    Cant deny low floor facing cemetery will facing some issue on selling price but those units facing the other side should be fetching good price. Plan to sell my current house all season park to get 1300sf unit but the seller in mudah insisted to sell 600k+.. Was offering him 585k max but he dont want..

    Hi SVP OWNERS

    If you do not need the cash, try not to sell your unit. SVP has a very high potential to appreciate into a million and above. The actual quantum we can never know. But looking at the present new projects, the probability and possibility that the price will rise high in just the next few years is very highly because of the size of the units, ambience, & facilities, although the exacy standing locality is a negative. But I find the owners and residents can make the feeling within work wonders. Be positive and maintaning happiness can exude the feel good feeling.

    These forum postings will speak for themselves later. Owners need to maintain and upkeep their own SVP home, pay the maintenance on time and look after the place. The rest including the price will take care of themselves ! If the supply and subsale is less, the demand will push the the price even higher ! Refer to this post in 3-5 years time. We will all know by then.

    Go and visit the coming Penang Property fair at Spice, and see if anyone can find 1650 sf for even 1 mil. Stay cool and be prosperous and happy. Be contented that we have a unit here !

    If we sell later maybe the price will going higher OR maintain the same as now.
    But we do made higher profit after another 2 more years.
    Dont worry, now developer is very smart ,they will collect the m/fees in time no more “hutang”
    One more thing is The Turf facing cemetery 1300 sq ft Duplex type sold @ 1.02 Million.
    Sales no so good.

    If what you said is true , then people who can afford 900k or above should consider landed property first rather than condo.
    Because on island, very limited new landed property at all. In few years time, new landed property project will become history.

    There are a lot of landed houses for sales in Relau/Sg Ara/Bayan Lepas.

    In my neighborhood, a 2 storey corner lot and a 3 storey terrace have been up for sales since 2 yrs ago, still no buyer.

    It means Penang property is oversupply overvalue and not affordable.
    Then how can a SVP condo go beyond 1 mil ! High risk

    Just want to share with you.
    Now pple more consider for bigger condo rather then landed of 2 more storeys.
    Cause now ppl r lazy to walk-up & future when getting age is very difficult to claim up.
    Another reason is security. In condo just close the door then can go out without worries.
    Previously i also stayed in landed n found troublesome in housekeeping & security.
    Now in condo everything is simple & easy.
    maybe at the moment you see the supply is saturated but in long term is not so.

    You are right. It’s definitely troublesome and difficult for old people to climb up staircase. That’s why they prefer apartment/condo. But, I think they don’t want to be reminded of their “final resting place” so many times in a day and some more everyday, for as long as they live….:)

    Ya, I agree with u. Now new Landed property for 3 sty hse in town area @ 1.4M – 1.7M, and For old or subsale 2 sty landed property in town area @ 1.1M – 1.3M. If Buyer only hv budget below 1M and need min 4 rooms with big built up they only hv to focus on condo. But Now in the market condo with more big built up almost price > 1 Mil So this type of buyer hv to focus at SVP

    I respectfully disagree.i know many old rich people in penang live in landed property, not because they can’t afford big condo. I found landed is more convenience. Of course there are always pros and cons .
    1. No maintainence fee. I do pay $50 for guarded security in our area. Compare to condo I think should be around $300 or more
    2. I don’t have to wait for lift, carry all heavy grocery all the way from car park to my condo
    3. I live in 3 storey , there is a room on ground floor.
    4. If the condo does not well maintent with good company, the common area will run down in few years. For landed you can paint or do whatever you like.
    Make your own choice and most important the property will speak for itself

    Not all people living in Penang like landed property. At least condo no need to worry about roof top. The management will handle it. Security wise is better.
    To me, a family with less than 6, would consider condo. At least I no need to take care of big space like landed house.
    Furthermore I like to enjoy the facility inside condo. Sure the management will keep the common place clean.

    ASP is selling RM 580 – RM 600 per sq. ft. and RM 1K for additional floor, how
    to sell a 1235 sq ft. unit at RM 716 K ?

    If SVP with 1,650 sq. ft. is selling at RM 580 per sq. ft. it should be RM 975,000.

    not only the toilet door different, but the roof top of the condo and colour of the condo also different, what to do? Nowsaday all developers also same, we just hope they could make it more beautiful than what they shown us previously.

    Maybe have to wait for another 1 or 2 months to get OC.

    Try to hang on. Do not sell.
    Cash in the bank (or in CRV :-) is not worth its value in property, in Penang. Money depreciates and ever getting smaller because of rising cost of living and inflation, especially in Penang. What is RM50 now? What is ang hor now ? Kacang Putih. The property value in SVP here will level it out.

    Those luck ones already got a unit here, never mind whether 91, 299 or 234 ! All have already gained … After OC … We will all see ! Hang on there. Try not to sell ! Cool the stirring heart. :-)

    Not interested… I can get a G&G bungalow and a non G&G DST on mainland with that price.
    On the island, i can definitely get a better location condominium with full facilities or even a single storey landed!

    As I don’t believe staying in landed property yet you have to pay for
    maintenance and gated. Mosquitoes will be the common issue and
    not forgetting flooding in some areas.

