    PG 2nd link is trending towards completion at mid of 2013. I am foreseeing the property price at Pearl City gonna “BooM” very soon comparing to Bt.Kawan which i still haven’t seen any development there yet. Currently, dev at Bt.Kawan is at planning stage, and i think the plan is targeting low-medium cost housing + factories. I am worried of bangla~.

    Not sure if this is a good place to invest onot? The price is still affordable(50k-100k lesser) compares to BM area and the potential of development is also higher than BM.

    For sure. based on the concept plan many proposals for the low medium cost and factories + Penang Science Park same as first bridge situation. Effect from first bridge so many foreigners stay at low medium cost like Taman Pelangi, prai and juru area. For non gated community should be careful because now not only low medium cost but new double storey terrace also they use as foreign workers hostel. Batu Kawan, Juru, Bukit Minyak, Simpang Ampat and maybe Alma should watch out.

    Seems like there is a risk invest on bt kawan now. I’m doubt how long will it takes for bt.kawan to develop, and de curr projects are all LMCs make de situation even worse. I went to simpang ampat,looks like the area was 80% surrounded by hsing area,less factories but still lil bit ulu now. Not sure how fst de dev will be at simpang ampat after 2nd bridge completion.

    BM area was too congested n crowded now. Furthermore, de hs price already boom-ed there..terrace nid >410k,semiD nid >590k. Not sure if still worth to invest there.

    I think Bandar Tasek Mutiara is a promising area, not just because of 2nd bridge, but the SPS Jit Sin branch. The school is scheduled to be completed in 2014, so, I’d expect Asas Dunia to develop its huge landbank at that site, which will connect to Bandar Tasek Mutiara.

    Tambun Indah’s Pearl garden, pearl villa, pearl indah I, II, III & pearl residence only make up of about 25% of Tambun Indah’s undeveloped residential land here, and the selling price is increasing significantly with each new launch. Will the property price here reach BM’s level soon?

    Currently just few terrace open for booking, no show house for Pearl residence yet, but for pearl indah, the show unit is under construction.

    Tight security is the main comfort. With this massive high density units, I wonder how secure it is for the pearl city residential areas… . Imagine more than 300 units and surrounded by so called “high perimeter fencing” and CCTV surveillance (no elaboration — question is where? — the gate only? or all corner of the fencing?) Do they have the IC checkpoint at the guardhouse. Do they have proper security department for that? Lots of questions about the security concepts, the developer should seriously consider this aspect and dont chin chai give empty promise. However, the guardhouse is impressive, rather than a table and an umbrella.

    i alreday booked a unit .. heard dat phase II (actually not so called phase II as dat is same project same gated) price will more higher .. hopefully dat is a right decision and few years later chicken smell and flies problem can be solved!!

    I booked a unit. i like the unit & the place looks nearer to the 2nd bridge. However recently heard that place has white termites & also problem with flies. just worry…. heard the developer going to take away the chicken farm…is that true… Anyone has any info?

    flies i think still ok. but the chicken dunk smell a bit cannot tahan (after rain). i also heard that they going to buy up the chicken farm. But seems the owner dont want to sell it. not sure true or not.

    What you refer to should be Pearl Villa, which should get OC next year. Pearl Residence I guess OC either end 2014 or early 2015. Now only got showhouse for pearl Villa & pearl indah semi-d.

    I’m new buyer for this pearl residence..hopefully we can discuss here and exchange info in future. OC will obtain end of 2015 based on sales agent…im concern for chickens farm smells issue, I had go there few times near pearl villas(beside p.residence) especially at evening, didn’t smells it..but at the area before reached sales office still can smell a bit…hope the problem can solve after fews years….

    i’m now stay at Bandar Tasek Mutiara. The flies and shit smell problem actually have been reduced compared with 3 years back. I seldom smell it. Please look at the maintenance contract carefully as there is 6 months free maintenance service for Pearl Garden. Don’t know whether it stated in the contract or not?

    I also paid deposit for booking one but waiting letter to inform signing S&P..

    You may go to www.tambunindah.com to see the show house status…few photos posted out already…

    From my friend comment who bought Pearl Garden, it is advisable to form own community to take care the mangement…if not the house value will drop due to bad maintenance service

    I like mainland property and always wishing to buy property in mainland.
    But i also faced problems with those so called ‘dog eyes’ salesgirl in Tambun Indah project site in sinpang ampat.
    We share the same oppinion and experience that those peole must be retraining lo.

    when the market is booming due to speculation, dont enter. or else you will one of the victims after the speculators pull themselves out.

