    I prefer slow pace BM. good, nice and cheap food. Its getting horrible in Juru. Batu kawan will be worst then. all jammed up. Presently staying in Tanjung Bungah. Getting worst the daily traffic. On weekend dare not go out cos of the traffic. Fell in love with BM. Lots of hidden gem

    I went to Perda City Mall yesterday and this is the first time I went there after reopen. I got shocked to see only quarter of the building is occupied. Its almost empty. And BM City Mall progress , very sad to see ….. very snail slow progress….. If the completion date in SnP stated that end of this year OC obtained, buyers should be very happy coz obviously the developer cannot finish it by then, developer need to compensate the buyers…… I’m very sure it will take at least 2 years to finish the building….. Now construction at 12th level, if not mistaken…

    Buyers cannot be happy for compensation yet, because in order to calculate compensation amt due, developer has to complete the project and hand over VC and then only can calculate how many days, months delay and the amount due. If always delay delay and drag on cannot complete it for years, then no need to calculate and pay yet lo, still pending and pending and pending lo until govt agencies review it. So, buyers really at mercy of developers.

    Developer will only compensate the buyer LAD if they complete the building at the end of the day. If halfway abandoned buyers semua habis lah. So i dont think buyers will be happy at this stage of construction. Im sure most are very very worried now.

    My office is in Bandar Perda so I drive by this project everyday.
    Compared to other project in the area IMO it is quite slow…even the row of new shoplots next to it is near completion.. i can see the walls being painted…
    But the BMcity sales office at the front is being dismantled, so does it mean that all sold out ady?

    GST means goods and services tax. We paid when goods or services are delivered or when delivering soon.

    So, has the developer delivered the goods (the condo unit) or soon ?

    See the update on the bmcity site for July it is now at 15 ,and 12 level. Most probably 1 floor per month speed will complete around 10 to 12 months from now…

    Latest update : All 22 Floor main structure completed. The home tiling for individual apartment already completed till floor 20th. And 7th floor landscape is almost complete.

    Per the Promise of BM city manage from my visit there, they said it could obtain OC on JUNE.

    There will be a show apartment on BLOCK A open in March soon for everyone to visit. According to BM CITY mall management again.

    I don’t want to see these project become abandon condo that will be impact to BM property price, it also will affect me to buy BM condo. Regarding the OC is responsible of MPSP. Don’t worry about. If everything include the basic facilities, fire reel system, drainage all completed OC is no issue.

Glad I invested here. My only concern now is the Gangster contractors. They will be there to suck the money out from us for renovation. We need to form a committee fast to tackle this

    from locatiob assessment this place is near school, train station, mall, goverment offices and important hospital..upcomming project bus station and most important light railway transit..also near sunway and connecting bridge to penang… presently Tambun indah in simpang ampat is selling at 380 per sq feet…this was price for Bmcity 4 years ago, hence this property now probably worth 450 per sqare foot now…when all surrounding is completed like Sunway project which is next to it probably will be 600 square feet in 2 to 3 years time…Malaysia property is still relatively cheap…

    Yes landlord is right, this property due to its location, most of the people bought this was from BM and also over 100 units was sold to the bulk investor MBS and most importantly was blessed during last year opening ceremony of largest led Sky screen in Malaysia book of record by our beloved CM of Penang Lim Guan Eng.     Just visited the site and found out from subsales broker, all shopes were sold out with gaurantee 6 percent return for 2 + 3 years. This was a best deal in BM. and also it has been known all shops will be use for F&B franchise and banks will open there also.

    Most units were sold out also, from people stay there were professionals, bussiness man and it going to be for more exiciting with its advertisement LED in front. It is going to be exiting…I believe doctors in near by specialist hospital is buying here for stay aslo. So rental should be not an issue… This also the first and most iconic condo in BM at presence…

    I also go there last week, it will be very exiciting to stay there too… coz it has so may factilities to enjoy…. heard that the property now priced over > 450K for a mid standard unit now…Very very laku….
    I regretted did not by another one for investiment from rental.. The shops gaurantee at 6 pecent meaning it could be self servicing the loan from bank…. Now heard the shop also no one letting go… all sold out…

    no avoidance the price still growing up 350 – 400 psf, if the area having mall, hospital and government department is advantage. if want the new cond below 300 psf is hard to find currently. Actually the BM CITY MALL already earn the inflation property price, You can go to Vertu Resort Batu Kawan there still on going to build the amenities but the price already 380 psf. You know the master plan the LRT station to choose one point stop here in future.

