want to sell .( to the extent that you no need to pay agent fees or
    pay less due to hot demand vs low supply)
    2)it must be unique, like in Balik Pulau,plenty of old projects completed and new project on their way to come. Let’s compare with Predtige III, by hacing so many facility espeically the
    fishing place and bicycle path which are unique and impress all.

    In short :-
    Anymore developer have these kind of big projects ? otherwise it will be the MOST impressed place in Balik Pulau.
    I guarantee myyself, it will grow up with 100k after OC obtain.

    Heard there will be a Hypermarket near the entrance (currently is small kopi stall) from Guang Min newspaper , is that also true ?

    if yes….wow, life ez liao, no need go to town for daily stuffs.

    After reading the comments here, I can’t help but to put in my opinion here. I’m a resident at Balik Pulau. 10 years ago, nobody pay attention to this place. And today, wow.. So many housing projects are going on here. Mostly landed as land are aplenty here. My parents are from here, and many years ago have acquired a single storey landed house, and a corner unit too. At that time, prices were like dirt cheap. Less than 100K. And today, myself and my brother are so thankful to our parents. Being able to live at a landed house is pure comfort. There is no parking problems. Cars are perfectly shaded. No need to pay maintenance fees for lifetime. No doubt, the travelling takes some time. But I’m used to it, so, I’m not complaining. Actually, if you really need to get to a place,you need to travel anyway. But most people today have cars, so, there’s really no issue on that. Balik Pulau offers a serene and peaceful environment living. Its a small town and everyone knows you. Its like a close knit society. I stayed here and grew up here and not trying to say that other place is not good, but speaking from my own childhood, I really like growing up here. I think every place has its own pros and cons. But to be able to live in landed property, that’s what I’m talking about, knowing that land are scarce in the island. Those who have bought landed property in Balik Pulau, good for you! Welcome to the friendly neighbourhood.

    Well, for your information, SP Setia will be launching a landed scheme in Balik Pulau.
    The name is Setia Raintree Residences.
    Eventually & Gradually, more & more reputable developers will built this & that signatures townships in Balik Pulau just like last time no body bother about Batu Maung until Mah Sing creates that South Bay.

    Don’t you ever regret few years later. Mark my words, let’s come back to this forum few years from now.

    Are you sure? Is it confirmed Wai ? or just rumours?
    I remember SP Setia created miracles with a housing project which is considered deadlocked as the only access is thru Traffic chocked Jalan Meru, Klang Town.

    SP Setia Built a Flyover and link the housing area with Federal Highway!!
    That place is called Setia Alam now.

    So, wait for SP Setia to wave its magic wand in Balik Pulau

    Even now, compare to Bayan Baru also no where near to it. B.Pulau is
    is on the opposite side of the island. Totally different scenario.

    HOW IS BATU KAWAN ? 2nd. Bridge will be opening to public soon. Years
    ago all hoo ha, hoo ha and jumping up and down. NOW I DON’T SEE
    MONKEYS JUMPING UP AND DOWN.

    June, it is RM528K now if i am not mistaken and even then, i dont know whether still available or now. You may call the developer to check out. You should check the actuall location also, go to the site at Balik Pulau. That area is progressing fast.

    Do you have RM2500 every month as extra money? for installment If Yes, why not?
    (1) Even if not good in near future, you still hold a double storey house-freehold for your children.
    (2) Of course, we cannot compare with developed area like Bayan Baru, then , we have to compare the price also to be fair, In Bayan Baru- similar landed is over RM1million ++ long time a go. Bayan Baru house price was like Balik Pulau before, many many years a go.

    So, June, Do you want to miss another”‘Bayan Baru” in the making?

    the price you’ve mentioned is for phase 1, is no longer available. phase 2 onwards i think is still 528k. u can check with the developer for the latest updates. show houses are also not accessible coz they are working on the drainage..

    My friend stay in Balik Pulau (near Public Bank) keep on stressing that there is Tsunami before ,about 40 years ago. Can you check with the old generation.

    Actually i also heard from my friend who stay inside the PRESTIGE III area and say flood never happened before.

    Anyway , but i i never think twice as i need a place for fishing,jogging and cycling………
    let’s me know if everything is ready

    Weng, by the way, there is never a Public Bank in Balik Pulau. There is Maybank, CIMB, BSN, Ambank only.
    Well, I did ask my mum. According to her, many years ago, about 30 years ago, there was a minor flash flood, but the reason for that was due to poor water drainage. But it subside very quickly, and this happen at Taman Seri Genting area, where we are staying now. Previously we used to reside at the town itself, near the Kompleks Balik Pulau, and over there, there has never been a single flood incident.
    You mentioned about tsunami, well, that one I’m not sure, because I’m staying further from the sea areas. You will have to ask those who stay near the beach. :)

    Hi wow, which road you are referring to? If you are talking about the road leading to Teluk Kumbar and the road leading to Paya Terubong, yes, these roads have been widened extensively.
    And yes, I’m also excited to find out whether a hypermarket will open here. Probably a few years down the road, who knows. If yes, that would be great.

