    Just remember that there are recycle center & kerin botol around SR, I wonder is the road still remain that “wide”? cause more houses and premises are going to build around there, the surounding area & traffic at there will become crowded, just imagine, most of the apartment or condo are having 2 car parks nowaday, what would it be if every family is having 2 cars?

    yea, confirm they not yet get ADPL, so impossible to stamp the SnP and they need to open and HDA account and get the HDA agreement before they can start build, their license end at 2017 mean they can delay 2 more years to build no problem…

    Headache…. PBB has dropped this project, HLB quotas full.

    Out of no way, i called up my bank agent and she told me this bad news!!! And no GSD people calls me up to inform me on this nor chasing me to get a new loan!! What is going on?

    Shall i proceed with this purchase or not?

    If the project is keep on delay, I wonder the housing material for construction will get increase or not? Cause recently, the price for simen is also increase, what I am really worry is the quatlity of the building later on due to the price that we got during lauching is before increment of the simen price.

    The material price increase will be developer problem. Dun worry. They need to give the material as what stated in SnP. Did you check the material used b4 sign SnP? Are they using red brick or sand cement brick?

    Developer problem = buyer problem la aduih… SnP stated very general geh, they will use brick instead of sand brick or red brick, i believe they not even dare to emphasize on swimming pool size, car park size and others facilities. They will try to state it in very general like swimming pool, car park but not specific. They know play tactic one. Only famous developer dare to specific write out those thing.

    There is no point for us to make an argument now, we just wait and hear from those that signed the snp, the snp should get for stamping once the ADPL approved, let us see for how long the developer will delay for the stamping, hopefully, there are no more excuse that waiting for this and that? Cause the issue in between bank and them is no related to the signing of snp.

Cause the issue in between bank and them is no related to the signing of snp.

    They so early call for signing SnP just to hold our downpayment, in fact they not even get their permit. WTH~ Then create 2 agreements for us until so many problems come out. I feel not fair when i saw my fren with 1 agreement. Same project with 2 standards like I am not paying them enough money

    This project is cheap if comparing to the rest of new project…… but if the developer run away then “cheap’ is meaningless. Dont you agree? The rest of project need to pay extra but these are GOOD FINACIAL developer like SETIA….IJM….

    i believe in this project and developer… if we give up now u might save back rm5k if u hold u might gain or loss more… but if this developer give up halfway they are losing by MILLION AND MILLION compare to when project complete.. why said so, nowadays bank release money not like lastime(total release) now by completion%.. so if u are developer will u run ~

    They want take the money 1st once the car park done. Think about it, if they finished 6 levels of car parks then run away. U oso canot do anything because bank release all carpark money $25k each to them adi. They have earned alot with only carpark completion

    There are only 320 units if i’m right, each unit come with 2 car parks. max 640 car park. Also no more than 50% units sign 2 agreement. Why1000 car parks?

    haha, seem a wrong timing to pop out my question here.
    I know is sensitive to ask so … but I am looking for new house. Bank aly approved my load based on type A unit, but unluckly all unit has been sold out.
    I checked with sales office, get to know that someone would like to withdrew from this project. Instead of pay for penalty, we could do it on the sly :)

    Really curious, with no house to purchase, but still can get approver from bank, do you think bank can simply approved the loan with no property on hand? Unless you borrow from ah long lo.

    as completion means.. once touch your level only bank start release your money.. so carpark agreement is for those above 18th to bare as what lower floor buyer been surving interest.. and 50k >20k issue guess is bcoz of avoidin higher tax from S&P stated amount..

    i also signed up the SPA today, according to that gsd sales girl…they already got the Advertising Permit (AP) and Developer License (DL). Hopefully everything is truth and more good news coming…

    Housing and building developers are required to apply to the Ministry of Housing and Local Government for the developer’s license, advertising permit, and sales and purchase (S&P) agreement.

    I did checked through the supplementary agreement, it;s about the upgrading items such as from cement floor changed to tiles, door/windows and etc….and they informed they’re in progress allocate the car park lots and asked me to call in on next Monday to check with Jasmine.

    I saw Summerton project moving quite fast now. Also, still saw the machine running at about 9pm for Golden triangle project. I’m quite positive and just depend on when they stamp the SnP agreement and start the SR project.

    RHB is better, i got RM50 waiver if i withdrawn extra money from my loan account. Also, they will adjust the interest from -2.4 to 0 only if you not pay the installment 3months period. HL agent services not good. I had no idea why PBB rejected the offer, but i did get the offer somewhere on end of June.

