    The project sit is between chinese fishing village and Malay kampung. The place look isloated from the balik pulau town. Drive to balik pulau town by rounding the hills very make peoples dizzy !!!, somemore to find the project side, to me more the 20min from the balik pulau town 😛

    Yes, is true.. I try to find the site, but unfortunately it is extremely far from Balik Pulau Town. Along the way to the project site, I felt like i was in Kedah. So, i give up. It’s too far!

    I went to see the location today, nice place, a bit far from city but i’m ok with it! Actually if u get used to it, distance is not a problem.. ppl there are very nice..

    That is not as far as what u all commented here. It’s just 5 mins away from BP town. Very nice place, just like Penang town area 20 years ago. Fresh air and good environment make us healthier and more relaxed. Furthermore, along the project, 3 mins away, there is a future project going on. Tesco is coming to Air puteh just beside the newly built international school. Will be a good place to stay! I booked 1 unit during the fair at QB.

    I think buy Balik Pulau is definitely better than main land ( BM,Butterworth,etc). The reasons are too many projects in main land, lands are plenty. In Penang island, land getting scarce and most projects are built in reclaimed lands now. True, development in Balik Pulau is slow but it is steady and promising. In main land, it is stagnant, over supply and more traffic lights.

    Yes, I agree. I also do not want to miss this opportunity to own a landed property in Penang island. Other places like Bayan Baru, Sungai Ara I missed already . Too expensive now. Now, Balik Pulau , I can afford, I will buy. After all , I am not alone to take this risk, many people bought houses in Balik , check Botanical CT and other projects. Less than RM500K for a landed in Penang Island address, still want to wait? I would rather buy and join the big group of residents in Balik Pulau, wait patiently for development than later, regret when the price shot up to RM not affordable, when Tesco, universities finally materialise.

    Some people wait and wait, cautious and expect development to arrive first. But again, by that time landed property will be more than affordable. Now, condo , new projects also at least RM 500K for normal slightly bigger 1100sq feet. No land , pay maintenance fees life time. I also buy the promising dreams in Balik Pulau, Penang Island.

    If you want to buy houses in BM, Butterworth, etc , any time can buy. So many projects , I check on line, a lot houses on sale also, some Taman also not sure where. But, very reasonable price and some with Renovation.

    My opinion is buy Balik Pulau now, buy a hope and dream. Tell your friends , you own a landed in ISLAND! WOW
    One day, you really get a promotion at any factory in Prai/Kulim, that time slowly look for a Semi D also not late. Offer s plenty there .

    Actually, I also registered Double Storey during CNY at Queensbay. I showed the brochure to my parents. My father told me last time, Penang Island Glades exactly like Balik Pulau, that time a Double Storey house only cost RM 75K but not many people are keen. Well, if not for my father s story, I would have hesitated. I would rather bought a landed property in Penang Island that later not so develop than regret not buying one. After all, I can afford the loan. So, I Am ANOTHER one who buy the Balik Pulau Dream!

    Actually, there are quite a lot of projects in balik pulau.
    But many of the projects has less than 100 units. Small area only except may be Botanical CT. This one is big project, that s why the whole Taman will be big, may be can afford own rukun tetangga, commitee,etc. good la, anything bad also, you have big group purchasers to fight the developer !
    Because big project , got big budget for landscaping/river beutification. Good promise la. still cheap for the 1st phase, later will be more expensive. I visited both the booth in Gurney and Queensbay, then paid deposit for a double storey during CNY just like Ching Ching . My friends all busy enjoy CNY, I pening that time , but I still bought one because I think the developer also has completed projects in Penang. Maybe not like IJM or SP Setia but the price is reasonable

    Go to the developer office and enquire.
    By the time soft launch, all good location unit taken already.
    My wife and I went to the site, yes, not like very develop .
    But, we like the primary school nearby,SRJK (C), ours is very young family.
    Looking forward to move in 5-6 years later

