This is the only property project that advertised once, and that’s it. Then a lot of people waiting for bumi lot. Then that’s it also. Now owners are waiting for OC.
Hi, I have one unit to sell at RM680k. 1650sqf.
Thks
Young people are buying lifestyle nowadays, something which SVP cannot offer. At many owners dream selling price of 750K, which is now proven at 550K only after struggle with land issue and zero advantage, buyers are spoilt with other choices in Penang.
With new properties being launched at 750k, before discounts,rebates and other FOC stuff like car parks and stamp duty etc, what do SVP dreaming cut throat 750k selling price has to offer? Lifestyle – no, jam – yes, eerie feeling – yes, spacious – yes, low density – no diff after getting into the car, and need not mentioned again – surrounded by you know what. Why fork out 100k for dpymt and misc when you only need to fork out less than 50k for a brand new lifestyle condo at a smaller size which buyers can choose their desired units. Best part is no worries over land issue at night and maybe day as well.
Just my 2cents. Feel free to shoot back. It is normal to have it after giving negative but honest thoughts specific to this forum. Thank you for reading.
@To live like never before
“Only need to fork out less than 50k for a brand new lifestyle condo at a smaller size which buyers can choose their desired units”
Acute land scarcity in pg island, new built up area is getting smaller, price per sq ft shoot up dramatically, even with plenty of facilities thrown into package(from standard gym, viewing deck n bla bla) doesn’t help either, maintenance fees for smaller unit doesn’t enjoy the benefit of paying less..is it sustainable in long run?
47% of young Malaysian are in serious debt meaning >30% of gross income goes into debt payment…must thanks to those young buyers who flood to buy “lifestyle” apartment/condo..how do you define “lifestyle”…
More than 50% of total household debt are from property loan, Malaysia house debt raised to 85% due to sharp increase in property price, DIBS scheme.
Predicted coming economic crisis will be worst compare to 1997/1998 crisis.
Youngster today overcommit are in huge debt,
I have a unit looking to sell at 680K. 1650sqf.
Thks…
level 28-1650 ft2 facing kek lok si . 2car park, selling RM 880k.
level 29 kek lok si view 1650sqft with 2 carpark for RM 880k.
@To live like never before
SVP cannot offer young people lifestyle nowadays as the built-up is 1,650
sq. ft. For the pricing as you can see is not in the 360k range which can buy
a 460 sq. ft. built-up and considered “lifestyle”.
880k? siok sendiri nia.. 533pfs? wait 2 more yrs maybe..
It’s so funny that people keep on bringing up “Young people” for SVP.
SVP is for MIDDLE RAnge people instead of young people, if nowadays young people wanna buy condo can go for projects in Penang @ Rm400k for 700 sq ft (GOOD LOCATION) or maybe RM600k for 1100 sq ft at sungai ara.
What other options that they have left?? What kind of offer are you trying to say?
It’s very funny that people still trying to think 1,650 sq ft is offer for young people to stay.
Come on, SVP is a total different market. don’t keep walking backwards, walk forward.
If you wanna CRITIC SVP, please state out reasonable facts instead of what is in your mind “Young people” and “Young people” again and again.

I have called up to Ivory office today and been told only left 2 units for
1500sf ( applicant loan rejected units )and 2 units of 1600sf, the selling
price after rebate and discount 10% is RM925K for 1500sf unit 03 level 41th,
i not sure about the 1600sf but for sure the price reach above 1.1mil..
please dont look the young people, I m one of the owner for Shineville Park and i got 2 friends who are also owner for Shineville Park. We bought it 2 years ago and that time we were only 22 years old.
So did u buy a unit there? or r u trying to find a sub-sale here?