    There is not much choice u can choose…….right now i forseen you’re only can apply for RHB since HLB quota already full, and if your unit is above 18th floor then maybe can go for MBB.

    hmm…, really curious, can I know the stamping for spa is for property or car park?

    If for both of them, I am sure MBB shall contact me now, cause all the while MBB are stiil struggling with the 2 agreement issue, cause the car park lot not yet settle.

    If the car park lot issue not yet settle, can the spa for car park get stamp? With no stamping for car park agreement, how can the pilling begin?

    So far, MBB still not yet contact me, have anyone already get the loan from MBB for 2 loan agreement?

    I hv a feeling dev financial is not strong lo. I live near golden triangle. Before the Sierra residence 2 car park issue resolve, the golden triangle construction is almost grounded. Now it starts construction again after bank release money from Sierra residence? The 2 agreement in SR somehow give me this feeling.

    @ WTH n @ achy : fully agree with u. Lim from HLB really provide bad service! I was applying my loan thru him at 1st n he make me wait for 3mth!! Told me my loan sure approve n dont worry, can go ahead to sign the SnP 1st.. Luckily i make my last call to him n force him to say out! That time he told me HLB quota is ful! This si gi na really makes my world upside down! 1st time buying hse n he giving me this bad experiance. At last i apply RHB loan n it takes only 10days to approve!! Phew~

    I sent 4 applications to mayb, hlb, RHB & pbb at the same date. pbb&rhb approved my loan in 7days. Mayb call me and ask whether I can wait or not due to 2 agreement issue after 2wks. I didn’t get any updates about 2months and he insisted want to get loan for me without special offer. Then no call until today.hehe

    @ WTH : Never come across my mind tat i hv to apply for so many bank – on safe side. For me the doc is like PnC and he was so convincing or my non-experiance in this matter. Resting my mind at peace and concentrate on my work as i knw i need more $ for the hse. Days pass, weeks pass and mthS pass! Starting to feel cold sweat! Where got such irresponsible person like him and i hv to mention.. everytime i am the 1 tat call him! End up with HLB ful quota – just like u say “he still insist on the loan without special offer”. Thanks to him for tat fruity experiance, or should i say NIGHTMARE!

    Hi ALL,
    I just called up BP Ang & Tan lawyer (Ping Ping), accordingly to her…our cheque and SnP doc was sent to GSD for signature and they(GSD) should return it for them(lawyer) by this week.
    Once the lawyer receive the document then will send out for stamping, we should expected to get our SnP copy by 1-2 weeks later. stay tuned.

    BLR -2.45% p.a for next following 24months

    for those who can’t afford to take risk of coz buy subsale house is the safer way to own a house…but bear in mind..i dun see any sub-sale unit which is 1000sqf & freehold title are selling abt 330psf now..
    And if economic crisis coming subsale buyer or new house buyer will also facing same trouble IF they lost have lost their job…right?

    if not mistaken, once bank released the money for developer then we’re starting to pay the interest d….you may refer back your SNP copy on how bank release the money to developer…they have a list of table there..
    i’m waiting for the stamped SNP copy to read more in details.

    Probably the car park will be completed very fast and developer getting RM50k for the carpark (for 2 agreements buyer). Then the construction may slow down while you serving the interest for your RM50k carparks.

    Talked with rhb couple days ago. Finished the carpark assigned for your unit. Released rm 95k for those come with 2 agreements. Once your unit completed, they will release full payment and you need to pay min full interest. So those bought lower unit actually need to bear more interests if not paying full installment. The agreement tight with 3yrs commitment and the first day will count after they made the first release.

    Thanks for the info sharing.

    Just get the latest info from legal advice, Sierra buyer shall need to pay for both property & carpark installment once the construction for Indah Water and longkang project is started, that is about 10% from your loan, which mean 10% from property loan & 10% from car park loan.

    So, it’s mean that both of the loans will be pay at the same time, you will receive both statement together at the same time from GSDLand for loan release from bank, which mean even you are at high floor, bank still need to release the $ for other facilities that need to build and you shall start to pay for your installment.

    By the way, can I know for how many type of agreements have you signed during snp signing? and how many copies in every agreement? (e.g. 1 set for legal advice, 1 set for banker, 1 set for developer & etc.)

    You try not to keep the document of your interest payment during construction and see..see whether government will just tax the selling price difference of ( selling price – SnP price), or you expect the income tax department accountant will automatic do the calculation to exclude interest payment for you???     is to reduce our tax la the loan interest… is one of the benefit to reduce tax when we get bank property loan in the 1st 3 years starting from when we pay our loan. No impact much, you give zakat is more impact… :)
