    First to consider when buying property is to think of Location, 2nd to consider, is still location and same for the 3rd. So, at mainland, go for Raja Uda area! (if you are celebrating CNY).

    Palm Villas & Mandarin Quarter property is located near Raja Uda area, which one is the best and worth to buy ?

    For sure, Palm Villas is the best choice, it is not so near to the main Raja Uda road that always busy. But the price hit RM600k and above already and very limited units available (those facing swimming pool, price even higher), and overall look very grand and class design (if you care about feng shui, then this Palm Villas may not suit you, as the front door seems to be at the back/kitchen, you park your car, go in the door at the kitchen, the actual front door no road, but jogging track), feng shui no good. For Mandarin Quarter, unless you like ‘lau juak’ area, and Temple around you (ang kong po pi), then can consider too, but, the entrance to that area can always jam. The design just so so, look like shop lot :( total buid up also not big. But price at ~RM500k.

    anyway, go for Palm Villa if budget allowed. another recomendation, go and take a look on Delink at Bagan Lallang (taman segar), also very close to raja uda. that environment look good, a lot semi-d, bangalow area, and quiet place. Delink 2 is going to O.C by end of year, can consider if the price at ~RM480k (which is the current market price).

    In fact, that area (taman segar/bagan lallang) is going to be a well developed high end residential area, Airmas develop the Residence g&g is there (but price at RM850k onwards), Tambun Indah’s Carrissa Villa is there (price RM620k onwards, still got few units remaining), and shoplot + condo project by Oriental Max at the trafiic light junction, so, overall that area will become very convenient, classy residential, and not so congested at Raja Uda (and you can reach Raja Uda/Jln Ong Yi How business center/shops very easily, just next road only from Jln Bagan Lallang).

    In fact, too near to happening area somehow not a good thing, want to go in and out also susah, but, choose a location where it is quiet, and close to those happening area. Summary:- avoid in and out to your residential area that need you MUST pass thru Jln Raja Uda :) Same concept, like KL, near to MRT (mass rapid transportation) is good, few minutes walk, but just in front of the door of MRT may not be good, as a lot ppl, train’s noise, congested, etc. adverse effect.

    Can’t say worth or not worth to buy anymore, it’s depend on market demand, and how you like it, palm villa surely 650k++, and carisa villa too expensive for 630k, and i think delink can be a good buy, also g&g with taman and guard house, below 500k

    u can consider Carnation Villa in Bukit Minyak, 2 storey terrace house GnG with facilities (swmming pool, club house etc) cost RM429k.

    Just found out the Mesra Permai at Bagan Lallang (Jln Ong Yi How) by Oriental Max is selling good, still got several units available, the layout quite big, 1600sf and 1900sf. Conveniet as got shop lot around.

    Mesra Permai Apartment selling at RM180psf, only RM310k for 1600sf and RM350k++ for 1900sf. Very cheap consider the size.

    OM can always build the house and complete in 2 years. So, S&P stated 3 yrs for completion, they can still hand over the house on time.

    you may try out Bandar Tasek Mutiara at Simpang Ampat.
    Although a bit further from BM, but under rapid development now.
    Developer = Tambun Indah
    Teres house should be still around 400K

    Mainland house is always ‘bo tak lui’, very slow in price appreciate and get saturated very fast. So, 1st phase sold out? Ha, not yet. And phase 2 already RM400k? But still got discount.

    Phase 2 total 140 units, exactly same design, but different in color and tile. Car park porch longer a bit; come with club house and BBQ area. Starting price RM385k for the first 50 early birds; and remaining units at RM400k for standard intermediate units.

    This is the most worst design i ever seen it, especially their staircase design. Location far deep inside the other’s taman, some taman are low cost taman, not a good location lo. Internal build up very small only, not worth to buy it !

    Btw, the total build up is over 2000sf wor, delink is smaller, but total build up already 2160sf. (land size is 1044sf), so, over 1000sf land size with price RM385k for this one, i think very worth it.

    Haha, JC, you’re right, for Delink, if you don’t have budget RM500k, don’t even think about it. The price for normal unti already at RM450k. You think it is high? Expensive? Go look at the nearby Apartment like De-Centro, 1475sf selling at RM320k, no swimming pool, next year only complete. So, Delink landed with 2000sf++ at RM450k now, consider very cheap d. Why? That area is prime area.

    centro apartment is at raja uda, so the price is ok, now all condominium at raja uda area above 300k already. delink is at bagan lallang, next to raja uda only, so the price at 500k is normal.

    The houses at Juru now facing big challenges, a lot of bangla moved in, especially the terrace houses, very dangerous and high risk to be robed, and no one will help as very little residence there (if got ppl, they also won’t help like the recent news at padang tembak). So, overall house price at juru is suck.

    Wow, RM400k for central way phase 2! Btw, delink phase 2 is about to get O.C, similar design with this central way, will be targetted to sell at RM480k onwards, although smaller compare to this one, but the location is consider prime as just next to raja uda.

    the only thing you need to worry is election, that will directly affect our nation’s economic and house price, critical in the coming 1 year. after that, if everything going well, M’sia economic will steadily doing well, not much to worry, european crisis doesn’t really matter.

    ya, normally developer don’t agree unless ‘friends’ they will ask you to drop and refund part of the deposit, and re-open that unit for sale, i think they can sell it easily together with phase 2.

