    Actually bandar perda located at strategic area, by right this area should be a commercial hub. All the government office is surrounding, you can imagine, perda sure will be a busy town. Some more with such big land, all roads is design with 2 lanes. Traffic should not a big problem. But the problem is the developer is Aseania, without proper utilize so call a strategic location. Problem between Jusco never solve. If Jusco is still running business there, bandar perda sure will continue happening, plus BM city mall coming in. I can say now all the buyer here is making a wrong decision to invest here. Nobody will know, so risk is always there. Good luck to the entire buyer. Hope the developer not brings u all to Holland. I’m personally not put hope for this area.

    The owners of shopes are offered to rent the lots for 8 years to M Mall… 6 percent -> 6.6 percent -> 7.2 percent quantum leap return at end of contract… what the owners think ? it is tempting 8 years at better than EPF rate… what do the other owners think ? ?? should go for it or drop it ?

    the developer proposed 8 years rental which last 3 years paying 10 percent, The 2 + 3 rental contract is 6 percent and 6.6… anyone takes it ? it is quite attractive for the last 3 years rental at 10 percent, What the buyers think … any input

    the big problem mall unable opening all the shop and also make the house no market value.

    some people keep blaming bm city but let outsider listen scare to buy our condo as a same time you will make your house not market value.

    Developer try to find the business move in our mall is good opportunity and we need to give some time they grow up the mall be popular.

    now Malaysia economy crisis not people will take money invest business and rent the shop.

    if the opportunity gone and how many years we need to wait the mall grow up and full rent out.

    Even our condo also affected rent and selling.

    Any issue we can close the door seat down to discuss.

    actually trouble is start by few uncle because they are first time buy the house and request super perfect even small defect complaint every department. they like to make complaint and unable to solve the problem like (ca bo).
    we call them malaysia (ca bo).
    but some time we want them to do win win situation solve problem with developer and they won’t happy kick me out the group.
    actually developer is very good and build a million 5star facilities to us.
    inside got more facilities you can enjoy even cinema also got.
    Talk about house defect i was submit to them 3week time they complete to me even some extra request their also fulfil my request.
    i also hear from developer they try to find kfc, public bank and others move in the shop lot.
    actually have bank and restaurant move in the mall much better for customer visit.
    the mall inside also got 7000sf lcd monitor on top and you can see many advertisement.
    more people see the advertisement make it more business.

    I am very free so I love to KE PO on this site! if all you rich investors cannot handle the truth so soly lor!! I stay in resort condo with less then 80 units, only after
    the JMB publicly SHAME the non paying residents by putting all the address in front of the lift, then only manage to hit around 70% every month, and my condo is good occupancy one! Notice BM city still quite dark everytime I pass! And somore nowadays got some developer go and handover the condo to the JMB with negative account balance ! so sad for these investors! if can flip with 10% considered good already! hahahahaha

    From the video clip circulating on Facebook, the 5 owners who reported the issue to HQ of Bomba at Putrajaya have been sued..Just wonder how true it is only..

    I was only thinking if the issue is true, even as owner, you yourself is going to live in the condo like this, won’t that worry you and your family?

    Anyway, just wish them all the best and all buildings should comply with the basic Bomba rules & regulations about fire prevention and emergency at every floor..

    I bought another one called Casa Residence so whenever there is any news pertaining to it, I will also listen and check with developer first rather than blindly protecting my own investment lah…Never assume and exaggerate lah..

    bro confirmed legal action has been taken against the 5 and not only them. Its not a rumour. There are many more others who have been issued with legal notices. I found out that there is a PPKBMCT (Persatuan Pemilik Kompleks BM City) webpage. Google it. The letters issued by the lawyers are also there.

Nobody in their sane mind would go through all this trouble just to get the attention of the authorities. I guess they have been left with no choice. However if they had seeked proper legal advice and made the complaints through the right channels they could have avoided being sued. But then again, from an objective point of view and as a reader who doesnt have any vested interest in the matter, I can say that what they have said can be interpreted as fair comment. a defence to a claim for defamation.

    2. Do not buy condo with ground level has commercial lots..Cos if they dun do well ur condo value drop..If too successful oso the place will get too crowded.

    I went to view BM city at very early stage after launching only..But my family and friends advised not to purchase was purely because not Chinese community..Didn’t expect couple years later, it has become such controversial and redhot topic for this project..

    Anyway, personally, I hope BM city could be successful because I patronaged the café there before that day I went to TM to renew my broadband contract..I hope to have more places to go during festival / weekend rather than only Autocity,Icon city and Alma (Tesco & Aeon) in BM..

    BM, as the 2nd largest populous town in Penang state with more than 240,000 people, should develop more new places..Looking up to Georgetown (370,000 people) and learn from it..

People will appreciate that. That way they can protect their reputation too and at the same time eliminate the bad publicity this project is getting. JJPTR is part of M-group, disguised under a different name hoping that the money swindled from JJPTR can be used to sustain “M” so that more people can be conned. People can appreciate hard times and will always be amicable to sit down and discuss. owners too must appreciate that these are not issues that can be solved overnight. both must give and take but the developer must take the first step and be brave enough to acknowledge its own weaknesses (if at all it really wants to protect its image) . In my view suing the developer to muzzle them is a very wrong move. Does anyone remember the incident of a housing project in BM many years ago by the wound up developer Cantum Kaya? Same thing , developer sued the purchasers for defamation as the project was abandoned. Wrong move. Until Today that developer has never gotten back in its feet.

