    hi after surveying , i realized that i will take up a unit of SVP but it is going to be after O.C.

    every project in lebuh then tiek shares the same surrounding,

    if you r talking about graveyard, before i moved out from air itam 30 years ago, all BL , all season and even the highway r graveyard. SVP was previously a car workshop. so that doesnt bother me at all

    i like svp because of the size, which hardly can get in the market.

    i’m in my mid-age, i’d prefer big size condo for my children’s future.

    so @Easy, what is your recommended place to buy ? im looking for big and cheap, please advice.

    Did you know, there are about 70++ Tombstones were removed before the piling started? If you really want a big big house, go mainland, only 600k. Left over 100-200k you can use it for your kid education. It sound better to you?

    Nearby property seems ok as well. I’ve met some agents to see boulevard. But its high up the slope. All season is a mix development. Very convenient for groceries at giant. Still have units for sale but the price surely much more expensive now. Best part is they offer rebates and free legal fees. At least i could save some bucks for renovation. The agent from boulevard told me that SVP all sold out so i have to spend more for the subsale unit because there is no rebates or free legal fees. So i might book a unit at all season tmr. But see how it goes as i am considering view court as well.

    Anyway, i already have a semi D at mainland. I just wanted to get a condo now because i shifted my business to the island and so much easier without crossing bridge.

    Very fishy indeed reading at these few comments. Trying very hard to paint
    a bad picture with ulterior motives. Among all the new projects in this area
    such as BL Avenue, Boulevard, All Seasons Park or even View Court, SVP
    managed to sell out all the units in the shortest time of 3 months beating all
    rivals in the area.

    Geisha :I am looking for a new subsale units for own stay below 800k. A friend actually told me about this condo so I went to take a look from outside. Looks decent except for its surrounding. Then i was adviced by my coll to check the review from public about this condo in this sites. To my surprise, this condo has so much comments and quite famous compare to other project.

    if you don’t have pantang lalang and don’t mind the seller whooping you up 400k profit, then you can buy this peace of condo. else 800k you can get a better place anywhere in island.

    If svp gila gila hoping 800k, add 80k buy pg88. With rebates and free legal fees with build up of 2600sqft, it is so much more worth it.
    But im guessing you are not satisfy with this answer as you will say location is different or whatever different. Then surely it is different because it is cheaper and furthermore it is landed.

    Forget about this svp condo.. Not worth it for subsale.

    buying All seasons Park instead. All ASP units would have been sold out long
    time ago. This SVP had affected their sales. Some will be buying in other
    areas filling in some other condo projects too.

    They have to create stories and bad remarks for SVP to safeguard their
    interest in sales and marketing for the subsales market now as SVP will
    be completing soon.

    Some extra “smart” people earlier expected the price will not appreciate in
    view of the remarks and criticisms so they had already missed the boat trying
    to sabotage before the price gets higher so they could buy it cheaper.This
    could be one of the reason.

    without you even mentioning, i just realized a couple of comments which is deleted by the Admin too.

    I’m wondering in fact, if the Admin is being unfavorable to our opinions and facts, perhaps there should be a pile of regulations to be written somewhere else,

    so atleast we know what to say or not to say.

    I would like to share the view and analysis of this project.

    To the Investors and Buyers:

    i) Not to worry about the economy downfall in the making as in Penang Island, I don’t think there will be any Malign Bubble as the main key factor is the land of Penang island is scarce, the demand is getting stronger. That applies to most of the properties in Penang Island, especially Georgetown which SVP is one of the projects.

    ii) You may need not to worry as SVP is sold below the price which can be targeted to Foreign Buyers, it was sold below 500k during launch. The primary market of this project is more towards Local Consumption. By looking deeper into geographical studies, Air Itam has the population of approximately 80,000 which could be one of the area with the most population in Penang island. Which SVP has the greatest advantage in Air Itam that compromises it Size, Facilities, Location.

    iii) MOST of the new launches projects comes with Attractive Packages such as DIBS, Free all Legal Fees, Stamp Duty, Rebate, you name it. With all the freebies offered, Investor comes to the line at first, to tend up, queue up, just to get a UNIT which you’ll be able to FLIP after the O.C. is obtained with only Low up-front Payment. SVP does not offer those freebies but good things come along. Genuine local consumer would have always ready the total amount which needed for upfront to Upgrade/Locate their new property at all time, in other words, SVP is not a main target project by Investors, but Local Consumers.

    iv) The balance of Weight.
    The equilibrium to balance in between Local Consumers and Investors. SVP is an example which SEEMS to be targeting local consumers that will not cause an Imbalance of weight on the Investor scale. Eg : A new project that offers all-freebies-that-you-name-it, which could have an 100% take up rate by 90% of investors in it. This will cause an Malign Bubble by oversupply of the projects calculated by average transaction of Residential in Penang is by 500 units, how long will it takes for a project that has around 600-1000 units to be transacted to Balance the Weight?

    v) The fundamental of SVP is considered as (Low Supply) projects which could have more demand than the supply in years to come, not to mention this project is to target (“Middle Income Local Consumer”) but not (“Fresh/Low-Income Group). Looking forward for years to come in Penang, will there be any New Property Development coming out with the price tag of below <600 in Georgetown?