    Hello Wai Kheong, we paid 5% deposit too for DOuble storey. Also we like the Primary school at walking distance. My wife work in the factory, bayan lepas. Don t mind travelling if the kids school nearby. Everything now also about kids

    Sounds interesting, I like the design of the houses too.
    The park is impressive within the Taman. Some more, got a beautiful river
    In fact, since this project is a big project with many residents, they can pool resources/money to form community group. You just need 2-3 active residents to lead the group. Wah! if possible can make a gated community ! may be too early to think about that :)

    I also booked 1 unit during Chinese New Year. Paid 5% deposit.
    So happy that i managed to get the desired unit. Because that time, 2 places were doing the preview. Imagine one group in Gurney promoting, then another group in Queensbay also trying to convince potential buyers. I that time afraid my choice of unit already taken by another buyer as i wanted to visit the site first with my wife.

    Then, we rushed to Queensbay and managed to book la :)

    I personally think that 2nd link could help (but not by much) to Balik Pulau development in short term, not until the traffic bottle-neck at Teluk Kumbar town get resolved.
    However, if u plan to get landed property in the island, i think this is the time… 😀

    What I like this project is the landscaping /trees/flowers in the project. It is like a high end residential project in Putrajaya I read in The Edge magazine. Hopefully, the developer will keep the promise as advertised in the brochure. I don’t think the S&P that we sign later will safeguard this nice / beautiful parks. Usually, the document only mention our house in very basic terms. I also booked one already. First thing, let,s hope all units sold out so that the possibility of Developer to spend some of their profits in landscaping will be higher

    I have faith this project will be sold out. Last time, during preview during CNY when the site is not even ready, most of the good direction units sold out already. People keep on with Wait and See attidute about Balik Pulau but imagine this project alone about at least 400 unit landed will be occupied. There are many other projects too. Come the official soft launch in April or May, 1st phase will be overwhelmed. Most people not aware yet about this Freehold reasonable landed

    Like very organised, with a big landscaping park in between . I understand that only super expensive residential area will have this type of feature. May be, the developer compensate the kampung status Balik Pulau with this attraction, mine also young family. So, we buy because of the promise of a park, playing ground for the kids and also the primary school nearby , the SRJK(C).

    Some time, you see other landed property in Penang Island. May be , 2 rows only and the surrounded by crowded flats . The traffic there no need to mention , we all know. Price also RM800K over. Hardly conducive for kids. We are willing to travel although we work in a hospital at Georgetown area

    True. Last time, I went to visit 2 projects . One in Jelutong, dont know what Residence, next to place of worship. 2 rows only. The whole area super crowded with flats /apartments. Yes, landed property but like very desperated.

    The other one behind the Bukit Dumbar, you will see TNB station first before turning in. It is like, you see all the flats , then suddenly , 3 storey terrace houses. Cars parked every where, every direction. I mean your neighbourhood is very important.
    This projects seems to offer a same status neighbourhood, I don’t know, may be mostly young professionals with young family.

    Go buy E&O project, nearby is the Tesco, Tanjung Bungah.
    Also nice like this one, whole area your Taman with parks.
    But, should be not in hundred thousands, sad, no money to buy.

    Never mind one , to be happy and to have happy family, not necessary to be rich one. Even if bank is willing to give us a 2 generation loans , let s say 60 years la, you stay with super rich neighbours , you yourself also not easy. People s daughter study College also drive Mini Cooper, expensive car. We thought our Altis is our dream car already . Come la, stay in Balik Pulau la. go eat durian together

    Not to say sour grapes, people who can afford super expensive housing area like The Light, South Bay or Tanjung Bungah definitely good and blessed people . Neither do we need to have inferiority complex. We have our own life and happy family.

