    Teluk Kumbar is already above RM600K to RM700K.
    Besides, teluk Kumber is not good in environment.
    Too may squatter house.
    Balik Pulau could be a good new town ship.

    Very nice house, nice environment at Balik Pulau. Can some one comment, the comparison for Balik Pulau vs BM/Bw/Alma ????
    Both place price now almost the same.

    B’worth is better to Balik Pulau. Balik Pulau is just a “kampung”.It’s a real
    eyesore seeing kampung houses and the long winding road.BM and Alma
    too far away and congested area.

    If you really like dark and quiet at night then you might want to consider.
    No shopping centres and entertainment outlets.

    Balik pulau may be can become populars places after 20 years time from now :-) , but as for now, it is very hard to find buyers who willing to buy there. The reason behind is that place very quiet, need to round the hills and having a lot of kampung, that is why the sell is slow and discount for early bird is a lot – 50k. Developers not stupid one, if their selling is like hot cake, do you think they will give so much discount?

    If you’re working in FIZ, the distance from BM/Bw and balik pulau/teluk kumbar to FIZ almost the same, time taken to reach FIZ not much different too. The different is one need to across the bridge and others need to round the hills :-) . But BM/Bw house price will be appreciate faster than balik pulau/teluk kumbar because of that sites already developed and continue in the progress developing. A lot of people staying in island starting moving to mainland now due to its cheaper landed house price plus cost of living there lower compare to island. Besides 2nd bridge is in the good progress, when it is ready on year 2013, it will definitely help booming mainland house price again especially some golden areas in BM/Bw. i think Alma a bit far to Penang bridge if compare to BM/Bw. Alma may be booming after BM/Bw BOOM !!! :-)

    If penang goverment can build the higher linking balik pulau, teluk kumbar to FIZ, then those areas will be brighter propect. If not, hard….drive there by rounding the hills very make peoples dizzy !!!

    Twenty years ago, they said the same thing especially when built the new road across the hill (existing) to shorten the distance compare to the old road.

    For penang people,don’t be tricked into buying BM or Alma.Traffic jams are a
    common sight in BM. A small town with many traffic lights and some roads
    are narrow.

    Actually i have been the frequent traveller from Pg to BP … or Pg to BM.
    Take the big bulatan at Bayan Baru as starting point.
    Pg to BP take about 25min or 1 hrs (if jam)
    Pg to BM take about 45min or 2 stupid hrs (if jam)

    Here is my real experience.

    No offence here – Traffic congested meaning the areas are jollification and in developing. That is a good sign for house price to appreciate !! Just make sure the housing area have multiples routes to go out from the taman and also multiples routes that you can take in order to reach the destination 😉

    Penang Island= Hong Kong Island
    Butterworth/BM = Kowloon

    Houses in HK island much more expensive than those in Kowloon
    Balik Pulau is in the island…therefore it will be the good place compare to those in PW.

    Still Remember last time pg guy don’t want to take Penang bridge instead prefer Ferry but today second bridge coming soon, i think some investors could be foreigner.

    The quality of the house looks good. I really like it. Can say developer gives quality stuff.
    It’s situated along the main road which will become a busy noisy road. If want then take the inside lots but I see it’s all SOLD OUT.
    Note the 3 telco towers which create a fire trigon. Suits people with strong metal chart in their bazi. Else the residents may suffer ill health. Btw telco towers is not good for health in general.
    Access road from Teluk Kumbar isn’t that good. Very bumpy and dark. Some more single lane. If accident then how?

    Great location due to proximity to Balik Pulau town. Their workmanship is impressive too! For loca Penangites, with the improving access road, the house price will definitely appreciate faster in long run compare to mainland! There must be a reason why so many YB bought houses at Balik Pulau!

    Let them buy, people with the right mind will buy houses in B’worth town area
    compare to B. Pulau. It’s will be much easier to travel to work in B.Lepas or
    G’town from B’worth town area when the second bridge is completed. Unless
    you want very quiet enviroment with frogs croaking and mosquitoes.

    Those people who sleep at 9.30pm shouldn’t have any complaints. If not you
    won’t be able to stay in B.Pulau if you are from town shifting there.

    yes, I took around 20 – 25 min from Bayan Baru roundabout to Balik Pulau.

    I always take the road passing Equatorial Hotel and Inti to avoid Relau traffic jam.

    The access road to B’worth is definitely better than the one to B. Pulau. I tried 2 roads, Tun Sardon and T. Kumbar way. Both are very hilly. I’d rather pay for the bridge toll.

    Hi all,
    I have consider very long and indepth in this topic, Balik Pulau or Bw/Bm.
    My take is, if future Industrial land will focus on Kulim/BatuKawan/PenangSciencePark, where look like this will happen after Malaysia been rated one of the most save and secure location for FDI. I have considered and already bought a house at the main land.
    I am working in Bayan Lepas FTZ, looking forward the future will be at main land for new setup company. Fyi …. 4 very big MNC is coming to Penang Main land area, more will come after closed down their Thailand site due to flood issue.
    That why i choose Bm/Bw area. Although the town ship is lower they Penang but properties game is no longer mid income level game already, looking for good landed home, Main land is the last choise.
    Orchardia offer RM568K during launching time, build up is 2500++sf without GnG.
    I bought one at Bm/Bw with RM548K during launching time, build up in 3700++sf with GnG.
    It is Orange Villa at Song Ban Kheng Road at BM, so close to AutoCity and consider prime area at Bw/Bm.

    By the way, i am not rep person from Orange Villa, just give my 2 cents of input for those comsider to buy house at Balik Pulau.
    Kulim High Tech Park, Penang Science Park, Batu Kawan are have good accessibility from this new project.
    Btw, Balik Pulau have no good Chinese School, but this project have only 5 minutes drive from Jit Sin Scondary School.
    Just my 2 cents input.

