    go for The light Collection 1 with a build-up of 1582 sq.ft. that is selling for
    RM 1,400,000.

    Are you ready to fork out at Rm 1.4m excluding lawyer fee and other expenses ?
    If you do not have that kind of money so just keep quiet and wait for LMC if
    you are lucky to get one.

    Guys, I am so dissapointed with the quality of my unit. I have problems from water leaking on my bedroom walls, chipoff paints, 27 hollow tiles, rusty door knobs, stucked windows, uneven ceiling and water cannot flow into the bathroom hole.

The tap water in SVP is crystal clear, the clearest in the world!     My units have a few hairline cracks around the walls in the hall area and kitchen.
    One of the tiles just collapse when i check for hollow ones by knocking with a plastic stick.
    I thought I knock too hard but then i saw inside is totally hollow.

    Hairline cracks are very common, don’t make it a big issue, you red-eyed monster! I don’t think you are an owner, as owners will never say bad things about SVP! SVP is the best in Penang, it is impossible to have any defects!

    Walau, my units have water marks on the ceiling and the wall near the window. This problem if not fix properly sure will have more water leaks in future especially when raining. I hope the developer dont just paint over the water marks.

    Sometimes when you’re dealing with irresponsible developers, you’d have to make the problem known to the world, hoping that the developer would rectify the quality issue in order to keep things under control. Same goes for some social issues whereby victims have to go to the newspaper to let the whole world know, hoping someone else won’t fall into the same trap. I think that’s Hoe’s intention.

    I hope you are not from the developer, disguising as an owner.

Could be crack from outside till inside of the walls or simply pipe leaking in between level. Only way to be certain is to open up and check. There is no quick fix.

    It is indeed big deal.. sippage happens over and over again. Without proper fix the issue will cause problem over time. In my previous condo, the sippage problems which I had came back after 2.5years and practically destroy my wallpaper. It is very troublesome..

    I went to see my unit again after developer “fix” the water sippage on the walls. To my dissapointment, the water marks become bigger compare before. What a lousy workmanship. No quality and bad service. I wonder if they even fix it in the first place or just paint it over…

Can the all the owner that has the same problem engage the lawyer to onhold the last payment to developer untill they are really fixing the water leaking problem instead of just cover up and expect owner to just accept their so call defect corrected?

    I was told something eerie happened this afternoon during the heavy rain. One t0mbstone got washed off and fell into SVP, cracking the floor tiles which subsequently exposed a piece of bone from underneath the tiles.

    Its a known fact this developer Jiran Bina, Jiran Yakin uses the tactic of selling the property at very affordable price but quality or oops should i say totally no quality at all. Everything can spoil will spoil thats for sure. I’m one of their purchaser from their previous project things spoil from the day i take key until today when i wan to sell my property still busy repairing.

    This is true…all my relatives and friends ask to stay away when I almost pay the 1% booking fee for a 1650sqft unit at 650K. The unit has cracked walls from living to kitchen area. I ask the agent why this was not fix and he said the seller did the first round of rectification but the crack happen again after 2 weeks. Bad place and lousy workmanship..good thing i saw the crack.

    for Symphony Park high unit with 1 car park for RM 480,000.

    I guess your RM 500K could buy you a 750 sq. ft.apartment only.

    If you have anything more than RM700k to spend, you should not consider Farlim at all. There will be upcoming project in Batu Kawan (gated, landed, 3 storeys, 3 mins to Ikea/Ikano/Golf Club/private clubs with olympic-sized swimming pool/tennis courts/state-of-the-art gym/private university etc) RM550k only. You’re still left with RM150k to complement your lifestyle with a baby Merc/BMW.
    Why torture yourself in farlim by staying in a mortuary and the non-stop tong tong chiang?…:)

    @ASP, indeed Farlim is a traffic jam town, weekdays from 7am to 8.30am, it sure be jam on all major exit of Farlim. so, no matter which town u going to, it will be in a big jam. Evening time, it will start to jam on both side of thean teik road from 5pm to 9pm. Further more, after recent unit viewing, i found that 80% of the house are not renovated/residence.
    I guess, it wont be much resident in coming half year.