    I am buying the single storey one , very very long NEVER seen the single storey terrace in Penang Island! Mostly 3 storey terrace now , rich people can la. work factory , where got money . Later, they might built , 4 storey terrace , sell you 2 millions. No eye to see la. I stay in Balik Pulau better, save money from paying parking , movie, unnecessary shopping of never ending salein shopping complex. At night, sleep early la. kids walk to school , nearby only. Got season, eat durian loh

I saw a lot of people cycle in Balik Pulau with all the caps, tight tight shirt, racing bike , good for exercise.     From factory area, i use the road linking Pekan Genting in Balik Pulau with Teluk Kumbar. Once a winding hill road, but now better with the upgrading works that actually reduce the number of sharp cornerings.

    The main work upgrading is not yet fully complete.
    The completion of the Balik Pulau Hill Road is expected to spur development of Balik Pulau, the road will make property in Balik Pulau more attractive.

    Actually, there is another way to Balik Pulau, but this way is not common use. Since Balik Pulau located near beaches and a lot of jetties were built for fisherman. So, you can take a boat to Balik Pulau. Buy a boat and park in-front of Intel, take a bicyle to the factory :)

    I too book a unit. For the kids actually. I dont mind travelling. I dont mind no shopping during week ends. I like the primary school and the quiet environment.

    In Penang island, Either the RM800K landed property in a very crowded area with flats/apartment circling the 2 rows of terrace houses, super expensive or super condo with 5 star finishings, or those elite projects whereby you notice the brochure/booth no mention of price one. Because they know if you ask the price which means you are not that group of elite people who can afford. I dont all these luxuries to raise my young family.

    I need a house, a park/play ground for my kids to play with their friends, and a nearby school. That’s all.

    Not to say flats la, i stay in RM500K-RM600K apartment also not place for the kids.
    the common area/swimming pool like pasar malam during saturday/sunday.
    So, what to do?
    Every week ends, go Queensbay/Gurney/1st Avenue, you said may be RM2-RM5 for parking but sure need to spend money one, kids want to eat this that, etc
    Like very materialistic…..

    Where to see the project, any booth now that promote this project? tq

    RM500K also queee, if sell you less than RM350K, may be people will fight/quarel on that night already……..crazy but people still have to q, want to buy house.
    I agree with you, should have better system like ballot. Can not get the number, never mind, luck la. Better than q overnight, safety issue, later can not get-not happy or worse later, got people jump q-quarell

    I also may consider balik pulau, jogging during weekends or find a hobby like reading if no shopping complex/movie

    I also book one already :)
    We stay in a medium cost apartment, raining problem, traffic very jam.
    Some more, not enough parking, my husband always worry to find parking, get more difficult to find parking.
    raining, adults never mind but with kids.
    this one some more, in front got a primary school, we straight away book. also the children play ground at the middle.

    at first thinking of buying another apartment with 2 car parks, take lift straight to parking area one. But, now, need to Q overnight or have to hire foreighners to q for you few days before launching. If you wait for the launching, then can not get. Wait for another project? no guarantee also. I dont think with our hard-earn money, we do not have to become slave to the developers. They can have ballot system one, you think they dont know a more systematic system. reputation ma. newspaper said this project, wah, q so many people.
    sad for working class people, work so hard but buy one house also so difficult. rich, never mind la. just spend RM few hundreds to hire foreigners or send maid la.

    Many developers like that la especially got 1 particular developer in Penang, you know la, the one who develop a big project along a highway one, like very reputable, put chairs la, put tents la, like very caring, If caring to the people, then should have a ballot system. Imagine ask your own sister, wife, mother to wait overnight? May be, certain people said dont go la, no body force you what. True. Rich people dont go, send maids/hire foreigners only. This world is never fair, probably easy on the Rich.

    In Subang Jaya, during a launch of double storey terrace project.
    10am to 12pm, registration, paid RM30K bankers cheque
    At 12.15PM, ballot starts. 418 numbers, house on sale 211 only
    The first to take number, no necessary advantage, may be your number is 163.

    All 418 potential purchaser taken their ballot no.
    Now, developer called : Ballot No.1, you go infront choose your unit.
    A few days before that day, every info, location, direction, unit price, etc given, you jolt down your Choice No.1, No.2 & No.3

    If you are number 300 also, can still wait. Some people dont want to buy because their choice of unit bought by some one already. Wait until all unit sold. Number called until 300 something then, all sold.
    Not every one happy, but at least you dont have to q overnight. All these pathetic waiting and pushing around.