    I have a friend who has recently paid a deposit to purchase a house in resale market (which he thought was reasonably priced by today’s standard), and only to find out bank valuation is actually 30% below the agreed purchase price. That essentially means he could only get financing for 60% of the purchase price (because you could get financing for only 90% of valuation). He is now stuck, and getting prepared to have his deposit forfeited.

    That would be the main issue for most property sellers in the non-prime locations moving forward, until the increase in income level and decrease in housing price converge. For prime locations, it is not so bad as you still have rich people buying (foreigners, doctors etc) who normally pay cash.

    So for house hunters, don’t get too excited and can’t wait to pay that deposit, when you find something that is 5-10% cheaper then what the “perceived market price” is, as for all you know, it is actually 30% higher then bank valuation!!

    the SVP subsale 600k, don’t be too excited as bank valuetion only 450k !!!! don’t let you hard earn deposit forfeited because cannot get 90% loan as SVP valuation only worth 450k!!!!

    I already got buyer for 880k, just looking around to see if I can get higher price. Btw I don’t need your opinion if it was bias ones. Which condo you can get for rm900k with 1650sf and 3cp? Just to remind you, shineville are very close to town and very convenient. Don’t compare orange with apple even both are fruits. Fyi the buyer offering me was from mainland, wonder why the married couple prefer to stay at island’s condo.

    SVP offer a better value than others doesn’t SVP is not overvalued .
    For own stay SVP offer more spaces nice layout but again the location is just terrible.
    For investment if you can afford get a landed property .
    Bank valuation at $500-550k sounds reasonable to me .

    Location is far more important then whether it’s landed or condo, especially when Batu Kawan is coming on board, it would be pretty senseless to pay high price for landed in non-prime locations on the island, might as well stay in Batu Kawan landed.

    Mah Sing would be launching their G&G super terraces & semi-ds in BK soon, stay tuned. They have given up on non-prime Penang island due to the unreasonable high land price, and focus only on certain parts of the island where they can sell to foreigners.

    If depends on whether is for own stay or investment.
    I still consider Batu Kawan an undeveloped area. It is not close to good schools and certainly not close to other amenities. Maybe after 10 years it will become developed area but one factor that’s is missing “the scarcity of land”. I don’t want to pay $8 toll plus driving 20km to having a nice Hokkien mee.

    The 3 units of apartment, which you claimed to be worth RM600k each, is giving you exceptionally low rental. I suppose they are all located in non-prime areas? You should be able to swap them with better yielding assets easily….:)

    Why worry so much of the little cemetery ? In this neighbour, all of us come in peace.

    We all agreed – we can denied the fact. This stretch along Lebuhraya TeanTek & the road itself also claim as cemetery zone.

    In penang, there are a lot of rich people. Can anyone claim that THESE VIP current house / home – build on virgin / clean / previous gold mine land.

    over here THIS land can be a RICH family land – Maybe 1000yr ago? Or a GOLDMINE …but it has nothing related.
    Remember, people are buying NEW house from Developer. We are buying from a living establish developer. They are selling a CLEAN project.

    Let move on for a BETTER tomorrow – we can’t just complain & blame the past.
    It is you- yourself to work out your day. HOME-SWEET-HOME status does not refer the PAST land status .
    Let’s appreciate the present.

    Indoor is actually better. less noise , less polluted . You don’t what to breath air near big road.
    Anyway most of the time you wouldn’t use these facilities

    RM198 is definitely affordable, but one issue is that is it sufficient? cause what happen to this developer is that later they will increase a lot with all those excuses like what happen to Zan pavilion.

    Another thing about this developer is that their quality poor albeit selling to you very cheap, just that you will surely need to repair a lot of thing. Check this things when u get your key, shower head and water tap, it could be rusty (happen to my Zan Pavilion broken already when get key).

    Next is the other fittings the quality is quite poor and not lasting, so be prepared to have it repaired after two yrs or so.

    Yup, there’s an oversupply of housing units in the market. Moving forward, sales would be slow, it will take years for ASP to clear their stock. And high chance before that happens, recession would be here. If you intend to buy anything for investment now, should think twice, unless it’s prime property whereby seller is difficult to find.

    The interior design by OHM is simply cool and attractive. This is one positive criterium for better appreciation of SVP prices. And this also indirectly affect SVV and SVG.     Developer additional installed facility (Golf Garden, Nursery Room, Intercom, LED TV at Gym Room & Swiming Pool Site, Food & Drinking Bar lounge, Games Room) It still have a lot of big space for install others facilities.

    Yes. I saw that too. Was appointed to help jiran mesra design some part of interior, hopefully can get other projects too. HM is a good boss and really happy to work for him. Their new building in sungai pinang area also very nice. I heard other lead manager said that layout is very creative. Lets wait for the outcome of both site. Goodluck

    Just now go to view SVP, I didnt get key yet. Just go to guard hse and said “sudah dapat surat” than park my car at 6th floor, I visit all facilities floor. Nice ! Cool ! Grand ! Congratulations to all SVP owner.

    Just visit to restuarant and night view at Penang Hill, and i saw the Shinveville park.
    From my view, i think the most attractive building see from Penang Hill is the Shineville Park. Is really Outstanding, specially the lighting. Nice building…. Try to visit Penang Hill night view. I’m sure you all will like it. Enjoy……

    Receive already last Friday. Today went to pay the maintenance and insurance. Still need to wait for bank drawdown only can get key. Just have to wait another week or two.