Mid floor town view 1600 sf.RM 900. nego.
corner or inner unit ?
taking a look at ivory’s project, i visited most of the projects done by ivory but none can compare to ohm project quality.
u see the balcony of their project, all using the same design steel which get rusty after 3-4 years
look at their flooring for all project, no skirting, one of my friend that buy one of its previous project, have to spend additional money on skirting and somemore the best part is.the skirting and the tiles cannot get same color.
so sorry for ivory project
@Wilson
SVP looks like rifle range flat for me. now can see the water tank on roof top. kudos…
@NZ
Looks like, so buy Rifle Range flat !!!.
congratulation, now you can start to advertise to sell at 900k. Yahoo!
@James Foo
sorry for i m planning for own stay. Even there is not the current market price for 900k, anyway i felt that i have nothing lose for the money because of Boulevard lastest transaction was 530k for 936sf unit but i bought SVP for 4xxk only last 2 years ago and the size is DOUBLE of even boulevard/all season. Please dont jealous.
can I hve ur contact ?
leonhofung@live.com@Joshua
It did make sense that this project can sell 800k if you know the current price in penang area. Anyway chills guy.. Im owner for ASP, its bit pricey compare to this project but anyhow im still happy
Any different?
@Joshua
So what is your final decision ? Mind to share.
outter wall exposed to hot sun & rain wil crack & leak.
Possible for me to get a unit for Rm800k?
Sorry if my offer was too low, but this is the max i can offer now.
RPGT Tax, 1st 3 years = 30%, 4th year 20%, 5th year 15%.
finally DIBS is prohibited
RPGT Increase, will let property price keep increase. All seller hv 2 action will done (1) Temporary dont want sell the property , it will be cause less supply (2) Who want sell property will attn the tax cost in property price
still too early for anything. will view before deciding. jus exchange view.@Keen
So keep for 5 years then only sell if you got holding power, I believe 90% of the speculator buyers don’t have that.
If price 700k @ profit 250k will tax 75K (30%), owner here who really want to pay this tax? SVP owner normally installment + M/F = RM 2000/mth. If rent out RM 1500, Still hv use own money RM 500/mth. After 5 year, RM500 x 12 x 5 =RM 30K. After 5 year, do u think the price still maintain at 700k ?
Price will still go up regardless whatever action taken. If it can curb property
pricing, property in H.Kong and Singapore will not be sky-high now.
Aiyoo, dont compare h.k and singapore property with us, check our currency and the salary you earn, our penang worker are under paid but property overprice, just now i observed hawker food uncle already increase food price 20cent, when i ask him when he increase, he reply just start today, he said govetment sudah increase, semue akan increase. Do dinner one plate noodles not enough, come home hv to eat bread.
@see
If you don’t get what I am trying to say, just forget it. No time to explain.
@Believe
Government Increase RPGT (will cause Subsale seller will hold property) & Ban DIBS ( will cause Developer no interested to build new property ). The supply for Subsale & new market will be limited, if demand is strong, the property price will go up
Good math and good strategy. 10x likes. Rent out cheaper a little bit also worth than paying the tax to pig.
@Penangkia
Last time seller gain some profit will pay some tax, this times Government will not get the tax frm seller bcos too much. If transaction property market active government still can earn the stamp duty. But now will cause transaction property market not active cant collect more stamp duty & tax.
@SS
Price will still go up regardless whatever action taken. If it can curb property
pricing, property in H.Kong and Singapore will not be sky-high now.
IF Selling price :700K
Say profit 250K, tax 30% RPGT, tax RM75K,
upon S & P signning, lawyer will hold 14K (2% of purchase to be retained for RPGT) .
balance 61K– to be paid within 60days from S & P execution.
when S&P, Seller will get 70K (10%) frm buyer but hv pass 75k to government !!
Goverment will make more profit, sound like buying new and selling subsale need to folk out same amount.better dont sell rugi banyak.
Both buyer and seller are in same situation now, anyone know how long the speculator member target to hold the property, if they can wait still six year only can get good investment return,
Dun sell expansive loh. Sell RM 670 k lah then no need to top up and some more got extra RM 1 k to pay lawyer.