    The more, the merrier. The more people come to stay in Balik Bulau, more development will come.

    The rich people ask their workers to q, you think they will stay there ar?
    Paid RM1K to foreign workers to q for them, nothing la.
    Later get OC, sold for hand some profits.
    It is people like you and me, who save every cents to get RM50K, at first happy la, can get to pay the 10% during SNP. Think can buy a dream condo from a reputable developer but dream on la. Think la, why allow foreign workers to q instead of MUST original buyer?
    Because rich people complain what, you ask Datin/Datuk to q overnight meh?

    I book the Double Storey, the car porch like very big , 2 cars can fit in.
    Settled my problem, every time , look for apartment , look for 2 car parks. Bye bye apartment / condo lifestyle after I receive my key later.

    Parking problem , buy grocery and wait for the lift, especially Chinese new year time,
    Cartons of drinks , 2 box of oranges , enough already .
    I can afford this one. I book during CNY. Happiest CNY , so happy . Don’t bother people said kampung place.

    I last time stay in a new village, Perak. My childhood, I used to have 2/3 friends to roam around the village, cycling, catching spiders, look for wild papayas by the road side, etc. During school holiday, from morning to evening. We only come back either we are hungry or getting dark . Totally unsupervised. My wife was shocked, not dangerous ? Actually, it is risky but all children are raised like that .

    That s why I kept on convince my wife to book one. I secretly harbor hope my young kids will at least has some freedoms of running around Instead of playing I pad, watching TV, Playstation, go shopping complex every weekends. We book one also during CNY

    I checked the brochure too, indeed the car porch can fit in 2 cars. Hopefully, not just artist illustration. We also booked a Double Storey, if really cannot, we park outside :) . Never mind la.

    Normally, the 2 pillars in front of the house that will determine whether can park 2 cars side by side or not. Usually the design is small.
    Not much the problem of space or width of the house . That s why some people will relocate the pillars that support the balcony . Involve money

    You have to consider the time taken during morning hour going to work
    and after office hour, petrol usage. Additional number of cars travelling
    along the same route when all the projects are completed.

    You also have to consider the reasonable price offering, proximity to Bayan Lepas factory area.
    Similar or worse traffic congestion in other places like Air Itam , bridge crossing , etc.
    And also reason why there are many projects in Balik Pulau if it is not because of the good potential and demands for affordable/decent housing area

    While Reality and Opportunity can continue to debate, argue , deliberate the pro and cons of staying Balik Pulau, all the good location/direction units of Double Storer has been sold. Others either facing the T junction or Main access road to the Semi D. And Semi D all sold out.

    Phase 2 when to start, unknown but definitely more expensive. Today, I always envy those who buy Double Storey in Island Glades many years a go. I am not going to regret again about Balik Pulau , 10 years from now.

    If lousy, so be it. No more regret, furthermore , it is Freehold and landed.

    Sold so fast. I am thankful I book the Double Storey already :) My father showed me about the prominent big advertisement of a property project at Kwong Wah newspaper today, I am surprised that is Prestige 3!

    I told my father I book one . He is very happy. He said very beautiful and keep on asking me I can afford or not. The house price in Penang has spiral out of control that old penangite like my father dare not think about staying in landed. Bigger pigeon hole condo also RM500K.

    Mee too, not to miss rare chance of owning landed property in Penang Island. Every where morning rush also jam la.

    Hello, my husband and I book one also . Double Storey one but we did not get the good direction unit , mostly taken already . We afraid phase 2 , price don’t know how much, we are happy any way. Some people even guarantee the whole Penang Island will sank to the bottom of the sea with all this pilling going on for so many high rise in 10 years!

