I went 3 times to the Pearl Resident Site during off peak hours and Peak hours. I make a comparing the project with new projects around such as Royale City, Hijauan Valdor and Eco Meadow site. Below are my own findings and opinions.
1) Pearl Resident connectivity to is good, where it takes averagely 6.2 KM@13 minutes (off-peak) to North South Highway Tambun Interchange, 12.3KM @ 21 minutes to Penang Second Links. However, I notice accessing to the project site from Penang Second Bridge and North South Highway Tambun Interchange it have many traffic lights, it takes at least three traffic light stations to reach the site. During peak hours the road is seriously congested I think the traffic jam situation will more serious in the future. For those who consider buying for own stay, cost / time efficiency on daily journey to Penang Island or future Batu Kawan Industry Parks. I think Royale City , Hijaunan Valdor or ECO Meadow which has shorter KM and travel time are wiser choices
2) Pearl Resident are minute away from proposing pearl city which will has attractive amenities in the nearly future e.g International school, Medical center, commercial center and retail Mall this is among the most attractive part for this project, Pearl Resident are on upper hand compared to Royale City and Hijauan Valdor. Together with OC obtained gated and guarded projects such as Pearl Garden and Pearl Villas and New launch Raintee Projects. Pearl Indah I, II, III nearby, Pearl Resident again is good for people who enjoyed living in higher populated density area. If you preferred lower populated density resident area Hijaunan Valdor and Eco Meadow is better option for you.
Above points are merely my own finds and opinions. Not intend to against any people and institutions.

really laugh die me… wei… RM2mil bungalow lot in Pearl City? Come on! If you are afford for the price and know Penang well, with the sum of money nowadays, you wouldn’t buy (or invest? i suppose u r an investor) RM2mil bungalow in Pearl City where you can get better house in the island. Even in the more developed area in Penang, such as Bukit Mertajam and Butterworth, bungalow lot is yet to hit RM2mil. So, don’t mention about RM2mil bungalow at Pearl City which it is under Seberang Perai Selatan where it is more rural.
Well, and I see someone mentioned about the Pearl City Mall. haha.. again, don’t make me laugh until die! Pearl City Mall will just end up like a suburban mall, where I believe no cineplex. Furthermore, the anchor shopping mall is Cmart Premium.
Cmart Premium wor… Well, this brand may be good in Sungai Petani, or those area out from Penang state. Penang people are very much brand concern. Cmart Premium may not attract much people. If you been to Cmart Premium in Sungai Petani before you will know that it is not going to be successful in Pearl City. Plus, if Pearl City Mall is run by the Cmart Premium, then you will see a less attractive mall. Check out at Sungai Petani and you will know what i mean. It is very much not organized and pasar malam set up where it is already out-dated. The mall management is not that experienced.
So, don’t put hope in Cmart Premium or Pearl City Mall to bring you excitement.

Just count how many ppl are selling off theirs house here .
Majority is bought to invest , End up will be high density (of houses) , low density ( of people staying there ) .

i think Cing Ee concern is the double storey terrace that build too many units and caused her/his class to drop.. density is not her/his real concern… of course if build more semi-d or bungalow that suit the high class people then the density of house will be lesser lo… anyway, i think the developer had done research and knew what are the best selling type of houses lo..

Sorry, i can’t expose the house price for the Bangalow, but at least Singapore Lang and myself are happy with it.
Note: House price is not the important factor, the important is whether you are happy to stay in the house or not.
OC delay is OK, i would prefer delay rather than rushing to finish the construction.
Swimming pool? i didn’t expect a world class swimming pool, but 5 star standard would be fine.

CIMB HOME FLEXI going to add additional charges (RM40 +gst) per month (original is RM10 + gst) . if ur utilization rate is >70% . Means you ur loan is 100k , ur extra money in your account is 31K (utilization rate 69% ) . You will kene RM40 charges. In other way , you cannot put too much extra money in your account to save your monthly interest rate.

pearl residence is ok to be priced at that due to the facilities. didn’t hear about flood in these areas yet. but i think interlocking road has reduced the possibilities of flood if compare to the normal road? can someone just correct me if i am wrong.

If you want to enjoy monthly low maintenance fee below RM150, stick to Pearl Residence because it has the 400 volume to sustain the cost as years go by.
If you don’t mind paying monthly high maintenance fee above RM200, then go for those area below 300 units. Surely come to certain year when all the facilities are wear and tear need fund to repair then your maintenance fee will go up up yearly.
If you don’t like the neighbors whether 300 units or 400 units, then you should go up hill and build your own farm land and stay alone there. Don’t forget this is the landed house, you have 400 houses in a large flat land size compared to the 400 units in a condo single tower, which one is congested ?
any solution for jam to solve at flyover ? take more 30 minits reach the traffic light for just 1-2 km!

pearl residence focus more on terrace house. so the semi d maybe size bigger but follow terrace design. that why upstairs sharing bathroom for the guest room 1 and 2.
pearl villa design much better because i heard many units there also used by developer own people to stay. Pearl villa like bmw, pearl residence like honda and pearl garden like persona
Pearl Residence is better than Pearl Villa in the following :
PR is a newer project. The car park’s floor is not cement like PV.
PR the gate is built in with wiring for alarm security system. PV has none.
PR has more built in power points.
PR has higher density, with lower maintenance fee.
PR has a bigger pool.
Buyers are not aware of all these amenities. Don’t listen to agent.
Please check if the buyer if you can.