    Every morning 3 busloads of Indonesian factory operators are offloaded at this place. Some units of the 3 storey houses are being occupied by them. A few makeshift stalls are already in operation in the vicinity both in the morning and evening. Two factory buses are parked there almost every evening. My friend who owns a unit there is scratching his head now.

    SVP are for investing and not for long term staying.
    (wall crack, leaking, entrance just one, some unit even facing to the big lovely stone…)
    I guess all of this are discouraging ppl to stay at there…

    Totally agree with you. By 2015 CNY you will see more and more ppl moving in. At the moment, already got more than 15% residence. Still have 20% more under renovation. This condo is not for high class but middle class instead. Mr Chow is a high class, only will buy the light for the same size. After all it is up to his need. Ppl tend to be rich because of greed. Teachers, bankers, young businessman and contractor might consider this place to stay. Still affordable and peaceful.

    I went to have a view for the unit and surprisingly it is so spacious and windy, all the comments here seem to be quite bad but it was not that bad after all.

    There is no other place can get this big size with this price anymore.

    The main consideration for buying a property for own stay is you have to love to stay there. Home sweet home feeling. If you think SVP suits you in term of spaces, then go for it.

    On the other hand, the main consideration for buying an investment property is strategic location & capital gain. SVP location is very bad if not I would say one of the worst location. Capital gain ? If you purchase anything below $600k you still have a chance of making some money. But always remember there are many many condos coming up in the next 2-3 years for you to choose.. Too many choices for anything around $600-800k range. Ask yourself whether you would like to stay there because when you are selling SVP, one of the main concerns the buyer will think off is whether he or she will love to stay at SVP.

    1. $1mil price tag – landed property in sungai ara, relau or bayan lepas
    2. $ 800-1mil – condos (unless you can find a landed property) – tanjung tokong or gurney drive
    3. $500-800k – condos – Gelugor, bayan lepas, bayan baru

    few years ago, I was thinking of either to buy a 3 storey terrace Sunway Merica (sungai ara) close to cement@ary – initial launch price $850k. or One residence by ideal – 2 storey terrace $710k.
    I decided to go for One residence because the location is better than Sunway Merica.
    Today One residence is selling $1.25mil, Sunway Merica is selling $1.15mil.
    Of course size is a factor but more importantly the location.

    Have you ever heard a property sale person advertising their project and saying our condo has cement@ry view ? I only heard sea view , hill view and city view . Never hear of cement@ry view. Why ? Because it does not feel good. I am just saying the fact.

    not feel good ? In what way ? Many are facing city view.

    Saw Kit Garden in Sg. Nibong used to be a cemetery and now people are
    buying more than Rm 1.6m.

    Sg Ara big flood whenever there’s heavy rain. Whereas for Bandar Baru, you get run down by a car if you try to advice the driver not to throw rubbish in front of the neighbours. So….your choice….:)..Hahahaha!

    Relax reality.
    My point is no one would prefer to live close to cement@ry or have cement@ry view ( of course close to cement@ry only have cement@ry view). When you selling your property, you will receive this critism for sure. This is an disadvantage.
    I dunno whether the one you mentioned saw kit is a terrace, semi d or bungalow. Have to compare apple to apple. I can’t make any comment on this.

    Hi everyone, good day
    I m a very interested buyer. Went for viewing several times, is amazed with the views.
    After looking around for unit that suit our needs.. We finnally found a unit there…
    But we have several concern…
    Lift seems to have problem (stuck for twice in the lift, it just stuck for a few seconds) even we only went a few times..
    Wet corridor… After rainining?
    Paint patches inside the unit ( near ceiling ) , cracks?
    Havent live in high rise before.. Is this common?

    A number of renovations are going on as the people doing the renovations
    keep the lifts from closing cause they are taking up those building materials
    might be giving problems to the functioning of the lift.

    Cement hairline cracks can be patched up and repainted. Only heavy
    downpour will experience wet corridor.

    It is common, only for this project. Multiple units has complained about leaking water marks on the walls and ceiling when they got their keys. Rectification was a simple paint coat thus quality is an issue. If you do not mind then proceed. Hopefully the toilet above dont start to leak too…my opinion, BIG NO!

    yes, you did mentioned this before….just checking is there any more visible tombs around there?…if none…maybe out of sight out of minds…..years later…people would get use to it or had forgotten about its history….