    I’m local BM guy,I grew up and got educated in BM
    I read the forum which one thing puzzles me a lot is why there are so many islanders or keyboard fighters like to express their own egoistic negative opinion here while most likely he/she does not even own a property so far

    I do not know how they jumped to conclusion based on one or two particular cases and made big words to say mainland properties (condos) are below RM400k while I myself really went up to the sales office of BM CITY, BERJAYA CONDO ,BM MAHKOTA & EXO RESIDENCE to enquire for a unit below RM400k and was feedback to wait…long…long….Even the cheapest now also around RM450k++ at BERJAYA Condo have been fully sold out while EXO Residence was the worst,only big unit available at RM780K….So you may go check out BM MAHKOTA because I didn’t want to waste my time to knock the wall again..

    So,let’s face the truth and compare Apple to Apple ,if there is any available unit at below RM400k at 1400sqf above,please let me know and I surely buy you big meal if I managed to buy..

    As for Vertu, just launched in year only and already sold out 50%, hello..that’s Simpang Ampat …not BM…

    Though market has slowed down but doesn’t mean price can simply discount 20%++ or more to slash market one, developers are not stupid too..they have holding power if they are confident that the project they build is high quality one…

    I do not know and enquire about signature project so no comment but based on my own views only,now island condo also min 40% more expensive than mainland,why would they still think the mainland property will drop without solid and valid reason..

    BM population is increasing every year because many kedah Chinese moved in.e.g Kulim,SP and Alor Star while working on mainland can enjoy lesser traffic jam,cheaper property price with almost same level of pay to island, so why not to buy and stay in mainland while having better quality of life and many more options to live life?Going to Penang bridge also take 15 mins only…

    I’d have to agree with you that mainland property price is cheaper while pay is almost the same. So in that sense, you have a higher purchasing power living in mainland. But one thing, how come most residential areas in mainland are smelly? If not duck shit smell, then cow dung smell, chemical smell also have. Would you recommend an area to me that is smell-less? I am genuinely interested.

    Tambun is indeed a lot of flies and smelly because there was a lot of chicken hut and laos but BM and Butterworth also have such problem meh? I really do not know or I am already numbed?

    Too many projects in BM and BW so really dunno what kind of standard you are looking for..Otherwise, Berjaya Condo, Exo Residence, BM Mahkota, The Sky as well as BM city are also good choice for you if you wanna buy it for own stay…

    Along the Jalan Song Ban Kheng also got a few condos projects, can’t remember all of their names respectively…BM old town also has a few condos project, one developed by Sunway at HooDee and Ivory got one at Aston too…Also Parklane with selling point sakura 樱花 project one..

    Really too many to recommend but so far I think the high end one should be Exo Residence since it’s from the same developer of Berjaya Condo..I purchased the Berjaya Condo in year 2013 and before that I was comparing and considering BM City and Berjaya Condo, eventually I chose Berjaya due to it’s Chinese community and near to my parents place

    Abit sad that I did not take up the offer from Exo Residence (next to Icon city) one for 1300sqf unit at RM520K + 4 aircons + one set of kitchen cabinet…This Chinese new year I went to enquire again was told already sold out fully..Only left with 2000sqf one at RM 780K..

    Now they are more to come in BM and BW, the Sky also looks nice at Alma…

    Haha,not sure…seldom went Raja Uda,only know there are many nice fine restaurants nowadays…and it becomes very famous trademark of Butterworth…but for BM people,we usually hang out in Autocity,Icon city,Alma area….Exo Residences belong to part of Exo City too..

    Was it because someone selling salted fish or still have village there and villagers still salt the fish? Butterworth area I go more to Seberang jaya due to Sunway carnival…chai leng park for good hawker food…haha…

    Don’t fret my friend. All we need is a little bit of regulation to regulate the foreign buying. Simple measures like foreigners are only allowed to buy certain designated areas, price control for homes in certain areas etc, should do the trick. Population increase and inflation are unavoidable, we just need to make sure that things don’t go out of control.

