    Good news, after yesterday Lim Guan Eng return back to Penang after the debat with MCA chief, he launched the project of widening Song ban Kheng Road, which will cost the state RM20 Millions.
    This will eb a good news for us. It will take 2 years time, 2014 complete.

    The show house still in construction ma n not completed yet lor, if completed should be got a wall between living room and staircase la…the one i zoom in will be equipped with lift 1, next to it 1 is an actual show unit, i saw got a wall between living room n staircase for show unit 1. hehe.

But it is better we need to bargain with him in a group. Mr Oh said without rebat, RM8K++ buy with Rebat, RM5-6K. I am thinking if we can push the charges to RM4K or below. Now, give me whoever want to participant in my time. I only need to know how many in this forum group, so that i can talk to Mr Oh with this number. Do not need to know your actual units. When Mr Oh call you to sign the load letter, you need to tell him you are from this group.Let start here, I am No#1 in this group. Pls do not repeat your number. Who is next.

    Are you sure we can get the rebat untill RM5-6k or below 4k if our loan is around rm550k? or you are just kidding here?

    For Orange Villa, developer will free S&P portion but not on loan agreement part. Any ideas on the cost if just on the loan agreement part ?

    Don’t think OrangeVillaGroup can nego with the lawyer, as buyer have to talk to SnP fee waver and have to pay for the loan agreement. (same lawyer).
    If he/she get her own lawyer, he/she have to pay both SnP & Loan Agreement.
    Then this will cost even more.
    Am i right ???

    I couldn’t remember the breakdown of the cost already. You can ask the lawyer to quote you and negotiate from there. Normally, lawyer fee can be reduced quite substantially.

    hey all, i think i am concerned about the license thingy… is orange villa still on track? or is the developer facing any problem?

    in general, I am happy with their offering – price, location, style etc..
    but my only concer is on the license, and when the stamping and SNP will go thru…

    May i know who had signed the SNP?

    I’ve same concerns with u guys but i believe this project still on track lor. From what i know, developer is still waiting the pengarah from housing dept(from KL) to sign this project eh license documents lor, all neccessary documents are prepared except pengarah eh signature nia now…they’re also sending lawyer Oh(from San n Associate) to KL to follow on this case, u know le, goverment eh working styles….lot of red taps n laaaaammmbaaat one la… i hope developer can get the license# within this week la so that lawyer can stamping my SnP lor…

    Did u guys sign SnP liao?

    not sure wor….i guess this may b due to this project is a first project for tah wah group kua…but i think it should b ok cause while waiting for the license, developer also working on the site eh development, i heard they’re planning to do piling tasks starting this week or next week, they plan to start from the house row near pejabat tanah there…

    The project is delayed slightly, completion date is supposed to be 3 qtr of 2013 but it is anticipated ready towards year end, I guess, and not including the OC period yet.

    I pass by jalan betik and also OV site around 9am morning last saturday lor, no flood there la. But i saw some water fill up some part of its adjacent road -> Jalan Tembikai la. i think we have discussed the flood issues before ma, so pls check out the previous previous comments on this matter..anyway dun woli, jalan betik and jalan belimbing are higher then jalan tembikai la…hehe

    Flooding usually caused by nearby developments not the development itself…it will suffer if the neighboring projects do not have sufficient drainage capacity.

    Upstream not doing well, downstream suffer.

    You can’t see whether it will flood at this stage, as most of the surface water now flow into earth drain and seep into earth directly.

    Once it is completed, it is different story. Surface water from buildings’ roof, concrete surfaces and roads surface has no way to flow but only to drain. If the drain is not big enough to store the water, and it is filled up faster than the rate it discharge to outlet, then flood will happen.

    think positively, flood can wash away all dirty stuff and water is a good sign of fortune.
    OV has 3 storey building, we can go up to higher level if serious flood like kota tinggi.
    don’t worry about flood. think about how can you settle your loan ( if you not cash rich fella) in shortest period of time.

    I signed the spa and deed of mutual covenant last Monday. I note from the deed of mutual covenant that we can’t install additional electrical points and can’t install grills, so if that is he case winder how reliable the security is.

    pls remind that the house you bought there is Strata title not individual title, therefore external renovation subject to rules & requlations or it must get approval from developer. For Taman without GnG, it individual title, owner can do whatever they like, but now ( i heard my friend said) must get approval from authority (MPSP) if major renovation.

    sometimes I wonder why we are overly concern of what our neighbour’s renovation will look like. Renovate per your affordability, per your taste. Follow the G&G community rules and if you need to do some exterior renovation, consult management and engage your neighbours. Communicate your intention. Hear other’s concern and evaluate it. Nowadays, kiasu & kiasi mentality plus facebook & smartphone/tablets are doing a big harm to our human social skills. Many rather vent their anger in facebook and blogs. Unbelievable. How can this solve your problem? Engaging your neighbour is very important.