Hahaha 100% agree.
All Seasons Park block Summer @Farlim selling RM 700k with 1255 sq. ft.
Just do a Survey here; After Budget, May i know seller here who will sell SVP unit by next year or Hold ur unit until 5 years ?
i will hold this property until 5 years, slowly wait, no rush,
installment cheap cheap, hold long long, wan sell wan stay wan rent think later no problem.
in my lifetime, there will be no 2nd shineville park
You ‘re right, no rush. I will only sell given the right price.
Yes, you are right, same go to new buyer, They will only buy when given right price.
It seem speculator have no issue holding till 5 years, If this new tax implemented not effective, next year more control will take place. Can suggect to increase the year, and tax %
May be flat 30% for property sale in 5 years times, subsequent year 5% , no tax after 8 years.
anyway goverment need more money from tax.
@budget,
The gov doesn’t have to wait 1 year to introduce more measures, they can do it anytime they see fit….:)
For me, i will sell my unit If i can find my new target (other new property) to buy, if not will hold it. If i sell my unit apply wave the tax.
to hold or not to hold.
Mostly will hold or rent out 1st, since not urgently to sell it.
@kintakunte
You don’t even have a unit, I guess you will be holding something else.
@Ted888
what, sell rm 670k, wait slowly to get this price ya, is not posible to get it.
@Cakap Kosong
No wonder u are cakap kosong, is u have no unit and talk nonsences here.
Looks like our PM’s most recent anti speculation measures have been pretty successful so far, in turning short-term speculators into long term/lifetime investors…..:D Well, time to pay your mortgages my dear friends!…..:D
Didn’t sell i cannot follow upcoming OHM projects… Aduih!
@Abang Adik
Sorry for you, not everyone has to sell to buy. We don’t have to sell but
can buy if the price is right.
Just like to know has anyone taken up the offer to convert the car park
from FRONT to BACK to side by side but has to pay extra 10k ?
nope
@Buyer 2
Developer inform u for the option? why i dint get any notice from developer office.
Just like to share with you.
For 10K to convert from F/B to S/S car park, it is worth to take.
For long term investment, is absolute wise to buy.
For future, buyer will made comparison which unit is easy to sell.
@investor
Thanks for your input.
@Wilson
I don’t know when you paid for the booking as I had been informed,
priority will be given to those early birds that made the bookings.
The 10k offer for sbs car park has ended. No more additional space as informed the developer staff 2 weeks ago. I myself also paid for that.
Even the project is now near completion, parking lots location and
arrangement nobody knows. Fantastic !!!
@Survey
If price more than @ 750k will sell it and apply for remove tax. Otherwise will hold it.
You’ll miss the opportunity to to sell it at a higher price if you are in a
rush!!!.
@Penang lang
How many copies of Letter of Authorization & Indemnity did you sign for
the car park ? Is it 3 copies ?
Last saturday went to G plaza / Star Hill sales booth told 600 p/sq ft .
can’t imagine SVP will hit another 550 p/sq ft.
@Buyer 2
Can’t remember, seems like 3 kua…
@Penang lang
Thanks. Hopefully we made the right choice.
wah, went to property fair weeks ago and found out penang eventually has no RM450-550 condo anymore except bad location like ideal sapurina.
if my shineville no 850k offer i confirm wont sell, even 850k per sq ft baru RM515 niah!
@Buyer
Yes, SVP Condo is for the buyer they need more bigger built up & need at least 4 rooms. Demand is high is bcos landed property in town area sale > 1.1M (old hse), >1.3M (new hse). If budget below 1M they are no choice and hv to focus to condo with bigger built up only. So why we need sell it so rush
How sure are you ? Early birds got 2 shaded car park.
hey f&b.. good for u early bird got sbs shaded cp.. i get 1 shaded 1 no shade.. not as convenient.. but when selling we hav the same selling points!
@PeteR
I thought you got the car park which is not Front & Back for free.
