I pass gsd office this morning saw a lot of Bangladesh and indon queue up and sleep there about 30-40 people there, 3 row of chair there almost full

They not q for ppl, but plan to sell their seat when the real buyer come. if all buyers does not want to buy the seat from them. they can’t do anything because they do not have money to buy it.now the number 41 will become number 1 after removed all the 40ppls q today.

3 row fully occupied means 60 people already waiting there. Most of them hunting for 900 sqf which is very reasonable price around this area. Now 2nd house with 900sqf also people want to sell for 290k. My opinion it is really worth to buy this project.
This is the first time I am interested in buying house n log in forum. Is it normal usually we will get so many negative comments or this is extra-ordinary case? If it is true then this is really scary for me to invest with such high risk. Seems like we know this is at risk yet we are still trying to bluff ourselves n hope for the other way round.
One more question, how long the GSD land office have been in D’plazza already? The office looks very small for me. When things go wrong, will they overnite, run away? Why there’s no details of the company profile n the investors names?

the developer is risky lah, the golden triangle is so slow, target complete on 2016 i think, and this project target 2018. i think they hire their own construction worker to queue up for marketing, at the same time, sell seats to earn money
the developer is trying to take advantage from buyer… after booking, if you decided not to buy the unit before sign s&p, u can only take back 90% deposit only… i guess the developer has cash flow problem, so they came out with this rule.

toilet in middle of house is bad for feng shui? I think this depend individual lah, some more if u really staying inside this kind of house, there is always a ‘solution’ to correct it… dont make other ppl to confuse.
There are few concern you need consider about this project
1. The location is so far in. Almost 1 KM.
2. Small and Narrow Road – Imagine there are 2 completed projects by Koperasi Tunas Muda
, 2 on going projects , Zan Pavaillion, 1 army housing, lots of landed property. Almost coming to 1000 units sharing that small and narrow road. worst thing is, it is located at the very last. If you try to exit using Relau, that road very congested (8-9am & 6-8pm), if you use Hope Children, you have to share road with almost 1000 units (provided most of it is occupied).
3. The developer is so slow in construction, 31 floors, at least by 2016 only OC could only be otained.
4. Interest on your own – Developer is not strong in cash flow
5. RM 500 forfeited – if you can’t get a loan and wanna let go
6. Rental Investment purposes? wanna rent out or doing sub-sale? how much you wanna rent out? Lavendar from Koperasi (located further front is only ~RM 150k for 700sq.ft. you could rent out RM 600. how much you wanna rent out for property more than RM 280k? got people wanna rent or not?
7.Subsale? Talk to those property agent, see the sub-sale rate in Penang? even transaction is made, is most of them occupied or to boost up the pricing for personal gain only?
Think before you commit with this project!

You do the best, god do the rest. Why so concern about people queue in there. On the launching day, just walk in and buy the unit which suitable for you, if don’t have just leave it and wait for the coming project. Since the salegirl said the company has a lot of land around there.

My friend taught me in order to check if the developer have sound financial backing is to ask for bank panel. If the bank have many bank panels and with foreign bank like HSBS/Citibank the better. Means no worry of cash flow.

support ! dun buy from Q ppl…, the layout of SR not good, there is no any early bird package, plus the location is in “kampung” area, why we need to spend the $ to buy the Q number ? here is my experience, while TGT 1st launching, the early bird package only RM238psf plus no need the booking fee, that’s why a lot of ppl go n booking, i saw one of the family book 3 units. At the end, are them will sign the SnP for all 3 units ? i dun think so. If they drop, what will happen ? the developer will increase the price and sell to us again, so this will causing those ppl really need a house to buy with high price. I’m one of the victim. to all, pls said no to those greedy ppl…

Anyone want to pool money together and buy a piece of land, then start to sell units. Start as low as RM200k, to get the queue going.. and we can easily earn cash by asking undertable money for queues, units, etc.

i just past by the GSDLand office just now. today did not capture photo. the so called 100 ++ ppl queuing till second tent was a hoax. all i could see is majority of the chair in first tent is occupied by either human or ppl putting their bags to reserve that chair. still left like few spots on first tent. rough estimate like add 10-20 on top of ytdy scene only. i wonders out of all that is queuing, how many actually is genuine buyer, how many just wan rake queue money.
the most at there now is no more than 50