    Ths value of GnG is standardization.
    Anything if you do can affected the ouyt look, will not good. Even if you install grill window, external people still can see why your is different others.

    I would advise you all, always remember what is the actual value of staying GnG.

    Benn, I signed the S&P. The loan documentation fees are rougly as follow:
    (i) Legal Fee : about RM3500+
    (ii)Stamping : Loan amount x 0.5% (RM2750 for RM550,000 loan)
    (iii) Miscellaneous: RM2000
    Items (ii) and (iii) above cannot be negotiated.
    Only item (i) can be reduced, normally 50% discount. I negotiated but only given about 35% discount.
    Count me in to negoatiate with the lawyer. Thanks.

    No, I didnt sign the loan document. The loan agreement will be signed normally after accepting the bank letter of offer. According to banker, we can use other lawyer if the fee is not acceptable to us.

    Palm Villas is still good due to same type of GnG still not many.
    Comming up we will have Orange Villa, the Orange resident, The resident, harmonic resident, tropicale ….. Palm villas will fall apart, if resident still not cooperate, simple reno or extend, or bad looking awning …… if i become jmc next time, we will need to be very strict. Worst case, we ask MPSP come and summon and force dismantle the extetion.

    halo V@gmal.my…i think this is due to nowday hard to find GnG with 3 storey terrace with a roof top garden design at raja uda eh location kua…n if ada pun, the price all around rm600k++ liao..this is cause of land n material n labour eh salary all ki high ma…everyyear got inflation ma ..n the important point is –> like orange vila lor, palm vila also located at a strategic place ma… hehe..

    dun woli, orange vila will be better than palm vila when the time it is completed, this is cause of the inner space of the orange vila(terrace type) will b more wider than palm vila, palm vila eh internal width only 20ft while orange vila is on 22ft…besides orange vila eh house and club house plus swimming pool eh design looks more modern than palm vila lor…

    just heard that no more discounts for new buyer for orange vila now, i believe the price will ki lagi coming April when show house is ready…. sales good is like that lor….haha..btw, i pass by the site yesterday, the progress on the show house very good, can c the roof color liao..it is grey color lor same as what is printed in the brochure lor…the roof color looks nice..haha

    orange vila is an open concept ma..if i not mistaken, the side wall will b around 2-2.5 ft tall nia lor…as far as i know, if ur house is a corner unit, your side corner eh wall will be a hedge fences n not a brick wall fence, same for terrace type unit lor, ur back fence will b a hedge fence too, mgmt will hire gardener to maintain all the hedge fences…i really like this hedge fence concept as our taman will surely looks greenery later on…did u? hahaha…

    About fence wall, we just follow TahWah ori design. If anyone dislike, just dont buy. After buy, pls follow. 2.0-2.5 hedge wall will make you garden look eligent and high class. Palm Villas look very narrow and congested due to too mush wall. Believe me, Orange Villas is an improved version from Palm Villas. Let us monitor how the developer workman-ship now. Feedback if not right.

    Looks good to me if side wall between 2-2.5ft or 3ft, if side wall fencing too height, whole taman will looks pek chek later on… just checked with tah wah, the price for terrace standard unit now is at rm568,800. Not sure they’re planning to increase it to RM592k at this moment or not but definitely the price will ki lagi when show house is ready for viewing later on…may b the price rm592 that showing in their web site is a price when the taman is ready built kua..hehe ….but price ki or not now doesn’t matter la…we buy for own stay 1 ma…but price ki better than price lok laa.that is defintely lor…hahaha..since we already bought it ma…hehe

    for me, i no plan to install lift laa..so if think positive wihout lift there is we can maintain our health lor..everyday needs to climb staircase around 60 steps total all can be a good exercise too ma..haha..

    without lift, if u r fish lover, then u can place acquarium at the lift partition lor…or u can making some interior design n putting some beautiful small kaktus/ plant there too..a lot of things can be decorated at that partition lor..the design will b depend on self like laa..hehe

    Lee, go and see the place and road, think if morning 6.45am school time, 6.50pm after school time ….. you will be jam in front of you garden. may be for another 15 to 20 minutes.     All of you pls go and see only comment here …… it is really less then 20 feet wide not include the longkang ……. if include the longkang, width will sure ly less then 17 feet. If the terrace house visitor part his can at one side, then you only left 12 feet wide and this road will always lnarrow like 1 way street. To me this is serious and make my home no longer a sweet home, as we will suffer and pees off if always jam. believe me.

    my view is u can double check with developer on the width of the road lor..if developer said it is 40ft, then it should b 40ft lor, it cannot suka suka n suddenly turn to 20ft lor or less lor.. ..this is because the road will b under MPSP eh care later on ma..and i believe it will also impact the OC later on too if that road eh width not matching the original plan… rite? hehe…

    pls dun fire lai fire ki…if u r the buyer, then it is good to voice up when u c wrong things here so that we can discuss it over here or brought to developer attention if the comments is a reasonable comments !! …i believe all the buyer here wanted to make orange vila the nice place to stay 1… so any comments on matter bad or good 1 should b ok to be voice up i think …but bottom line all comments should b a reasonable comments lor….hehe

    Last time b4 the housing development there, there are 2 roads leading to the school, both one way and are narrow. I think after the completion of OV, the scenario should be the same, narrow road but one way, one in one out, can’t change much.