Not bad…. worth for investment too. last week just sign S&P all free… asking about the maintenance is RM 120. well it come quick accepted facilities… quick safe i think if im not staying there also.. not much renovation after complication of the unit.. just touch up the kitchen will do….. any way i stay in Penang Island

    If the area develops according per the plan to a decent township with middle class&above folks, with local&international schools, shopping hub/anchor, good connectivity to island and other mainland areas, etc, then it’s a good liability to have :). The question is if there’s faith or not that this will become reality 1 day.

    as far as i know, many younger MNC folks have been buying houses in that area, especially those who are still used to landed houses and trust the future 2nd bridge as their main route to work(Couple of MNCs offer some subsidy for workers living in mainland anyway). Many even posted the info, brochures on their cubes.

    Thise s&p n lian agreement sugned, I advise u guys follow up with lawyer in the status. I signed those docs b4 cny2013 n get my snp stamped within one minth. But loan agreement until now not stamoed. Just found out thst developer instruct lawyer to onhold. What is this, shldnt the lawyer to act on our behalf n get thecdoc completed instead ofctaking instruction from d developer. I scolded the lawyer n demand them to get it stamped asap.

    If it is the same SIS i know, there will have a campus near One Residence on island. It probably does not make sense from business standpoint to set up another one when the demand is uncertain.

    SIS may have pulled out, but still there are other positive opportunities. According to the salesgirl, the hypermarket negotiation to bring in 1 of the hypermarket chain is making good progress. She can’t reveal the chain that’s in dicussion… Not sure how true…

    Other positive areas they are still working on include a private college, furniture village, hospital and a retirement village. Cross our fingers…

    I’m not investor. I choose this place becos if SIS. They cant simply change another school as they may not be the same in term if fees n courses. Sone international school courses are based on US or religion. Not as simpleas idiots developer think. They only think of RM

    That’s bad …. dont ever believe what developer says unless they can show black-and-white contract. And even black-and-white sometimes could change. Long time ago, it was “confirmed” Jusco will be there, but ended up nothing.

    Tambun Indah signed MoU with SIS for the international school, not a contract, so anything can change. If SIS decides not to carry on with their initial plan, TI can’t do anything.

    Anyway, I think International school is not going to survive in this place at this moment. A private college is much better. I heard that TI is in talk with KDU, but not sure about the outcome.

    About Jusco, never heard that it will be here.

    I fully agrees with you guys. But dont say like 100% cerrtain. More like business ethics.

    To all existing buyers, if your loan agreement yet to stamp. I advuse u guys to instruct your lawyer to do so. Heard from mr khor (TI Marketing Manager) they on hold the stamping process. Worst case our lawyer follow their instruction :(

    You can go to Tambun Indah investor relation website and check their company announcement . The deadline of MoU with SIS actually has been extended last year, which is not a good sign… As TI is a listed company, they have to declare to shareholders (public) any contract signing.

    Need advice, I need to clarify with you when you said about the loan agreement stamping, do you refer to the loan agreement from the bank or other documents like Deed of Assignment, Power of Attorney and Facilities agreement?

    When I receive the stamped copy for Pearl Residence, I only get the S&P and Deed of covenants copy.
    Nothing else. Unlike other property I bought, I received DOA, POA and FA copies stamped as well.

    l believe the lawyer let YOU signed all agreement when you signed your S&p as well as loan agreement. so they get S&P stamped but not loan agreement.
    simple reason, developer ask your lawyer to on hold that process. Potential risk, when they start issuing progress billing any delay in StampIng will delayed bank to release Money.
    For me I would like to get everything done upfront rather than wait till last minutes.
    Although your lawyer currently not acting in your best interest you have every rights to request for immediate stamping.I did that and I scolded my Iawyer on this matter as they are taking instruction from develop rather than protecting your best interest.
    Initially been told will only do stamping only when they start do progreSs billing. I told my banKer about this and she gave Me a shock look.
    I’m here to share but if readers in this forum feel it’s ok for not immediate stamp then it’s OK.

    By the way Bryant the lawyer will give you one thousand and one reasons. 3 times I called, telling me diff story. When asked, “When My loan agree men get stamped” then she tried to bring Me to Holland by telliu me this and that.

    Thanks.. Will check it out on Monday. Another property I purchased never got the loan agreement stamped though progress billing has started. But all other bank related to loan documents (poa,doa..) are available and stamped. Do keep us updated once you’ve got it stamped..

    Went to the sites during cny and I saw the constructions are progressing.. 2 months before that the entire plot still empty. Only show house was almost ready that time. So the first progress billing should start soon.

