The location of OV is good, no doubt on that. The rest of the issues raising here such as material and workmanship issue can only be know when the vacant time, on whether it will be rectified by TahWah or not later on.
Take Airmas’s Taman Gemilang Permai as an example, the buyer there just realised the issues when they the time they get the house key from Airmas, they plan to unite now to file a compliants letter to Airmas but i think that move is a bit too late already!
We’ve written a long list of compliants & suggestions to TahWah previously, i would suggest you to check with developer on how many of them being rectified as of now before you make a buy call. If TahWah can assure you that they already making lot of improvements on the list that we’d submitted to them, then this is a good buy as developer is listening to customer’s complaints upfront, otherwise if they cannot answer you well, then better think twice before you buy.

all the complaints are real. and the bad attitude of the developer also real. Before you buy, treat you nice. After deal, any complaint just ignore and show face. What the treatment you will get is same as Taman Gemilang Permai by Airmas. you can read it through. Quiet does not mean we are satisfied, we are waiting to take further action once we get our key after oc. Think twice to make sure no regret then…

I”m staying comfortably with parents now, not in hurry to move. For the same price, I would prefer better and newer G&G project.
New GnG project is Villa Lagenda near SBK road, 3 storey Semi-d 1.1m+ and Bunglow is 1.4m+.
Heard rumour sd that Taman Gemilang Permai newly obtained oc for sub-sale is selling at RM1m and above with very bad quality. Seems like Orange Villa is a better bet for more price appreciation in future.
The external fence of this project seem likes will be a simen frence with the 2ft of wire gauze on top of it, can see the fence now separated zhiao kwang primary school and OV. The wire gauze which placed on top of the simen fence making this gated property looks like a jail if look from external, maybe developer wanted to cut the cost on simen and not care OV outlook will becoming like a jail ?
The external fence should be in all simen if wanted to have a classy outlooks, placing a 2 ft wire gauze at the top of the fence really a big mistake, if the gauze rusty or having spider webs in future, this surely will spoil the external looks of OV ! my 2cents 😉

Guys, pls grap it, semi-D RM810K is worth (u can bargain for RM799K). But pls donw take up free maintenance. Ask this seller to direct deduct fromt he selling price.
If you are developer, pls dont give 1 year free maintenance, it will only make the budget not enough to maintain well OV. If you have problem to sell OV left over unit, pls give rebat from selling price. Pls dont give free maintenance. Maintenance management is not selling house, developer is the one selling the house. Either developer or buyer have to pay the maintenance. We are counting, once developer start VP/OC, owner of the house have to start pay maintenance. Developer own those unsold unit, hance, developer have to pay for those unsold unit maintenance free. If developer dare to give free either 1 or 2 years free maintenance charge, then developer better be ready to pay the maintenance to the management account. TW, unfortunately you have a group of very aggressive and experieance buyer. OV Buyer, should we shud we say we are lucky to have this group of experience buyer?
Make sure we make think right on Day#1. The earlier we monitor the account, the better we are.
We must need developer separate:
1) Management Account: Daily expenses, cleaner, maintenance contractor, pool cleaner, security charge
2) Developer Account: Defect rectification, complain due to design issue, hedge plant (management only take over after this hedge plant reach 3.5 feet height as commited, developer bare the cost if the height still low)
If we all dont hilite this and show concern on above to developer, very likely developer will mix all and then end of the day resident committee will fine very hard to break it down.
Developer is not conserving out fund and deposit.
The will use it for all sort of defect rectification. (suppose this is under developer selling cost)

RM550K ? sure will lose. The cheapest type in OV1 was RM548,000, that was for the early bird in beginning of 2012 when this project was first launched.

Why nobody worry and complaint about the entrance to orange villa, so narrow! Imagine if the house owner of that Taman (at entrance to OV) park their car in front of their house.

