    Checked from google maps. I think it is the empty land next to Giant. It’s full of greens. So I think not tanah paya.

    Yes , AnnJoo steel just behind of the project , dusty lo…
    The land is Tanah paya and a lot of india there. summore behind is railway.

    The area used to be railway worker quater and also train repair station, if not mistaken Giant was football field. Railway just about 400m meter away from central way. And there also Prai Sugar factory around the corner. You will not like the area if you pay there a visit, alot of foreign worker. Night time like ghost town…

    u will stay with a lot of foreign workers … i mean hard labor. This is previously KTM and have a lot of houses and shops already there. The place is filled with our indian friends and near to the previous malayawata plant. The air quality is very bad…. cloths if u hang will become yellow one….just like indrawasih. The road in and out also not good as the BORR exits across there. The developer knows about this, that is why so cheap!

    RM 374k for a 2 1/2-Storey terrace in Butterworth? Consider a very cheap price.
    Is pros and cons, between price, location and living environment.
    Good price, good location, but just only to consider about the surrounding environment.

    I agree with all of the above comments on the surrounding. It would help is this project is gated, at least will feel safer. But, developer will not have the gated plan. Also, this is only the soft launch price. After that, it will be RM 400K and above. Personally, for this price and this surrounding, I will hesitate.

    I also notice that the front portion for car park is quite short (22′ x 56′), only 16′? Approximately 4.8m and lets say Toyota Vios, the length is already 4.3m. Seems like once the car is in the porch, right behing would be the gate. Also, separating one house from another, its only a fence and not even a wall.

    The price is cheap for some reasons. Most worrying is the numbers of foreign workers staying there. Just ask the resident or property owners of the adjacent prai inai condo and you will know. The nearby shoplots if not mistaken most are empty. Some more near rail road and steel mill. The Giant there also may not survive long i guess…

    I live nearby but i never step into there also unless sometimes i want to make a u turn to inderawasih. The place is really cannot live anymore. Even offer bungalow with that price range i also will not consider. Think!

    this is the problem with perai/ penang township plan. I do not think they have a plan for this knowing that the after effect of the BORR exits will cause to this on that nice place. If you were to look via google map, that area and along chain ferry roads have very high potential for nice living as it have a river, infrastructure, nice community.

    For Butterworth people, Raja Uda to them is a good location but not
    people from Penang.

    I think that BORR bridge have break the Feng Sui, many foreign worker staying nearby the shop. it is good location actually and police station is nearby too, easy to connect to every where like penang bridge, bm and butterworth,anyhow if you are able dropped by that area I don’t think any one of us will like the area!

    The place is really a sleepy hallow. Not worth buy a property near to dusty area. I am one of first customer to pay the booking fees. Already withdraw it after saw the surrounding area.

    I went there few days ago and noticed the shop houses were occupied by ‘foreigners’ but overall I think once the houses were up, that place will get some extra boost. Land is getting limited so, my 2 cents is worth consider.

    I went there last week, although kinda like the house, but Dad warned me about the bad pollution problem. then when i i check with the sales girl, she said coz this is industry area, but she trusted that the factory will adhere to ISO quality of waste released. hmmn.. i am a malaysian, & being a M’sian.. that so not reliable.. imagine even Lynas Factory can get permit to operate d!! LOL

    Most residents in that area are not Chinese and factories pollution

    They refunded back after minus RM200 as a processing fee. Overall i am satisfy with my decision to withdraw it although they forfeited RM200.

    last week i have visit their showroom, get attracted by their promotion of free all s&p, loan legal fees & also free transfer of title which is not cheap. i m considering to buy one unit there but after hearing all of your comment….
    can some one please recommend me new property that below RM400,000 located in Butterworth area include free all package for me? if got any please inform me i going to buy.thank you.

    i planned to buy one unit- prai inai condominium for investment. i see the rental quite good because can cover bank loan. however i read all of your comment, i may consider now. how about prai inai condo? what do you guys think?.
    i know the giant there looked like ongoing shutting down. no many ppl going there.
    the shoplot mostly in vacancy.
    but i check the rental can reach rm 1000 if renovated and sell at 170k. quite a good return.
    plus, the management quite nice. got many facility, well maintained. they don’t allow foreign labor to stay in the condo.

    They doing promotion in Sunway Karnival mall. Min price increase to 400k now, the build progress is 20-30% now. They still have ~70-75% houses open for sales. Look like the demand is not so good.

    That area really like a isolated taman, where a lot of “foreigner”. The road is wide, but not much car. All the shoplots are unknown state, some rent to foreigner. Behind the taman got a lot of flat, a lot of car park at road side, quite complicated.

    If you are perai people, and prefer to continue stay there and no worry about other thing like factory, a good buy, as the price is consider cheap for this size.

    Actually, we as a buyer has to be more realistic. If the area is good and the living environment is excellent, y are the selling at this kind of price? Therefore, as a buyer, u need to judge on your own. Whether u wan to pay more to live in better areas or pay less to live in not so good area but tolerable. Actually, I went to visit today, it does not look as bad as you all said. Yeah, it is kindda quiet but the air is not dusty wor…

    agreed with @Considering.

    The distance and traffic quite smooth to this area. Only the access in front of mosque quite narrow. Road wide.

