My banker friend told me phase2 will launch in early 2013, sales promotion comes with DIBS, early bird rebate, free legal fee & stamp duty for SPA & loan. phase1 left only 3 units priced from 900k plus if not mistaken.

When there is a seller, there is always a buyer.
Frankly speaking, there are subsales at every development. Some people will buy only when they can see the actual unit, some will buy for investment but end up for own stay.
Southbay terrace is nice but I don’t like to stay too close to Southbay commercial area. Of course, it depends on personal preference.

Buying for investment. MOT is upon subdivision of master title to individual title. It depends on the submission by developer which normally is upon completion.

Price is before 7% rebate. You may pay your balance 3% by 24 months installment thru MBB credit card, interest free.
Phase 1 is nicely built. Materials used are of high quality. Layout of all bedrooms also rectangular enough (spacious and not ‘eat’ into by bathrooms). Not sure about phase 2 quality and heard that there’ll be a roadshow in Gurney Plaze this weekend…

This is true only if PG can live up to the expectation.
I think there is still a long way to go (> 10 years) before PG truly becomes a world city. Don’t just think of investment, but also putting in effort to make PG better (which will also protect your investment).
There are still Setia Greens houses available at RM1.2 mil…. ready to move in rather than wait…. more strategic location near QB, PISA and town compared to this project….

You may be true regarding SG, but didn’t factor in how many % of the buyers are speculators, investors are buyers. Speculators always try to buy first hand. Investors like first-hand, but may consider 2nd hand where it deemed potential return is high. Real buyers are personal preference ..

I had visited sunway cassia location area, I will not consider the location for now because too far away from developed location. Locationwise, is not good and not worth 1.2 mil for now. Setia green location is much much better closer to town, near 1st and 2nd bridge. It is also the first GBI project in penang which helping you in saving utilities and keep the house cool with new roof technology.
Ara, Sunway Cassia is not priced at 1.2mil
GBI does help in saving your utilities, you can see the saving maybe in 10-20 years.

Cassia Phase 2B is priced from RM1.188 with 7% rebate & DIBS. The sales ppl said this is their last phase of terrace. Good to grab?

Booked a unit yesterday, 7% rebate, dibs, free legal fee for S&P and Loan, including the stamp duty. I paid the booking with 24 months installment, zero interest =). Phase 2B is at higher ground compare to earlier phases, developer said only 37 units =)

Ya, I saw the low cost flats but the draw of Cassia seems to be the nature that it faces. Apparently used to have durian trees in this estate. But I am not familiar with the place also.

Nope, the stamp duty for MOT is not included. Anyhow, i feel it’s a good buy compare to Prestige V double storey terrace that sold at +/-RM960, subsale.
Just sharing, in between low cost, there is a park that screen off the noise.

If I not mistaken, the park is just between phase 2B and phase 2. There is another low cost will build beside phase 2B but the lot size is damn small. I think they only can build low rise flat only.

Take up rate for ph2B is about 6 or 7 units so far. Ph2 presently fully sold except 1 or 2 units due to the loan not approve. Any idea how fast did Ph2 get sold off? Just curious because the current take up rate pretty slow.

If not mistaken the Phase 2 was launched in April this year, by the time I went there most of the 20’x75′ good units already been taken up. The sales said they open to their staffs and existing purchasers first…

i went to the place. the house design is nice. i like the green concept. However, I notice in order to get to the site, i need to pass through a lot of kampung and low cost unit. i felt unsafe. that’s why i din book the unit.
Heard that’s a road in near future connecting the area with the main road (Jln PDL). The junction is going to be somewhere in the middle of Tunas and Prestige v. Can someone confirm that?

The view from some of the units along jln kekabu 8 is very nice eg coconut trees, durian trees etc. Surprisingly, i was there about 1.30pm and it was windy and not hot at all

It is a great place and the airport is easily 2km away or more. Now with the widening of permatang damar laut road, it only means more development coming.
1) The fence is already up.
2) Because it is at village location, the quit rent is cheaper.
3) 3 km away from second bridge and with the new elevated road from batu maung to Queensbay, it becomes closer to town. Not forgetting going to the airport and sg ara is convenience.
4) Hawker, local food is cheaper at this area.
5) With southbay projects going strong at this area, it is no worries that they will be developing this area and in doing so, it makes cassia appreciates its value. Should consider for own stay where possible as it is a nice home.
I have one unit phase 2 for owner stay now waiting for CCC…please comment if you buy for own stay…
Hi, I just went to the site, noticed that there is no steps at the back door. However, phase I units do have the back door steps. Anybody knows whether sunway is planning to install the steps later?

initially interested to buy for own stay, I went there a few times to “survey”, oh gosh…bus kilang more then cars…this project is very “inside”..mostly empty units…need to go through all foreign workers flats…there’s not even a proper road when u turn left into this project from the main road…and u see a lot of foreigners out there at night.

The house looks nice but the developer’s management very bad …. one of the panel lawyers also the politician ….

So turn into bangla village now? I have few operators also looking for place to stay. What’s the rental like? Hopefully 1 unit can fit over 30 people as i have close to 100 operators. If is bangla village, maybe they will feel at home like in bangladesh, mini bangladesh for them. Else not easy as current location dont have much bangla..they complain too lonely quiet. If got female banglas even better as some are singles.

Right now there is no new proposed road connecting to SC. The access road is current and the only one which went through the flat area. Probably those foreigners will move in soon to the new build accomodation. You should go in now as price for SC expected to continue drop

it is really super bad. the sale person keeps telling that the group is moving since 2 years ago, but last month went there, still saw the group there. do u think the guard house is built to prevent the foreigners to stay there?
the price is definitely dropping. you can get the big unit with 900K+. make sure don’t regret then.

I am one of the owner at phase 2, move in since Dec 2015 after CCC obtain.
So far I’m feel comfortable with the place. quiet and good neighbourhood.
Addition, RA is setup 3 year ago, a lot of changing compare to last time.
More and more owner is moving in and also join as RA member. Car stickers is given to RA member for easy access.Security had been tightened for entrance Cassia. All visitor need to be register at Guard post. Early this year, Cassia is successful convert from Streamyx to high speed internet to Unifi. a lot of changing and future improve activity of cassia still in progress.
P/s: above is my personal opinion.
by reading this story, we can know that you are desperate to sell of a unit over there, factory salary earner a big loser.
