    Just my 2 cents. Normally, ground floor will take longer period to complete. We can’t compare apple with orange. How can us complete 4 floor with a 22 floor building. Sincerely speaking, I dare not to stay if there’s no deep foundation. Eventhou IJM building at Penang also use one more year to complete. After the building is up, all the negative thoughts will be automatically deleted, who knows? I personally think this building has it own potential value, if you’re already bought the unit, dont claim and blame but hope it can complete well . If you’re not confident at all, please invest or buy the other place. Purchaser holds the rights! No one forces us to buy , but we do! God bless !!!!!!

    One thing good about this company is that they are very hardworking and aggressive. They have been to many many many places e.g Autocity, Kulim, factories, Pragin Mall, Queensbay, Sunway Carnival, Tesco and etc etc etc… All out strategy

    I would say .. their Sales and marketing are hardworking only. I don’t see the SITEs people are hard working. 24 hours x 7 days a week. = Hard working for sites.

    Hey……………..I heard only BSN dare to providing financial support to this project, other bank seem like PULL their hand break. Usually judging a project is potential or not, we better get the information from the banker side. Because there are a real the thermostat to tell us how is the potential of every development.

    Bank as the financial provided, so there must very sensitive and alert for every movement of the development, if there refuse to provide financing………you may judge yourself how good or bad this development.

    call my banker from rhb , they feedback no problem for this project and they already started to release the money. So, what my opinion is go straight to the root. Worry about financing, call banker, worry about site progressing, go site to visit, you get what u see, don’t simply judge here without proof. Has been visiting their site, and I found they really do something, at least I can see a lots of progress compared to before.

    Jusco moving out, parkson will take over, got the info from one of “digital shop” … alot of shops has moved out bcos of their contract is end. Heard the rumour is Jusco is moving out to Alma next year, so they won’t allow new shops open now… tat’s y u see many shops now empty.. After Parkson move in.. will be better than now!

    Prominence is better huh…just not far from BM city :) just bought a unit there and from my survey Prominence is the only new condo i like because the developer will manage the double storey shoplot with full F&B concept. i dont know whether this is workable or not but since IJM is their 20% shareholder i choose to believe them as well hehe

    The slower the progress is the better. Better if complete in 5 years because RPGT will not impact the flippers. DIBS some more. No impact if project is slow. The only worry is whether the developer can cabut or not?

I seldom heard the project take 5 yrs to complete unless the developer facing the problem of financial, good luck to all buyers.

    End of Dec can see 2nd floor ? That is impressive cos as for now, there is not even ground floor yet. Last time in July, at Star Property Fair, they told me it’s aready 30% built.

    Last month i asked developer staff, they said 3 years, today i go to their office ask other staff, he said 3 years & i think next year you ask them they also give you same answer.

    this project takes extra longer time to do foundation than other developer, almost 1 yr plus, look at other project such as The Signature @ Jln Baru, launch 1 yr after BM Citymall, now reach 10-11th floor already, the other nearby project, The Prominence, may catch up & complete faster. Now developer only has 2 yrs plus to complete, is it possible?

    The signature news on PenangpropertyTalk was published on September 24th, 2013, now reach 10-11th floor?
    I am not sure, because I didn’t aware which project is The Signature yet but will have a look in short.

    Alma Jusco started construction around Apr/May, now is about 3rd floor since Alma Jusco is large long building. The construction is on-going until night time everyday.
    Basically, 1-2 months per floor on average, that’s why 36 months in SNP to construct 18 to 36 floors condo. Vicky, if can construct 3 storey per month include all arch finishing, I think a lot of peoples dare not stay inside it.
    The Signature is only one thin tower with only 6 units per floor but BM city mall has 3 large towers to construct.
    So, how many floors can be completed in next 24 months left ? I think it will delay.

    It won’t be a scam. The developer can’t get progress payment from bank if the project cannot proceed smoothly. Only confused here is the developer can run this mega project. As i know this developer so far no experience in highrise project.

    actually worst case is what? since the project is under DIBS, no expenses is charge on buyer, if developer complete late should has no harm to buyer, except the buyer can’t move in early…

    Although under DIBS, if developer cannot complete the project & bankrupt, after 3 year the bank will direct charge purchaser for loan interest & payment. This stated on The loan agreement between purchaser & bank.

    Stop fooling people and create anxiety at here,
    I Personally went to the developer and they invite me to inspect the construction site, everything on schedule the ground floor is completed. The current stage is doing the beam to 1st floor, you can’t see what is happening from outside.Just walk in developer office, i can sleep well tonite.

