Received a copy of cancellation letter from bank to lawyer firm, then i called bank, the reason is due to the bank not yet receive the stamped snp copy from lawyer firm. The want to give some pressure to lawyer firm and developer to close the offer. By the way many of us received the letter as well, the offer still valid.
I think RHB is the only bank fund for this project. If RHB cancelled the loan, where else to get loan anymore?
but i call lawyer firm last Thursday, they say already submit it to bank in 2 day before.

I was received a copy of letter from RHB to my lawyer last week, the stamp snp had received by RHB already. My loan now activated and lawyer required to pay the RM300 handling fee.
I have received letter today from developer request bank to pay 2a 10% stage completed. Due is Jan 16. Hope RHB will release the money on time to prevent penalty. Anyone received as same. But this is showing progress of the project.

I have receive the document 3 weeks ago. I have not receive letter from RHB. Can check your loan thing using online banking. You will know when the payment release online.

I was opened a RHB account 2weeks ago, the officer told me there are only Debit card available and ATM card no stock. Annual fee is RM20/yr for debit card and rm8/yr for ATM card. To open a online acc, you need a card. Are you using Debit or ATM card.
I’m confusing with RHB, how come the ATM can be no stock and officer told to walk-in to try my luck to get ATM card. If i’m lucky on the day i walk-in, i will get the ATM card. Worst services as i never have this problem before with my others bank acc. Anyone have same experience?

I have RHB account long time ago, mine is ATM card. I also not sure about the debit or ATM issue. You can call up to RHB HQ and complaint about this issue and ask for ATM card since debit card charge higher and you do not need to use it.

Just received a letter from the law firm requesting for disbursement for sales and purchase agreement and loan documents. Anyone received the same letter requesting for the disbursment? The amount is nearly RM3K. I thought that in the flyers stated that SPA legal fee is absorbed by developer. Can anyone give me some insights or advice as this is my first time buying a property. Thank you.

Low cost will bring large amount of residences. In front of SR could become the main road to connect Relau and Sg Ara if refer to proposed road. This will bring business to ground floor shot lot if this happen. Meanwhile, it bring up the rental rates once more peoples move to here and new market successful built at this area.
I can see that the progress is doing well for SR. Hope this will be prime area in future.

People is the indicator to create new shops, new jobs, education, new business opportunities and so on. If this area sucessfully to attract more peoples, it will create a new market place here. Like peoples like to go QB and Gurney, property price growing up and more and more development process are on going. These place still have large empty land, the cost of development is lower and the infrastructure will be more organise compare saturated area. Also, the property price will grow due to convenience available here. Wet market could here also 😉

This is good sharing. Let aim 2015 will be better tommorow after SR complete built since this is Phase 1 project with all the potential. We have seen the light now compare beginning faced the challenge of the project approval status and developer background. We can see overall project is in progressive include Garden Ville…. Believe GSD project will be people choice next.

The high rises (condo + LMCs) are growing like mushrooms there. The first thing to solve is the traffic problem. If not, this area will be only like another Farlim/Ayer Itam in the making…

For now this place seems lack of convinence to buy food or even shopping like in hypermarket. If any developer is focusing on this issues and try to add on for this kind of development, that will be added value to this area-many people will rushing buying the house in this area.

GSD projects all have shoplots below the apartments. Just wait for it. But so far I do not see the concept (shop lot below) work well. Last time those Pernas projects (Sunnyville, E-Park, N-Park) with shoplots all do not end well & closed shops.

Honestly Tg Tokong also have LMC it just depends how the residents maintain the building. Tell me which location of Penang not over development? Gurney? P.Tikus? If you are wise or experience buyer i guess you know the answer.

I’m sure some people don’t know pasar malam in Kheng tian is a successful story. If u said high end we take Tg Tokong to compare do u think whole Tg Tokong all apartment is nice maintain? If you say yes i guess you are not really know well market properties in PNG. Then i suggest that u should go out other country like HK or Shanghai .

Last week went to developer office for my billing payment & i saw SR is going to level 5, seems like going smoothly . Some of my friends said SR can earn at least 230k but in hands have agent offer for fast sell can get top up 100k but i’m not intend to let go because is not my target price yet haha!

