    the letter from tahwah said maintenance fees will start count from this month(Aug), we cannot get the house key if bank not release $$$$ to them, why we need to pay for August then ? when the time we get key, it will be end of August already.

    Hi, saw they still setup a boot at Pacific Mega Mall last week, does that mean units still available ? Didn’t manage to ask them, too crowded due to lion dance competition and rushed to go back also.
    820K to 830K for subsale ? Wah ! Huh !

    i went to see this taman around 6-6.30pmpm yesterday, i saw some terrace intermediate units already have aircon paiping in their car porch, some already hacked the external wall for kitchen hole and exzos fan hole. i’m wonder if this taman under individual title?

    i just talked to guard saying i wanted to see around, guard let me drive in without taken any of my info. i stop my car at club house and changed swimming cloth and enjoy swimming in the swimming pool, the swimming pool is very beautiful, no guard chase me, may be potential buyer is allowed to feel the water in the swimming i guessed. :)

    i can feel that management a bit slack in controlling the rule of this taman, not even slack in controlling the outside ppls to enter this taman, also slack in controlling the house rules. ( Before i did my survey and go to see this taman myself, i called the sales person and they told me this taman is a strata title anyway).

    just fling PLUS touch & go card inside the car, then guard will open barrier for you. you can drive in & park your car in front of club house, enjoy yourself there. security really slack there. :) i tried few times before. it is working! :)

    i am one of the owner. upon inspection, quite a number of minor defects were found on units with 3700 sqf unit to be honest. But these are all fixable defect and i do not see any problem with it. come and see the unit by yourself. you will feel it’s place to call home ….

    Very quiet place, and close distance to happening area, e.g. Autocity, Aeon Alma, MegaMall, Sunway Carnival. In middle of both Penang Bridge 1&2. Mudah.com ask for 0.9 Million for middle unit. Semi-D now is 1.2 Million.

    Very nice place to live. Better than UDA project, Scarlet Villa & Acaria Villa which cost 0.9 Million. UDA project is located at near very busy road Jalan Baru, Prai. The air not healthy.

    hello.. MPSP rubbish trucks are stationed near seberang jaya..for the riverbank, i went to check the house everytime heavy rain.. no flood at OV..

    No offence. MPSP rubbish trucks and mobile toilet trucks are parked at MPSP compound, can be seen easily from Jalan Betik. Can be seen also from outside Mahkamah. Depending what time you pass by, these trucks are already out to collect rubbish from all over BM area. Trucks are not coming all the way fr S.Jaya. Small river can be seen from Bukit Residence area, Jln Bukit Kechil 1, I think.

    If no tell that is the rubbish track, I alos not realize. It is ok, all kind of car park inside the MPSP compound. This is not an issue. Only concern the small river. Developer not proper treat the river.

    It is under strata title, the owners should not install anything that will affect the outlook without prior approval.

    if u refer to standard deed of mutual agreement for a strata title, the answer is Yes for grill & awning. But i am not sure on car porch’s tiles.

    since developer not straight in protecting the house rules , then better don’t buy it. The house value will not appreciate in future if the outlook of taman becoming “rojak” look later.

    The funny thing is the resident there not complain the developer(Management of the taman until JMC is formed) on not protecting the house rules. :)

    Yes, any changes which modify the outlook need to be complied under conditions stated under deed of mutual covenant, or approval from site management/committee. This includes and not limited to window grill, door grill, main gate and car porch tiles. I believe this is captured under home owner manual as well during keys handover.

    Whether the owners install the grill with prior approval, it’s best to confirm with site management office, which i highly doubt so.

    This was my concern when I considered G&G in Penang. Why paying premier price while developer can not protect buyers in executing the strata title raw.

    Worser when the chap palang developer also promote their project in G&G as selling point.

This kind of uncooperative behavior remain the biggest challenge in maintaining a harmonious community in most GnG and Condo (even luxury condo priced above millions) here, regardless or new or established developer. The management need to be strong and firm in making sure rules are follow, and the resident need to be collaborative to ensure everyone follow the same rules, unfortunately which doesn’t not happened all the time.

    Agreed with @Chocolate’s comment. Developer should protect the house rules. For grill & awning, developer should ensure same design/style/color is installed by resident if they plan to amend the house rule on grill & awning stuff. What for to have a strata tile if resident can do whatever they want but developer just close one eye on it? May be developer also support resident to break the house rules? if this is true, then jia lat liao, pity and unfair to those resident who follow tight on the house rule!

    Palm Villas in B’worth completed in 2009 is selling around RM 700k only.

    For investment, BM is currently developing, raja uda will be in a very strategic location after the undersea tunnel link to penang is ready.

    Well, I am not comparing, just stating some reasons where people will consider the area.

    Your tone can be better / friendlier to promote better discussion in the forum.

    Bridge doesnt mean price will soar, it provide better access. Nevertheless, one cant deny the second bridge did bring a difference to the area. If the underwater tunnel is really built, it will be more interesting as it connect directly to a prime area in island.

    In my humble opinion, I do prefer butterworth area which is why i got my properties there but at the same time, i do understand why people will buy BM area.

    All OV residents, pls check it out and launch complain to Tah Wah Land !
    Pls write to stack holder lawyer to hold the release of final 5% payment to Developer until they rectify all internal and external house defects.
    Developer todays is very arrogant and challenge current purchaser to complain to Tribunal if found not satisfy with their house.