    What do you expect the developer to say? Something like……eehh..ya…we are going to stop work very soon due to cash flow issue, so what we are going to do is to buy-off the surveyor to signoff fake progressive report so that we can have the banks to continue to release progressive payments to us, until we receive enough, me and my family are going to pack up and migrate to australia (with all the money of course)…:)

    compare with the project of The Signature, i can see workers everyday working but not on BM City Mall, the developer very smart on acting, just move the giant crane from one corner to another corner to prove work in progress, i can clearly see the site from my office, less than 5 workers on site, seeing is believing.

    i am more worried now, now that someone is using my ID to confuse the situation. I thought the negative remarks a year ago was unfair to the developer, but sadly it is more becoming a reality! Let’s Face it, this progress is suspicious and definitely not casting any confidence at all. The signs are there from beginning and we chose to ignore!

    This project is doomed to fail. It has been 2 years since their initial launch and they have barely completed 50% of the building. I remember reading about the problems faced by this developer early in this thread and I do remember clearly that there are fools who were desperately trying to defend the developer. I wonder what their reply is now looking at the dismal progress at the site. To be able to sleep well id suggest that those who have purchased the property to forgo the 10% and move on. To those that have taken up loans for the purchase I do wish you the BEST OF LUCK as you will need every single ounce of it. Cheers

    I went to the developer and see with my eyes. The progress is actually on schedule and will complete in year 2015. No worry. I also talk to the site ppl, they told me everything is fine and even thier salary is paid on time. I feel confident with this project.
    I think most ppl that spread the bad rumours are not real buyer. See there is even ppl here advertise for another project.
    @ The King, Im agreed with you..there are far more than 5 ppl working on the site.
    So, we will be neighbour in year 2015.

    I went to the site yesterday.. Had a chance to talk to the workers. After that to the developers office as well. As expected all positive answers from them with regards to the progress of the construction. The funny thing is the way they answered, very much the same style “progress is good, should expect 2015 to complete”.. Almost all say the same thing.. Hmmm…

    This project fully sold. DIBS will be removed with some compensation with furniture and electrical appliances voucher to those who are affected.As of today, progress is late but will catch up with the more then 5 workers on the site..For better pictures and overview please visit the site and see for yourself. Dont bother to ask the workers as they know nothing. Unless you “persuade” them with some incentives maybe they can direct you to the appropriate personnel for insider updates. If not, “good progress” is the answer you’ll get.

OK. can someone verify and report it to the National Housing Department as the department has recently issued a statement to urge the public to report to the department if they come across any dubious schemes related to ICS or any other forms of permutations….:)

    Anyway, the new ruling disallowed the use of ICS from nov 15th in advertisement. In this case, i think this project has gone way past advertising and no longer be bound to this ruling either.. Anyway, developer will honour past agreement before budget 2014, thus removing DIBS and compensate is not exactly breaking the new rules huh?

    In similar project size, how many workers consider sufficient?
    For me, 5 workers only in the construction site might need 10years to complete the project, hmm…

    All you need is 5 workers to start estimate and measure the initial sinking of the land. Believe it or not, that is what i see with my own eyes.     This project it seems start moving liao…..I saw nearly 30 to 40 workers is still at the site even is already 6.30pm. I was told by this new contractor (fromKL) they just took over this project last month and they have to be complete within 24 months. Otherwise they have to get penalty . I believe and confidence with this project can be hand over by end of Year 2015.

    Yes, you are right. They have just appointed a new main contractor because the previous one quit due to not getting paid by the developer. I heard the new contractor is not going to get paid too by liquid cash, but instead paid by “stickered” units….:)

    With all these gov anti-speculation measures, house price will come under pressure. It is possible that the contractor too will run out of money to keep the construction going. Good luck to the buyers….:)

    Changing contractors is a very bad sign. MerpAti is right. Previous contractor probably didnt get paid and yes they had to source contractors from kl because pg contractors are probably well aware of the problems by this developer. Just a matter of time before the KL contractor calls it quits. Just watch.

    Like I said before, it is a get rich fast investment scheme scam. First S&P agreement amendment, then changed lawyer , then changed contractor, they even have this project relaunched in Dec 2012. They never wanted to build, they try to buy more time so that they can use this BM City project as a bait to trick people (local & mostly overseas) to invest in their so called internet currency ( type Mfcclub & google yourself)