    Compare with guarantee that more traffic lights in 10 years , nothing la this one :)

    Actually, i ask the sales agent about the extra charge if we want to add extra power points, change to 3 phase, or even bigger tiles..
    I understand that they are really busy now with SNP, bankers, etc
    may be later date, a guidelines will be issued to all purchasers.
    If possible, all require power points fixed first instead of hacking the wall or can the see the wire holders around the hall.

    Actually, i dont understand why a person who pretending from Georgetown and not interested in Balik Pulau seems like stay all day commenting and counter commenting the post here. Just dont understand.

    Actually there is 2 group of ppl here. 1) Investor will said is not worth as there is lesser rental return and the capital appreciation will be slow or at least need to wait more development. Don’t think ppl will rent there and travel to work at Bayan Lepas as they target is the prime area. 2) Buy for own stay, this is very attractive for those would like to own 1 unit landed. Got 2 (more some park roadside) car park, door step to enter home….etc. Last, is good for own stay, and also investor have holding power for at least 10 years. 500k for a 1300sqft condo and 2 story landed…very clear :)

    I dreamed at buying landed, almost bought 2nd hand one at Jelutong, but next to a place of workship la, so did nt buy. Jam also.

    This one very nice. really like landed la, not crowded like other places with flats/ apartments/shops/ and worse still, along the access road, you can see never ending new condos coming. The big advertisement board.

    We bought the Semi D during CNY. You guys still want to consider ar?
    When I bought that time , it is even more unknown and the site is nothing but a standard construction board. This forum not even talk about prestige 3. Nothing. Just mention in newspaper about preview.

    Buying property, other than being cautious and think carefully, we have to act fast also , of course after exhausting all the necessary checking on the company background , site visit, location and direction , I even checked the Feng Shui of my unit .

    No property is perfect. If location also want to be good, price also want cheap, facilities also a lot, Jusco also want opposite the road , etc. It won’t wait for us to buy. The staff and developer vendors , contractors , suppliers, their 2 ma ku Cheh , relative and friends will sapu habis. Buy from Mudah.com la from them

And to see a few future neighbors here :) Yes, I do agree that this is an opportunity to own a landed house in Penang. But i think it is normal for us to worry if the purchase will show its worth or not.

    @James : That is a good news, means the property price starting to rise :) Btw, I think better to take flexi. Well, after doing some survey, I found out that there is something called MLTA. Something different than MRTA. Slightly more expensive than MRTA, but if you can afford, then it is a good plan. Don’t worry, I am not a banker/agent 😛

    I am working in FIZ too and hopefully they will improve the infrastructure (especially wider roads) to and fro the places.

    @Mike & Yibby : I already applied loan. You may try Maybank. I heard that they are offering 1st year BLR-2.5, 2nd and 3rd -2.45 then 4th onwards is -2.4.

    I am considering full flexi between public and hong leong, both are giving blr-2.5%(1st yr), blr-2.45%(2nd and 3rd yr) and blr-2.4%(subsequent)
    Public bank allow loan up to 40yrs if you have <=30yrs old

    i am so lucky that when i went to QB, the DST corner was open for sale due to one guy can not affort to fork up 30% (due to he have too many houses – good for filter out speculator !!)
    hv paid 5%, very happy and finally can own a landed home in Island !!
    have talked to the sales team when will Ph2 launch, answer was around May and price will be add up somewhere btw 50K (+/-)
    Dun miss out opportunity for those who wish to own landed prop.
    Dun wait n c , better buy now then later BP developed, and cun afford again.

    Yeah, i bought Prestige III also in Queensbay this month!
    Imagine, we were thinking to go jalan-jalan but end up buying a Semi D Type A
    When We were talking about Phase 2, then was informed that a Corner Double Storey and Semi D Type A are both open due to the earlier purchasers could not qualify for loan! We prefer the Semi D due to the good location and good price.

    We actually paid the deposit straight away, only then, when to see the site in Balik Pulau.
    We are prepared to lose the deposit if we do not like the location.
    :), no regret!
    The sales girl said, i am very lucky as many people want to buy SemiD, in fact, i understand that all Semi D actually sold out during Chinese New Year preview in Queensbay and Gurney.