I also bought a unit each at SR and GV, I think we should be able to gain at least 500k for two units after OC. Working in FTZ for 6 years now, not even able to save 100k. Really glad GSDland helps me to achieve my dream sooner than expected.
My agent said max is 630k, Gardens Ville my family also bought 2 units. Hopefully can get at least 200k return.
Don’t be happy too early, guys. There is always a big gap between the so called market value vs banked value. From what I found, bank only provide ~70% on the market value now and loan up to 90% of the 70%. If you think 2~3 years later, buyer can take out 260K cash + Legal fees for 700K condo, then you can sell it with 700K for the profit.
Just share, if anyone have other buyer interested my sister Summerton studio unit we willing to let go at 800k NET because have buyer offered at 700k . Contact me! GSD really can let us make money! Good luck to all!
Sorry Bryan,just want to share with you about properties market in Penang. Do u know now a days Tg Bungah or Tg Tokong landed or condo is almost same sub sales price compare with Sg Ara or B.Baru? The answer is Yes, i did entered my Island Resort when bought at 450k 2 years ago & people comment is silly , at the end last month i sold at 800k. Value is there already. My Regency Height Sg Ara sold at 660k just 1 week released.
Value is depends on buyer profile, if the buyer record is bad no matter how much u sold also can’t get the value. I’m very confidence for both properties i bought here because coming soon SP Setia will launch Relau condo at over 500psf.
Just think bout it , Teluk Kumbar project also selling over 500psf & my brother in law also earned the profit 250k net for the landed. I never worry bout my confidence entered those unit but my advise is over 1.8 mil condo you must think wise. Unless you don’t have enough capital to invest for properties or you never experience to receive your profit from your lawyer when u sold your properties.

If the rental is not good enough, i will use for own stay. If economic crisis came, i will continue to pay the installment even the house price is under my purchased price
Not really sure what you are trying to say. I assume you are saying the subsales price of Tg Bunga and Tg Tokong is the same with Sg Ara and BB for same property type and size, right? So you are saying also SR can sell at the same subsales price with the same size condo in Tg Bunga and Tg Tokong? Like selling SR at 800K, same with your Island Resorts? I have no knowledge about this but I really doubt it.
Well, good to know that you able to sell Regency Height at 660K because in general, the asking price in Mudah is only 600K. Lucky you.
By the way, D’Piazza condo 1100sf is only selling at 450K. If you are so confident that the current market price is 500psf, D’Piazza supposely worth 550K now. You should sapu all the 450K units and make 100K profit instantly. I think many owners willing to sell you at 450K.

Confirmed in newspaper Chung Wah Secondary School will be build beside One Imperior as stated in Kwang Wah newspaper tonite. Besides that, Yik Wah Primary School also will be built. This should be bring the convinience for Relau and Sungai Ara residents.

need advise here, when i bought sierra residences, there are 2 agreements dat i signed up for, 1 is snp and another is supplemental agreement (upgrading and carpark), is this d same case for everyone else ? i was informed that having 2 agreement is bad because if i plan to sell it off, it will not based on the total price of the house, but only the snp price, ill be losing then, sorry if this question has been asked n hope someone can help to explain thanks

Nope, only for unit below level 18 have 2 agreements if i still remember. My unit is 1182sqft also come with 2 agreements. May be the developer need to reduce the taxes to be pay by split both into different categorize. 2nd reason i can think off is they can get a full claim of the car park with higher amount at early stage to maintain their cash flow for those units come with only 1 agreement later on. Sound not fair to those bought the units below lvl 18

I am so unhappy with the Sales executive. I verbally confirmed a unit and told her needed time to prepare the booking fee and have told her to ping me if there is any other buyer. But she never took note of anything and sold it to others. She didn’t even bother to call and inform me. I was so disappointed. I told her i want the unit and asked her to call me to inform if got other buyer.

hi @pj it was 07-09 .. It is a bumi lot… intially the sales girl said available i told her that i will prepare the booking fees… I did remind her 10 times to call me if there were any other buyers..
I never received any calls from anyone.. when i went there last wekk.. They simply answered sold and they bought 3 units at a time… Un believable..
I guess they are simply blocking it to release once the price has hiked.

you should place reservation without booking fees first by filling in the reservation form. the reservation form is for us as buyer to check with bank about our loan eligible capability. upon positive feedback from bank then only you place your booking fees. am the summerton buyer and undergone this procedure as well. i wish to say GSD is the best that i ever dealt.
i was not asked to fill any reservation form on the day … Now left is unit number 13. Is there any issue in getting unit number 13 price at RM355k bumi lot. I wonder why chinese dont get number 13. Please advice as this will help me so much.

There is nothing wrong with a 13 for a Chinese nor an Indian. 13th is taboo in the western world only, no one cares in Malaysia. Frankly, I envy you to have the chance to buy this unit and this price. Its a 1000sf unit, right?
