Can take key starting from 6th of April, provided after clearing 4 months of maintenance and sinking fees, and some misc fees. Owners have to arrange an appointment with IJM and they will send a person to assist owners on how to operate home automation system and also detecting defects if there is any.

Laminated floor got minor scratches and some area were no smooth. Toilet floor drain a bit. Didn’t spend much time inside as it was hot & humid inside & no electricity

There is actually electricity. I tried switching on the air con in the living room. Just no lights.
Laminated floor tend to have many scratches after your renovation. Need to ask your contractor to be extra careful.
How much is the sellig price psf now?
The project really look nice and facing sea but from which level onwards that the sea view wont be blocked?

I found out there is a design fraud in the Master bathroom (unit 1087sqf). Water closet is placed too close to the toilet paper holder. My left arm will touch the toilet paper when i sit on the water closet

Wow, you are quite thorough in defect checking. I have not find out whether my WC has similar problem like yours.
Anyway, as for my unit, the defects I have found so far are:
1. some minor scratches on the tiles in the living room
2. loosen window open/close handle in the master bedroom
3. small patch of unpainted area in the dry yard (at the bottom near the skirting)
4. small patches of stains on the tiles, near to the entrance of my unit
5. some finger print stain on the wall near the switch in the living room
Other than the above mentioned defects, I am quite satisfied with my unit. (unit 1281sqft)

No wonder you are such a sour grape, kept posting negative comments about this property.
I don’t blame you being frustrated, to stuck with your ever depreciating, water leaking, cemetery view unit in Shineville which now have turned into new Bangla/Indon nest. What a poor bloke.
In the end, it’s still about location. Minor defects here and there sure got, but that’s not the main factors that determine the value of the property.
Anyway, at least Vertiq does not look like Pearl Regency, the most horrible looking condo in Penang of all time. THE WORST! Al-qaeda should send a couple of Boeing 747 to crash the building. Those who bought from IJM really got ripped off BIG TIME!

Like what sweetgirl said, when it comes to determining the value of properties, its always about location, location and location. I am not going to argue whether Vertiq has market or not in sub-sale, you can always refer to any property agent in penang for that.
As for the defects found in Shineville, they are not minor at all and there is no quick fix. Of course there will be always people looking to buy Shineville, mainly it is because of its current price (RM550k the cheapest I can find in the market) for a relatively big condo, which work out to be RM334/sqft. Please don’t ask me to call and see whether I can get a unit in Shineville with RM550k, I already did and confirmed with the agent. U can try and call too.

Pearl regency yes, its more difficult to sell, maybe due to its design, not everyone likes it.
But Vertiq stuck cannot sell off?? Dude, owners can obtain the keys starting from the 6th of April only. Owners have to make appointment with IJM for that. Owners can’t go and take their keys anytime they want.
So that means ur relative is stuck with Vertiq for 9 days until today 15th of April, provided got house viewing immediately he took his house key on the 6th of April. Please don’t come and tell me grandmother story that can sell off the house b4 obtaining VP. Yes it is possible, provided the building must be at least in 80% completion and you need to go through a lawyer to make it happen. The process is tedious and certainly has its risks to the owners who wish to do so.
From the way u speak, I know where you come from. U are here to create BS story, just to make baseless negative comments about Vertiq.
Making Vertiq look bad won’t help increase the price of Shineville, just saying. Consumers at the end will still judge the value of a property based on a few important factors. U can’t argue about that.
To be honest with u bro, If I were to choose a property in that area, I would have gone for Boulevard instead of Shineville. The readers here should know what those deciding factors are.

PR is my home, it’s very heartache to see you vertiq owners simply terrorizing about my home, common sense-ly speaking, there’s no need to attack others if you don’t feel the threat. PR is just a low density, quiet and cozy place, targeted for those who prefer for spacious interior space well used, personally in msia, I have never been able to make use of a balcony. Just take a look at the units lighted up at night when you pass by, I feel that the occupancy is quite good for just a year time, compare to the light linear. If you guys worried about competition, vertiq itself has nearly 400 units for you to attack. Of course you can express your liking, but it’s bad karma to yourself to always have bad thoughts and simply say bad things to others. I personally think vertiq is very nice too, IJM created vertiq to target for those who only need smaller size condo, and PR with big space, and Platino with even bigger space! So no worries, let us all live with harmonious in this area of conveniences, and hope that LRT will pass by here. Peace!