    Yes they have phase 3 but all is shoplot. i see the plan and they also told me got phase 3 but all is shop lot.

    residential just phase 1 and phase 2. i hope they will build the garden/ river side as pretty as possible so my kid can play there and i can have a nice env to relax after work/weekend.

    i agree with EK, i prefer no guard as i also pay maintanance until scare also.. hahaha..

    They passed me a list of bankers. Then I contacted. One of the bank cant tell the interest rate offerred even though have submitted the necessary documents to process. Others seemed ok. that particular banker told me, need to submit with others to get a better rate. Anyone experienced that?

    When I bought my first house, the rate approved is same as what offered for the project. sigh. You mean the banker didn’t disclose to you rate but when loan get approved they offered you the better rate? May I know what rate the offer you? One of the bank told me loan approved already 1 day later after i submitted the documents, but the rate pending Central decision wor. @_@

    np.. early last week i book that time, DDT still have around 18 units like that while i think SST still have 35 units. semiD sold out.
    what i see is most people take up semi-D and DDT. people not very affordable or small family will take SST. you can go to their office to ask if u r interested.

    i got asked them regarding the kampung house as i go to the side to see it. they mention the land infront they already bought it and the house owner will move out soon.

    So far i didn’t heard any flood in that area la..

    Went to see the half built show house yesterday. I’m amazed with the Semi-D 22’x100′ type. Spacious internally and with big compound (can park 4 cars). Side compound about 10′ which is just good enough. Terrace house is 20′ width and the living seemed quite small. The 1st floor restroom between 2nd and 3rd room is very small. Too bad it’s too late to grab the DSSD.

Panel only have 6,one of the bank havent get the end financing. v weird.i wonder can we go for non-panel? for panel, i would say the “draft” rate is same.     I just applied loan last week and waiting for approval.. HSBC and Maybank. This week will apply got Public bank. I think next week will go to sign snp once loan approve by this week.

    May be they will call you soon. PLB already submit to the lawyer the buyers list and they will call one by one. I asked them today as this is what i get from them.. so.. stay tune..

    Potato, I think you better go to apply loan first.. dont wait until they call u sign snp then only apply.. loan approval process also need to take few days.. :)

Thought can get better rate. who knows seemed like “pakat”. one of their panel bank you can check status online one, I saw is approved, but they told me appealing rate for me. I a bit confused for your case. Cos normally people signed offer letter first then will proceed to S&P. Rules change?

    I did have the same thought as you, with the price different of ~130k, can get Semi-D

    But when i look back carefully to the brochures, there are 2 types of Semi-D, the one ready as show unit, is typeB, the one with bigger land(32×99), car porch that can fit 4 cars…
    There is also a typeA, with land size of 32×80, i think typeA is the one cost at 600k as Semi-D was priced at 600k onwards…
    The Semi-D who saw could actually cost more…

When I ask whether can get for a better rate, they said if own stay can appeal.i very “greedy”, I thought can get 2.5% for the whole tenure now seemed like the best is 2.45% hahha… Depends I would say,in long run,2.45% will have some impact.

    i booked 2 weeks ago and apply loan after 1 week as i busy at work. I havent sign snp yet ask i told them my loan still work in progress. i will sign loan offer letter first then only will sign snp.

    rules still be the same..

    i think now average rate is -2.4 BLR unless u borrow a lot then BLR can nego a bit.. so far what i know -2.4 is kind of standard rate…

    bank just like factory.. u see this factory increment how much, then other will use as a benchmark.. same theory apply to this BLR also.. i think.. hahaha..

    @Thomas Islamic package is having this features, however, personally i think this locking period will not be a big impact if you opt for flexi loan. If you loan 100k eg, you put 100k in current account, eventhough your loan account still stay active, no interest will be chargeable. unless you wanted to sell your property off. so in short, will impact for short term, meaning who people who wanted to buy for investment purpose. Well, I came to know that BNM is going to annouce the waiving of locking period soon lo.