    RM385k is reasonable price, with bigger land size compare to phase 1. The lenght is 2 ft more compare to phase 1.

    Yes, the sale person told me, the car park area longer 2sf. So, 2×20, 40sf extra. And, use different tile and different color painting (hopefully they no longer come out with funny color).

    During construction of phase 1 showroom, the other area is almost covered by coconut trees. how come there is a village during 1950, then after 50 years all coconut cover the village. looks unbelievable…

    You may consider Tropicale Residency in Alma, BM. Superlink Terrace is from 398K. Another choice is near Tropicale Residency is Hill Park. The Superlink Terrace is from 400K above.

    Both you mentioned projects Tropicale and Hillpark are the dream house of the penangites, but this kind of project is impossible on the island, so, need to move to BM. Very nicely planned residential, nice design, and greeny gardens (hope both can deliver as per said).

    There will be more similar giant g&g projects, that booming in BM, if now still affortable and within your budget, can grab the zero lot bungalow on both projects, price RM600k++ for tropicale and RM700k++ for hillpark. Note: hillpark has very less superlink terrace, only two rows, as developer already coverted most of the superlink to zero lot bungalow.

    please check before you buy any project developed by “oriental max group”
    my relative just bought a unit at central way phase 1, he advise me to buy a unit at phase 2, but after find out with my friend, they bought a unit at d-link face a lot problems..
    construction material is the main issue – they use difference type of material compare with what they show in their show house, this is “cheating case”,
    this oriental max group, i believe is the worst developer in the market.

    I tot material used in show house is different compared to ‘original’ unit as show house is renovated. Don’t be too senstitive to those comment about your friends on Delink, but you can go and see by your own, the quality is good btw.

Many owners complaint as the quality far worst than what they supposed to get during launching and as per ‘plan’. The Platino even they listed out one by one about ‘poor’ quality. No developer is perfect, you pay as what you get, CW is cheap, so, what you expect? Even when it is developed by branded developer and you pay higher, there is still no guarantee on the quality.

    That was yap ah loy’s generation village in big fire. So, yap ah loy spoken here. more than 100 people die here, if dig deep enough, can find a lot of skeleton. Very scary…..go to check with press like kong wah that withnesses this big fire, may be there is any archived report.

    Should grab those loan approval faster, i was taking the ‘loan not approve’ units of delink previously, first week i called to ask, fully sold, then keep on following up till 4 units released due to loan not approve, i got the choice and all 4 units sold out in less than 2 weeks, although more expensive than lauching price.

    Don’t you think phase 2 overall layout is better than phase 1? The land is in square or rectangular, plenty of visitor carparks and grand community hall. Don’t look at phase 1, faster grab phase 2 before fully sold out.

    140 units better for fund collecting, and better management, can hire more quality guard, now a day security guard need to be paid RM1100 per month. Hire 6 guards for two shift, need to spend RM6000 already. Phase 1 only has monthly maintenance fee collection RM9800 only; while phase 2 has RM14k. To maintance a g&g, need at least RM15k per month (without swimming pool).

    Better don’t buy those g&g that you already know it can’t sustain with the maintenance fees. There is a guideline for g&g, for more than 50 units, it shouldn’t has problem. If fund not enough, then need to increase the fees.

    Keep on asking and the phase 2 RM15k rebate will soon all taken up. Penang economic is booming by manufacturing investment from MNC (looking at the risk of Thailand flood and Japan eartquake) and soon Penang mainland industrial area like Batu Kawan, Penang Science Park, North Seberang Prai (MSC), all will slowly become main industrial area, and residential price will goes up very drastically.

    now everywhere ppl worry on crime, going out from house also got rob, the g&g, condo with security, etc. will become very crucial for the demand and needs. at least, it is safer a little bit (yes, just a little bit) better than those without security and always need to worry someone break into your house at night (or even day time).

    JC, it is very easy, just look at the Tambun Indah’s Pearl Garden, when initially launched, the price was merely RM225k, and always has units available (unable 100% sold out), and the price wasn’t stagnant, gone up until RM330k from developer while no many units remaining last year, and now, in the subsale market already RM370k (in newspaper today). The same thing will happen on CW, unless, OM still selling the same price of RM400k after completion of phase 1 and pahse 2 in year ~2015.

JC, I do sure you know what is the price for N-Park apartment (I quote an example) on Island that currently sell at RM320k; while Melody Home at Farlim people asking for RM280k (original unit). Both only 700sf. With this trend, do you think RM450k after 3 yrs for this project expensive? I think RM450k only can buy N-Park after 5 yrs.

    Nope, I didn’t get 1 unit for CW2, but I already bought 1 unit similar design unit, but at Delink at Bagan Lallang, just next to Raja Uda, I bought subsale at RM450,000. That area is much more convenient than this one, opposite indoor badminton courte, close to Econsave, Apollo Market, Hawker Centers, Dim Sum, plenty of banks and restaurants, Chung Ling High School; also near to Tesco Extra & Sunway Carnival, now more and more great restaurant coming to open nearby while more commercial and shop lots to be built there like shop lots in front of Carrisa Villa (Tambun Indah) and Permai Indah II shop lots + apartment (by OM), just walking distance to this Delink.
