Yes. It is actually no secret. The gov has already issued RFP to build a new port in Balik Pulau. They have big plans to turn it into a hub for durian. Durians will be exported directly from the new port to china and hong kong, bypassing the long and winding road to transport durians to Penang town. Furthermore, they are preparing for the impending petrol subsidy cut.
I went to see the site yesterday noticed that the river water level full. Some water flown out to the main access road. The housing area is ok. But if the car pass thru the river water car might get rusty due to salty sea water. The authority must to something to higher the main road level else if raining session water will flood out.

a picture speaks a thousand words. Please show us the photo ok? If this really happen (sea water flows to the road) I guess u will get shock and took some photos too. And don’t forget that there are some houses that they are lower land than P3 (after the small bridge and temple) If the P3 road flooded with sea water, those house half level gone. Do u think it won’t appear in newspaper? Just tell me when u at there and put some photos there. I really went to that site during weekend.

Actually this problem of flooded road doesn’t happen often. I live in BP, so I know that area. It only happens when 2 things happen at the same time – (1) super high tide (2) rapid flow from nearby sewerage drain. Because they did not build the sewerage high enough, every time when the tide is high, it will back flow, and than overflow onto the road. We are used to it here, so it doesn’t bother us.
I did not take any photos due to i am rushing back to airport. I agree with sweetie point1 and 2. However i cannot imagine during raining session the access road still ok or not. Since the OC yet obtained, can we get developer to resolve the access road issue.

There was an old saying : seaside never flood,but I don’t know how true the saying is, anyhow we can check for any traces of muddy-water marks found on the riverside weeds/grass,or any stains on the houses’ walls along the river bank.I am very particular in this issue, but I cannot find the stains, may be I am not observant(vigilant) enough.FYI, I visit the site weekly.

The old saying “seaside never flood” is definitely not true.
Example, old georgetown like Mccallum area always floods. It sits right next to the sea.
Another example, Robina Park in Butterworth, also flood prone area sitting right next to the sea.
The main factor is the land height versus the sea level.

When heavy rain occur flash flood will happen due to the water unable to flush out from that area. If the area near to sea,the water can flush out easily to the sea bcos the distance of the drain is very short and not much obstacle for the water to flush out.
Yes, the land height vs sea level play an important role. when highest high tide occur, if the land area below the peak of sea level then flood will happen.

Road submerges under water less than 15cm(about 6″) consider okay,but not like caunter hall(jln p ramlee) whenever there is rain,the road is under 60cm+(2feet+) of water. What I noticed the houses’ walls along the river bank are very clean(I mean Jln Kuala Jln Baru area). Furthermore if the flood WAS very severe(like caunter hall case),then the residents over there SURE discarded many spoilt electrical appliances and furnitures,but to my disappointment I can’t find any. I am giving my 2cents findings and observation only and correct me if I am wrong.FYI,even caunter hall is flood-proned area, the house price over there is NOT cheap.

Hi. I’m also a buyer of P3 DDT owner. Early of June, I went to PLB and they said early July, owner have to pay balance 20%. Based on SnP, the balance 20% will be divided to 2 items stated something like certain time period. Can anyone tell me what is it? Looks like lawyer still take some balance few percent.

Yes,the 20% is::12.5%+2.5%+5%.
The above is within the attachment of the S&P agreement(Clause 4)
Todate we only paid 80% of the amount.
There are too many legal terms concerned, I leave this to you all.
12.5% is paid to developer for vacant possession of the building
2.5% is paid to vendor for title
5% is paid to developer’s lawyer as stakeholder.
(stakeholder will release 2.5% to developer after expiry of 8 mths taking vacant possession while another 2.5% is after 24mths after taking vacant possession)

Recently I have been there, to my DISAPPOINTMENT, the temporary overhead supply and lamp posts still trespassing people compound ! To get OC must get a “PASS” from more than 10 local government departments,if these eyesores never been removed, we cannot expect to have the keys. And to make situation worst, TM personnels are still hooking-up the lines connections. Last minute connections?????? OMG!!!!!