@jj
Agreed with what u said.
@jj
I saw a few advertised less than 700K.
Yeap, mudah.com pricing advertised is 670k.
As we know the stupid agent always add abts 10%- of actual pricing.
So current price shud be less than 600k.
@yee
Cannot be less than 600K or else I can buy another unit.
@yee
If u can find price 600k u can deal it & dont need to wait. The agents is only post the property listing on advertisement that the price is lower , it will attract buyer to call them. All advertisement hv to paid by agents only stupid agent will post higher price
@jj
I think he is looking for a unit.
Already put up balcony glass. Is nice.
@Mo
I m waiting to see the roof top design, it seems not yet completed
@Wilson
Ya, I m also waiting to see it, Hopefully developer can follow the plan & complete it nicely
Ideal location is nearer to airport and industrial area definitely not this land of the dead
@buyer 3
The one and ONLY to say “Ideal location is nearer to airport and industrial
area” Very smart and intelligent !!! . When the time comes you will also have
to go to this place provided to are able to buy one for the future.
Smart guy, the name will tell you its a name of property.
@buyer 3
You missed out power station and high tension cables apart from nearer to
airport and industrial area for an ideal location. You will be “magnetized and
airborne”.
Hi guys , if need any info on Loan and rating , feel free to drop me an e-mail at louis_14_th@hotmail.com
The balcony glass alraedy installed, look very calss and nice.
Just to highlight something interesting as I believe many don’t realize that
All Seasons Park condominium towers: Spring, Summer, Autumn and Winter
do not have exterior balcony.
thank you, so ?
so boh sui (ugly) lor!..:)
@buyer 3
So those who bought are “blessed” with condos’ units costing > RM 500K
without balconies.
Right now, if you don’t own a house in Penang Island (own stay) the next 5 years you’ll more difficult to buy a house. That time lagi “so boh sui lor…:)”. Ask yourself back lah that you’ll said “char chai I buy”.
@Don’t Know
Why would it be more difficult to buy a house in 5 years time ?
May I Know that when the SVP O.C will be Obtain ?
Admin Update photo SVP. Nice ya!!!
Looking at the photographs, I don’t think they can complete it by year end.
Normal segi empat design… whats so nice?
@Benny
It’s understandable and expected of you to say such a thing as you don’t
own one. Have you ever compared this design with “Pearl Regency like boxes
alike and Ferringhi Residence just to name two.
The fifth picture (bottom left most) simply terribly ugly! Super low cost box alike…
@Mo
Nice, If hv photo in inside unit than more wonderful
Buyer 2,
I will agree with you on pearl regency, but I think ferringhi residense looks much better la…
Earlier stage i already not decide to buy due to the tower stick together with low/mid cost flat. Imagine if all those stupid low/mid cost people randomly install their air-con compressor, how bad it will look? How bad the entire SVP look !! Even if the dont random install air con compressor, it also look ugly. Boulevard & All Season is much better, look much much classy !!
Not this SVP
Dear Sister Lee,
Good for you if you decided not to buy. So if people want to install air-con is none of your business correct? Please execute your comments with some intelligent okay… your stupid statement here is shameful….
hopefully all residence don’t hang their laundries outside the balcony
Real comment always hurting people heart. Good luck.
@Sister Lee
All Season is much better but the sales didn’t prove it’s better. Near to
completion there are still units available. Moreover All Seasons Park
condominium towers: Spring, Summer, Autumn and Winter do not have
exterior balcony. Where got class all 4 towers have no balconies ?
Boulevard Condominium is situated at a higher ground. A little inconvenience
going in and out. Slightly turning a sharp corner going uphill and sharing a
narrow excess road with BL Avenue. No full condo’s facility with 428 units
altogether and smallest units is 936 sq. ft. Is this you call classy ?
Very nice!!!
Well said…but those ppl arent stupid from the low cost. But i agree though, real and truthful comments hurts the most…specially to some who is having hard time getting rid of their wrong investment.