I was questioning about the authenticity of his claims from his ‘relative story’. He didn’t answer HC and I straight. It has nothing to do with how many properties he has in Penang. But I know he is one of the owners in Shineville, and ya, the truth hurts.
Well, a lot of people make the mistake of “As long as that place you can call home and you feel comfortable then is good enough”, and then regret later when they see other properties appreciate faster.
We live in a different world now, whereby a property that you live in today could well be your retirement fund that you need when you’re old. “Retirement fund” as in you might have to sell it when you’re old to extract cash, and then buy something else cheaper to live in until you die. Making a good property purchase today could mean a difference of maybe an extra RM1 mil for your retirement.
So wake up, use your brain and think long term. Of course, what I am talking about here is for those 95% who still need to save up for retirement. The other 5% who already have at least RM 5mil in their bank account plus a multi-asset investment portfolio can surely afford to burn some money on “low-cost-flat-looking” condos.

well, that’s follow by the book per say, but in reality, I’ve only seen folks not manage to sell the very well appreciated property, because, it’s too well appreciated to be bought. Or, simply too comfortable and impossible to downgrade to some smaller or secluded home. Investment point of view is good, but buying a home is not a mistake either.

I’ve been to view PR and Vertiq, like market place in V, 1 unit set appointment all at the same time, walk away straight as its lower floor and facing evening sun, poor view and literally hot, the rest layout so so. Agent, if your are reading please state which unit going to view before we going, bump into many repeated units, waste energy. In summary, more facilities in V, e.g. water fun park, bb ball court, but probably because I don’t like kids, the high density and the crowds in the water fun park poses some concern to me. Build, quality and material quite similar to PR, could be the same contractor, unit wise, PR gives a more comfortable feeling. Many agents keep call to follow up, well will take my time to shop around first.

At the location like Metroeast, RM800/sqft is totally reasonable. Properties around Gurney is about RM1000/sqft and in Bayan Lepas/Sg Ara area, properties price is about RM650-700/sqft. I do not think property owners in Metroeast are in deep Sh*t at all.

That’s all the reasons why I have chosen this place. Surprisingly this place is quite cooling and windy. The convenience of staying in metro east is what I like most. Anyway, I am really excited on how to renovate my unit. Signed up a kitchen reno packaging during last Homedec. It’s gonna be a comfortable place to stay in. Cool!

Why nobody mention the constant smell of burning rubbish? Can get the smell even if you live on high floor. What about the weekly mat rempit racing around tesco at early hours that you can even hear with the windows closed? Don’t even get me started on the dust. Your house will get dusty in just two days! The only good thing is convenience of location.

I work at there before, print report every month, thats y I know, u can go and ask rental.
If ever Tesco is closing down any stores, Tanjung Tkong will have to close first because the business is only 40% of Tesco Udini. Sam’s grocer & cold storage are doing much better in TTkong because they sell niche expensive stuff which is sought after by the rich people there. Sam’s and CStorage would definitely fail in south penang island.

i was all like you 4 – 5 years ago..giving negative comments in property blogs hoping the price of the properties in the island generally will be affected, so that i can buy cheap…
the fact is yes, there is a price appreciation concern on this subsale market now. properties above 700k is difficult to sell considering the mass medium income earners is out of their reach to afford that. i was lucky manage to dispose my unit early, considering the density is high at vertiq. and most of the buyers are rather investors, i presume.
so its good time for bargaining if u considering to buy for your own stay, but dont expect the price will go down too low. 750 psf is a good price. lower than that try to look for other area.
but if you plan to invest in properties now is not good time esp in the island.. seberang Prai is coming up, plenty of opportunities there.. if u dont mind broaden your horizon further, Klang valley is still OK eventhough return would not be that high as compare to Penang 4-5 years ago..

I don’t agree with ur statement. I won’t choose tamarind because of 3 reasons:
1. Super high dense
2. I personally dislike that location. No offense but I feel that place is too jam. And it is not situated in the middle of everything.
3. 2 exits along the same road. Unlike metroeast, there are 4 exits, leading to different locations( 1.town, 2. green lane/Scotland road 3. Queensbay/bayan lepas 4.Seberang/Perai 5. Gelugor)

I believe the price will be at RM900k++ easily by next year.. This location is one of the best appreciated place in penang. I don’t think appreciation on Tamarind will be as good as Vertiq.

Hmm.. i am kinda worried about this perennial JV thing.. my current mou dik(unparalleled) seaview might be blocked by all the hotels/office buildings. i hope they wont go crazy and build over 40 storeys on reclaimed land, that was the original plan.. if it remains low and modest, i think that would certainly liven up the area… and if IJM can make good their promise to build a flyover from metro east to Light 2 area, that would certainly be awesome.. i can imagine cycling over to join that coastal bike lane if that flyover is pedestrian friendly..

If pearl regency, vertiq, platino, bays water all stuck, it’s because sub sale price has gone over board n ppl buying for own stay simply can’t afford the hefty sum, and lately due to BNM strict guidelines for housing loan makes it more difficult for buyer to secure the loan n egilibility level is so high, end of the day supply is higher than the demand, even thou location is a plus point, how many locals can afford to buy n stay? Foreigners buying for investment, not for own stay…so good luck to all owners…try to sell with reasonable profit may help to reduce the burden….lol

I think what Talk Only meant was, people who can afford that price don’t want to stay in that area, whereas people who are willing to stay there cannot afford it. That would explain the “emptiness” there. The supply of condos is really huge there, more than 50% bought by speculators who overestimated the demand. Well, what to do? IJM happy lor, whereas the buyers, slowly lor.

