Actually it should have been stated clearly with plan for the allocated car-park
for 2. Secondly, the appointed panel of banks keep releasing the progress
payments without a letter signed by an architect from the authority stating
that the construction has completed to a certain stage and verified the
percentage amount to be released. This letter should be sent to buyers to
notify the purchasers and not sending letters to us demanding additional
payments on interest only.

Wow how can they release payment without certification from the architect with regards to the stage of completion, this is clearly in violation of the S&P that you have signed. You should raised this up with your lawyer and also the bank, cause violation of S&P may make the contract voidable.

In fact every letter for the progress billing from the developer, it always
stated in the letter that the Architect Certificate is “enclosed” but I had
never seen one so far !!!
The developer is responsible to provide the “Architect Certificate”since
they are the one demanding the progress payment.
Am also one of the early buyers and my s&p also state 1 lot? Anybody has it stated differently with 2 car park lots?

Just the same for everyone that stated 1 sheltered lot for one unit. Verbally
told that 1 lot can park two cars.
For late purchasers, 1 lot but the 2nd.car will not be sheltered.

Nowadays all developer build up apartment like condominium styles, totally look like condominium, so the developer can sell for high price and also good image. My friend told me(he’s working at OHM company) this apartment was come with big balcony, it is very nice apartment, not same like low cost apartment, more nice and better than beside the Zen pavilion apartment.

They are Government / Developer / Lawyer / Banker / Professional Architect / Engineer / M&E Engineer / Quantity Surveyor / Contractor / Supplier are “Dumb or Stupid” enough to waste millions millions to Invest -> Propose -> Approve -> Built and Sell.
So, think again. How Ugly If a projects can’t sell or can not be complete. it’ll affect too many parties. Cheap=Selling Fast, Expensive=Selling Slow. Who wins, who lose, who judge?

I can see that they really work hard to finish it, its obvious that they really doing fast. I only can see the progress one or twice a week in the weekend because normally i will not be at home as i am working as marketing manager in kl area. But i will do keep update you guys when i was at home. So you help me, i help you.. In this case i help you monitor first, so all of you must reward me okay.. Maybe let me use your shineville facilities in the weekend after this project completed =)

Xiu Ying, even you dispose your unit for now, you still have to pay installment until OC obtained, because according to my banker, if i sell my unit off now, i will kena 3% penalty from the bank and have to wait until O.C. only stop paying installment.
then i ask lawyer about this matter, lawyer confirmed that if i sell my unit at 680k now, i will only get RM68,000 – (2% selling price 13,600) = RM54,400 until O.C obtained and your buyer’s banker release the money (in approximately 3 months after O.C) then only u can get the money.
if you are eager to get RM54,400 to use first then its worth it, if not, after O.C 750k, you cannot do anything already

You are right Mr.Lim. Not worth to sell it right now. As I know that the latest transaction for Boulevard Condo 936sf was sold with RM 440K. Half year later, when Boulevard selling RM 500k, I dont think Shineville 1650sf cant sold with 7xxK.

The lowest units start from 10th. floor and can have the view of
“Kek Lok Si” temple.
But we can try to complain at their office regarding the iron grille and I’ll drop by their office this weekend to talk with them.

Even though it was not stated in S&P, the picture in the brochure for the
balcony safety barrier is clearly seen and it’s not iron grille. With that
picture as a proof, I think we can lodge a complaint to the relevant
authority if they failed to response.
For the interior, the major concern will be the floor finishes. The floor tile
should be 2’x2′ in size and this was not stated and prone to substitution.
I drop by their office today and they told me because shineville park build 40 storey high its need iron grille type for safety concern (gov requirement). I even ask why the brochure picture show that is glass type and they told me that is artists impressions only and cannot be regarded as fact. One think for sure is inside in between living room and balcony sliding door in glass type.
Sh*t happens, and this is not the first time. Other project like Surin also kena. You’re the victims. Developer talks, you listen.

Most probably the staff was lying because “The Cove” in Tg.Bungah is
40 storey high and the balconies are glass type. Other like Infinity Condo
(36 storey) and Springtide Residences (39 storey) are using glass type.

of iron grille for the balconies will transform the entire appearance of the

Not minor at all when u have to dig out the floor tiles of both toilet n have waterproofing done again, when raining water leaking from window, floor tiles coming off even for their project b4 5 yrs old n the list goes on ………..

i’m a buyer of shineville park on 2x floor,
to be honest, not to say for myself and personal interest, actually previously i wanted to request to install grille outside the balcony from the developer for my kid’s safety because they were 3-5 respectively and hyperly active. for my relief, the developer actually installed grille and replace the glasses for the balcony actually relieves me from having the fuss to worry about my kids.
needless to say about the appearance, but safety comes first.
i have no objection on the installation of grille on balcony as i do not have to go thru the fuss of applying to install the grille either inside the sliding door or outside..
Mr Lim must be the person related with the developer trying to change to other perspective form beauty to safety. Pls do not divert the topic, Mr Lim. If you want safety, then you can instal a “jail-like” iron grille at your sliding doors and window. So, the glass desgin balcony should be the selling point. But now, it has gone. I should have bought All Seasons Park condo. But, it is rather late now. what to do? Just accept it only…

Grille is more dangerous for your kids if they r hyper active cause now ur kids will have easy of climbing up the grille n needless for me to say what will happen next….
The glass balcony is tempered glass so its actually safer cause if not easy to climb

yes, glass is nice but more dangerous..
tempered glass will break into pieces if you hit with hard object, unless, there are metal casing on the glass edge.

We can’t do anything, cause the S & P did not state is glass type. The only things can try to do is every unit owner lodge a complain regarding the iron grille… but I believe is very hard.
gopal, i’m selling the price below market price/before O.C. price. will increase to 500 per sq ft after O.C is obtained.

I wanted to sell my unit but my lawyer advise me not to sell, i will not get the full amount but 10%-2%(property price) until OC. obtained. I think I’d sell it after O.C., better price
nowadays people who regret not buying will tend to be sour grape, after O.C. CONFIRM atleast 700k no problem lah

700k will easily earn you 6 digits of profits…it is like investing in share markets…dont know how many people hand got burned…
Sure earn one, don’t worry so much… But be reminded it’s not the best property around… Plus point for this property is the decent size at cheap sq/ft. Some ppl will regret didn’t grab one at the cheap price maybe, must be realistic also, why do you think it’s so cheap in the first place?

for condo, location is very important and it must have selling points…seaview, hypermarket integration, near to shopping areas, beach/quite peace area with low density all these are selling points…maintenance will play a role and decide the market values as years go by…this aspect is always going to hurt when whole building looks old and dirty, you want to paint it also need all the owners agreement unlike landed properties where at least you can decide and do on your own to protect your property values…like what you have said, sure can earn one…but i can see some of the people look very confident that earning 6 digits is like eating peanuts which is very irresponsible…lets say you can earn that, after you sell it you dont have place to stay anymore…unless you have at least 2 properties on hand…

Hi Benny, in which Expect that you said this property is not situated in a good location? The main reason I pick this property it’s because this is one of the most strategic location in Penang. I used to stay in Farlim which I have to travel another additional 10-15 minutes from my house to state mosque but with only 5 minutes, I can get to the state mosque.

went to sale office, developer said wont let us disappointed, they ask to see until end of construction.
Very doubtful with such an answer “wont let us disappointed”,could
have replied it will be definitely fitted with glass barrier for balcony.