    Personally, I’ll choose the housing area whereby the access road already exist or is in the process of building. To pick something which the access road is “future plan” stands a higher risk.
    Some people may not like G&G as they do not want the security guards to be keeping a close watch at them.
    A few pointers:
    1. Orchadia’s 1st and 2nd level floor is floorboard which require mantainance to prevent ant nest or worse termites.
    2. There are 3 telekom poles if u lookout from the masterbedroom of the showunit.
    3. Other than that, the finishing touches of the house is pretty good.

    Very interesting to know you all:

    i’m not the buyer nor developer of the Orchadia’s.

    I was borned in BP but have moved out 10 years ago from there. 2008 i have bought a new 2ST in BP, you know why? because I knew BP too depth, I don’t want to emphasis how good living in BP, in my mind, BP is a good living area, the most important is very low criminal if compared to BM or sorrounding area, we can see criminal happened day to day published on news paper. i believe this is the most important point for everyone’s family rather than others i.e. easy access, more MNC, shopping center, good Chinese school….

    You may interesting to know why I moved from there?
    same to the question you all rise, easy access to my working area….this is my main concern 10 years ago. But at the end, this is no more the main reason at all since the roads access to BP has been widen and shorten.

    1. Don’t worry about no shopping center in BP because we’re not shopping everyday.
    2. No good Chinese school? it’s depends to our kid and how we develope them…a new international school in Botanica at Air Putih has been built( again, i’m not the new house owner there).

    Low criminal and green environment are the main factors for me to move back…..my two cent.

    Cutting across the hill from Paya Terubong to B. Pulau was done 35 years ago
    and at that time many had thought that in no time B. Pulau will flourished into a
    busy town. All you can see in B.Pulau now had taken a long,long 35 years to
    have a few scattered developments here and there. It’s just a sleepy town.

    To have highway to B.Pulau,don’t ever dream of it. In Georgetown areas,
    still can’t afford to build flyovers and keep on installing traffic lights. A city
    with the most traffic lights and should be accorded in the Guinness Book of record.

    Last time, Green Lane is a jungle area.
    So is PISA area.

    People buy Balik Bulau rather than Butterworth/BM/Simpang Ampat because of ONE reason.
    It is on ISLAND! Island is different, many people still willing to pay crazy money for landed property on island.
    It is not about access road, shopping complex or facilities but it is on island and land is getting very limited on island.

    How about mainland? There are too many houses there, too many new housing areas, too many projects. So many that, people also do not know which one is which one.
    There are to much land. So, property price will not increase. Did house at Juru Heights increase? any buyer?

    For penangites,they should buy around B’worth area, don’t buy property
    in BM, B.Tengah or Juru and kampung areas. B’Worth area should be
    alright.

    Hey, but is it this site is kawasan paya? I heard my relative told me that.
    When i went to BP to eat laksa last weekend, i did saw they stack few feets sand into it. I got advice from my relative that do not buy it.
    So, isit ok or will be like road on the way to Seagate? naikturun naikturun.

    If it so, then is not worth the pricing coz would spend alot for rectification in future. Then who should blame and responsible? Developer atau contractor?
    I doesnt want spend my hardearn money like tat. Pls adv.

    To check the history of the land visually can use Google Earth or Google Maps… Use it to calculate distance.

    Yeah, this area is a swamp land before the contrator dump in sand to create the project area become same level with the main road. Before contractor develop this area, it alway efect by flash flood , that is why they widen the river beside the main road. Anyway not sure after this will have flash flood or not….:X

    Go to view their sample house unit & underground TNB cable. Worth or not worth up to you to decide. They even have phase 2 project after this project but heard only semi-d no terrace units.

    just compare the residential prices to 15 years back…
    BM vs BP- which one appreciated more ?.then this will give you the potential of the land value.

    Haiz…. our satellite image is not the updated one…Moreover, i trust my relative bcoz they stay at Balik Pulau and they know it well. Only that portion of land is swampy.. :(

    1. Usually paya is located beside the river. I am not think tis project is paya.
    2. Seagate is reclaim land and true it is paya land before and seaside.
    3. Usually the developer will warranty 24 months for the house construction issues. Thus, is clear that buyer should refer to developer not contractor. If you not sure can refer to lawyer.
    4. If you so concern abt the swampy land then better dun buy it.

    Balik Pulau is a very good place to stay. Im a property negotiator focusing on Balik Pulau. It is a bit far if you are working at georgetown or tanjung bungah area. Other than that it would take around 30 min to Bayan Lepas, Air Itam or it’s surrounding area. All amenities available. School, international school, buddhist temple, church, orchard, good food, restaurant (kfc), Rapid bus station, hospital, Police HQ, college, chinese school, banks, land office and many more.     I would definitely see Balik Pualu as a new growth center which is developing very fast given the numbers of development over there.Moreover there is no more land over in the North East District of Penang and it is logical that development would move over to the west of the island….where the main urban centre is Balik Pulau.Given the limited supply of land and hence the quantity of houses to be put into the market,Balik Pulau would definitely prove to be promising.
    Given the plans by the state government to make the western part of the island to have more connectivity with the rest of the island,Balik Pulau would pose to take off into greater heights.Buyers should go ahead and invest in houses there before they realise it is too late as the prices keep soaring upwards as land become scarce.

    I do agree with you but how long would it take for a DST to reach 1 million?I think current prices for Balik Pulau DST is about 650K~700K.
    If major developers come into BP within next 3 years, then prices will boom fast.

    I love where I live peaceful, lots of god places and cheap too not many crowds like Tg Bungah good air not polluted and smoky no praying noises like in Tg tokong and Batu ferringhi