    Buying a house for own stay is a life-long investment :)

    Anyway, I can’t think of any reason why developer want to purposely delay the stamping of loan agreement. May be they want to “shift” the money to second quarter of this year to make their balance sheet more attractive.

    Bryant, depends on your purpose. If for Investment then I’m not too sure. There are few projects under this master project . Just worry supply over demand. In such a case very difficult to release the unit in future. But if for iwn stay, my 2 sen is relling provably good. New n modern township and hopefully the business park to success si that community will enjoy it rather than travelling to elsewhere.

    2nd bridge could be ideal for me since I’m working in bayan lepas area. Do not nother about jam (finger cross).

    Anither important factor is whether the community ready for such gated project. Ie willingness to pay monthly mgmt fees and ability nit to reno extensively as this is govern under strata title. My experienced for landed project is big NO lo.

    I bought this becos of international school. Unfortunately been cheated by the developer. However I hope another school willing to invest and hope for better quality living in future.

    Assuming your 10% is 50K, having rebate from Developer @ 30K, so balance is 20K.
    Deduct the 1K booking fee, balance 19K dpymt can be paid to developer via installments. Please ask the sales people for more info.

    One thing I know if you do not use the installment options and pay the 19K at once, they will rebate Rm500 further from the 10% dpymt.
    Again, get a confirmation from them as my information is quite sometime already.

    Just like other taman, you’ll find that pearl residence might have a number of units for sale upon o.c. You can go into pearl villa and you can see lots of units up for sale. I think the same could happen here in pearl residence.. So crowded, maybe but takes some time to be fully occupied then only crowded. Maybe 5yrs…

    Hi Brayant, thank you. lets say after 5yrs. the condition will be same like condo have those more than 300units of residence. Hopefully no issue with the security wise and car congestion/simply park car outside ppl house………Community members should work on that.
    There is still space land surrounding Pearl residence, i think in future developer might build high rise condo as the price of land getting higher, the supply for landed house is more than demand. Actually i have a lot of concern after i placed an order. Because kiasu the price will increase and kiasi no more chance to own landed sweet home. Distance quite far from penang island. Working days can not relax at the pool after works as might caught in jam although back at 5pm. just my worries..

    Not sure about H7N9 but very sure when u make any reception or banquet your food will be surrounded by thousands of flies.
    I have friends who live in Juru Heights (also under Tambun) similar situation near chicken and pig farms , sometimes he cant open the door coz if the door is opened even though only 1 minutes, dozens of flies will go into the house. One more thing every morning u can smell very hard chicken/pig shit.

    Tropicale, Hillpark and Jesselton Hills in Alma has better environment. U should go and take a look. Zero-lot from 680K to 880K and superlink 600K.

    U can not get any bungalow in Island for less than 1.5m.

    Many will tembak if u plan to buy TI property because of “one project”. But i suggest u dont really care about the comments, better to judge yourself.

    I would like to share my opinion. For investment, u won’t see a good return in short term (less than 3 years) in any point of mainland. U need to have a strong holding power. For own stay, YES!

    I have the dilemma before to pick Alma or Pearl City. Pearl City still have a long way to full develop by TI. Price is cheaper compare to other area. In future, i believe Pearl City is a good location for living. TI still have plenty lands there.

    Actually, these small groups of people who thinks bad over TI due to “the one project” simply narrow minded. SG, you investigate for yourself and follow your instincts after getting the facts in your hand. Go check it out yourself Pearl City. Do not see it as how it is now. But think of its potential in years to come. Just like Penang Times Square, it is just an incomplete development so potential, improvements and hope is there to be the best. Bear in mind, pearl city is a township, a place to sustain by itself, that’s the whole idea. It is not a condo or g&g by itself. Keep in mind to hold it longer as the best is yet to come but the price will not wait or remain affordable forever. Your money, your decision!

    Like I said, whatever rumors on increased of RPGT are not true until officially announced. So many rumors saying DIBS will be removed. See what happen now? So many new project still offering DIBS. So you can be very cautious for future prep, but do not let rumors be a red light to your decision. Then of course, it all boils down to your target profit. If you are able to get 70K nett after (30% tax from 100K and etc) and you feel that is acceptable, what is this RPGT thingy to stop you from investment? If not, just rent out first. By the way, you should see how many % tax on the fourth year as normally development will complete by 3yrs.

Transaction per year (sub-sales) in Penang mainland is more than 30,000 units of house. New house transaction per year is just below 10,000. Furthermore those investors not like you said “luck” to judge on the property. Please bear in mind, Seberang Perai Selantan had been identified as golden investment location not only for property market but also for those MNC and local company had also move to here.