If you observe the area at song ban kheng road – happening, property near Taman Gemilang go up to 1.1 million, near school, near town, near highway, near AEON, juruautocity, DNP Jessillon, IJM Permatang Santuary also at 600K launching price. If you have capital, pls invest. If you wait, price just up and up.
if you buy a property more than 500K at BM area today, people will say..very expensive.after 3 years when new project launch selling at 800K. people will say, if i know earlier , i should buy 3 years ago…… when economy crisis come, property price at none prime area will get impacted first……if you are owning property at prime area.. most likely you will get small impact compare to none prime area…

house price at mainland & island now extremely high, buy for won stay is ok, buy for investment, think twice, however, property below RM500k still worth to buy for investment in mainland, i personally not go for property over RM800k-RM1m, unless very nice location & for own stay.
Orange Villa is the best GnG in Mainland, as we all owner plan to make it happen. All follow GnG rule, developer enforces the rule during his management for first a few year. This this will e a win win for both Ornage Branding and owner.

I seriously agree with you that for investment, mainland property do not fetch good subsale value. Few of my units at mainland can only be sold off 1 yr later after putting it on Sale whereby my island property manage to be sold off in between 3 to 6 months time after putting it on Sale.

u can try ask developer. But this developer not pay attentions to buyer’s complaints, so the chances should be zero.
i do ask abt the concrete gate at the backyard before.. but it is open gate concept, so it is not allowed..somemore, dont think developer can simply change the design as any changes to the approved layout drawing may need MPSP authority for further approval. anyway, concrete gate not match with GnG concept.. i really hope that all the residences in OV1 can follow the community rule later on.. should look to Palm Villas for the example.. no one build the gate nor simply change design..

然而,由于治安不靖,去年业主入伙后即发生贼徒入屋行窃,造成业主为求自保开始架起围墙,然而却面对发展商以不符条规阻止,在事件上疑有涉及恶势力介入,业主也向槟州首长政治秘书黄伟益求助介入。

也 是丹绒区国会议员的黄伟益,于周一召开的记者会上,在多名业主陪同下为业主的架立围墙行动护航。其中一名业主李艳娟在丈夫陈瑞益陪同下指出,有关计划是于 去年5月入伙,他们在入伙两个月后屋子即遭爆窃,家中多对鞋子及一架扶把楼梯失窃,损失数千令吉。同时,其对面一家尚未入伙,在进行装修的房屋也发生窃 案,承包商的装修工具遭贼徒窃走。无奈下,业主只好架起围墙。
不过,这却遭发展商干扰及指示拆除,装修工程于去年11月开始,惟工人疑面对 私会党徒恐吓而于今年1月停工。而她之后向黄伟益求助,如今该耗资2万8000令吉的工程才于上周近完工。尽管如此,她还是于本月5日接获发展商来信,以 违反双方公共契约(Deed of Mutual covenant)要求她拆除围墙。
对此,黄伟益认为可不理会发展商的指示,尽管发展商 援引内部管理条规(house rules),然而在有关方面不能提供保安造成业主性命财产受威胁下,业主可在不理会条规下采取自保措施。所以,他在李艳娟家中围墙工程于1月停工后协助 对方,使工程最终顺利完成。业主李艳娟提及,相信因为治安不靖,造成一些业主至今不敢迁入。

i guess developer and management will be in the lose side if go to courts for such cases, if not, why ADUN is so confident and saying no need to care on developer instruction? 😉
i think it means if the developer and mgnt do not care abt the the safety and threatening case from outsides, then owners may make a move not to care. but developer and mgnt do hire guards for security and not all the houses being burgled, so i think if to court, not 100% owner can win.. end up may be a compromise and settle outside the court.
anyway, all owners shld know the concept of GnG before staying in..
Hired 4 guards. 2 guards at the security post and 2 perform fulltime petrolling. Management can buy bicycles for them to do petrolling.
Install infra red sensor at all the fencing wall (external one), anyone try the crimb over the wall will be warm and alarm.
Install CCTV to all T junction.
But of cause, it will be better is developer make the wall for all corner unit and semi-D. Else, most likely them will make different fence wall. Will make Orange Villa look rojak and not nice anymore.

i went to palm villa last weekend to pay a visit to my friend who just bought an unit at 900K ( fully renovated with furnish ) unit. so i took my time to walk around the vicinity and i felt the feeling of HOME staying at G&G .

