at 1st when we bought this property, the 1st lawyer send letter to cancel the agreement and staff of BMCITY request us to sign again. During the sales untill the problem occurs only staff entertained us, management usually go to outstation or oversea. Somehow, i signed the agreement ok. Look for management? will management refund my hard earn money to cancel the deal? if not what for???

The group of people in fact can be the same person. They are so called agitator and their job is purpose post very controversial comments to stir up the site hit rate. This is how Penang Property Talk get paid from advertisers. For Genuine buyers, we had created a Face Book account to discuss real matter. A lot of genuine buyers stop playing their game and I am here to advice them to join Face Book group.

To all participants of BM City Mall Property Talk forum: We as the Developer welcome any constructive and accurate feedback and even criticism regarding our project. Lately the posting seems to be out of control with slanderous remarks that paint a false image of our company.
As such, we decided to track down whoever post any defamatory comment and get our lawyer to take necessary legal proceedings against you.
How do you track and nail it to all those commenter?
I think many of them are using public network tp post comment too.
It is true that the wrong doings of developers are normally difficult to prove as you don’t actually bring your camcorder around recording every moment when you’re talking to sales, when you’re placing your booking fees, or when you’re signing your S&P.
The financial well being of a company is also supposed to be confidential, as you do not have access to company bank account transactions. A good indication would be how prompt the contractors of the develop get paid. The speed of progress of the construction is also a good indication.
Whereas for bulk buyers creating a false sense of demand, it happens everywhere nowadays, a problem which has been acknowledged by the housing ministry.
Best to ask admin to freeze BM City Mall page so no one can comment.
I m just curious. BM and Butterworth got so many projects, so many condos on going, why ppl like to keep commenting on this project ? Is it got some kind of attractions or abnormal things, etc, etc that really attract ppl to comment ?

Check the first post of this project, 17th January 2012. Today is 20/10/14. 8th floor constructed in 2 years 10months from soft launch, consider very fast already.
lot of people complain slow slow slow, later built too fast also complain. i think slowly built is better lor… since project is DIBS and giv us so many discount then why built so fast? if completed after 7 years also never mind because our property price also increase mar. Now a days economy very bad, the project got money to completed can liao, Please be fair to developer also.

lvl 1 – 8 : 2 years 10 months
lvl 8 – 15: 2 years 10 months
lvl 16-23: 2 years 10 months
if base on track record, should be completed around 8 years.

I believed the DIBS only covered 3 years if not mistaken, and the rest will be bear by the owner if the Developer does not renew the terms with bankers. 2 years & 8 months up to 8th floor definitely not a good report cards for the developer.

This project started soft launch first quarter 2012, last quarter of 2012 only start signing SPA. Mostly buyer start signing on 2013. Developer put more effort and attach attention in piling. This piling almost taking 8 month to complete due to land condition. Last quarter of 2013 start build foundation and 2014 build until 1/3 level. However, i believe and confidence BM CITY will be success develop and hand over on time. Since developer put more effort and ideal concept to build and develop new Bukit Mertajam. We are the buyer, we need have a right thinking and positive energy to defend and believe our selection. But is good, no comment , will be no issue. if have comment, this property talk stage only can more hot and more ppl come in share.
The executive suites of BM City Mall are rated as commercial title and not residential title hence EPF cannot be used to finance this purchase, right? Kindly advise. Thanks.

Yes. But, you can still try to submit as you’re buying a condo, suite for stay and not shop lot for business, may be they are okay.
for first 10 % without from your EPF sure cannot because is under commercial title. For second withdraw for installment maybe can try.

EFP is not allowed for the downpayment (10%) as this project is under commercial title.
I have submitted and got rejected under this reason. I even tried to appeal but still rejected by KWSP.
But anyhow, I hv bought one residential unit with my own money. I really like this project and hope it could complete soon. I just cant wait to move it.

In Oct 13th, post no 51, you said you own 2 units. But now, Dec 8th, post 79, you said you own only 1 unit. Why the discrepancy ? Are you the same mahsing ?
Though this project is slow, but really curious who are really the real buyers when post in this forum. Hope no adding salt and fire to the already-worry real buyers.
Cash flow was really a big issue for this project that is why progress is slow. Latest internal news is that external contractor going to stop supporting if developer do not pay up the arrears for this year.
Why no money also want to become developer?

If you have bought a unit there and have been following the news in this thread you will realise that many parties have cautioned against this project going bust. Go look at the project site for yourself and ask yourself (realistically) that at the rate the project is progressing, whether the developer can complete it within the period under the SPA if at all.
After 3 years this project only reach less then 20%, mean it have serious problem. Developer should tell buyer the reason. Good luck all buyer.

That company is a bulk buyer and request developer to hold a signing ceremony for them. 2nd video is totally out of tune with BM City Mall. The LED installation is just a red herring to divert attention of the buyers lah. Completion of the LED does not mean anything at all. It cannot be used as a yardstick to determine timely completion of the project by any means.

Dei gundu, if you read properly my comments mean that installation of the LED mean nothing in terms of the project being completed on time and people dont have to be so excited about it. Im not saying its not a good idea.
And if developer wants to attract tenants better focus on completing the buiilding early under the SPA lah. If project koyak attract what cock investors?

I think got concert summore this year and to parade their LED skylighting which some people in this forum are saying sets the benchmark for development. HAHAHAHA

Heard banquet dinner tables were set up inside the incomplete structure of bm city mall so as to highlight the stupid LED. I wonder whether the developer has even taken safety concerns into consideration when doing that because structures which are incomplete wit scaffoldings might be hazardous. Of course apart frm that I also saw some super cars being paraded outside to “attract” visitors
LimGuanEng was there to witness the “record” and telling some good comments on the project… Does he know this project is so slow? Or just simply say it is good because they invited him to join?
As a CM, he should know he should not simply promote anything before really check the background of this project…

The most important is that it could be completed this year end…do monitor is they able to complete 2 floors per month.
Advise you all better don’t buy shopping mall. Management will be very hard to control. Eventually become another MegaMall or BJ Complex like pasar malam.

Hmmmm….. Its very funny looking at the statements. Many said, most of the units are sold out. But why the developer is still publicise their project??? To attract tenants for the shop lot??? There is still a lot of empty building just beside this project. Why can’t the tenants rent there for cheaper price?? FUNNY ! Bandar Perda was lively because of JUSCO, but now, even that building looks horrible and a lot of empty space as well…. And Bumi area….

Batu Kawan and Simpang Ampat are the future city in Penang Mainland.
I prefer slow pace BM. good, nice and cheap food. Its getting horrible in Juru. Batu kawan will be worst then. all jammed up. Presently staying in Tanjung Bungah. Getting worst the daily traffic. On weekend dare not go out cos of the traffic. Fell in love with BM. Lots of hidden gem