    Raja Uda Road is parallel to Bagan Lalang Rd, next to each other, about 1km apart. I have been staying in this area for more than 10 years, but smell is not a major issue anymore after developer build houses on the duck farm, although thundering noise from the airforce planes taking off and landing is still something that annoys me a lot.

    Middle class and poor Malaysian will not be able to own a house if our government is just putting a simple control of 1 M mark on the property price. China is trying to control only 1 person or family per house still could not contorl the price to go sky high.

    Do u think putting a simple 1 Mil RM mark on foreigner property could help. ?? FYI China house price in Shenzhen went from 50,000 RMB per square meter and now over 80,000 tp 100,000 RMB per square meter (= over 4800 RM to 6000 RM per square feet) within less 2 years time frame just for a 70 years lease hold appatment. If we do not control, this will be the price we pay in just short 10 years time. Penang free hold is price is less than 25% from this price.

    The present and imminent danger… Some authority need to do more than this for the future of Satu Malaysia.

    I really comment if we want to take China as comparison because China has got firm demand due to the growing population and mindset to own home=house when getting married where Malaysia has no such demand and Chinese population in Msia not really many enough to have big influence on Malaysia properties,also our gap between poverty and rich isn’t as big as China…

    Imagine China got 1.4 billion population but only had four first grade cities.e.g Beijing,Shanghai,GuangZhou,Shenzhen.thats why every year there will be many fresh graduates or opportunists come to these cities,getting a job or doing biz and settle down = form family = owning a house…this also directly boost up the properties price of the neighboring cities,such as Dongguan,Zhongshan,Suzhou and etc but wonder this is appropriate to apply in Msia because our income gap will never be as big as China so we don’t see influx into a particular city but steadily growing…If we are to include Spore as one of the cities for job opportunity city, we have 6 cities (Penang,Ipoh,KL,PJ,Melaka,Johor & Spore) for us to choose to work while income level gap will not be different by 50% except Spore due to currency issue. Statistic shows Pg,KL,JB are highest average income in Msia from range RM3k-4k…Even Ipoh,Melaka also have RM2k on average…unlike China,it can be from RMB 1k vs RMB10k one…

    So,let’s better be facing the reality in Msia…unless we got hot money suddenly come into country and 70% was into properties market…else, I doubt there will be another wave of sudden big increase in Msia in near future …will still grow steadily due to more Kedah Chinese move to BM or BW…even islanders also slowly move in now due to cheaper price..example my neighbor stay just next to me also from island..

    So let see how it goes,me not expert too else would have made fortune long ago but sad to say me also purchased after the wave due to shaky will influenced by my parents while I thought of buying first condo back in 2011 in BM but kena “brainwashed” by my father so missed out once…sian loh….

    I guess what goodday meant was based on his judgement that most affordable property pricing to teenagers is RM200k-300k though we all are fully aware it is not so likely to see,even sub sale single storey terrace ..

    In fact,buying a house should be more meticulous and cautious for youngsters who are at early 20s…Work a few years and have savings then go for it later is logical and reasonable because Msia private properties are really still within affordable level if compared to our neighboring countries…With both (husband & wife) effort and buy first property at early 30s is ideal age..if graduate at 23 year-old…usually combined income will have around RM7k-10k…consider reasonable and affordable..

    Don’t analyze statistic with me, first where in Malaysian teenagers able to purchase house of 200 k to 300k ? Bank cannot even get loan teenagers job is not enough to pay for loan unless they have rich parents like in China. They call them the pampered rich generation “the rich inheritance” and also “the parasites of the older generation”… The facts is the house price ratio to an person income and gone exponentially high since the invention of paper money…. In the 1960s the ratio probably at 15 – 20 x and now is 100 x…. This is only Malaysia if you talking about China, Singapore, HK or India Bombay probably at 250 x. It is going to be worst. We are lucky still in Malaysia and we are complaining 300 K house expensive… We should be happy

    M-mall is better than nothing, at least can buy time, although it won’t last long, as the authority is already gathering evidence, and going to shut down m-mall soon, and that includes the one in Times Square, plus the members who are recruiting investors will be arrested soon.