Quaywest residences has no balcony and yet most units are all booked! Yes, these condo’s has seaview. Even though SVP has balcony, what view will you get? Perhaps what kind of scent you might get? Anyway, some people do not like balcony. Simply waste of space..
Fyi, do your homework before stating something which is wrong, ASP has balcony on selected units. I’ll be waiting to see the low cost flat beside the beloved SVP crashing the image of the entire place. It will be so fun seeing the ugly view from every direction. Kiss Good bye to your investment…
@buyer 3
Hello 3…., balcony simply waste of space ? A balcony is a platform that projects
from the wall of a building and is surrounded by a railing. ASP average units
can’t afford balconies because the unit itself much smaller than SVP which is
1,650 sq. ft. ASP layouts starting from 856 sq.ft. – 1,323 sq.ft.
Please specify which selected units have balconies. Some people do not like
balcony or you have nothing to justify ? It’s definitely a real pity seeing YOU
feeling depress and jealous. Actually it’s normal human emotional behaviour.
i saw the low cost flat stick to SVP, i already diceded no to buy it.
Even before the ground piling and foundations all units in SVP had been
sold. Don’t bullshit. You don’t represent or translate into everybody views
anyway.
.
@non buyer
Even the LMC units have balconies, why All Season Park units do not have
balconies ?
@Buyer 2
Quaywest residence biggest unit is 1744sqft do not come with balcony as well. Are you saying a seafront project cannot afford to have balcony even though bigger then SVP with miserable surroundings?
Go see for yourself which units of ASP comes with balcony. Do your own homework. So lazy and talk without proper facts. Typical reply of sour investor on bad decisions.
Even though all units sold out, its only 299units. Means 299 owners only. Its simply a small amount of units to be sold out. Fact is, if you have insider info, you’ll know how much units actually sold to genuine buyers, speculators (by own internal staff) and blocked units which will remain empty forever due to some reasons. That said, its not even 299units. Again, do your homework before shitting out garbage from your brain.
@Why
My opinion is ASP layout is much more efficient. Balconies is just an extra space for smokers and ppl who love standing outside enjoying the polluted air at lower floors and scenery. Thus higher units has balcony facing kek lok si. At least the air is less smelly too. My brother LMC do not have balcony too at 600sqft. But it comes with 3 rooms and a utility room for drying clothes. Efficient huh? Better then seeing ppl drying their underwear on the balcony.
It seem like growing of jealousy of this condo. No doubt it is sold out and kindly no bad mouth on your view. Kinda of bad character. Comparing a 1600sqft condo with a 600sqft lmc shows that you don own anything. Whether the property is with or without balcony, it only depend on individual choice. You have your own choice but don condemn others. Show more respect and it is better for the community.
Congrats to all proud owners of SVP.U hve made a very successful investment.
p/s: pls ignore the loosers.let them say whatever they want its a free world after all….
the more they say, the more we know that these people are jealous,
what to do? they missed a boat
Haha, a lot of self-entertainment here. I really not understand why the condo surrounding by cemetery still can sell at that high price.
I booked and cancelled the Boulevard unit 3yrs+ ago due to the condo is surrounding by cemetery. The unit is RM300k with 2car parks at lvl18, facing kekloksi. Boulevard was proven can sell at 500++/sqft, PgKia really insane and boleh. A little bit regret, however this is not important since i didn’t buy it.
But many of us just know to say buy buy buy, Even i bought the other condo unit, the pricing the unit also rising to RM500++/sqft now and hope the price to rise further. However, I’m felt like very unsecured if we do not know how to define the value when we talk about investment, profit made and bra bra bra….Someone from you here really can explain how to define the actual value of the condo???
Where did you buy and how much ?
WTK. Investment in property 30 % on own foresight, 70 % on luck.
There’s no explanation & defination of investment.
When you want to sell you prop.Don miss the 3 main factors.