With all the comments tabulated so far, it is just nonsense for any reader to consider buying this condo anymore. Just doesn’t make sense after knowing so much negative comments towards this property.

    Anymore potential comments here on with interest to own this property are either special case or simply fake to boost impeded responses towards subsales.

    The killer of my lesser gain mainly due to the location and buyers concern. Im just happy to let it go finally after all the nego from buyers. Its tough to sell above half a mil when there is nothing to promote other than bigger units… Thats all..

    I recall this person selling at 550k too..Kesian.. No people want to buy this condo at 800k la. mimpi.

    Try to ask the old folks – Penang 20-30 years ago. You will be ‘shock’ or ‘amaze’ to know what kind of high-end condos in those areas. Same case in Singapore.

    Im from penang but have been working in singapore for 6yrs now. So i understand clearly if the land was once a cemetery. As time goes on, the place will be developed and when more people is staying then those history will be forgotten. But takes time. Only the older gen will know what happen. Just like all of us now, we know what svp plot of land was once before. 20yrs later the younger gen will repeat the same sentence as you did.

Until today, they are still barking about the “supernatural” story and how bad is this condo. So curious, are they too free? What is the purpose and intention of bad mouthing this condo?     Subsale value is based on valuer not on Mudah or any property agents. Selling price you can said 1 mil as well but in reality actual transaction need to ask Bank and valuer. Bank won’t grant loan on such ridiculous high asking price unless you can find someone with cash terms. i know it hurts when peoples condemn your property but you can argue with reality and facts if you think is SVP is good. whether pros > cons or cons > pro is up to individual.

    Furthermore, some seller let go at lower price due to the land history reason.

    Whether is bad things or good things, i think shineville has both but the weighting is heavier on the cons. I am sure there is market (local buyers + open minded) for subsale but looking at the current situation, getting loans are really difficult.
    For the young, almost impossible. For the mid-age to old, sure pantang, so left the young to mid-age group whereby they need to have 100k to get a subsale here if no pantang. Mostly these group of people already have their own house 5 or 10yrs ago.
    As you need to know, its not like new launch sales where dpymt is minimal and etc. this is subsale now and without special attractive details, there is little hope for a good demand. So why 100k on this property for subsale?

    3)SVP will be completing soon. So in preparation of the subsales market

Did they ever think about flipping it 3yrs later at almost double the pricing which is ridiculous to locals? Its not above 1mil, foreigners can’t buy and foreigners will not pay a mil for such a place. So that Leave them to local buyers only.

    Currently minimum for town value is RM500psf minimum..But for SVP currently SVP market value was around RM650k to RM680k according to market value..RM700k above for furnish.
    Don’t tell me that currently market value for SVP is RM900k..This is base on my experience on value on property. Once OC obtained, it the price might up slidely due to big size of unit.

    Anywhere else is better as long as not SVP..
    All my colleagues and friends knows about this place and they just condemned this place cialat cialat whenever this condo topic was brought up.

    Hello guys.. Stop tokok here.. SVP is the best and nothing beats SVP in any aspect especially traffic jam, scented smell, live in ‘peace’ and mostly affordable to bumiputera.. The sales people said only 40% of the units booked by chinese. Around 10% left empty scattered all the floors for compensation to the disturbed.

    You make them panic and more nervous saying OC to be obtained before
    CNY. Panic and nervous until some change their identities in their postings
    and duplicating my ID. Some to the extent of changing to Malay IDs and
    writing in malay. Wonder if he really converted to Islam. Very BIG IMPACT.

    Seeing people making money from property and especially Shineville can
    be termed as “poking” their eyes. Somewhat there are people who will
    feel discomfort and jealously desire seeing others making successful
    investments but they are not in the position of making money out of
    property investments.

    now everyone can own a house through affordable housing scheme, no need to rush for subsale now SVP which no discount, no free legal SPA and loan, no free interest everything also no. except additional ‘dead soul’ fly to your unit during nighttime.
