Yes.. the other building is very near to sierra residence. Thought there will be some measurement on the gap between building right? But this one is very close to each other

Haha, i also can simply put a price in mudah. For 1182sqft may be close to this price. Inflation is growing again, household debt is rising further. The economic timer bomb is on the way. However, if you buy what you are affordable, you are still safe from the recession.

Just went to the site, the lvl 23th floor almost finish and 24th structure started. Most likely, the OC will obtained early on 2015 with current progress. Note: Garden Ville project also quite aggressive, almost same lvl to SR even started later. Good job GSD, hope your workmanship not disappointed us.

If you sell below 400k for 1000ft, should still be able to find ready buyer nowadays… beyond 500k is rather tough… anything in between depends on your luck…

My friend check the Skycube with GSD sales office yesterday, the price is now 550++/sqft onward. 500/sqft is no longer available. so 1244 sqft is equal to 680k+ now.

I went to nearby area few days ago. Some white colour painted on wall, window not yet install. ideally, i hope to completed by Dec, OC approval still need 1-2months. I think the OC should be granted on Jan or Feb next year only.

why sell your unit? Where to find condo with 2 car parks and working distance to chinese school at walking distance very soon. Furthermore, it is new township itself. New road along sg relau are in the progress of upgrading into 6 lanes road. It is proper plan area. You will see a modern shops soon. Hi density? Bayan Baru was a satelite city to Georgetown which had a similar concept to Petaling jaya as a satelite city to KL. Unfortunately for the last 20 years, there was no progress of development in Bayan Baru but PJ become a well developed city itself. Now a day, residents who stay in PJ nolonger go to KL for shopping. For last 3 years, plenty of new projects in Bayan Baru has set this area developping into a high popurlation and high density resindential area. How to spot which area is potential appreciation in property?
1) Don’t look back , all history. looking forward where are the housing developers focus and reserved land available. None of the developers launching new projects with reducing selling price. All selling at estimated appreciation price regardless the markets situation. Inflation is key of indicator unless like Japan deflation happen.
2) Population expantion. See where are the area that government or private projected low cost or medium cost housing area. If you spoted that area with lots of medium cost or low cost housing project booming next or not far away from you. Congratulation! Hot economy activites is the key of growing and indirectly demand of the highend property will be increased. Human are moving forward to have better life. improving lifestye is the key of success.
3) Where the infrastucture are improving. Do you see the road is widening or new road is on the way just around the corner? Government projects also an indicator to show that future development is in progress.

GSD land had call the buyer to provide their emergency contact name for the application to TNB. If you are the buyer you should receive the call from them. This is a good news to buyer that a sign of OC soon.
