    The problem of not being able to sell is not only confined to this project, there is a huge stock pile of properties in the market right now waiting for buyers. But of course, the location and history of this site probably make it the hardest amongst all the projects to sell in the market.

    Having a side by side car park means the owner paid extra 30k for the car park
    What about those who paid extra for high floor units only to find that their car parks are located at 5th floor?
    Lucky for those owner whose car park are at lower floor.
    Bad luck for those who spend extra to get high floor units but have to lower their price to sell just because their car parks are at high floor too.

    I saw alot of bas kilang n van carrying foreign worker from SVP. I think this place going to be filled and swarm with bangla n indo people. Not very good place to live here. Furthermore the burning of the lalang nearby making the whole place having temporary “haze” earlier today at 1pm. Bad location afterall.

    I saw a few advertised their units, selling at ranging from RM550k – 650k for their 1650sqft condo in Shineville. If there are any sellers who are willing to sell their unit at RM510k, I won’t bargain with them anymore. It will be a steal for sure. See below:

    After do some investigation, found out edward aka chairman is hiring much higher/expensive contractors. The current is the lift issue, edward trying to claim rm60k+ from sigma lift which all people found out he trying to generate money for his own.

    Big size of SVP but nobody want. If the property is really appreciated, 1650sqf house won’t be selling at RM700k then go for RM650k then RM600k then now RM540k. It should sell at least RM700k above..

    I am renting @ SVP for the past 6months. I didn’t see anything wrong or malicious in SVP. With seafarting scenery view with huge spacy house, definitely is worth buying. In my experience, I think the SVP committee is the best. They make so much of noise if found defect to their property. This is what we call proper management. Those thought SVP is creepy…..would like to remind you…all the dead body is just a thomb ( bible verse).

    1)lower Floor with 1 Car park selling at RM540k? Original Price : RM438,000 and this guy makes RM100k profit from it within 2 years. What’s the problem anyway?

    2) RM650k middle Floor with 2 Car Park facing georgetown? Original Price RM480,000 and this guy makes Rm170k profit from it within 2 years. What’s the problem?

    People who bought boulevard at RM420k and Subsale at RM550k, this guy makes RM130k within 3 years(completed earlier than SVP)

    The committee is managing the Funds/Management, just keep fingers cross that everything is going to be alright

    Mad owner, your calculation is very bad. 100k is only gross profit. What about interest paid during construction period, RPGT and loan early settlement penalty charges? How about 1% agent fee? All not included.
    Buying this condo is not worth at all. The only thing you gain is big space in your hse. Good neighbourhood as well and so many problem in the condo itself. The defects that wasn’t retified by the developer. Lift use to breakdown, leakage is everywhere and water stagnant after heavy rain. Those are the major issue. Who will throw more than half a million to buy this condo?
    540k if got willing buyer would consider very lucky seller. Next year will be less 500k. May be someday will introduce Real Property Loss Reimbursement for those unlucky owner here.

    4) the built up is super small @ 1700sqft while neighbouring is at 900-1200sqft, the smallest in air itam, my living area is so small, only 400sqft, not even enough to put my 100″ TV, only 65″ !!

    5) the distance to school is very far!!!!! it takes around 500m to reach the nearest school man!!!

    6) the view is not good, i can only see georgetown, sea, gurney, mainland(portion), penang bridge and town! i can’t see batu ferringhi and balik pulau!! why is the view not good??

    im so disappointed with what i’d mentioned! really bad condo

    I moved in on July’19 / Chinese Lunar 23th of the Month of 6, to prevent Chinese Lunar Month of 7 with my Parents (In their 60s), my Wife, and 2 Children.

    After staying here for more than a year, I was previously mesmerized by the Comments and Hearsaying of people, and from Forum as well, particularly penangpropertytalk.com about those “Things that you wouldn’t even want to hear” that fears me before I moved in.

    I’ve made 2 new neighbours in the same following year (2014), One Young Couple and One Elderly Pair.

    We had the same worries which has proven wrong after staying here for more than a year.

    I’m happy to tell my friends here that I could be one of the Resident that has the longest stay here in Shineville Park that I have never heard of ANY of those “things that you don’t wanna hear/see” and people have been living peacefully ever since they moved in.

    We appreciate very much on the Wind which doesn’t requires Air-Cond all the time, and the magnificent view that you get to see during the night which is facing the georgetown (Drop me a Message if you want to come over and have a view from my house, I’ll be welcoming you with open arms).

    Try to ask anyone who stays here, they’ll share what I’ve shared to you.

    To those who missed to boat, I’m very sorry.

    and .. “Things that doesn’t exist”, I have not seen before, but if you’re talking about Human, I can see there are A LOT of people starting to move in.

    Undeniable, the facilities amazed me.

    Went for viewing 2days ago, town view unit with spectacular view ,love it ..layout ok for me, price 630k i believe can nego somemore ,2carparks side by side but car facing cementary near so maybe come back at night a bit not comfortable, but this is not a problem for me.but when i went to 7 to 9 floor facilities , it was like leaking everywhere and saw two workers fixing the leaking ceiling, so it make me think about the water proof system of this project., will the unit facing this kind of problem in future? just 1 yr plus oc obtained project….so for me i hv to think twice before negotiate.

    im one of the buyer from Kelantan and coincidently i have a short break to come back to Shineville for a short stay (13-15th November) and I’m going to share something that really amazed me.

