Shan, I think the developer is CSY. It is part of Metro Jelata (Villa Premiro developer). It is far from the high tension. It si next to Villa Primero and current Taman Naluri.
Rivere Garden is about 500m-600m from high tension cable & pylon.

Yes, I will buy this unit but still not pay deposit yet. Last week I went to their sales office, the SA said will call buyer when they are ready. Then just wait first..
I was told they will have their bank list ready this Nov so we can apply loan & compare, so waiting their call now.

yes, there is mosque behind, not those big type and there is cemetry there….for me not big concern since it was not located directly behind our taman. in between there is still 2 row of low lost house & taman naluri XXX (I forget the fullname of the taman).

hi, Sam. i bought the 3 storey terrace. Waiting for CSY to call us to sign the S&P. called to the office said will postpone to april.

not yet, the sale person (ah fxk the name) told me that will call me when 5k deposit needed. but when i went again with my fren to check on the status for the project, i saw my name has been striked through with a line (still can see my name) and replaced with other ppl name. based on the sale person S&P will be signed by april (asked on last visit). of course last year he told me will be signed on Nov last year.

The S&P also not yet confirm when going to sign but already discuss about bank loan. Don’t be so excited lor…. The sales person (Mr.FXCK) is really playing smart games. He only sell to his friends and make hell of money by hiking the price before signing S&P by selling to 3rd party later. I hope the boss will find out the truth. LoL.

The problem is, Chai Leng Park is old. If to buy the house there, expect to spend at least RM100k for renovation..
I’m still consider to maintain Revere Garden house or buy Chai Leng Park house.

Eric, don’t act as though you are good guy. Why not tell the truth that u book the unit earlier to sell it at higher price. I know all those under ground dealings. In fact i think this another new tactics by developer to hike to price by selling to middle man and eat komisyen from it…. what a marvelous strategy.
The purpose of buying this unit mainly for my own stay. Actually I’m hunting the hourse around
this area for many years and unfortunately I still get it. As I updated in my early post, if I manage to buy the house at Chai Leng Park, then I will let go or just let developer to “sell” for me.
I got no right to control how you think. But what I telling here is truth. Once I finalise my Chai Leng Park house, I will call developer to arrange for me or else, I will maintain this unit.
Developer call me yesterday, we can start sign S&P. The closing date to sign S&P is by 20 Apr.

The problem is, this chai length house is more than 20 years house, need a lot of touch up include hacking, renovation etc.. Now I am at junction

Yes, there are Malay kampung along Jalan Permatang Pauh, north of UiTM. The adjacent Taman Naluri is roughly 80% Malay residence.
check with developer, no Malay buyer so far, only 4 Indians.. All are Chinese..

Refer my following drawring, I think this is going to be but I still need to verify with developer. For me, I prefer base on original plan where our back road will be just end road within our taman. If to
share and merge with neighbour’s road, foresee behind our house will see wider road, many cars,
lack of privacy. In term of security also be big concern, just behind our house become accessible to publich.

my concern is like what you said, it might become parking area coz the road is wider behind our unit. but i think it is the common issue for taman due to most family own more than 2 car now. but i still feel it is quite OK since we are 2 feet higher than the road? what u think?
Hmmm… The parking will be lil clumsy behind of the house …. My concern more on the safety .. Thought if the roads were separated it’s safer and lil guarded sort of thg .. Hmmm sigh..

My opinion, since this taman is not gated, regardless behind the house is main road or just lorong, it does not mean much in term of security. If the thief targeted at you, no matter how it will also try the way to brake it.
My concern toward the noise and air pollution due to many vehicle crossing behind the house.

satu disadvantage of this project……..if your height more than 5’6″, you kena tunduk bila turn tangga. Why, coz tangga mid way dan 2nd floor base cuba 6kaki saja ! So, imagine macammana nak bawa perabut naik atas. Kerap sangat tunduk nanti backache, slip vertebra discs!!!

After I check with developer, the height is 7 inches, should be same as Primero project. You can visit the construction side on Primero.

I went to the house la. Just stand up at the mid stairs and raise my hands up, my forearm easily reach the 2nd floor basement.
OK, I think the architect in charge have forgotten that the king size bed is 7’x7’ or he never slept on king size bed but queen size 6’x6’ feet!

This is what developer told me. If you available, you can go to construction side to look at 3 storeys unit, you can see something there already. The stair case is different then Primero, it should not be an issue..
The design I can see now is high ceiling height at living room where I like it very much..

Hai Eric. I went to the house again on last Saturday through Taman Naluri. The double storey semi-D house. I don’t know whether this is Primero or Rivere projects but the house nearly completed, the nearest to Tmn Naluri.
I think, you should go and visit the house “secretly” through Tmn Naluri and assess the staircase by yourself. My height is 5’7”. I stand-up immediately at mid-way staircase and found that the base of second floor is just few inches above my head, just sejengkal.
I strongly believe the height from the mid-way staircase to base of second floor is just 6 to 6 ½ feet, not 7 feet, unlikely 9 feet.
If really less than 7 feet then you can complain to the developer to change the staircase design.

That is primero project, the project is almost complete. I fully agree with you that project with the stair height issue.
About Rivere project, the double storey terres should not have such issue but not sure about 3 storey on second floor stair height.

The staircase should not be issue. Base on developer, the headroom is more than 9 feet. You can see from the current 3 storeys.
Then.. I’m all happy… juz waiting for da completion ..
Too bad this project without show house before we sign up. We are taking a risk. We can’t conclude anything until house completion. But so far base on the current progress, everything still good except behind my unit is the road. ):

This Villa Primero project got staircase height issue. If you are 6′ tall, maybe you can hit the central concrete beam structure. This is not good…. Need to complaint to Metro Boss and take action to open a relief. Overall workmanship looks OK/good.

You can just stand on the stair case and you can feel the head room is more spacer compared to Primero project. I think this project don’t have stair case height issue from base and first floor, but not sure from first floor to second floor height.
Feel the progress of this project is very slow. Hope they will deliver high quality construction.

i went to site today i can see the base of 1st floor already, got inner garden or not still dunno because they working on stair and floor only. not sure how to drop, i don put so much hope, that is what mr fok said if majority buyer don like it they may drop this design.
