    That is so true.. Nobody wants to pay 700k for a freaking unit which has no special selling point.
    This property subsale going to suffer really bad. Im sure because even now many people already start posting but so far cannot sell yet. Bad design, bad environment, bad location, bad blood sucking and gangster owner and surely leads to bad subsale. Whoever purchase a subsale here are either stupid or ignorant.

    scheme. Those with such thinking do not belong to this category and that’s
    why all keep on dreaming for PR1MA and affordable housing. All are in no

    but dreaming of owning Shineville is very wrong.

    SVP subsales is extreme bad due to new affordable housing scheme coming in now. This SVP same category as affordable housing design, worst still at spooky location, bad traffic, sharing with low cost flat, why pay more 100k or 200k when you can get 400k same thing or better ?

    Those All Seasons Park owners are asking 1,235 sq. ft. unit for RM 680k,
    1,222 sq. ft. for RM 625k, 1,288 sq. ft. for RM 700k. Using simple tabulation
    SVP is the best pick.

    I heard from property agents and a group of (BULK BUYERS) from ASP and BL that they are having hard time trying to SUBSALE their property because sizes too small and price too expensive.

    and they even offer agent to pay 2% commission (See how desperate for sales?), that’s why most of the agents here are attacking SVP so they can sell ASP and BL.

    such dirty trick also can be applied. oh my god

    I have view SVP last week.. Unit is big..and cheap..But location at this condo with RM700k tag is very expensive indeed. Very jam during 6pm to 8pm during night time and stick to LMC. This had change my mind from putting my money to buy this condo.

    But no doubt that..unit is big with 1600sqf is very attractive..But location and environment surrounding let me give up to buy this property.

    I’ve just got a Christmas and New Year ANG PAO which I’ve just sold my
    SVP @ 735k facing Kek Lok Si with 1 Car Park 3x Floor!!
    Regardless all the advices from my friends not to dispose the property so soon, but too bad that my Agent’s friend is too urgent in a need of big property that cannot be found in the surroundings.
    I do not regret my decision to be one of the late buyers that has only 1 car park, I would like to congratulate everyone and myself for the GENUINE and SOLID increase of the property to all the buyers.

    Market is slowing down (in 2013 and 2014) as proven by many sources and reports.

    Time to change strategy.

    Avoid investing in newly developed area with too many new projects are coming because of potential subsale price competition. (ie Ayer Itam, Sg Ara, Relau, Bayan Baru, Batu Maung, Bayan Mutiara…etc)

    Go to prime areas – Gurney, Tg Tokong, Pulau Tikus…etc.

    What do you know about Summer Place? Do you know that the real
    “fragrance” not from Lancôme but from JELUTONG SEWAGE TREATMENT
    PLANT, you can smell the aroma here.

    If you don’t know how to compare, just look closely at the design and
    it’s corridors just like a school building and that doesn’t come near to
    a condo’s design. Thirdly, what facilities do they provide compare to SVP ?
    There are 531 units altogether in Summer Place.

Otherwise, might as well be 300-500 units, as long as the common facilities has the capacity to cope. With more units, economies of scale can be achieved for maintenance fees.

    Well, that’s true. CityofDreams ( I assume this is the piece of Ewein-BUCG development) has potential. The issue now is the agent(Zeon):-

    (1) Ewein has denied assigning an agent to represent them in marketing (of course, it would be illegal to start taking money from potential buyers at this stage)
    (2) Zeon is heavily in debt due to significant slow down in property speculation and failure to flip what he has on hand
    (3) Adding (1) & (2) significantly increases the chance of Zeon running away with all the “deposit” money when the property scene turns even uglier next year.

    ASP is not able to compete with SVP, i went to ASP before i made purchase of SvP after realized ASP got many disadvantages compare to SVP.

    1.many units so packed
    2.very small lane to be shared for in & out
    3.traffic wise is the worst case, will jammed forever in the morning
    Alot of comments but i dont think this is good as i know many ASP owners are monitoring this project..

    In the last 3-5 years, it does not matter which property or where you buy, you will make money in Penang property. Those who bought recently are those that need to start worry as the property sector (whether new project or subsales ) starts getting slow nowadays.
    In general, I wouldn’t pay $700k for an apartment in Ayer Itam or Sungai Ara. The appreciation value is very minimum.

    Don’t get me wrong , I have 3 properties in Penang , 1 in kl and 1 in Sydney (my kids are there), so I am also hoping the property price in Penang keep going up. But the reality is , it will come down at some stage. This happen everywhere in the world including in Australia.
    I rather pay 1 mil for new double terrace. Why? The scarcity of land !.
    My uncle recently bought a single terrace for 950k. The owner has no choice because no one is interested in buying Central Park. The owner reluctantly sold the landed to my uncle and move to Central Park.

It is a matter of when penang property price will go down and price corrected. This happen every where in the world including in Australia. I bought a condo in mount kiara for 600k few years ago when it dropped from 850k.

    I personally would prefer landed property due to scarcity of land. In particular at this point of time where buying a condo is not that cheap at all. If you can’t afford new landed, buy a old first, stay for few years, then save money and do some renovation.

    $700k for a condo in Ayer itam certainly is not my cup of tea.

    So many hatred here create funny stories. These ppl must either from neighbourhood or competitors. No doubt this project had the stand out point compare to neighbouring projects. Just wonder why can’t people accept facts. Either they are not mature or not can’t afford to buy this piece of property. If you have miss the boat, wait for next one.

    I agree to you. Air itam, farlim and sungai value appreciation is low. If more than RM700k we have many more option to go. Even you can get a unit at tanjung bunga condo with just RM750k+ with 1300sqf. However i agree that SVP have advantage on size unit.

    First we need to clear that multi factors can have impact on property price. I realize that you make a strong point on size of the property. Yes it is one of the factors but to me 1400, 1500 or 1600 does not make huge different. You dont feel the differences. it is just a number. 1600 pay more maintanence fee indeed. If you say 1000 versus 1600, I would yes 1600 will be much comfortable than 1000. Next Location. I really don’t want to comment on this project because some people said build on former Gyard some people say not. Too close too clearly not a good idea. One good example Sunway Merica in sungai ara, very low demand.
    My friends bought BSG project 950k level 7 1400sqf brand new fully furnished.
    So do your own reasech and I am sure you can find a property that your can afford and suits your need.

    Enter 2014 is a hard year to make profit.
    Cause RPGT imposed 30 % of our net profit.
    No choice has to rent out or keep inhand for 2 years to evitt the tax.

    Well, I guess banglas are better than nothing at all. But for the owner occupiers, don’t forget to ask the management to increase the chlorine level in the pool to avoid having STD spreading in the pool.

    Most of all, make sure their “bitches” are not staying in SVP, otherwise the banglas from neighbouring projects would be visiting SVP very often to get their “pressure release”….:)