    For me, I think i see the “narrow” road leading to orange villa as a concern and actually I knew it before I signed SPA.
    Looking at GNG available in Mainland, i believe Orange Villa is the best for me and I have to take the trade off. We just cant expect everything to be perfect. So I think it is individual buyers’ call. Looking at the road right now, it is not big but i do not know what is the measurement.
    I doubt the developer will do anything on this. And for me, it is a concern, but not a show stopper.

    Still consider whether want to buy Orange Villa or not……today I discuss this narrow road problem with my friend, many of my friends told me if want to buy G&G property better go for Palm Villas although it is 20ft width & 3year old++ house, location very good near to Raja Uda and some more under tunnel going to built through Bagan Ajam to Gurney…..I don’t know WHY Palm Villas is really good as what my friend’s said…..?

    My personal opinion:
    1) Raja Uda and BM – different location. Some people insist they want to stay in Raja Uda, obviously should go for Palm Villa.
    2) Narrow road – entrance to Palm villa is also not so great, just only a normal taman road. i think it is about the same as Orange Villa

    So it depends on what you need and I agree, palm villa is a good GNG, go for it if you insist to stay in Raja Uda and you don’t mind 2nd hse.

    Like my case, I live in Butterworth for whole my life but I prefer new house, and new project in Raja Uda are all very expensive and finally i settle for Orange Villa which i feel is the best option. Best option doesn’t mean it is the best in every aspects but it is the best in my opinion on overall.

    Just my 2cents.

    Wa consider really long time buy or not buy. Lastly, wa visit Palm Wira. Ai yoh, the road inside is so ‘aik’. To compare Ah Pek wa ki ukur, 26 kaki, from home to home. No place for ah Pek plant flower pun. Oren Vila I got ask….24 kaki niah. 3.5 story, wa so high and opposite 24 kaki another high high home. Ah Pek think it will very pek lah when finish.     this is bo pien eh… who ask orange vila n palm vila located in golden n strategic area… gloden n strategic area every inchi of land is like gold n berlian la….unless u go buy hulu hulu eh area lor…i’ll sure u will get wider n bigger road if u buy hulu hulu tourhouse at those hulu hulu eh ocation lor… like jawi or nibong tebal or machang bubuk lor……haha…

    So ham lok ki..go n buy orange vila…u won’t regret 1 as location + price + this is a new house are the utmost important points to consider if u plan to buy for own stay lor…orange vila oso near to school – beng teik, zhio kwang, it sin n BM high school..it also near to sri rambai pasar, near to sri rambai/jalan tembikai eh shop lots n gemilang jaya eh shop lots..it is not far to access Jusco or BM city hall(future development) …..so this is an opps now..kar kar ki buy…..if u think n think n no action now, later when u want to buy it n manacai orange vila eh house price ki lagi then how lam liao…hehe..

    Wa just cakap kisah benar. Go n mehsure how long is the road in front of u puny homelah. At lease 30″ lah…hehe…..24″ with no buffer zone. Tanam jagung pun can not…3.5 story face 3.5 story, try think think…..where got hong? Hehe…..only type A can buy lah….somebody call me offer me but must give under table + $$$$….

    Tanpek,…….. you this type of person better don’t buy now wait till type A house complected,if loo rasa ada hong baru loo buy lor….. if expensive also never mine ma…..
    as long as loo puas hati lor…………if you buy now don’t no got hong or not……after complected no hong hong you will am-tenh liao lor…….hehe…

    沿着路牌前进,每栋每户都没有篱笆的隔绝,天仿佛高了,地又好似宽阔了。没有一个个的格子将社区的屋子框架起来,整个社区变得绿色起来了……恍如坠入美式电影的世界,每一栋建筑都是一方艺术,美不胜收。
    没试过到这样的高级住宅区,夜晚,美丽的街灯照亮了社区的美容,白天,一切的美感都尽收眼帘,徐志摩曾经说过“大就是美”……是的,只要大,且有序,简单就很美了.

    You know la…. some people buy several house for investment they just put vacant for 2 0r 3 years and than sell for high price……it is normal ma……..nothing due to feng shui and lak sam thing ma…………

    Never tried staying into such a high class residential community, at night, the beautiful street lights illuminate the beauty of the community, during the day, all beautiful scenery captured into the eyes, Hsu Chih-mo once said that “big is beautiful” … Yes, as long as large, plus neat n orderly, simple is always beautiful.”