Serious buyer.
Once tengok sudah suka.
Ada cash juga.
rooftop gonna say “shineville park”
eager to see the finishing of Shinaville Park
@Eeyeerr
LIKE !
@Gino
Cheers!!!!!
Top to the roof!!!! Complete soon.
@Mo
Anyone has photos of internal unit or facility area like swimming pool to share ?
carpark is selling 30k ….wa lau so expensive no wonder selling price of the condon that cheap la …..get from carpak , break event
ya eargerly to know internal looks…… hope can get OC by Feb’14
Car park also selling 500 p/qf. Shineville park condo must be selling above 800k.
it will hit 1 mil in another month to come, people hold you unit don’t sell yet.
p/s : let me sell first now at least I dump off all the liability before tsunami come. hehehe
according to newspaper, now 400k loan for couple working also difficult to secure base on new BNM lending guideline. So those condo awaiting to let go >500k will be crying baby already.
@baby
Is it mean that more and more young couples unable to own a house? The young couple nowaday like to have quality life, rental will go up faster than house price soon!!! Owner still make money or pay less compare rental to installment. Who should still crying? Is it Baby?
buy stage by stage rather than direct jump into >500k entry level. my advice is stay with parents and upgrade when necessary. House is not everything in our life, don’t become a bank slave easily.
Penang renting difficult to go up, too many choice nowdays.
@baby
Ask your girlfriend or wife, did she like or prefer to stay together with your parent, then you should have an answer. This is a problem for most of the young couples nowaday, not only happen in Malaysia. Look like the world need more peoples like you to control the house price to have a bright future for your children.
@baby
It doesn’t matter what newspaper had written, if a person failed to secure
a loan of 400k, then it was because that person did not qualify. His salary
do not fall into this category to qualify him and the same go for a housing
facility of RM 1 million.
What’s is there to cry ? Even for the RPGT 30% it never really dampens or
restrains property sales.
1.Has any owner to buy the parking lot ? 2.Parking lot it is crazy expensive !!! 3.Ask for any information for parking lot , does not inform, only informed,after oc, the position to know.
That was why I said near completion, parking lots location arrangement nobody
knows.
developer never mention got extra carpark lot for sale.
30 k for car park where you get this info?
even oc obtained have to wait for car park allocation this happened in ivory newly completed condo.
There’s nothing “tar chin sio kuay”.
May be you can add Ivory to the list together with OHM that can’t provide a
layout plan of car park allocation in the S & P. Just to name two developers
PVD Sdn. Bhd. in KL and Heng Lee Group for Sandilands.
For Sandilands even before signing of S&P the layout plan of car park allocation
to which unit at which floor and location clearly shown in the layout plan.
Parking lot worth buying? So expensive,Pls give some comment.
@Jacky Ho
i dint receive any notice from the developer regarding the car park. Is the developer informed u? Are u the early bird?
@CiaoLang
I like your comment x 100 times
@Wilson
Im not early bird, im jz have 1 car park lot only. Mr Saw said that , he jz follow the name list to call on last week. If u didt receive any call, is u have 2 car park lot aldy ?
I asked my friend at center park condo, the car park selling 20k+ only and can choose the location.
Do a survey, how many owner bought the 30k car park oldy ?
@Jacky HO
With the 30k for additional parking lot be side by side with your original
car park lot or separated ?
@Buyer 2
According Mr Saw said ,try to do the side by side but not promised.no idea for which floor
@Buyer 2
do u received any call fr developer ?
@Jacky HO
For us extra parking lots will have to wait at a later stage for them to finalize
and sort out the parking lots. Had to pay additional 10k to change from Front
& Back parking lot to side by side.
sorry Buyer 2, do you know how many lifts for the condo?
If I am not mistaken, should be 4 lifts.
Two lifts will be closed all the time except for emergency usage. Effectively only two to be use. But during the first year, all lift will be operating to facilitate movers n etc..
