    I also know All season park in trouble now to dispose more than 200 units kept by developer. They the culprit that sendiri goreng the price like melody home and want to earn big buck after completion but now less people interested due to market cool down and sky rocking price that they want to sell. This ppl now very panic now as they are nearing completion and no market for their unit. Even a lot of goodies like DIBS and Discount also no demand. Panic panic panic, not to mention thatthe unit hold by flipper that a lots of house to dispose but no buyer.

    One person’s trash can be another person’s gem, there is no definite right or wrong when come to selection, property is in no exception.

    This project in terms of design, build quality, facilities and others, I would say acceptable, when compared to some of the newly built condos around the island. The biggest threat is the location of course, as Ayer Itam never famed itself as a class location due to various reasons (traffic condition could be one of them). Nevertheless, this factor has been well compensated with a more reasonable psf, you don’t expect to purchase anything decent like this less than 300psf, or perhaps <450psf during subsales upon completion.

    Therefore the choice is yours. If you don't mind the location, and prefer a decent-looking, well-facilitated, and spacious unit in a lower psf, then grab one. Having said that, I will not recommend to purchase for investment purpose as rental market is limited. Buying for own staying is always personal choice in this case.

    I agree with you. I practically grew up in farlim and i just hate this part of farlim although is under batu lanchang already. My gut feeling tells me this condo has issues. Whenever I passed by i just feel weird and uneasy, as if something is watching.Just my 5cents opinion.

    I visit All season park sale office quite a few time and discuss with friends and relative on their price and location compare to others condo. Most friend and relative not worth to buy All season park that i need to pay prime location price for a condo in farlim and in term of land history they are all same got bong.
    I bought SVP and all my relative said i’m getting a good deal in a live time that never happen again.

    SVP is more focus for buyer that they need 4 Rooms with big family. In Town area is very hard to find 4 Rooms with this big built up area unless ur budget can up > 1.1M still can find the 2 sty old type landed property Or condo like central park but also limited stock in market. SVP also provide 3-storey luxury facilities with ;Indoor Badminton Court, Squash Court, Tennis Court… This type of facilities also very hard find at Town area condo. SVP also surrounding by a few famous shool ; Chung ling, Heng EE, Free School, Union…..

    Alot of choice to choose..From new development to completed projects.
    From island to mainland. Not neccesarily limit your choice in farlim.

    Wow!! Such a beautiful condo in farlim. The building looks much better than other apart/condo around farlim. Luckily my dad made a brilliant choice!! Cant wait to move in!!!
    My dad told me got interested buyer left their contact number at this developer office and looking for unit 700k~ 760k but none of owner contacted them..

    If Hv buyer interested buy a unit at SVP need deal before get O.C. Still can Find the unit for price 7xxK. Actually not much unit will for sale, most of the seller are just testing market only. SVP buyer almost will be buy for own stay, and some buyer planing to sell the unit they will consider the points ; 30% gain tax and which property is thier new target (But almost @550sf) otherwise they will hold first. SVP ower almost hv holding power, they buy unit without DIBS, without any Debate, hv to pay own lawyer fee, after booking 3 day already signed the S&P, a few of them are a developer supporter, they already earn profit frm other project.

Why are you so concern about the subsale? The money won’t go in your pocket. It depend on the demand and supply. If the projects is not good why would it sold out even before it complete. Furthermore this project is without DIBS. No owner is going to sell their unit here to you because they have holding power that you don’t have.     No need to discuss which condo is the best, but 2014 and near future, it is gonna to be tough, the best condo also hard to sell, not to say this one! You can ask RM800k price tag, but market will leave big room for buyer to negotiate.

    Today i pass the area, the view is so nice. Excellent condo ever built there :)
    Although its belongs to my dad but i feel so excited because we can move in very soon!!
    Sad to heard that many guys critic this condo just because they missed the ship either their house/sales got affected by this shinville park. Be matured and move on, learn from mistake and always accept facts..

    It is all depend on the individual, can’t say worst or best. If i work in Farlim, for sure SVP can be the best place for me to stay, tak kan i move to Fiera Vista or teluk kumbar area? Buy house at the vibrant city or area won’t go wrong, but the price also high la. Is Farlim air itam vibrant?

    Just like you said, current market condition going to be tough, specially tougher for Condo like SVP with no value due to its nature of its location and former grayard.

    Yes. i agree every condo have its pro and cons. SVP can be a very good condo and can be a very worst condo too. For nature, yes it is a very worst condo according to it traffic, location and history. But it can be very good if you work at farlim…Nice condo to stay..depend on individual..As for subsale, no doubt to say..market is very narrow for SVP because of location and price issue. Sorry for all the SVP owner and ASP owner too..nobody will buy a condo at farlim with a tag of more than RM740k..This is very sure.

    Location, history, nature of this place coupled with affordability restrictions will make SVP subsale a tough time to move forward.