    Since the demand for prestige iii is so good.
    Double storey Feb 2002 ($468K), I bought at Jun 2002 ($498k),Auugust 2002 ($ 528k).
    Semi D up from 600k (FEB 2002) to 800k-1 million.

    I guess ther will be a hypermarket in a year. Now we have CIMB, KFC, Mala…….soon will be
    Sunshine, Tesco……….

    The latest news is “a new 4 acres specialist hospital beside the existing hospital in Balik Pulau” announced by the new Deputy Health Minister (MP of Balik Pulau).
    I think a new supermarket or Hypermarket in Balik Pulau will be very exciting.

    SP Setia called me that they have a new Condominium project going to launch in SG ARA with 120 sf worth RM620k.

    One sq is RM516.

    I bought Double Storey during CNY2012 in Queensbay, RM468K after i saw it the night before in Gurney Place, i meant , we went for dinner at that time but was attracted to the organised booth.

    But , the thing is I still not very sure the exact location of this project in Balik Pulau.
    This Prestige 3 is the only property I bought that I hoped to get key as late as possible, as I really don’t know what to do with it. Rental?
    I hope to get key in 2014 but seems like sooner

    But, my case almost like yours, already gave up buying landed property in Penang Island.
    Too expensive .
    But, what the h….., a Double Storey Freehold , with big playground , this and that selling RM468K!! My husband said, die, die la. Don’t live with regret!!
    So, bought one like you. Hahaha…. Getting key maybe end of the year, see how la.
    Who knows? Maybe a lot of people move in leh , nice place

    You can not even get a condo , 1000Sq feet in crowded place.
    If I were you all, habis habis, keep. Just dump RM15K for grill, lighting, KDK fans, cheap skate sofa & tilam, 2 bicycles,

    Those who stayed at landed property will know what the benefits are.
    Only thing is location. But with major roads widen, this shouldn’t be a major issue.

    Prestige III Price grow from 468k (Feb 2002) to 528k ( August 2002) and target for 558k in Phase III. And more international school on their way to come.Rental pun “chia be liao ”

    Those Condo Projects accummulated in SG ARA and RELAU grow to at least rm500 per square feet with plenty fo project around in the same place . Think about traffic jam.My firend who stay in SG ARA told me he need to pass thorugh 10 traffic lights before he reach factory.He start engine at 6.45am and reach factory at 7.30am,”mana boleh tahan ” ?

    I have bought the house, and no regret because this is the only landed property for my family and also a holiday house.
    As for the condo. yes you can sell it at high price but how many ppl can buy with such a income? with million-million in their mouth on the others hand monthly maintenace fees is around 300, when you retire 300 may go up to 500 than I don’t know can I survive with my EPF with this? I’m not looking for investment but I’m looking for something that I can afford with the hard earn $$$. Before I buy a lots ppl laught at me and saying a stupied art and I will cry in future. Who care!!!As long as I like the place and can enjoy with my family :)

    Once both phase I and phase II completed and OC ready, the dream will come true.
    i can go there during weekend for cycling,fishing and jogging and Laksaaaaaa
    I only pay rm2500 per month lah, it is value for money.

    I can reach Balik pulau with a total of 40 minutes only from SG Nibong.

    3 years down the road will be another china town like “lip sin”.

    If we have an active community, with a volundeer leader, we can have our own arrangement for guarded & gated…
    Well, too soon for that. If the safety is not an issue, the current setting is sufficient.
    A real big taman, it is shaping up now. Hard to find such big landed development in Penang Island now as such price.

    Hi Weng, it was quite bad especially at the hill side. I was driving home at that time, about 7pm plus. The wind was very strong and blew up alot of debris, leaves and some small tree branches. It was pretty scary but once I reached the town area, it was ok already. So, technically only at the hill side was affected.

    Just got some info from Queensbay Property Fair today, phase 3 for Prestige III is selling at RM588K for double storey terrace and RM772K onwards for the double storey corner. They also launch 5 storey apartment at around RM209K of 911 sqft.

    Wow, comparable to 1st and second phase, the price has gone up so much ! Good for the exsiting buyers ! Congrats !