For those who are considering the project, bear in mind that even if you are the first in the queue, all those good units in your mind already taken by internal ppl before launching. Don’t be surprise if you see only the not so good units and more expensive units. You need to think of Plan B because you might come across the situation that you have already queued for few days and have to decide to either take up those “so so” units. It’s people mindset to simply sapu 1 unit after all the long queues. Just to share my experience queuing up for Summerton few months back.
I agree with you, if we were to divide the price by per square feet. Although the philosophy is right, we do need to consider another rule ie never invest something which can tie yourself down. You can’t predict the economy & job security, do not end yourself up in debt if it’s not within your affordable range. If you are rich then yes, I would apply the strategy of far sighted investment. Too bad we’re just the monthly salary employee & not the business man.

everyone is being silly…there are lots of condo which is affordable…..900sf selling for 280K with crappy layout is ridiculous. The unit has no balcony, no wet kitchen or drying area. Kitchen share area with dining/living room and kitchen have no window, hence all the smell from cooking wil be shared by those in living room and dining room. Other affordable condo is University Heights (opp USM), friend bought mid of the year for RM300K only, high floor. Got others such as Villa Mas, Bukit Dumbar Permai, etc….all these are condo with facilities in better location within the 300K (+) price range. Y go to Relau, wait for 4 years, queue for a crappy layout????
Just now i saw a lot of place is booked by helmet, book, clothes, bottles, by the ppl are not around.
I would suggest for those are really willing to buy and Q tonight, let’s go to throw all the rubbish away and replace them. Not fair to those Q for 2-3 days earlier.

1. Developer have no track record.
2. No completed project by the developer….how is the quality/workmanship
3. Is is possible for the develop to go burst???…..you never know.
4. Will the project completed in the stipulated time or there will be delay???
5. How is the financial background of the developer??? No one know.
6. Y pay the deposit to the lawyers instead to the company….i dont know for what reason
7. No bank panels…..mean getting loan might be a problem or bank hv no confident on the developer.
8. Narrow road/traffics…i believe this is not important….where else in penang not jam during peak hours
9. Many more projects will be lauch next year….by many established developers…no worry is the project will stop half way
10. Next year many predicts going to see a very deep slow down on the economy…let’s wait n see.

1. Affordable price range for 900sqft/1000sqft
2. 2 car park
3. Free hold
4. Reasonable maintenance fee 0.15sen.

for your information this project is still not yet approve by the government so that your booking fee will be take care by lawyer firm name Saif Ariff & Rohaizat. After sign S&P you all need to start to pay installment for your own unit

just a little suggestion for the developer, i think they should START the construction atleast 20~30% , if not, i’ll not place my booking for this anonymous developre which took more than 2 years and cant even complete their pilling on TGT!

TGT and SR are different title. SR is residential title, they must complete it within 36months upon stamping of our S&P. Tat’s what I being told though…

When they launch TGT time, this developer told me it is residential title. Same thing happen in Sierra, they also told me is residential title. But how to make it at the same land with 2 different title because there are commercial lot at ground floor? I am really “respected” this kind of developer.
that’s the trick……3 yrs count from SnP stamping date….they can ask u to sign the SnP, take your hardearn 10% cash, then only send to stamping 1.5 yrs later…..so u ended up getting the unit about 3 + 1.5 = 4.5 yrs…….don’t be so naive that the project can finish in 3 yrs time….take a look at The Golden Triangle……until now do they stamping the SnP yet?

lina, is it tru what u mention? How come developer can do this to the people waiting since tuesday evening!!! So the people Q ing there did not do anything bout this? If was there sure the developer will kena on his face for doing dirty tactics…lol

KS.. that why make sure u guys followup with lawyer after sign the s&P. Make sure they give u one set copy S&P with stamping date within 1 or 2week. Before sign S&P make sure talk to lawyer ur condition… don’t buta buta go and sign..lol

TGT buyer already got back their stamped S&P. If you ever browse penang apartment, then you will know when they paid their 10% downpayment and when they get back S&P.
as of 11.00 type b left Floor 31-9, 31-13, 13a(14th floor), 7-9. I gave up, not even getting my number yet, all got number one really qued for 3 days liao
got me a unit finally queq for 3 days.. worth de! type a corner unit..

thx guys.. i got a corner unit at 18 floor.. actually i do consider alot before i queq up for scd day but realising that those others that quep are mostly engineer and high class employee so guess these guys sure do more research then i do regarding the finance problem of the developer, bad floor plan and whatsover..
so since they high class oso can take risk why we cant? and latest news i got from other developer is GSD rich..
engineer not so high class only, those businessman should be the high class ppl… Engineer just makan gaji only high class until where?? Only RHB, Ambank, hong leong bank and Affinbank is their panel bank…mmmm