Today morning I received a call by PLB Homes (Tel no.: 04-3971799), one of the Malay guy told me that and they are going to pay us because breach of S&P, cannot handling my DST house. I forgot how much they have to pay because my S&P, I left it in my parent house. So, please check back everyone’s S&P and how much they have to pay us based on the contract. Thanks.

Dear Huh, do not worry. you hv 24 mths (calculate from the date taking possession) to file the defect complaints. this 14 days means even the houseowners do not take keys from the developer they still consider houseowners have been taken the keys after 14days of the letter date.

The compensation only applies to those houseowners who signed snp before 23rd July 2012. No need to worry, you will receive the letter sooner or later, i believe the developer should send out the lettter to all owners already.
No matter how, your banker will send you a letter also should they have released money to developer.

Overall this project ok la..
1. Got house keys + got $$ = double happiness.
Don’t even have to ask developer for compensation, auto given cheque upon getting keys
2. Materials given are of better (stainless steel handrail, auto-gate), 3phase electrical ready, high ceiling, big landscape garden, toilet accessories (shower, rack, tap hose). Overall house quality also quite good. Some minor defects of course..
3. Quite responsive staff.
4. Freehold new SST/DST landed for 368k/468k for phase1.. where to get in pg island.. hehehe

I agree with ong_lai. THat’s my sentiment too. Many projects you have to chase the developer for the money they due. I believe the defects given time they will take care of it.
I am very happy for the items ong listed in #2 as well. If you look around, really no other developer give such high quality stuff.
Once the issues are settled, and I believe from the way the their staff works it will, I really look forward to staying there.
I bought another house that completed ~2 years ago, the developer are sly foxes that beat around the bushes. SLOOOW to ZERO response, they wouldn’t careless! Those are the developer that makes me sick.

There is only one narrow road which occasionally flood with sea water.

There is a Chinese Primary School next to the river & actually a bigger village at the end of the road. They had been staying there for generations.
By common sense & logic thinking, if it is not safe, no one will take the risk with their family & children. The DST house is super nice, good quality big tiles, high ceiling, auto gate, all stainless steel from gate to staircase railing. Only RM468K, OMG. Developer also gave about RM10K cheque late delivery to my friend. She was speechless

mine got crack. wall in carpark and backyard also crack. Few houses already change the wall in carpark, but still crack. Waiting from the developer to feedback. Autogate got small problem, as a result from sinking land. In my row, at least 10 unit have the same problem. PLB wait until end of march to rectify all the problem. quality a bit bad for previous phase, hopefully for this new phase will be good.

Hi, i am SSD Prestige II owner, i am so sorry i have to express my disappointment about the quality of PLB works in here. Entirely, SSD units are terribly crack! My unit are so unsafe, the crack is from external till internal. First defection done on last Aug 2014, when i m back Feb 15 CNY to do the defect list checking, the site people told me, “u balik lewat, jadi the crack back to biasa”. Can anyone of the SSD advise me, do you all facing the building crack? I’ve wrote in the complaint & none of the Managers reply!

We have been living here on P3 since it was ready for occcupation
We have had no problems with noises, nuisance behaviour ,or any break ins
On the whole ,a very peaceful area to live I must admit I have never heard the mosques praying once since July 2014
I heard worse noises from the mosques in Batu ferringhi and Tanjung tokong ,straits Quay condos
We are really truly lucky here considering this is a Malay kampong area
The neighbours seems to be much more considerate than those in the North side
There are loads of good food around, Malay curries by the sea, and Mama seafood
Very pleasant place to stay and bring up the family !
There is a hypermarket and Starbucks coming up next year.I guess Balik Pulau will be buzz with more activities soon.

I am about to move in to my DST after 6 years+, found that the walls still cracked after 3 repairs in the the first 2 years. I remembered attending the residents’ meeting and there were some promises from the developer to repair after the warranty period. Sent email to the residents’ group, no reply. Try to join the FB Group, waiting for approval.

price has gone down. no demand for this prop. mainly the flats next to it is the reason no demand.
safety is also a concern unless residents can team up and fence up the area with guards.
