Seen this project during some fair,
Price = Expensive
Built up = Small
Land Area = Normal
I’d rather get Condo with price lesser than 920k ,2k sq ft.
This price at this location is ridiculous.

why not buy southbay residence?
I think it is worth to buy One Residence which is gated and guarded, bigger land size of 22×75, larger built up, better location and with facilities (pool, club house). And OC soon.
Any other comments on The Terrace? Is it worth buying at 890k?

Don’t always compare within Apple & Orange. One is individual title another one is strata title.
Anyway, I went to the site and observed the project and talked to developer. Conclusion as below.
– Better finishing comparing to other Lipsin projects in that area.
– Very high ceiling for both floors, at least 12M and above.
– The inner design is very much similar to Taman Sri Aman but smaller in size.
– Price is RM920k net.
– Stamp Duty, legal fee, etc all bear by developer.
– Big main road separate NI from the housing area.

Does that means that their temporary office in Suntech Bayan Baru is also full of harmful cancer causing radiation? better go for sunway cassia 3 storey terrace.
I have booked a unit there and lot is biggest than normal 21.33′ x 70′. sorry I am not sure about Sunway Cassia price. Personal view, location wise I think the Terrace will more idea than Sunway Cassia even is 2 storey against 3 storey.
I have been staying at Bt Maung old single storey for about 7 years and the lately development from hillside do cause some flood issue at certain area of Iping but not that Terrace location. Anyway, the flood situation is improving recently after they control the hill side water flow to others drain and now also try to widen the drain.
when the NI factory build, possible all those bus kilang will line up at the main road there to pick up the operator?
@Sunny Definitely the location is better around the inner Iping area but seems they are not putting effort on the marketing side, I think not many people knows about this project. But what tt has mentioned, there might be chances of bus kilang lining up on the main road between NI and The Terrace.
@Robin & tt. Agreed with both of you there will be the chances of bus kilang lining up. But menatime hopefully will create a better chance to rent out easily.
@Robin. Is true Lip Sin developer projects seldom hard sales and most of the time they build and then sell. Who insterested only pay minimum deposit until fully build. The Terrace design is the best I ever seen in thier built list. Nowadays no choice and it is very hard to get a right landed property even condo has reach average RM500k to RM600k. Hope I make a right choice.

I’ve talked to a friend that deal with lipsin before, sounds like not a very good developer, they are old timers developer who does not bother to use water level when building houses hence many things came out sengek. Developer is very slack and no gauranteed OC on time..

Went to the site today, the area surrounded by a lot of low cost flat. It cannot do guarded because the road is sharing to other Taman. Seeing quite a lot of foreign worker around when leaving the Taman. Anyone has comment on the crime rate around there? It is Just opposite NI, not sure is good or bad point. Developer keep 3 rows n corner units for second phase release. So in actual only 30+ unit for sale.

The main reason is that R&H did not do any advertisement at all. Also Lip Sin group’s way for doing business is pretty traditional which they really target those buyer for own stay rather than investment. So most of the time they will have the houses 100% built up and then only sell to the market.@pengemis

very afraid to move in and stay here. not many owners want to move in. is there any solutions to the foreigner problems? too many of them. feel so insecure!
Jennifer, foreign workers normally will not create security issue but more to hygiene based on the experiences of staying in batu maung for the past 10 years. The stolen cases mostly done by local who like to target on new housing estate and they will move away after some times. Encourage to install CCTV at front and back
i ask agent put for sale but they say very hard sell of this house.
area less demand and more people prefer the other houses nearby which are more established place to live.
as for now, not many planning move in too… what will happen?

looks like this is one of the worst housing area in batu maung. not many family type residence staying here… maybe house too smalll… porch so small or too many foreign aliens.
