………… Really lousy developer (Oriental Max). They use common red brick to built the interlock paver. I work in construction site more than 20 year. This is the first time i saw in the construction site the developer use common brick to replaced interlock paver. Interlock paver is 10 time stronger than common brick, 4 times expensive than common brick & much, much look nice than common red brick. The more Important reason is interlock paver maintenance free. interlock paver is stone. Please go to visit Central Way 1, you will panic. Central Way 2 & others Oriental max project will use same material if purchaser keep silence.
SongBangKheng Road is the up coming hot area in Seberang Jaya area. Pls grab it before it boom !!

Actually when we purchase the property it includes the backyard garden, we paid for it in the price. But now it seems to look like common property for all without the hedge or fencing. If so are we allowed to put potted plants or plant fruit trees in our garden?

I agree on the uniformity of the fencing. afterall it is our own property. If it is intended to be common property the price of the land should not be included in the sale of property.
however it is very difficult to control the fencing for each and every unit…the look, budget, the necessity….so the developer should have done something before handling over to avoid misunderstanding among the neighbours

When can OV get the OC?
I will never get OC because someone is complaining the small river beside OV. I will not treated properly andthe river bank is just soil. Heavy rain fall will cause soil erotion. Someone is now launching a serious complain to MPSP Chief Engineer (En. Kamaruddin Che Lah), Lawyer, Architect, & YB Chong Eng now. Need more support from other buyer to puch contractor to look fix the river.

Developer wouldn’t consider to strengthen the river lah, this cost a lot extra expences, they will just ask engineer sent a letter to MPSP & certify that the condition is good in this 2 years (warranty period).

Cannot wait 2 years,my house will crack and sink already. We will see the Ketua Jurutera this week to hilight this issue.
En. Kamaruddin didn’t involve anything about river, you already complain to wrong person, he just involve sewer work only. You must sent complain letter to JPS & JKR. Complain to wrong person mean he won’t solve you problem because this not his job.

From the Bukit Residence site, actually can see the river clearly. No wonder the worry.
It appears just outside OV fencing walls and pre-exist but if flooded, images spoilt.
Just wonder, who is to responsible or volunteer to upgrade it, MPSP, Jab Pengairan dan Saliran PP, JKR, developers (TW/OV, TI/BR), etc ?
I remembered last time, Sungai Rambai portion in front of Taman Desa Nagamas, near the mini roundabout was deepen, widen, upgraded by Belleview just to protect their project at that time. But, I don’t know whether it was done due to part of the conditions for project license approval or not.
So, OV and BR buyers, you know what to do lah.

Letters are drafting now. Kind of busy …. stay tune. I will post it on OV Purchaser Club Facebook Forum.
In fact, the MPSP office (Jabatan Kejuruteraan) encourage me to file complain in order to hold developer responsibility to fix the river bank threat. They say most people dont care this and after sometime, when the problem happen (river bank erosion happened), MPSP have to soft the problem. It is good the purchaser file the complain new, then MPSP could hold the OC issuence and force the developer to fix the problem. I am OK to receive OC later date after the river bank problem fix.
In fact, we are not sure the river originally there or created by developer after land upgrading work. If the river is created by developer, then they will hold bigger responsibility to fix the river bank problem.
The river problem not only may cause erision problem, it will also cause entire Orange Villa undergound water level very close to our house. What will happen next is, very easy cause land settlement and land sinking. What will happen to all our house next ? You all will know. Need support from more from you all.

did Tah Wah state on SNP that they will do backyard fencing? You need to refer to SNP and not verbal promise or brochure.
Lawyer will work according to law. Not to side anyone. If the lawyer does not work impartial, the lawyer will trade off his licence.
Any promise it is good to be documanted, but if developer promise to 100 buyer verbally to buidl the hetch plant, it will be a contract also. Now we hardly meet each other, but we all could write to our lawyer and banker to hold the final 5% payment until developer completed the hetch plant (MUST by 3 feet height as promise by developer) only we release the 5%.
sales girl and sales manager said will have hedge plant in backyard and side house before we sign S&P..no they said no more hedge plant, tah wah wanted to cut cost i guess..felt like getting cheated by them now.

After read all the recent complains from this blog, here is the complain list from unhappy buyer at this moment,
1. Quality of workmanship and louzy materials given.
2. Staircase having safety and quality issue, can shake.
3. Serious cracking walls including internal house walls & external perimeter wall.
4. No hedges plant as boundary for house to house or at the house backyard, developer changed plan now – Backyard boundary is just come with one line of red brick. So funny and this taman will looks very open in future, not only front house open, back of the house also open ! Developer thoughts all the house owner very open mindset ?
5. No RC wall to protect the river bank near this taman.
What else?

we complain not because of open concept, in fact we know that this villa is an open concept before we signed S&P. we complain now is due to developer changing plan without thinking deeply on what will be the consequences to resident there if just to have a line of brick as our house boundary.
before we sign S&P, Tah Wa said there will be 3-3.5ft hedge plant in addition to a line of bricks as house to house boundary as well as at the house backyard, now seems like no more hedge plant there. Tah Wa not keep to their promises, that’s why we complain lah!
we paid money for 10 feet land at our backyard, now Tah Wa plan to just separated it with common area with a line of brick. craxy.our 10 feet land will become common area one day if like that. no hedge plant mean our backyard really “open” now!

750k for a 3.5 storey G&G concept landed property at BM booming area really a good deal and worth to buy. To me, I won’t sell my beloved house at that price. Anyone interested quickly call bullshit to grab it now, you won’t be regret on the decision you make today.
It will be RM800K by end of 2014, RM850K by mid of 2015. This is dedrive from calculation base on the adjacent development and the booming prospect of SongBangKheng Rood and upcoming Capital-Mall invest in Perda Shopping Mall.
