    Young people are buying lifestyle nowadays, something which SVP cannot offer. At many owners dream selling price of 750K, which is now proven at 550K only after struggle with land issue and zero advantage, buyers are spoilt with other choices in Penang.
    With new properties being launched at 750k, before discounts,rebates and other FOC stuff like car parks and stamp duty etc, what do SVP dreaming cut throat 750k selling price has to offer? Lifestyle – no, jam – yes, eerie feeling – yes, spacious – yes, low density – no diff after getting into the car, and need not mentioned again – surrounded by you know what. Why fork out 100k for dpymt and misc when you only need to fork out less than 50k for a brand new lifestyle condo at a smaller size which buyers can choose their desired units. Best part is no worries over land issue at night and maybe day as well.
    Just my 2cents. Feel free to shoot back. It is normal to have it after giving negative but honest thoughts specific to this forum. Thank you for reading.

    Acute land scarcity in pg island, new built up area is getting smaller, price per sq ft shoot up dramatically, even with plenty of facilities thrown into package(from standard gym, viewing deck n bla bla) doesn’t help either, maintenance fees for smaller unit doesn’t enjoy the benefit of paying less..is it sustainable in long run?

    47% of young Malaysian are in serious debt meaning >30% of gross income goes into debt payment…must thanks to those young buyers who flood to buy “lifestyle” apartment/condo..how do you define “lifestyle”…

    SVP cannot offer young people lifestyle nowadays as the built-up is 1,650
    sq. ft. For the pricing as you can see is not in the 360k range which can buy
    a 460 sq. ft. built-up and considered “lifestyle”.

    It’s so funny that people keep on bringing up “Young people” for SVP.

    SVP is for MIDDLE RAnge people instead of young people, if nowadays young people wanna buy condo can go for projects in Penang @ Rm400k for 700 sq ft (GOOD LOCATION) or maybe RM600k for 1100 sq ft at sungai ara.

    What other options that they have left?? What kind of offer are you trying to say?

    It’s very funny that people still trying to think 1,650 sq ft is offer for young people to stay.

    Come on, SVP is a total different market. don’t keep walking backwards, walk forward.

    taking a look at ivory’s project, i visited most of the projects done by ivory but none can compare to ohm project quality.

    u see the balcony of their project, all using the same design steel which get rusty after 3-4 years

    look at their flooring for all project, no skirting, one of my friend that buy one of its previous project, have to spend additional money on skirting and somemore the best part is.the skirting and the tiles cannot get same color.

    so sorry for ivory project

    sorry for i m planning for own stay. Even there is not the current market price for 900k, anyway i felt that i have nothing lose for the money because of Boulevard lastest transaction was 530k for 936sf unit but i bought SVP for 4xxk only last 2 years ago and the size is DOUBLE of even boulevard/all season. Please dont jealous.

    If price 700k @ profit 250k will tax 75K (30%), owner here who really want to pay this tax? SVP owner normally installment + M/F = RM 2000/mth. If rent out RM 1500, Still hv use own money RM 500/mth. After 5 year, RM500 x 12 x 5 =RM 30K. After 5 year, do u think the price still maintain at 700k ?

    Aiyoo, dont compare h.k and singapore property with us, check our currency and the salary you earn, our penang worker are under paid but property overprice, just now i observed hawker food uncle already increase food price 20cent, when i ask him when he increase, he reply just start today, he said govetment sudah increase, semue akan increase. Do dinner one plate noodles not enough, come home hv to eat bread.

    Last time seller gain some profit will pay some tax, this times Government will not get the tax frm seller bcos too much. If transaction property market active government still can earn the stamp duty. But now will cause transaction property market not active cant collect more stamp duty & tax.

    It seem speculator have no issue holding till 5 years, If this new tax implemented not effective, next year more control will take place. Can suggect to increase the year, and tax %
    May be flat 30% for property sale in 5 years times, subsequent year 5% , no tax after 8 years.
    anyway goverment need more money from tax.

    Yes, SVP Condo is for the buyer they need more bigger built up & need at least 4 rooms. Demand is high is bcos landed property in town area sale > 1.1M (old hse), >1.3M (new hse). If budget below 1M they are no choice and hv to focus to condo with bigger built up only. So why we need sell it so rush

    completion there are still units available. Moreover All Seasons Park
    condominium towers: Spring, Summer, Autumn and Winter do not have
    exterior balcony. Where got class all 4 towers have no balconies ?

    Boulevard Condominium is situated at a higher ground. A little inconvenience
    going in and out. Slightly turning a sharp corner going uphill and sharing a
    narrow excess road with BL Avenue. No full condo’s facility with 428 units
    altogether and smallest units is 936 sq. ft. Is this you call classy ?

    Quaywest residences has no balcony and yet most units are all booked! Yes, these condo’s has seaview. Even though SVP has balcony, what view will you get? Perhaps what kind of scent you might get? Anyway, some people do not like balcony. Simply waste of space..

    Fyi, do your homework before stating something which is wrong, ASP has balcony on selected units. I’ll be waiting to see the low cost flat beside the beloved SVP crashing the image of the entire place. It will be so fun seeing the ugly view from every direction. Kiss Good bye to your investment…

    from the wall of a building and is surrounded by a railing. ASP average units
    can’t afford balconies because the unit itself much smaller than SVP which is
    1,650 sq. ft. ASP layouts starting from 856 sq.ft. – 1,323 sq.ft.

    Please specify which selected units have balconies. Some people do not like
    balcony or you have nothing to justify ? It’s definitely a real pity seeing YOU
    feeling depress and jealous. Actually it’s normal human emotional behaviour.