    1) Good View (My Unit is at 30th Floor, I have a wide panoramic view of Penang Skyline during the day / Night)

    2) Superb Wind (I’m really amazed by the strong wind that which doesn’t require any air-cond at all)

    3) Good Occupany (On 14th Nov, I started to count the “lighted up units”, the units facing the Georgetown are 85-90 units and kek lok si are 75-85 units – i’ve counted twice for both sides from a distance. that adds up to 160- 175 which is equivalent to around 60% of occupany rate for 300 units

    4) Location (it took me around 15 mins to Gurney and it’s not as jam as people claimed)

    well, real owner speak real stuffs. to those owners that have been staying for so long, they know what i mean.

    to those who are not owner, you should come and have a stay :)

    I have been monitoring the price trend for this project, and it has been going on down hill trend.

    Please don’t get me wrong, the reason I monitor the price trend is not because I am interested to buy, but I am just doing data collection on the price performance of various properties in Penang.

    Before I conclude my thesis, I would like to see if even at low price of below RM500k, is there any buyer. My data tells me that even at RM520k, feedback from agents are no one is interested. Let’s wait and see what the situation will be at RM400+k.

    im one of the buyer from Kelantan and coincidently i have a short break to come back to Shineville for a short stay (13-15th November) and I’m going to share something that really amazed me.
    1) Good View (My Unit is at 30th Floor, I have a wide panoramic view of Penang Skyline during the day / Night)
    2) Superb Wind (I’m really amazed by the strong wind that which doesn’t require any air-cond at all)
    3) Good Occupany (On 14th Nov, I started to count the “lighted up units”, the units facing the Georgetown are 85-90 units and kek lok si are 75-85 units – i’ve counted twice for both sides from a distance. that adds up to 160- 175 which is equivalent to around 60% of occupany rate for 300 units
    4) Location (it took me around 15 mins to Gurney and it’s not as jam as people claimed)
    well, real owner speak real stuffs. to those owners that have been staying for so long, they know what i mean.
    to those who are not owner, you should come and have a stay

    Who will complaint his own house for sure none lo.

    1) Good View ? you mean 360 degree view with those graveyard surrounding you ? You will see free ‘firework’ during the cheng beng, all the burning and smell will fly to your house to add the atmosphere .

    2) Superb Wind ? scary if you stay around the ‘dead soul’ ground, every wind blow to you mean many dead soul are living in your units, don’t be so happy to enjoy the ‘crowded soul’ that fly around your unit to generate the ‘bad chi’ wind to you…. scary scary.

    3) Good Occupany ? beside the ‘dead soul’, go and survey who are the people stay there, here come United nation place for Indo, Bangla, Mynmar, Vietnameeses crowding the place with cheap rental. now it already become ‘Wai Lao Chun” foreign village.

    4) Location ? No access point coming from Batu Lachang road. No Jam to Gurney ? you must be travelling out during midnight, becareful you might even car pool ‘extra soul’ in your car.

    I suggest you spend more time at your unit other than Kelantan for you to find out more about your great asset property. lol

    I just called one of the property agents from Rina Properties Asia Sdn. Bhd. regarding one of the postings of Shineville, 2CP, town view, Middle level. Initial asking price from house owner is RM520k. After negotiation, the owner is willing to let go at RM485K. Is it a good price? Will the price continue to drop further?     Crazy ah u? Stay away from this project. With RM485K, you go and buy Tri-Pinnacle better, fully furnished by IKEA products, location also more ATAS, just beside The Peak & Latitude by Ivory.

    Seriously, this place going to be a run down flat infested with Banglas and Indons very soon. The owners don’t even want to pay the maintenance fees because they can’t rent out their units. The design also kanasai……

    Padan muka those cocky no standard shineville owners….. serve u all right.

    Shelley, I might be buying that unit. I have compared to other available units but none can offer me better price with town view. Just need the green light from my husband.

    We have also considered Tri-Pinnacle. Location wise not bad, but the only thing is we have to wait until 2020 to get the keys, we can’t wait that long. Furthermore, 1650sqft is more suitable for a family of 4.

    My husband and I are not rich, so must think many times before purchasing a permanent home for our family. 1 of my children is studying in Kwang Hwa, but he is going to high school soon….. hope that he can get into Chung Ling. That would be perfect if we purchase that unit in Shineville Park.

    May I ask, is the assigned renovation contractor (gangster contractor) still operating in Shineville Park?

    Testing you only… where got such good deal. If really got undervalue property and you dont grab, then dont know what price you waiting for. Even affordable housing at 850sf going for $300k. Do your maths. Which is cheaper?!!

    We all know that Property Agents are all TRAINED to advertise 10-20% below market price with the intention of

    1) To trick Owners the Market Price has actually DROPPED ->Advising them to look @ Mudah (But actually that’s their advertisement)

    2) To force Owner to dispose property at a cheaper price and close the deal

    Nowadays it’s so difficult for Agents to make money, they are all TRAINED to work in that way.

    Shineville Park, I owned a Unit there and rented out for RM1,500 for 3 Teachers of Union School.

    I got so many calls from Agents -> RM500k cheque ready for so many times, but what kind of JOKE is that?

    Whoever has THAT RM4xxK Town View Deal, give me or publish that contact out now, I’ll give you 5% Commission for that deal. I’m buying :)