    I think price for this size reasonable. Only concern is foreign worker there. Security wise makes me hesitate but there is a police station opposite which i not sure is still operating because quite run down.

    Yes. I just booking one unit there last week. I am buying their standard type at size 22’x70′ for RM481k. After compare with some project, I think this price is reasonable since the car porch for standard developer will be only 20’x20′ but this project have 22’x25′ even the smaller type also have 22’x20′. The other advantange is the front road have 40′, it’s really wide if compare with nowsaday new project where to get so wide for the front road?

    Another point is compare with the material given by the developer. Nice tiles, nice layout, good quality paint, even the switch… Especially the car porch, is nice…

    I dunno other, but they are given 5% rebate right now so I am just need to give RM20k++ for the down payment and no any other hidden charge include all the legal fees and stamp duty. Is really attractive to me since I really save a lot.

    Actually i saw some of the bad comments are nonsense..
    Malaysia nw which area dun hav foreign workers..my neighbour also rent to foreign worker wat..wat can i do..im not the owner..nw almost every taman hav foreign worker there..i believe most of the foreign worker is under tat security company..tat company quite famous ler..if we dun trust them why some of the gated taman trust them more than police wor..

    is there high tension tower there? I don see any.

    What I like so far is building very fast. I want fast occupy and would not stop half way and we are in trouble. Maybe this weekend will go and see again.

    Ya i was offered 5% cash rebate also. Good for me because now staying not yet sell so not much upfront to pay.

    I oso can’t see any high tension tower over there…But I think VrCP is mention the high tension tower inside the industrial area which bear to Petronas. But that’s is very far away from this project rite?

    I m stay at Prai Inai Condo, even the air quality quite bad but it is still consider ok if your space equip with air conditioner and some of dust prevention. You may buy air purifier too. The management also good, maintenance fee low and the price increase recently due to developmnet of 2 1/2 terrace prai tropica. The bad air quality is not everyday, its depend on directional of wind

    I rented in this area before Prai Utama Flat
    bad air quality – on and off, yes.
    Noise pollution – present but tolerable to some (KTM tracks right behind)
    Roads are wide, yes. Trees are there, yes. Potential to be a nice area.

    But shoplots all abandoned. Run down. Rented to foreigners as accommodation. I would put a doubt on security level in the area.

    My 2 cents. I suggest to look elsewhere.

    Penang house price so expensive! Im from penang also, many ppl buy penang condominium to invest but i don think can invest again! Before that RM300K can invest la.. Now “Condo” wanna sell untill RM500K better i buy terrace house at here. Sq ft more big la, enviroment is see ownself how to create. Before that penang ulu place also can let ppl to invest.

    Some people say which area dun hav foreign workers? Yes most places know there are foreign workers. The issue is more or less. If too many foreigners will cause discomfort to residents. This is the same situation with the flies. Which area dun have flies? Too many flies will be an issue coz it would bother the harmony. The best example place to see too many foreigners in new residential areas are at Juru Heights. This area has many foreigners and some companies take a lot of 2-storey terraced houses and use for their foreign workers dormitory. The best time to look at this bad situation is at Sunday/Holiday.

    my advise – after visit if you can accept the situation at Juru Heights, you can buy a house here. If not better think back.

    nowadays many of the investor cannot easily sale or rent their house to Chinese or other race that you wish to stay with them…thats why some of them rent their house to some company or factory and earn few years rent…better than put it there and wait for price increase…

    hai i’m one of the Juru Heights owner. Since you have informed about my residential area, I would like to share my advise. There is still no problem if surrounding your area have foreign workers. Problems would arise if in future some of your unit change to foreign worker placement or hostel. When outside foreigners + inside foreigners (placement or hostel) of course they will be more and more. As my area during the holidays is hard for you to see the local people outside their home because foreign domination every corner of our taman. If no foreigners rent inside i think still ok to consider.

    dont expect 2.5 storey terraced houses will not rent out to foreigners. Penang people rich maaa even double storey semi detached house can rent to foreigners.

    I wen showhouse 1 time, week end 1 time and night 1 time.

    Decided not to take up yet. Weekend, all the foreign workers gather around the shophouse just right opposite the development. At night, the whole place is so quiet it is eerie.

    Maybe in future value can go higher but as I want to invest, afraid hard to get buyer and tenant. The Giants hypermarket also very little visitor.

    This is a really bad location. i doubt the price will go up. don’t hope to invest in this project. highway nearby, steel mill nearby, mosque nearby, high crime location. Think twice!!

    just check with the developer the price for standard house already when up form 484K to 524K..n its only left less than 10 houses left.. even with foreigner worker, steel & sugar factory,railways just right behind but the price when up… wont say its a worth to invest but market is still out there. check with the developer majority of the house is own by profesional personel which working around prai & kulim area – dont think so the houses will be rent out for the foreigner around there..

    You cannot go wrong when you invest in prai area because the land is
    pretty much occupied already. the house price is going to be almost 600k after
    oc is obtained in mid 2013 .

    Location-wise, i think this place will become a good one .
    I think this place is a good investment esp for renting purposes.
    It is so strategic.

    of course, it is a quiet now, but once the premises are occupied,
    the place will be not so quiet anymore. The giant hypermarket will
    have more sales as the people here will shop there.

    By the way, foreigners like bangla or indo or Vietnamese are everywhere esp
    when there is a factory nearby.
