I went to the site. It’s along the main road and part of it is opposite a malay graveyard.

ya, not as bad as we think. Fragonard Garden is just opposite the main road. So it’s strategic location starting to develop faster than inside. and some more it is quite convenient. Our building material was awesome, as i used to went the show house viewing, as i know VST is all about quality. I had few customers after they compare, their feedback was positive, said our finishing was better. End up book a unit in Fragonard Garden.

The price is way too expensive for Balik Pulau….I went to the show house few days ago, on sunday…very quite, not many people turn out…i think difficult to sell lah….

The latest price I asked is already RM650K. Why so expensive?
When all the big shot / branded developer finally came to Balik Pulau to launch their project, then every one will said those previous price was cheap.
I heard SP Setia upcoming project in Balik Pulau which is called Setia Rain Tree Residences will set a new benchmark. Balik Pulau is like those days of Teluk Kumbar/Batu Maung where people dont bother and dont care.
However, now every one starts to accept Teluk Kumbar/Batu Maung and the price of property will reflect that acceptance/demand. Batu Maung is nothing until Mah Sing came with South Bay.
Is the RM25K discount available? If yes, means the actual price is only RM515000 right?

Three rows will be facing the setting sun, so quite hot (very hot) especially at around 3.00 p.m. Also correct the front, some units faces a cemetery, but is ok if not superstitious.
Which is a better buy? The one that faces rising sun or setting sun? But if take rising sun, will be back units, not facing main road. We cannot have both. Strategic but hot or not so strategic but cold. Again it is hard to decide though.

I think those that face the main road will appreciate faster in price, easier rental, more strategic, can be either for residential or commercial, whereas the back is more for residential, I think the ones that face the main road is better.