    I also struggle to deal with developer. My house crack have been touch up for more that 10 times by develop, but still cannot fix and crack line reappear. Went to ask them they only say, we never stop repair, pls continue to feedback and we will continue repair. Really bad. Now my lawyer told me, the last resources is to file the defects case to Tribunal Pembeli Rumah on this crack line defect case and complain on developer failed to permanent fix the problem, and we will fix it our self. Lawyer said, very likely we will win the case and Tribunal will instruct Developer to pay you the amount needed to fix all their failure. To us, as least we got back some money from the developer. You only need to pay RM10 only to file in the case to Tribunal.

    Below the step to file to Tribunal:
    Location: Wisma Persekutuan at Kepala Batas, Seberang Perai.

    1) Write all difficult defects to developer/stack holder lawyer/SnP lawyer. Give them 30 days to complete the defect.
    At same time, write another 1 letter to stack holder lawyer to instruct him NOT to release the final 5% to developer. (actual 2.5% after 8 months CCC).

    2) After 30 days, write again all difficult defects to developer. Give them final 15 days to complete the defect. Or else, you will get own contractor to fix the defects. Pls get you contractor to quote you the price for all repairing works. (You can ask you own contractor to quota higher). At same time, write 2nd letter to stack holder lawyer to re-assure him not to release final 5% money to developer.

    3) After 15 days, you can file all relevant document to Tribunal Pembeli Rumah and Tribunal will call Developer rep (some time could be their director) and you to attend hearing. At the same time, Tribunal may same some one to check and visit you house/defect location. During Tribunal hearing time, pls get back the key from developer and lock your house. Some time Bad developer will quickly touch-up your house a days before the officer from Tribunal visit.

    4) The entire process will take not more than 4 months, for Tribunal to make decision. If you did not reno you house at all, very likely you will win the case. Even if you have reno, if the defect is totally not related to you reno location, you still can win the case.

    Lastly, I think OV1 have severe defect / crack issue. All OV1 purchaser need to team up and launch complain to developer. Already start to have a few purchase wrote to stack holder to instruct not to release the 5% Stack Holder fund. We all need to force developer to have a permanent fix to OV1 crack issue and defects issue.

    I am urge and encourage all OV1 purchase. Pls wrote to you stack holder lawyer to instruct NOT to RELEASE the final 5% of you stack holder fund to Tah Wah, until TW rectify all the comment defects. Pls do so as all internal and external defect are come from out fund/money.
    Internal Defect – You Own Pocket
    External Defect – Our Monthly Maintenance Fee (Also our own money)

    If we don’t do it right today, future OV committee member will be suffering to upkeep the substandard quality of OV1.

    if your friend is really innocent and too much complaint. He/She may seeks consultation from lawyer or head to tribunal and tell them he is getting lawyer letter due to over demanding.

    KK, I have similar frustration when complaining defects. Wall crack cannot be solved and Tw keep on drag me day by day. Drag never mind by problem is the crack line reoccurred. This is a big problem to all our house. I believe you house will have it also. If you have reno on it, then your volunteer on this crack wall will be void. I think we all should consider to file it Tribunal and on-hold the 5% final payment from lawyer. KK, pls try it you will know. Pls walk to any of the house you will see crack every where.

    Eventually Kementerian will still channel you back to Tribunal. Pls don’t waste your time to Kementerian. But you can do it in parallel. Hold the 5% final payment is the best way.

    You Are partially right. Warranty will be voided if your defect is the area where you renovated in a fair manner. Developer has to show proof in scientific manner if renovation cause the defect.For instance renovation in ground floor but the defect you log at rooftop. Alternatively you can’t claim defect from developer when defect is caused by your contractor during renovation. For instance again, broken floor tile that induced by your contractor. Play with fair if you want a solution. Sorry I am not a troy but a person who in the fair stand point.

If the cracked was sho sho serious and beyong repairable by developer, why still complained when u can take to the proper channel. Do u know that when u complained too much, sometimes it can be a nuisance and annoying for others, please be considerate la….

    performance metric of a project or company is good tracking mechanism.
    Some company set case of complain, resolve on time , customer satisfaction as performance metric. These metrics is review periodically by management. any metric that not meeting the target, the owner will need to explain why it wasn’t meet and provide the plan to bring the metric back on track. With all these metric, a person and company performance can be monitored.

    crack on wall still occur although developer retify it is due to 2 reason.
    1. Contractor didn’t put exmet on every 4 coarse of brick work done – can solve if hacked off the wall & rebuilt new wall.
    2. Structure work not properly done or design false – cannot solve, only wait & see the settlement come out time after time.

    This Gated/Guarded residential scheme, is considered a well manage residential housing projects. Good MC and committee members.

    In 5 years experiencing living in here, only gain a restful loving living style for beginning of first 3 years. That time when you walk in the back lane can see a greenness in your eye and feel freshness. Now day everything was disappeared in your heart and just only take it as memoir. Beside that water pressure issue starting to rise up when over half of occupier in here, water pressure keep going to drop and facing in low water pressure situation. Incoming water is very slow and sometime none water at all especially during peak hour or holiday season. As a resident very difficult to encounter this issue because too many obstruction.