Anyway, I am one of those examples who is willing to stay there and can afford it. The location is the main factor of my purchase. But I don’t need another smart alec come telling me the TNB issue, will not argue or entertain also.
The supply of condo is huge everywhere in Penang since many developers jumped onto the property bandwagon in Penang a few years back.
The question is, if the subsale market in Metroeast is bad, then which area in particular is good in Penang? Sg. Ara? Bayan Lepas? Relau? Farlim? Tanjung Tokong? Tanjung Bunga? The Light? Batu Uban? Bukit Gambir? Or Gurney? Give me some data please.
At this time, the whole market is slow. However some projects have better subsale market compared to others. I do not think the subsale market of Vertiq is bad at all if taking in consideration of the overall current property market pace in Penang. From 6th of April(the date owners started receiving their keys) until End of April, at least 10 recorded transactions. Anyone can verify it with Jabatan Tanah Penang later.
For those owners who have the holding power, they won’t be so eager to sell their units off so fast. Why sell when the potential capital gain is there? U think so easy to be speculator meh if don’t have a few pennies in the pocket? No offense, just saying.

I really really really like my unit. There were a few surprises besides the points I raised.
From my block .. There is not one not two not there but 4 pool views.. Could see pearl regency’s , bayswaters’, platino’s pool and of course our own pool view. In some places you pay a premium for teeny tiny view of the pool. This is 4 water features that you can enjoy all from the comfort of your balcony…. ++++
And the sea view did not disappoint.. But then the pleasant surprise was the back view. The hill view was just as stunning… Rolling green hills with lots of greenery .. Talk about good strong backing ..
That view is really refreshing and will keep me entertained every time I wait for the elevators to come.
The back hill face sea criteria is better than I had hoped for..

If you know how to chart the flying stars, you need water for the ruling 8 water star and mountain for the ruling 8 mountain star. Not forgetting to check Zheng Shen and Zhao Shen. There are also many different types of water methods to activate the “chi”.
Although I am not a master or expert in Feng Shui, it is quite clear that metro east isn’t as good as it used to be in terms of feng shui. IJM definitely incorporated a lot of Feng Shui considerations and not just build based on what the architect designed.
“Qi rides the wind.” The rubbish dump area is smoking whenever the weather gets hot. It would be even worse if it rains for a while. Most people would think that only “The Spring” would be affected, but the fact is the horrid smell can reach Metro East area. If you cannot open the window or door because of the dreaded smell, then what good qi is going to come in?
A huge chimney at the TNB station. It would be very bad if the window for certain units is directly facing the chimney. This is a very strong wood “sha qi” and most people who uses the area that has the direct view of this chimney will be badly affected.
Noise can also bring sha qi. Apart from the highway with the occasional siren from police to escort the VIPs, don’t forget the weekly mat rempit racing and going round and round in metro east in the middle of the night. The sound can be heard even with all the windows and doors closed. Logically if your sleep is being disturbed by this noise, you can’t work well tomorrow and that has an indirect effect to your career/wealth. This has been a long standing unresolved issue that the government is reluctant to build a speed bump. Feel free to enquire from the management of Bayswater and Platino. Even Dato’s living there couldn’t do a thing about this issue.
Without a doubt, one of the main advantage in living in Metro East is the convenience of buying things from Tesco and eating out in e-Gate. In terms of being in central, yes, but traffic is pretty bad in Penang nowadays.

Calling for all Vertiq Owners . There is a big hassle to apply for electric in Vertiq . I personally have to go the management office 5 times to get it done and get robbed for “800” ringgit ; 700 deposit plus don’t know what installation fee. Instead of applying direct from TNB branches, this is paid to the management office and which in turn pay to another so called TNB subsidiary company . This is all weird as electric application needs to go thru management office .
This hassle didn’t end here as every month you’re are to go to management office and get your electric BILL and pay in cash , failing which your electric will be cut ..
I’m writing to group all Vertiq owners to file a big time complain to the IJM management. Also I want to know if other new project electric application suffered the same fate. ???

Just for knowledge sharing. For the same type of unit, higher floor not only has better view but also has higher ceiling. The few inches difference in ceiling height does matter when you install the plaster ceiling.

Anything is possible for now. Market is very slow.. It is going to take at least 3 years to recover.. I believe after CNY..the price will go down gradually.. RM730k to RM800k for empty unit.. Above 800k i don’t think got buyer… Some unit already posted 1 year+..still unable to sell..

The rubbish dump area is burning up and the smoke is even thicker after a slight rain yesterday. The wind direction blowing from North or Northeast doesn’t help at all as it is blowing the smoke directly to Metro East.