Yes, flood badly. Last Sat the flood happened at 1) in front of the Mahkamah 2) At Kota Permail main road 3) In front of Perda CityMall 4) In front of the Old Billion Supermarket. My vehicle carpet all basah.

if for jalan betik, only minor flood happened in front of mahkamah road due to the river opposite it, cannot cope with the flow in of large amount of sudden water. so if compare to others nearby area which badly hit by flood, jalan betik considered good liao.

depend on your contract with the developer, typically is 36 months deliver after S&P signed, else compensation is neccessary
Now the intermidiate unit price are:
OV1 – 3.5 level – RM 670K ++
OV2 – 2.5 level – RM 680K ++
OG – 2.5 level – RM 680K ++ (OG is Orange Garden)
Those peoples bought OV1/OV2 with RM550 & RM540, have already made on paper RM120K & RM140K. But why OV1 cheaper than OV2 ? The developer is very funny. They wiull face pressure from OV1 purchaser.
OV1 is more worth with. But how can developer sell cheaper for old projects?
Ov1 is bigger and a little extra compare to ov2. All due to timing. Early Bird always enjoy better food.
Inflation loh, all is due to “TIMING” on when you bought the house. Old projects will get cheaper price lah, that’s why people always said house price up every years !

News paper told nest year properties will be up minimum another 7% to 10%. If added GST 6%, may increase another 10%+7%=17%. If OV1 now price RM670K, Next year will be RM670K + 17% = RM780K already. Those senior in this forum, could you give some comment on OV1? Worth or not?
Now a day, BW and VBM start to see a lot of condo coming up. Is the wave arrive BW/BM area?
I agreed that TahWah project are using material good and enough/strong. Very obvious if you visit their show house, you could see the strength of the building. I give you one bad example, Bayu Mutiara in B Tengah & Pamyra in Balik Pulau, the building is very weak and crack everywhere

Stay Bw will have to pay extra cents to travel to Penang bridge, or pay extra time for ferry. Bm have a better town ship planning e.g. Alma, Perda City, Pearl City, Future Batu Kawan. Bw will have a lot of petroleam threat. Judge your self.

Many feedback not Orange Villa 1/2 & Orange Garden will become the best GnG in Bw/Bm area. I think in future those project name started will ‘Orange’ will enjoy a better premium in price and response.

It was supported with below … Very good location, GnG concept, very pretty & modern house design, very solid the material used, very strong structure (look at their car pouch pillar), buyer mainly real resident (won’t by empty/light-off/vacant), located in middle of the 2 Penang Bridge. Feel good that we bought much earlier with the lower price in the market ($ per sf). Proud owner, which phase you bought? OV1 or OV2?
I heard that that will build a mega comercial project, whoch consisted of 4 stars hotel, life-style mall (strip-mall type), hyper-market (yet to know the major tenant, Giant? Mydin?), 2 tower of High-end condo. This location is getting excited now !! Song Bang Kheng Road is flying now !!
Hopefully IKEA can come to BM. Mydia also not bad, but have to make sure traffic and parking lot enough for all visitor.
I have solid infor from internal MPSP office. Yes, IKEA is coming on 2014/15. Location near BM area, but actual location he did not disclose out. Eventually Malaysia will have 3 IKEA, KL, Penang, JB.

The site beside MPSP stadium/swimming pool is for expanded recreation project lah, not IKEA, hotel, hypermarket or condo lah.
Bukit Tengah area is part of Bukit Mertajam (BM) town lah. OV1/2 exact location is at Sg Rambai, Jalan Betek area, inside BM lah.
Just read today Kwong Wah Jit Poh, MPSP will build a mega conventional centre, there. No hotel. But this also good, at list make that place more lifely now.

I don’t like the paint, it look so plain. The two tone (light green n white is so close), hope developer can slightly darken a bit the light green colour and provide some nice lining design on the building. Only can look class. Look at Carrisa Villa from Tambun indah and Jesselton Hill from DNP. The color is very nice and look elegent.