    IF you asked my opinion, I would say flexi loan. I have conventional and flexi loan before. Comparatively, flexi loan will be a better options for interest savings as well as emergency cases lo. eg, if you loan 100k, you have cash 100k, you put inside the current account, you will not get interest chargeable, when you need cash for emergency cases, you can withdraw it without giving notice to bank. (conventional will require you to give notice and processing fees may be imposed)

    Drawback of flexiloan perhaps is the maintenance fees for current account. However, some banks offering no processing fees as well as maintenance fees. Have to read through the offer letter for this.Seemed too good to be true. But perhaps they are trying to give better offer to attract more customers.

    The main consequences of conventional and flexi loan currently is the 3 years locking period. If calculate carefully, what you paid for the first 3 years to the bank is just the interest only without reducing your principal loan amount.

    @James Not really lo. I compared before. 3 years locking period will impact more on conventional loan. For the interest calculation, if you put money in current account, the net impact is the same. only the loan account will show that you are serving more interest and principal look like not reducing, however, current account will have the debit back lo. Thats why now most people prefer take flexi loan. Well, perhaps different people have different view lo.

    I recv letter from lawyer firm yday but a big mistake happen, during deposit pay to X lawyer firm and now Y lawyer firm sending letter to me, purchaser under somebody’s name but unit number correct , some more need to go to mainland for signing spa…..hin ah~, will call to office on Monday

    @EK u asked the lawyer come island. thats what i requested when they asked me also. the developer said now lawyer “mobile”. so ok lo. I wanna see how “mobile”. i think we are having the same lawyer. weird also, paid the 5% to lawyer A, lawyer B handle. I called lawyer A then only I found out. I also surprised when i get to know.

    hi EK, as i know different lawyer handling things. not same lawyer hander all the thing. some handle snp, some handle loan if not mistaken.
    EK, May i know what the letter is about as i did not receive any letter from any lawyer? Wah.. unit number same but not you are the owner.. can happen.. hope will not happen to me.
    EK and potato, can you share ur once you already sign snp ? :)

    Based on ba gua, South is good for money bad for health. North is vice versa. Good for health, bad for money.
    Basically South is suitable for people whose earnings is commission based or young people. N is suitable for employment or senior citizens.

    @sc Actually offer letter is ready. Just that I still waiting for “better offer” but I know is not realisable. I think next week will just sign three in one. Is ok if lawyer havent sent you letter. cos different lawyer use different ways to contact their clients. This one I already get confirmation from them. either phone calls of letter. Lawyer A will be receiving the 5% from us. However the same lawyer will be doing the s&p and loan agreement. Very unlikely two lawyers handling the same unit unless exceptional case. more trouble for the developer.

I think may be the mistakenly put the previous buyer name(loan rejected). they handled too many cases. hope s&p is correct. just call to confirm and request them to come penang lo. since they said “mobile” saturday somemore not open. so ma fan.

    We’re talking bout the facing direction of the house, meaning taking it from the main door. Stand at the main door of the house facing outside to take your direction. The bedroom doors are not applicable here.

    I was told to sign SnP by end of April, btw, the 2nd phase launch date has not been finalized yet… Mayb in much later timeframe…
    I am thinking of writing in to the developer to propose on concrete imprint on the back door area, anyone? Am gathering more voices and opinions from the buyers…
    Had a chat with the local, there should not be a concern of flooding on the site, the most is the river outflow to the road during tsunami time(worst case).

    Be careful! There are some people booked for units with 20K early bird discount (example DST RM468K), but true story or not don’t know lah… say cannot get bank loanlah, 1st say release with “original price”, then when got people ask, want to release the lot for RM488K to earn 20K! Just checked with PLB, if you book now still got 20K early bird discount……
    For these people, better “gia cheng ki phak chio gin tang”

    Better wait for phase 2 lah, buy direct from developer, no hanky panky……