@Pam
Are you one of the owner ? You don’t have much info, do you ?
hmm.. sounds quite absurd..
@Buyer 2
@PeteR
It does sound absurd when i first heard it from the sales staff couple of years back. So i asked further why is it so because doesnt make sense to close the lift. Then i was told about the emergency usage thingy.. But i guess no big deal for me.
@Pam
Niama puto u.. This bulshit u also can create. U think people are stupid to believe u?
I ask my brother already, he is part of the sales rep team. He also laugh at me asking him this.
@Pam
You are not one of the buyer because you said you heard it from the sales
staff couple of years back.
@Pam you are so funny,
use commonsense lah,
why condo wants to build staircase while people can take lifts up to the unit?
they called it “emergency staircase”
where got people emergency use lift one??
thanks for showing us you are a potential sour grape my friend
hmm… u mean the Bomba Lift??
i have a corner unit for sale with 2 car park. are you interested> @Wanted
@Kelly
Hoooww muuch are you selliiinnnggg………….
@TZ
I can just say this is the worst investment condo ever due to location issue. And full of gangster area. The subsale also very bad. Some of owner even want let go with 630k only. Very bad..
@Pam
haha, the most populated area in Penang island is Air Itam. get your facts right.
check with agent, latest transaction for georgetown view 750k
Aiyo, if anyone has RM750k to spend, he/she should have a much better choice (better environment with better capital appreciation upside) than this…:)
@Meranti
You can wait for 2 years. That’s your right. In the meantime, you are welcome
to name your better choice condo with 1,650 sq. ft. built-up for the public to
know more. Don’t be selfish, give others chances to buy as you will be waiting
for 2 more years.
Where is the entrance to this project? Is it thean teik ?
This condo is the best in penang. Cheap and big with full facilities at a low premium price! Everyone can afford this condo. Limited units so quickly grab the subsale unit. Once O.C obtain, the price will hit above 1mil..
This condo has nothing special to offer subsale buyers. Bad location on a traffic jam area, scary surroundings, bad view of the block because sticking to LMC, greedy flippers overprice the subsale units and Harsh&rude neighbour.

You can try Sg. Ara area if you think there is no jam and compare as SVP is
on the outer part before entering Farlim.
@Lee
Yes, the entrance is from Thean Teik Highway.
Where is the entrance to this project? Thean Teik?
Will they remove the barrier later on so that resident can turn in and out to both directions along Thean Teik? Currently, there are cement barriers as divider and the road signage (on the tar road, newly paint) doesn’t show we can turn in to SVP from Thean Teik.
After reading much of the huha here i personally check out the place by myself. Here is my view:
1) the first thing that caught my attention is the low cost block is really near to svp, i cannot imagine the view once it is fully occupied with clothes, air cond compressor hanging out randomly. Its quite terrible if no proper guidelines and might affect the overall presentation.
2) looks like a huge balcony, good for those love such a big space but a waste of money paying these extra sqft if unutilised.
3) jam – as usual bumper to bumper during peak hour though widening of road may help just a little to turn left towards air itam from svp.
4) yes, surrounded pretty much by the “said” surrounding. Any cremation service nearby? The smell would not be unpleasant.
5) cannot see the inside, but the shineville villa looks good though.
6) at 850k price tag, i think i’ll settle for a bungalow at mainland or a subsale older landed (maybe single str)..perhaps just grab any property with dibs before the rules kicks in.
@Investigator
LMC house stick to SVP is the major concern. Causing the whole outlook of SVP totally damage. Can not imagine the when all the LMC house occupied..Sure damage. Even subsale now only around RM620k..Low appreciation..
The best is always check the place for yourself if you intend to purchase a subsale unit from SVP. Need to know few important thing example is you can accept the huge unit for 800 to 850k (or 620k), the surrounding which might not be suitable for babies or small kids, the traffic jam, and knowing that you’ll be paying extra rm250k to these unscroupulous and greedy flippers. In the end, the question to ask if its worth it to buy a subsale for own stay or even investment as it is not cheap nor a good location.
