      yes, this is newly soft-launched. The price is from RM 358k onwards, they give RM20k discount for the first 50 early birds. Since this is still new, there are still around 30++ units for early birds :)

    Its not near to Sungai Rambai.
    This location is quite convenience, in the middle excess to Butterworth-BM and also Alma way to the south. Can easily to Prai Industry Area & Bukit Minyak Industry Area.

    If not mistaken, this should be the 4th project by the Oriental Max with the similar 3-storey link house design. There are D-Link in Butterworth, Merbau Indah in Sungai Dua, and also D’Garden in Jawi.

    The early bird price RM 338k is very attractive as this price is even lower than some 2-storey terrace project at Permatang Pauh, BM and even Alma, Simpang Ampat.

    Narrow access road into the area, many ‘blacky’ stay around. Some how they have the super power to make your house value drop or don’t move at all.

    jst cal the developer.. left 21 unit tht can enjoy early bird discount . no high voltage cable nearby the project . the disadvantage is the narrow acess . survey the area.. many chinese stay there as well.

I do ask public & RHB bank , PBB package nice , 1st yrs -2.5 , 2&3 yrs -2.45 & 4 yrs till end -2.4 but , they need to buy MRTA with them min 5 yrs . RHB rate -2.45 , during on-going project they jz serve interest I feel that not worth . Will check with maybank n am bank soon .

    HLB jz offer 30 yrs or up to 65 yrs old . How many yr u want to borrow ? Actually I want to ask others legal firm to compare the price 1st only choose whether take the developer appointed legal firm or others . Mind I ask u , u’re male or female ?

    may i suggest u to view the corner unit ..actually i hv been to the contruction site to view the external house and ground floor. there is something weird thing abt corner unit tht u may wan to ask the developer. tht’s the reason i dont buy corner unit.

    Izzit u view the show unit corner lot ? Weird abt the site garden ? If yes , I know why u say weird d , Coz the site garden only got 4′ to 5′ ft only .     Means how many sq ft of yr site garden + 20k corner premium.

    i stay that area surrounding there since small, the area is lower ground compared to the main road therefore it will flood whenever long rain happend. good luck for those thought secured a good deal.

    i check with my friend , she stay there since small & 3 of the shop lot there , no body said will flood . i know the restaurant that area is lower ground. but behind of the taman kerjasama should be no problem.

    Hi jess, the corner unit is totally different than the merbau indah .. The intermediate is the same. The staicase is inside ur room.. So almost half of the room is occupied by the staircase. tht’s the weird part.. I do ask developer. They say corner unit is like tht.. So i change to intermediate unit..

    that area will not flood, but the front big road did flood once this year. The road in front of the lok yuen also flooded. This has not happen before, i think it is due to too many development and also due to the railway track development. The road heading to pacific from BM also flooded.

    the garden view unit is RM 15k with extra balcony at the back.

    a) Everyone is afraid of flood, including myself. Its a relief to hear that flood only happened once this year. Please refer to my comments under Desa Titi Panjang. Many parts were also affected by flood this year. Some claimed caused by Sg Juru, Sg Rambai and also the famous railway track. The effects of the rivers should not be a concern here, while Chief Minister already settled the railway problem. BUT, do share if you have flood experiences here, sincerely appreciated.

    b) This project only has ONE panel lawyer, which is bad as there is no competition. I believe they WILL NOT give discounts, kept saying that buyers can opt to use other lawyers but S&P will not be covered. They know that the legal price for both S&P and loan will be much higher. Also, during booking, there is a RM500 forfeit.

    c) I read above on the mention of a “good deal” and “good luck”. Not sure if this is the BEST deal, but upon comparison with nearby projects, it is cheaper. A few roads away, in Taman Kerjasama, a double storey semi-D is selling for around RM 450K. Ban Eng Hock (Sorry if I get the name wrong) project just down the road was selling semi-D for > RM 660K and bungalows for > RM 850K. I like that project alot, asked if there is a possibility of any buyers could not get loans. Despite the price, aLL sold out and ALL loans approved!

    i did ask this question during booking because got 2-3 friends are booking together. The ans is u may get few k discount if you out of 1st 50 units. Since it already have 20k discount for 1st 50 units, do u think entitle get extra discount? if it is, it is not fair to others buyer.

    it’s 3 storey link house, u will not feel it’s small, in fact the bedroom is big if you compared to double storey house, as only 2 rooms in 1st floor (normall double storey has 3 bedrooms)

    regarding flood area, i cant say too much as am not resident there….. hopefully it will not happen …….

    Hi all, yes, I agree, there is a great community (neighbours) here.

    Anyway, I received the same respond from developer on the legal fee thingy, of course, they put it in polite words, but the meaning is the same. Take it or leave it. Developer has nothing to loose and there is only one panel lawyer anyway.

    When I was there, already around > 30 units sold/reserved. While I was there, another 2 more young couples walked in, took the Central Way brochure and talked to another sales agent. Seems like many are interested.

    I like the garden view too. Actually all units are nice. I am just concern that for normal view, rooms will face rooms of the opposite units. Well, I can see my opposite neighours rooms too from the garden view, but its a little further at least. Those who like garden view, better get fast, not that many left especially those facing South. Imagine, after the 20K discount, those normal view will be almost the same price as garden view, bo-tat la.

    Garden view is better, extra 15000 spread over 30 years loan is only paying RM80 more per month, you get a bigger sq ft, extra balcony & garden at the back of the house.

    I heared there is one unit of Semi-D for sales and just next to new project Ban Eng Hock. The house is quite big 34X70 and build up area is around 2300++ . It is very spacious.The seller want to sell with all light , fan, grill , minor landscape and kitchen cabinet. Not easy for me to decide for new project or old house. Pls advise it.

