    Price start from 218k for 1097sf after 15k rebate, 1 car park, free S&P only. Thus rm199/sq ft, at about current market price (excluding Harbour Place). Nearby Kelisa Heights seems in quite high demand previously, current subsale also at rm200/sq ft.

    Location quite unique, not many condo there. Very easy access to PLUS, Pg bridge, BKE (thru Tmn Janggus Jaya), carefour, Tesco, Sunway, Hospital SJ, Chai Leng Park, Raja Uda etc. Some more can view paddy field & vege farms (if still not developed). Though not cheap, I think this project should be alright. Any buyers here?

    The 6 unit semi-Ds not open for sale yet. Kelisa Residence’s building plan is still pending approval. If the sales chart is true, about 50% has been booked.

    This project is built on vegetables farm land, I can’t see anything wrong with it. Just that it is near the transmission power lines. Extra car park lot cost RM25k, and it’s only a front & back type like mentioned by YH. Really expensive!

    Hi Akhram, you mean the Semi-D units? I consulted the agent and they have not launched it yet because it takes only 2 years to built it, while the condo takes 3 years. So they are gonna start off with the condo first. I suspect (my own feelings – no prove la) that this semi-d might be compensation for the land owner, anyone thinks so? Also the agent said it might be around 600k.

    So anyone here placed booking for this condo?

    The piece of land behind Carrefour is primed for more developments. The only biggest concern is how near the projects is to the high tension power cables….

    S&P already signed in Nov, developer act very fast. Hope they can complete project fast as well. Discount I think still got, but the price has up already. 1097 is most popular, if want better act fast.

    @pinang, u took so high floor and say u afford small one? 😛 i took the medium one (1300+sq) and low floor.. 3rd floor….

    my loan just approved waiting for S&P. I think many units still available, around 50% only sold. but the developer seems to publicize that more than 65% sold but no idea so far.

    when i bought the starting price for 1097sq was 232k, no idea if that discount of 20k is still available. their website http://kelisaresidence.wordpress.com/ is rarely updated.

    Ambulance usually will not play its siren when it is close to hospital. Anyway, this project is not so close to federal road and highway, should have less noise disturbance.

    Usually.. apartments during its first 3 years will not be occupied fully one. If security is good and you have reinforced it (good grills, alarm, etc) then you have nothing to worry about. Besides, most of the time you’ll be spending inside your unit anyway… :)

    I went for showroom today. Still left about 30% empty; type B lowest price from RM311k 3rd floor, type A from RM343k. There is still 20% discount and 25% for farm view. Is anyone of you know why is the farm view cheaper?

    why i did not take farm view is:
    1) insects may fly in
    2) someone else may just build another conde and block your view/airflow….

    this is my personal thoughts….

    View of the farm is nice & fresh at the moment, but have to take some risk of new high-rise development like rajv said. But, is it true that the farm view cheaper? I thought that if u buy “house view”, u r compulsory to get 2 car parks, so the price is higher. For “farm view”, u only have one car park.

    The farm view has 5k cheaper than house view. Both also entitled to have only 1 car park. Type c left 1 at the highest floor ” farm view”.

    after today sure finish! coz they r doin fair now in Qbay Mall. Sapu 1 unit yesterday before they go for fair. The maintenance fees quite expensive with 14cents psf + 10%, amounting RM240/mth. Pheww…Pray hard they will do a good job for maintenance and security!

    Cheapest for landed in Alma also 400k already. Unless those old terrace house that still facing flood problem. Is that what you mean by add few $k? Mainland now is not mainland in 5 years back already. Mostly Penang island citizen still not knowing this changes and assume mainland housing still having the same pricing in those old days.

    My point is it’s not fair to compare between different location. For this Kelisa Residence, better compare the price with recent launch around S Jaya.

    You are not wrong actually, no need to go so far til Alma/S Ampat and you also can find landed subsale property 1 storey house at Chai Leng park ~250k, 1.5 storey at inderawasih ~300k, DST at Sutera prima/Pauh jaya ~350k. Even if you want cheaper there are Siakap, Lampam, Tenggiri, even 200k can get a DST. However, things are cheap for a reason.

    Which one do you think more worth it? Kelisa Residence or subsale unit of Kelisa Heights? My sister working there plan to get a home around that area. She’s renting at the Desa Sri Jaya now the rental need RM700 for furnished walk up apartment! Not worth it loh..