    lol that m-face m-coin m-mall are illegal? I join 5 years ago, invest 5k but now my m-coin and point worth 1mil+, at first I also cant believe it, but I use that point bought and spend over 100k, and use that point went travel few country, how come that m-face can earn alot money to investor? gd heard that m-mall will open, can go buy and spend with my point

    You sound like an m-money agent. Some of them will tell you they invest 5k and turn it into 50k, some say they turn it into 500k, some say 1 mil, some say 5mil etc. Whether it’s true or not, the main point is not how much they turn their 5k into, the main point is the way on which the scheme is operating is ILLEGAL. And by the way waterfish, I think you’re on Bukit Aman’s watch list. Cheers!

    In new economics crypto currency is nothing new, whether M coin is a derivative of first crypto currency. It is a open market currency that is recognized and traded by the members who put a value to it.

    This is nothing new nor illegal, since the revolutionary invention of our ancestors the Barter trade, we exchange things with one another. Then evolve with beads and shells then silver and gold. Hence whether M coin, One coin or Bit coin they evolve in our modern financial world.

    Wave Bye Bye to your money, Perda City Mall has been without Air Con for total 17 days now with oven like sauna conditions inside the mall, and rumors is the mall management has sent letter asking tenants to vacate. I look at the picture above of BM City Mall with the tagline “The Most Vibrant New Address in BM” and I laugh until I pengsan…

    Whether Perda City Mall close down or not, investors/suckers/gamblers are adviced to stay out of Pyramid scheme. Something big is going to happen, stop before it’s too late.

    Another round of headache for buyers… earlier was concern on the completion date of the building. Now another ‘shocking’ news Perda City Mall is closed within such a short notice.

    The mall below is SET TO FAIL . Even if MBI comes in it will be SET TO FAIL. Just look at the dismal performance of M Mall in Times Square . The whole set up is so amateurish and pathetic . There is hardly any crowd even during the weekend. And even if there are people , they are there just to take photos.

    That’s because during intro session, the developer did put Perda City Mall as one of the selling points…But I guess it does not really matter since BM people are all fully aware that PCM is not going to sustain in long run after BM Aeon Mall opened…

    Let’s hope BM City Mall can be good and attracting more people to come…

    We are just concern how good BM City Mall can do since Parkson also can’t survive at that area. Both is not related, but is impact to each other. You think is look nice at the area with so many abandon building? Parkson operated quite some time at Perda City Mall also unable to attract/bring in new tenant. With so call BM City Mall, I not believe can perform until very well. You can see even Mydin still have so many shop is available and not yet take up. Friend pls wake up, Perda is something like Malay place already. You can see previously who is the customer for Perda City Mall. Coffee Bean also cant survive, u think another coffee bean or Starbucks will open again at BM City Mall. I believe ppl will choose Alma (Jusco already have Starbucks) or Song Bang Cheng to open. Pls take your time to visit that location at night, and compare to Alma and song bang cheng, then u wll know What I mean.

    Not BM ppl dislike hanging around. Is ppl start to move out from BM town and hanging somewhere like Icon City, Alma which provide the café for them to sembang. U try to drive at BM old town during night time, nothing is special (Maybe char keoy tiao is the famous). ppl who always complaint traffic jam can stay this place. For me I prefer something like more happening. Perda become the died town, no shop open. u try to drive in front BM city mall at night.. u want to see a car also difficult. how dark is that area. Only the buyers still believe to the developer.

    I do agree with you that the spending power now mostly concentrates on Kg Baru, Jalan Maju, Jalan Song Ban Keng all the way up to Autocity and Icon city…Very soon the Exo city (next to Icon city) will be completed soon as well, so Perda city might not be the only option / best option for people to hang out in there..Because in term of location wise, above mentioned are more bustling and more Chinese residents..

    Not meant anything racist but the fact is really Chinese got better spending power only compared to others…

    Last time BM Utama, beside post office. The BM summit almost abandon, mostly foreigners. Mayang Superstore at Jalan Maju. Asas Plaza at Alma. Now, this Perda City Mall. Anymore ?