    For SG Nibong Penang, i asked for double storey terrace house, it sold price is about 900k ( 30 years old landed property) and need renovation about 200-300k to upgrade as new property so will end up with 1.2 millions ,as compare to new landed prperty of 1.4m in Penang right now.Whereas SG Nibong (Desa Airmas) market value is 620k right now.
    In short for both landed property and condominium are very hot in market at Penang.

    I actually checked with PLB Booth at the Queensbay Fair as well as PLB site office at the Prestige III. The correct info are as follows:-

    Exsiting phase still RM528K but only 5 units left
    New phase (2nd & 3rd rolls from main road) RM568K but built up 20’x 46′ (land size same 20’x70′)

    Thus, the new price of RM568K is for new phase with bigger built up and the price will increase to RM588K later (list price).

    i went to show unit yesterday and getting the latest information.
    All phase I and phase II (including the road) will be completed by end of the year. then wait for OC. our agreemwnt mentioned OC due by April 2014 so the developer donot want to commit earlier.
    Once phase I and phase II oc obtained, they will start to phase III projects and 35 shop lots with 798k.
    2 blocks of Medium cost 5 level apartment with 2 lifts sold out within 1.5 day at 230k and Muslim units have to keep for 6 months. One more medium cost block will be launched at 250k soon, can register now also same with 2 parking lots. Prediction will be 350k after completion.

    The garden starts to materialise and I can see a gazebo (a little too small though) being built. The front row of old houses are already in the process of demolishing and I am really excited and can’t wait for the completion of the project. I hope that they do a beautiful landscaping to the garden and also the lake which they promised in the pictures.

    My 2 cents, I think overall Balik Pulau(BP) is a good buy. Nice place to stay and potentially price to go up to double within 5-8 yrs due to no more land in Penang island. For normal workers who dream to own a landed property ; i think this is the last location to grab. When the landed price in G/town or B.Lepas grow up to 3M…i think BP will go up to 1.5M at least for landed.

    Too bad the main road in front ( Kuala Jalan Bharu) will not be expanded!
    A narrow road to big project 😀

    This project will be sold out? YES, but like many houses sold in Balik Pulau will remain empty/vacant. The whole project will like abandoned area when keys handed over.
    Why? Every one bought because it is cheap, not because they want to stay. It is not for rental either as every one knows there is no market for rental!
    Every one buy for the sake of buying landed. Overtime, vandalism will set in with missing gates/window pans, etc

    I am not sure the BP market.

    I think if base on the current Penang Island market, for terrace you should able to rent out RM1300 (average 3%).

    However, for BP market i think is less than 3%. Maybe about 2.5%, for terrace is about RM1100. For corner unit about RM1300.

    The developer build both P3 (The apartment) build beside Prestige III (Teres House) in one
    area.
    P3 is already launch 2 block of medium cost and remaining 1 block no idea when to launch.

    P3 also has a low cost of 500 units which need to go through govermnment to distribute.

    The no good location one (facing junction) is only 498K nia. The good location still have 4 or 5 units, selling for 528K nia, so your 600K have to wait another year may be.

    Last Sunday went to the show unit, phase 2 left 5 units (1 of the unit is facing t-junction), price is still 528k. phase 3 lunch already and the price is 588k. but i c only 2-3 unit of phase 3 been sold.

    d only bad thing about BP is the traffic. in coming years, especially those staying in air putih and sg pinang area, will take more than half an hour to reach BP town (i meant that small roundabout-who was there before know that). Unless the authority make a step from now. Most probably from BP to Bayan Lepas airport in the next 2 years will take more than 1hour,by looking at current traffic situation along Telok Kumbar. Now from teluk kumbar to bayan lepas, at peak hour almost 30mins. Rather than that, BP is perfect place to stay (even though there are only 2petronas n 1 shell in this area)

    thats y need to buy it now. the price will explode in next few years if new route been build up soon. to buy n stay there now not really a good idea – will be more than 2 hours to bayan baru (FIZ, Sunshine etc) via both route (telok umbar and bukit baru/relau-a bit scare road!-trust me) – imagine if u work in d office around Jelutong or Bayan Baru especially with fix working hour – gov staff esp. If businessman or casual work, BP more than worth to buy.Travel around 9am from BP, 930 you can reach Bayan Baru.
    Its like a 4D. if gov build a new coastal road, that definitely will be good for BP residence, otherwise…u think urself. Thats y lot of people sit n look at the moment, a bit difficult to make a decision to buy or not. But me myself believe P3 is a good buy. If not for you, for your little kids in the next 20-30year. That time we may not able to push the car pedal anymore or go through the narrow road of bukir BP.

    FOr me the workmanship is quite acceptable. They have already completed the single storey. I went into the single storey unit that was unlocked and found that the work is quite good. I bought a single storey unit.