@Tanya
Agree..very bad condo

When economy down with recession, the very first property that going to be impacted the most are those without advantage, without any special features or unique quality to hold on the value with least depreaciation. This particular property will be the first to depreciate the most and the last to appreciate very slowly once economy gains its momentum. There is nothing much about this place that makes it very special, except for its well known history of construction sites. Very no value for any appreciation.
@Peace
The most advantage it’s near to town and you need not have to go inside
Farlim or All Season Park to get jam in traffic. Full condo’s facilities including
saunas, tennis court and squash courts.
What special features do you need ? Why worry when you don’t have a
unit ? The buyers and owners are happy with their purchased.
@Truth
Absolutely! It is very worth condo !
“Mostly are young buyers betting to flip with quick money.” 2 feet tall
truth hurts
“Young people are buying lifestyle nowadays, something which SVP cannot
offer. ” @To live like never before
I think many people are hoping for the price to drop with the intention of
buying it cheaper. “Fantastic” criticisms and remarks without justifications. No
DIBS package, mostly youngsters bought it to flip ? Sounds very odd !!!!
Have one unit facing kek lok si to sell at RM680k. Mid floor.
Thanks.
@Investigator
1) This should be some concerns for some.
2) It’s definitely not a waste for big balcony. Normal condo they can’t afford
to provide big balcony. If you were to look at more expensive condos,the
balconies are big.
3) Going into Farlim, this location is at the outer most and there is only a
traffic light junction infront of SVP. Turning into SVP from Batu Lanchang
the traffic light is always on green. You can compare the traffic jam from:
1) Burmah Road to Tg. Tokong, 2) Sg. Ara to Jln. Sultan Azlan Shah.
Which of these areas are super jam ?
4) Its not surrounded. Surrounded is to confine on all sides.
5) If it’s by the roadside, it will be noisy and dusty. That’s why the LMC is
by the roadside.
6) Anyone can always settle at mainland but not a bungalow in B’worth
area but further away. Travelling to and fro from Island to B’worth you
need to pay Toll for the bridge, more petrol usage, more frequent car
maintenance and changing of new tyres. Everyone is free to choose
as they like.
To sum it all up, SVP has affected badly the subsales of BL Avenue, Boulevard
and All Seasons Park. If it had never and ever affected, there won’t be so
many bad remarks thrown at SVP. The public can judge it by themselves.
Hoping those remarks will refrain people from buying the subsales is not
going to happen. Thank You for reading.
Hanson,
You have posted 4 times on sept 5th, oct 17, oct 18 and today. It has been 3months now. I even saw your postings in mudah. Having hard time disposing this property?
@Easy
Look from different view. May be he got few units on hand or he is an agent where few owners ask his help to sell.
Wondering will the LMC to be ready at the same time frame as Shineville Park, the building looks connected to each other..Emmmm
Goh, your price still negotiable.?
Looking at his statement, will any person voice out to their customers or
the public the product she/he is selling is in fact very hard to sell ? If it had
taken 3 months and still waiting for buyer its isn’t abnormal, is it ?
Firstly, at a price near to RM 700K the condo unit is not ready for viewing
including the facilities. Secondly, for a buyers to obtain a loan of RM 600K
is not going to be easy with the stringent measures imposed by the banks.
My friend just sold his Summer Place unit last month after 10 months of
waiting for the right buyer. The unit was up for sale before CNY. Sold for RM
750K.
A true owner won’t tell the world he has a unit which is hard to sell @Easy
I am looking for a new subsale units for own stay below 800k. A friend actually told me about this condo so I went to take a look from outside. Looks decent except for its surrounding. Then i was adviced by my coll to check the review from public about this condo in this sites. To my surprise, this condo has so much comments and quite famous compare to other project.
