According in the S&P before OC obtain the developer should deliver a unit with shaded car park. But what happened here is unshaded car par delivered to the buyer and it is very wrong, other than that this unshaded car park not in the building plan previously. Why cant developer provide each unit wit ground and 1st floor car park?

Ya not yet decide to do any reno for the moment..I hold all my plans due to the car park issue. Really not satisfied they way the conduct the balloting its not oni me but most of the outside car park owners. For sure the developer cant do any alterations for the moment coz they re applying for OC. The time OC obtain the developer breach the S&P coz vacant unit must comes wit shaded car park. There re few of us diss on this matter and in the mid of doin something to rectify it.

For those who bought extra car parks (2 car parks), they can choose either to be inside or outside the building, of course price is different. But for those with one car park, I think it will depend on luck during balloting.
KRC- no matter if it is 1/2 carpark or inside / outside, there should be covers.
Otherwise, (1) the condo will look ugly and cheap without cover,

Well, I can say that developer are smart. In 2011, they see the investor market that buys anything they build. So they bought a small land with cheap price. But hundreds on unit on top of the small land. And they earn a lot of money.
But now is 2014. Penang Property grinding to a halt. Almost no subsale buyer in the market. New property launch have problem selling because 60% loan kena reject. This is very scary condition.
Sorry I long story liao. Anyway, long story short. Developer are very smart.

Its not new project. Its subsale. So you need to find out yourself. An example is nice semi-d in Alma which is not flooded (Not Impian etc) in Chinese area only cost RM450k and still can nego. Subsale market is pretty bad right now. Just nego until deal.

the price of property depends on the location. kelisa residence is located in a very good place. the problem is only parking. let them finish with the roof first. semi-d nearby to kelisa residence that is villa primero 658k.

I formerly owned a unit at Prai Inai condo behind malayawata comp. Beautiful facilities, especially swimming pool but deteriorated within months bcos of steel dust and high densed ,lot of foreigners renting. really spoiled. Looking at Kelisa Residensi, its low densed, good location free from steel dust, center of everything.I went in to see a friends unit, good workmanship, small swimming pool is fine…after three months nobody will bother to use. Sky, Depend on what you want.. Every single price you give either reasonable market price or over market value, still will be the buyer there. Only the matter of time we need to wait. I didn’t ask you to sell the under price. (Of course you won’t do it)
Similar to the buyer, there will not buy your properties on subsales price if there much much higher. If they have time to wait, they will go for Primero heights and K Residence for the new unit.
Next door K residence remaining units starting from 450k and above (only corner units left), so 370 ~ 400k sound reasonable for Kelisa Residence.

As I said you can sell on the price Rm450k-Rm500k or more for Kelisa Residence, the number of buyer may be lesser where only from those need the house urgently for staying on this area.
Please buy for staying purpose, don’t purposely purchase for investment. Mainland area not for your investor to destroy and make bubble price like at Penang Island.

Passed by and saw vans dropping female workers there, anyone know if owners there renting out for foreign workers as hostel?… If yes then might not worth to stay… You will need to pay maintainance fees every month but to share facilities with them.. Anyone also noticed it as I could be wrong?

Your committee member should have a meeting before hand over from developer. Did you attend the meeting? You should set the rules to all residents that not allow to rent any group workers(foreigner) to be stayed here. Else, those Lousy/Low class investors will take opportunities to rent their units to them while waiting the price of properties up. Better act fast before the Kelisa residence become Foreigner taman…

Nilai Tahunan Baru = RM 4260.00
Kadar % Baru = 6.00
Cukai Setahun = RM 255.60
I am not sure if this rate is fair and acceptable?