    Hi All,

    Do you aware that there is RM10K for booking , if you cancel the booking then the developer will forfeit RM2k. Also the S&P is end of this year. I don’t know why they need RM10K for booking fees and forfeit RM2K. If the developer is very confident that area, why they scare about it.
    FYI, the Gemilang permai from Airmas, it is also RM10K for deposit but they just forfeit RM1K only. Compare to Gemilang permai with centralway, the Gemilang permai is RM788K and RM338K. Why the developer worry about this. It is really make me not secure at all.

    i need your opinion to give me some suggestion. For the corner house plot 28,29 & 54 which one is more worth. The price is almost same within 382-383K after discount 20K. The only different is the compound area plot 54 is 8.3sf and 28,29 is 7.3sf. Among these 3 units which one is better? Anyone of u choosing these 3 units?

    strata title ? no wonder price is low. later will have problems if you have a bad neigbourhood or else to pay large sum of money to relaim the individual title.

    In order to build perimeter concrete fencing around the housing area (gated), it has to be Strata title. If it is individual title, it can only be guarded. :)

    If u want a bit privacy , u can choose plot 54 . Plot 29 is center corner lot.
    I heard gcsla said corner lot ground floor guest room a bit weird , im also doubt abt that .

    now you see the trick of the sales, they just simply put a reservered/booked unit to tell the demand is very high, in actual not the case. you can ask few more units those booked, end of they will tell u ‘oh the buyer change to corner unit, therefore you can get this unit bla bla bla. really no leg of marketing

    actually carrefour there also had a new project. land size is about 22″x70″ price is from 380K above. You can try search and call them for enquiry. I felt Carrefour thr location is nice and price also reasonable.

    i would put it this way..RM330k house..u can’t really complaint about the size(for the grow floor design, plz blame the stupid designer. :) ). If compare with villa primero, BM permai, BM Utama..those project already shoot up to RM380 onwards…
    If you are patient enough, you may wait for reccesion, i believe definitely u will get a great deal..But for the current market..is kinda tough to get such price with G&G Community..just my 2 cents.

    I feel that booking fees quite high compare the house only RM338k. My sister in law bought a house from gemilang permai and the price is RM788K. The booking fees is just RM10k and forfeit RM1k if you cancel…Compare to this, you will feel it is not reasonable at all . That’s why I need to voice out , let people know….if not , other developer will follow and make this higher booking fees will be common thing . I just wonder that if the developer is very confident for this project , why they need the booking fees is so high to trap the customer . It is not feel good lah..

    Disadvantage of this project is ….

    1. Too deep and not easy get thru…

    2. The land size is small ……..compare to old project there. FYi,the size of
    corner unit just same size with this taman Semi D… but the price almost same with
    Semi D price at this area.. That mean this teres house is quite expensive for this area.
    So, if got chances better buy the old semi D here… better class , right?

    3. No walking distance for hawker food around this taman …only lok yan ..Morning only can eat expensive mee goreng and nasi lemak beside lok yan.

    4. No wet market here and the chinese mini market also expensive and sometime will sell the expiry thing ….so pls be careful to buy some thing over there.

    5. Banjir kilat at lok yan and main road…..But don’t worry , so far no banjir history for this taman .

    Advantages for this project…

    1. Very convenience to go anyway if you don’t mind the small road for entrance. Very near with Penang bridge and Kulim. If you work at Penang island and Kulim, this location is not bad. Compare to alma , this locataion is better .

    2. A lot of supermarket nearby like Jusco , Tesco , carefour , pacific… within 5k ~ 10km.

    3.This area is safe because TALKIE BUKITTENGAH central over there. So, a lot of volunteer guard surrounding this area .

    4. Compare to pricing….it can say that it is cheaper in BM but only expensive for this taman.

    Anyway, this is just my comment for this project. But decision is still with you…….

    @Jess my friend suggested me to wait for permatang pauh or sungai dua area for new projects developing, at least the building will be built on well planned road infrastruture, not congested, flood free, better visibility and another important factor is must be all the way avoid foreign squatters which currently happend on surrounding this project.

    U can survey d link as well. Under strata title , as long as the commitee at tht housing area agree.. We can renovate. I m sure everyone also want to extend to the bck.. Underg& g .. The rule is fixed by the residant inside tht housing area.

    Gcsla is right. As long as it is approved by JMB, then you can renovate your house.

    However, you can only do that after strata title is issued. Usually we should avoid renovation before the strata title is issued to avoid any delay in approval.

    By the way, I think BM Utama is not under strata. It is only a guarded community.

    Can we check the legal fees that we have to pay from their appointed firm and do price comparison with own conveyancing firm? I have referred to a friend of mine and she (a lawyer) said she needs my detail like loan amount, developer company, property amount, OFFERED PRICE from appointed legal firm and she will try to give me better price if her charges can be much cheaper than the appointed one.

    For your information, it’s impossible for strata title changed to individual title. Strata title means that 99 units share a piece of land including the garden. Individual title means every unit owns the land that his house is sitting on.

    By-law, houses with strata title are not allowed to modify or renovate its exterior. However, there are many cases where owners get approval from council to renovate their houses. But, my advice is wait until the individual’s strata title comes out, then you only apply to council to renovate your house. If you renovate before the individual’s strata title comes out, then council goes to do inspection after that, then trouble will come forward to you. —-> Said by developer

    if you have a bad neighbourhood who never follow rules set under g&g and go ahead with the renovation, there are many illegal extention happend now, u think it wont happend in g&g ? then you can kiss goodbye of your strata title hope. you will not get approval for individual title and bank will not give loan anymore after 10 yrs. at that point of time, you just can pray for cash buyer come to rescue you.