    How many potential buyers can SVP get in farlim even at 650 or 700k? I’d say is close to non. This is because Subsale for SVP is not for investment but own stay. For own stay will have another problem with history of the land. That makes potential pool of buyers even lower. Physchologically, if a buyer has money, why not landed or some other lifestyle condo elsewhere in penang island? If a buyer has limited resources, he/she must not pantang and loan must be approved by bank before any subsale can happen.

    Of course, the credibility of the place will be known once people start staying. Any undesireble news will halt any rental or subsale transaction totally.

    can anyone expect the price of a condo in penang is above 1mil 3years ago? IF you bought 3years ago people was telling you property market is going to burst. Can anyone tell me when? Why not condo in Farlim go above 750k? With the size and location, i bet it will reach 850k once the oc is obtain. If you dare not commit, don’t talk coc here.     Saw in newspaper today, sub-sale for SVP is at about RM750k onwards (non tombstone view), yes, totally agree this price tag will give huge challenges to property agent as RM750k++ can get a rather good condo at other places with fully reno + furnish. Let’s say, empty 1650sf unit with RM750k; reno need another RM150k at least, RM50k basic furniture + electrical appliance, total RM950k to move in?? Incredible! A lot people buy previously was due to cheap + big size during initial launch.

    Sorry to those owner of SVP, just take the good point, and ignore the bad point but don’t ask ppl to leave this page!

Why this all investor still invest in penang Island rather mainland bcos they know the capital appreciate more faster if invest in penang island. SVP hv demand there bcos it location is at town area surrounding by all old & famous school, hospital, shoping mall.. Now for the nearby property 700sf – 1000sf already hv value 400k – 600k.     yesterday went to site but not allow to enter.
    was told condo entrance is from the villas entrance then turn left to condo
    lmc entrance is immediate turn left then go up one small road upto the unit.
    in between will erect wall to separate conco & lmc.
    no access card no way to condo & using the facilities.
    seem have to wait for somedays for the final finishing.

I choose deal before O.C because i just do a simple calculation that if I hv 2 unit greenlane apartment and sold by same time will as price 9xxK (1500sf), I buy now still can earn 2xxk. Actually i try very hard to find a unit there, i just interested unit type A1 with 1600sf, hv some SVP seller still unconfirm their prices and always change their mind, some of them need some undercounter and open many term for me.     Lets all look at this logically. I wouldn’t buy any projects near farlim because you will be renting it to locals only. How much rental do you seriously think they can afford to pay? Rm4k? I dont think so.

    For own stay and family it is ok. However if you were to buy now it is not worth it at 750k for this area provided you really love this area. Foreigners will never stay here. They have decided to stay at gurney drive, tg tokong, tg bungah and batu ferringhi.

    If I were to buy SVP now for rm750K I would not be able to cover my mortgage repayment with my rental. Besides for rm750k I rather buy a leasehold property at tg tokong or a smaller freehold property at tg tokong.

    I recommend you either straits garden condo or grace residence. Location strategy and outlook is beautiful. No LMC stick to the building but price might not suitable for you as your money is too big. Last year price only 7xxk for 13xxsqft. Grace residence last year cny price 818k for 1646sqft. June price already shoot up to 9xxk. You need to carry more 2xxk to 3xxk on financing, or smaller size. Everyday you go out from your condo look back at your unit? So free meh.

    Sungai ara and Batu Maung?? Its not a preference by some people who already choose nearby goeergetown and ayer itam to stay. School for kid and daily activity is the main consideration for most people when buying property for own stay. Don’t talk about investment for subsale as it is slowing down and its not wise to buy subsale for investment.
    Ayer itam have 40% of penang population, the local demand for better house in same nearby vincinity is still high.

    Lelong? No way. Don’t you read the post before. Got owner selling at 600k and he sell like hot cake. So many buyer want his contact but sadly he sold to his fren already. Just few days ago got another new buyer join this group of owner. So if you still wait for lelong, you might stretch your neck longer than a giraffe one.

    The size for built up 1500sf – 1700sf is size “No big No Small” especially with 4 Room is high demand in market, who already miss the 1st time boat pls dont to miss 2nd time boat, if compare with the prices for other property in market, SVP still can deal a reasonable price, just hard working to find & deal with Serious seller

    Haha, even my colleagues in my factory share the same opinion about the low cost flat making the whole outlook looks miserable. Seems like the low cost flat is affecting SVP’s image badly.

    just go through mudah.my and propertyguru.my, most of the units for sale which are facing kek lok si and they are asking 700-750k already, just 2-3units facing town for sale and asking 780k+, dont know they are the same unit or not.

    Agreed.My sis bought unit faced temple as her mat salleh hubby preferred the temple view at nite during CNY when they r back from Singapore for CNY holiday.

    People thought shineville are buying 4xxk but for those townview unit actually bought it 500k d lol.

    My cousin decided to opt out SVP after listening to what I said about SVP bad reputation.
    I told her to check it out herself on the reviews from public in this website..she was very grateful that she got real public feedback instead of listening to those agents who kept on promoting the advantages of SVP only..