    Developer should have scrutinized things thoroughly before pressing charge against those buyers/investors..What developer worries most is if you compromise with them, there will be another bunch of buyers/investors might follow their footstep…That’s why developer rather put them into legal lawsuit to let the court mete out the justice..so-called justice..hahaha..

    Anyway, let’s see how the issue ends up..Like you said, there will be no winner in the lawsuit but trying to stop loss only..from Developer’s point of view..who knows…

    The buyers have already reached out to the authorities as can be seen from the letters. However the litigation is a separate matter. Once the suit is filed against them in court they need to defend it by engaging a lawyer and cannot wait for the authorities to act on the complaints. I really hope the developer will come to its senses and resolve the problems openly before some catastrophe happens in the project costing lives. That would be really sad

    For a case like this it is very important the buyers must not stinge on legal feesin order to fight to the end. More often than not the battle is lost because of some stingy owners who want to fight the case but yet not prepared to pay legal fees and leave it to a handful of people to pay. This will weaken the morale of the group eventually and lose steam to fight . Developer is banking on this to happen. Ive seen it too many times already.

    This is not only money laundering, it is a financial scam. No doubt the original motive was to launder money for criminals, but soon after that they realise there is a big pool of stoopid people out there who thought just because Warren Buffet can make lots of money through investment, they too can make quick money through “investments”, since both also called “investment”.

    So then it makes it even easier for the criminals to wash their money as you mix all the rojak together (dirty money + pyramid investment money ) to make dirty money difficult to trace by the authorities. Well, not for any longer now. This scam is getting big and involving more people, and it has the potential to make our financial system unstable and cause public disorder, which now warrants the use of SOSMA.

    Here is the trend for Mal developers and projection :

    2005 – 2010 : hand over VP without OC, without electric, water, etc ready for connection. blame all oth govt agencies for delay in giving approvals. defect warranty only 18 mths.

    2010 -2015 : deny defects warranty for this lah, that lah. claim owners cause it due to renovation lah, etc lah. Delay repair and all kind of lousy repair works.

    2015 -2020 : marketing gimmick during sales and then empty promises. Sue owners if too many or aggresive, repeated complaints. Shut up owners, chairman, etc.

    2020 onwards : buyers must give extra, reserve money to developer, lawyer as ‘guarantee’ fund. If developer sue the buyers, money will be used as legal cost and no refund. Money will be refunded if buyers please developers and not get sue by them, ha ha.

    Good luck buyers.

    There is no trouble maker in this whole episode . Any SANE AND REASONABLE person reading their blog will see that there are GENUINE AND GRAVE SAFETY CONCERNS raised by the owners. How in the world some people interpret this as “trouble making” really baffles me. When i saw the blog I was SHOCKED TO THE CORE at the defects and omissions of the developer. I have never seen or heard of a project with defects and omissions of this rate and extent. I hope every owner stands behind the chairman in times like these when he faces pressure from the powerful developer. He stood up for everyone by leading the commitee and it is only right that at times of distress he is not betrayed merely because other owners want to stinge on legal fees.

    First of all, I think this is no “powerful” developer, it is just a few greedy fellas who know a little bit about building houses who got together and put this whole grand scam together during a time when everyone was blindly chasing money around properties. Richard Tan Ee Seng is “well known” for this type of shaddy projects. So don’t worry, they are not so hard to fight. Get the help of the authorities, these guys are have dirty secrets, trust me.

    Recently there are an audacious destructive element who is trying to mislead some uninformed residents to litigate against the developer. These illegal audacious elements have sorted threat and legal lawsuit against the legally voted management body and the developer recently. This insidious act of the particular person has obviously misled some innocent residents to endorse thier names to take legal actions, to reap benefits for himself. However this particular person is fighting a losing battle, for he has been protraying himself as a hero for others after he was held up by the law enforcer to be charged under act 507 which is a very serious offence. Anyone who is not informed of this should stay away from his destructive and notorious behaviour, due to of the recent law suit act 507 charges against him, anyone who has seen or has been helping him may be charged as his accessories….

    since oct2016 we got the key, and until now there is still big thunder without rain from no matter the developer or the “hero”, we are waiting and waiting, at least now almost 1 year but how many shops open there?
    before the project complete, asking those staffs what shops going to join here, typical answer: many big name will join, we are now discussing with them, not a correct timing to disclose all the brands, etc… i am so naive, what a shame for me to trust even for only 1sec.
    and now don’t know who is this simple resident come out from nowhere saying “going to heal (or hell?)”, “hand of angels (or angers?)”, and wanted peoples to trust…
    what had those angels did so far?

I do not know if you are a the actual resident or has been confused by the notorious audacious individual who has been protrayed himself as hero of representing a very small group claiming to take legal action against some misleading claims. We are actua residents believe positively in the new management body will do the right thing and work towards a better future. The destructive individual has got arrested with the law enforcer being and will be in trouble soon. I know this individual has sent out a form to collect signatures with some of the uninformed or confused residents to support for the litigation, here as a true resident I would strongly advised you or any resident not to be con by this individual as he is leading his group to an expensive legal battle in.which they are in the losing ground.And soon he will have no money left and will try to get donations again from you all. Please be awakened and not to be used by him. Believe me this is. his method, he already ask for donations at least 2 times and soon there will be endless of donations he needs. He has failed to win majority to form the joint management body as the majority know his insidious plan. I am an awakened resident who placed my trust towards good attitude people in the new joint management rather than a destructive individual who accused and complained of others who do no productive work and has been arrested by law enforcer. I am worried also that innocent neighbors and friends who work and seen with this individual be charged as accesories if they endorsed their name to him to carry out the groundless litigation.
