The final package will be out tomorrow. i suggest you go to GSD land office to check out tomorrow regarding the S&P legal fee/stamp duty and interest during construction. Starting price is RM280k with 2 single carpark. Schedule mid of next year to sign S&P doc and take 3 years to complete. Next friday 23/12 will only open for booking. Everything will be same as golden triangle:)

Just to share my experience. I queued up to book for their Golden Triangle when their last block launched. That time they had free back to back car park for 1st 80 buyers. The first person started queuing 1 day before around 3:00pm. I reached there about 9:00pm, and already got more than 80 people in queue. There were some foreigners who were hired to queue, while quite a lot were locals as well, and most of us were queued overnight. There were also housing loan agents from a few banks there telling you about their packages. I think the standard units were all sold out by the next day.
Anyway, for comparison purposes, starting prices for units at that time was from about 340k. There were about 180 standard units for sale (non-penthouse & non-duplex units). Sierra starts from 280k, but there are about 400 units. The cheaper price would mean more people (own stay or investors) can afford to buy. But with more units to go around, maybe you all don’t need to queue overnight. You all be the judge. Good luck!

I’m mentioning based on my experience with M tower. At that time was from 290 psqf. For the smallest units at 1165, the starting price was at 340k.
Reason why I used total price instead of price per square foot is because I was comparing affordability, and not the value of the property. With a minimum selling price of 340k, people were already willing to queue the day before, what more this is from 280k.

ppl to Q because of early bird package, but this property not offer any early bird package, plus this property have to start to pay the installment after SnP signed. TGT is offering the payment after construction completed.

One thing you might miss out. On first day launch of tgt, you book unit without placing 5k. Due to this, the queue is so long. Some even bring their whole family and just have to put the name. SR is different as u need to place 5k when u book a unit on the first day launch. If u cancel later, GSD will only refund u 4.5k as rm500 wil deduct as legal fee. Anyway I still agree with u it’s at affordable range so it’s expected will be long queue and I think the “the single arm” Bangla as coordinator wil be there as well
No need to queue la. Bear in mind next year applying loan will base on your net salary (meaning deduct income tax and EPF), then the remaining will be consider as your ‘income’.

Yes, for I-Tower, they didn’t require any booking fee. But for M-Tower, we had to pay booking fee of RM 5k. Each person in queue was only allowed to buy 1 unit.

What a stupid floorplan..No balcony for 900sft and 1000sft. And there is no place for you to dry ur clothes if you’re choosing 900sft layout. When I asked them about this concern, they were saying “we will review”. What kind of answer is this? For the 1182 sft layout, the price significantly went up to 400K+ for high floor. It’s a big no no for such price in such location. The theme 280K is just for those who are planning for laundry services without washing clothes on their own.
More worst, you have to pay installment before completion on minimum 3 years basis. Meaning no guarantee that they will not drag or prolong the completion period. Remember, how many years this developer has to take to complete a project? Not even a track record it has.

I agreed on what you said, Golden triangle launched 2 years ago and now still under pilling stage, wondering when will this be completed? at year 2016 or 2018?? this developer is famous of being slow and never completed any projects yet! despite the layout, the reputation of the developer is very important as this is a risky developer. Before the Info Day, I was the one who is really really 99% wanted to buy with such attractive price n facilities. After receiving multiple feedback, now it makes me think twice coz, gsd is not even a dot com company but just dot com dot my. Furthermore, there’s no Company Profile about it. When established? Who are the investors or directors etc. Some more the deposit is to paid to lawyer as trust fund. If anything happens, seems like no one we can refer. We just pray 2014 economy in good shape, else it’s risky investment i should say.

No need to check this and that..By looking at the floorplan you already knew that this developer is fully taking advantage on current market situation. It doesn’t even hit a basic expectation on what a condo should have. Condo without a balcony is called apartment/flat..somemore 900 sft no plc to dry ur clothes is very stupid…280K onwards theme is just a gimmick. Why launching in a rush? Because when the bubble burst/economic downturn, thr will be no more high margin to slash. They have foreseen it.. Wait and see..there are still many choices ahead in future. im seriously looking for 800 to 900 sqt apt with v balcony, Sierra is at affortable price but no place to drying area. APANi !!!! somemore want to go & Q in the mid 9 and start paying instalment, developer not in a good track to complete project. too risky for our hard earn $$$.

1) Completion time – When? Even no 1 can tell you the signing date of S&P after the downpayment.
2) Layout is suck – Don’t want to mention..pls refer to above comment from others.
3) Location – haiz…no comment.
4) Developer – playing all this kind of dirty trick (change project name, change company name, undertable money….etc) , are u feel confortable to put all your money on them?
Today Hunza propetise had make a project development plan at Bukit Jambul, which going to take 18 months for completion once the approval obtain. 1000 unit of affordable unit will be build for 6.2 hectar land.
At last is your decision to make your choice….is your money, don’t blame if make the wrong move.

Don’t worry, it will not work out for them. I asked GSD, they only accept single purchase per person. One person cannot queue for many people lar.

last time Elite Height ppl queue up 3 days in advance also no see any concern lol… It even come out of newspaper and ppl been interview when they queue there…

if u look closely, can see the green color Tent set up by GSDLand and chair being placed there by GSDLand. instead of doing all this say 1 day b4 the launch, they set up the tent and chair on today. is clear the purpose is to generate some crowds and urgency for ppl not to miss this deal.