    My opinion is ASP layout is much more efficient. Balconies is just an extra space for smokers and ppl who love standing outside enjoying the polluted air at lower floors and scenery. Thus higher units has balcony facing kek lok si. At least the air is less smelly too. My brother LMC do not have balcony too at 600sqft. But it comes with 3 rooms and a utility room for drying clothes. Efficient huh? Better then seeing ppl drying their underwear on the balcony.

    Haha, a lot of self-entertainment here. I really not understand why the condo surrounding by cemetery still can sell at that high price.

    I booked and cancelled the Boulevard unit 3yrs+ ago due to the condo is surrounding by cemetery. The unit is RM300k with 2car parks at lvl18, facing kekloksi. Boulevard was proven can sell at 500++/sqft, PgKia really insane and boleh. A little bit regret, however this is not important since i didn’t buy it.

    But many of us just know to say buy buy buy, Even i bought the other condo unit, the pricing the unit also rising to RM500++/sqft now and hope the price to rise further. However, I’m felt like very unsecured if we do not know how to define the value when we talk about investment, profit made and bra bra bra….Someone from you here really can explain how to define the actual value of the condo???

    do not fall into this category to qualify him and the same go for a housing
    facility of RM 1 million.

    layout plan of car park allocation in the S & P. Just to name two developers
    PVD Sdn. Bhd. in KL and Heng Lee Group for Sandilands.

    For Sandilands even before signing of S&P the layout plan of car park allocation
    to which unit at which floor and location clearly shown in the layout plan.

    Will they remove the barrier later on so that resident can turn in and out to both directions along Thean Teik? Currently, there are cement barriers as divider and the road signage (on the tar road, newly paint) doesn’t show we can turn in to SVP from Thean Teik.

    After reading much of the huha here i personally check out the place by myself. Here is my view:
    1) the first thing that caught my attention is the low cost block is really near to svp, i cannot imagine the view once it is fully occupied with clothes, air cond compressor hanging out randomly. Its quite terrible if no proper guidelines and might affect the overall presentation.
    2) looks like a huge balcony, good for those love such a big space but a waste of money paying these extra sqft if unutilised.
    3) jam – as usual bumper to bumper during peak hour though widening of road may help just a little to turn left towards air itam from svp.
    4) yes, surrounded pretty much by the “said” surrounding. Any cremation service nearby? The smell would not be unpleasant.
    5) cannot see the inside, but the shineville villa looks good though.
    6) at 850k price tag, i think i’ll settle for a bungalow at mainland or a subsale older landed (maybe single str)..perhaps just grab any property with dibs before the rules kicks in.

    The best is always check the place for yourself if you intend to purchase a subsale unit from SVP. Need to know few important thing example is you can accept the huge unit for 800 to 850k (or 620k), the surrounding which might not be suitable for babies or small kids, the traffic jam, and knowing that you’ll be paying extra rm250k to these unscroupulous and greedy flippers. In the end, the question to ask if its worth it to buy a subsale for own stay or even investment as it is not cheap nor a good location.

This particular property will be the first to depreciate the most and the last to appreciate very slowly once economy gains its momentum. There is nothing much about this place that makes it very special, except for its well known history of construction sites. Very no value for any appreciation.

    The most advantage it’s near to town and you need not have to go inside
    Farlim or All Season Park to get jam in traffic. Full condo’s facilities including
    saunas, tennis court and squash courts.

    What special features do you need ? Why worry when you don’t have a
    unit ? The buyers and owners are happy with their purchased.

    I think many people are hoping for the price to drop with the intention of
    buying it cheaper. “Fantastic” criticisms and remarks without justifications. No

    1) This should be some concerns for some.
    2) It’s definitely not a waste for big balcony. Normal condo they can’t afford
    to provide big balcony. If you were to look at more expensive condos,the
    balconies are big.
    3) Going into Farlim, this location is at the outer most and there is only a
    traffic light junction infront of SVP. Turning into SVP from Batu Lanchang
    the traffic light is always on green. You can compare the traffic jam from:
    1) Burmah Road to Tg. Tokong, 2) Sg. Ara to Jln. Sultan Azlan Shah.
    Which of these areas are super jam ?
    4) Its not surrounded. Surrounded is to confine on all sides.
    5) If it’s by the roadside, it will be noisy and dusty. That’s why the LMC is
    by the roadside.
    6) Anyone can always settle at mainland but not a bungalow in B’worth
    area but further away. Travelling to and fro from Island to B’worth you
    need to pay Toll for the bridge, more petrol usage, more frequent car
    maintenance and changing of new tyres. Everyone is free to choose
    as they like.

    To sum it all up, SVP has affected badly the subsales of BL Avenue, Boulevard
    and All Seasons Park. If it had never and ever affected, there won’t be so
    many bad remarks thrown at SVP. The public can judge it by themselves.
    Hoping those remarks will refrain people from buying the subsales is not
    going to happen. Thank You for reading.

    Looking at his statement, will any person voice out to their customers or
    the public the product she/he is selling is in fact very hard to sell ? If it had
    taken 3 months and still waiting for buyer its isn’t abnormal, is it ?

    Firstly, at a price near to RM 700K the condo unit is not ready for viewing
    including the facilities. Secondly, for a buyers to obtain a loan of RM 600K
    is not going to be easy with the stringent measures imposed by the banks.

    My friend just sold his Summer Place unit last month after 10 months of
    waiting for the right buyer. The unit was up for sale before CNY. Sold for RM
    750K.

    I am looking for a new subsale units for own stay below 800k. A friend actually told me about this condo so I went to take a look from outside. Looks decent except for its surrounding. Then i was adviced by my coll to check the review from public about this condo in this sites. To my surprise, this condo has so much comments and quite famous compare to other project.