    For me, I prefer to buy new property for own stay if no rush to move in. I just found out that people are asking for 280-290psf for Kelisa heights now, compared to just 180-200psf one year ago! What’s the latest price for Kelisa Residence anyway?

    Location wise I think K.Res is a bit better with more greens around (but it may be developed later). K.Heights just beside Carrefour & light ind shops, may have many cars and noise around.

    Distance between S.Jaya and Kulim or Alma is almost the same. However, the main point is location not distance here.

    If want to calculate more precisely distance from Kelisa Residence, to Kulim/Lunas border via BKe is ~14.5km; to Alma border Pmtg Sanctuary via Jln Baru/Jln Bkt Minyak is ~15km, via PLUS highway/Jln Bkt Minyak ~17km. So the distance are quite similar.

    I not sure how much Kelisa Residence rental will get, but Kelisa Heights is renting for about RM1k now. What I meant is i think it’s more worth to buy a house there instead of renting it. I saw her neighbour put a notice of selling at RM125k but the rental can fetch up to RM700. Good investment huh?
    That area really have good rental return compare to other area due to the government gave allowance of staying outside of hospital for government servant. They don’t really care about the rental price but rather pay more for the convenience of staying nearer to hospital.

    Passed by and noticed it is building to the 1st floor now. Nowt much unit left.. Type A starts from 358k. The smallest type C left by 1 unit on top floor, next to the lifts. Still free by 1 carpark for all units. downpayment is 3k for type B+C, while 5k for type A.

    Each floor diff by 2k. You can idsregard the rebate. Bottom line, if you still entitled by 90% loan, what you need to pay is either $3k for Type B or type C, while $5k for Type A ($1k upon booking, balance upon loan being approved and you sign those docs).
    For example the selling price is $360k and 90% loan is $36k; You’re required to pay $5k; meaning balance $31k will be rebated/waived.

    Bro Rajv, no installment required… You need to pay just $3k (Type B and C) or $5k (Type A) and that’s it. The $3k or $5k are considered 10% from purchase price, balance $31k has been waived (considered discount). The $20k you mentioned also a discount which you did not need to pay back, right? Or you need to pay that amount in 18 mths?… 😉

    End of last year, you get 20k discount. so if u discount that from your downpayment, example rm300,000 (d/p 30,000) so your downpayment will be 10,000. you pay rm1,000 and balance rm9,000 pay in 18 months installment. but the offer now seems better as your downpayment literally waived!!!

    Hi Rajv & Stranger, I’m sure have few units left. At least there are some with number 14 to 16. Chinese community dislike number “4”, while unit number 16 is Type A and corner lot, price higher than the other 2 types. You may dropby Wisma Pantai to take a look. There is also a unit on top floor (the 1097 sq ft typed) but closed to the lifts, could be bit noisy. Also few units at level 4.

    For those who bought Kelisa Residence for investment, the K Residence might pose a great threat. K Residence probably has lower density, better facility, greater design (base on its artist impression pictures) and probably without the stupid front & back type of carpark space. However, because it was launched earlier, Kelisa Residence purchasers definitely enjoy better price. With current market trend, K Residence’s price is expected to be around RM300psf, compared to Kelisa Residence’s RM200psf when first launched.

    the high tension cable is not that close. If you are very concern about it, you could consider the higher floor since the height of the cable is parallel to the 4th floor-roughly (if I am not mistaken).

    IMO having the cable next to it is an advantage, no other high rise could block your view.

    Last week, when I went to the site around 7.30 pm, I saw many factory buses and van were parked near the T junction (after the shoplots) with factory workers. It was really ‘messy’ and kind of jam there. Wonder if this will happen when Kelisa Residence is ready?

    Noticed that the two-way road in front of Kelisa Residence, the Jalan Kelisa Emas 3, is quite narrow, especially after they built the 6 units of double storey house.
    I have a feeling that after this project completed, plus the neighbor K Residence completed, this narrow two-way road will be very congested. The residents staying at the 6 units double storey house park their car in front of their house, and the residents at the opposite Taman Kelisa Emas terrace house will also park their extra cars at the roadside.

    @lav20 – When we pay for the booking fee, the document clearly show that transfer of title- stamp duty and legal fee is to be pay by us.
    So when we ask the agent, they said that all new buyers has to pay their own. And the free ones are only during promotional period.
