Good is no more easy money for new buyer, in view of more n more non-stop new launch

If U able to buy complete mature n sustainable township property, why must U risk your money for another 10years dream. Don’t forget even Batu Kawan development not provide any primary n secondary school in their development planning. What U all think!

Seen that BLK B will hand over soon. BLK A have to use 2nd hand facility.
Block B lifts are working already. Manage to sneak into my unit at 17th floor with the contractor assistant. View is simply magnificent. Workmanship is also classy. Happy with my investment!

Manage to see the swimming pool though. Looks damn big and spacious.
This is the best location thus far in my point of view in terms of accessibility and development. From bridge to the location is about 10 min max and seldom have traffic problem. It might be slow from Chain Ferry Road but from highway you reach in no time. Surrounding is matured residential and commercial building, not kampung kampung. Congrats to the owners who had made a good decision.

Vacant Possession (VP) received for Block B. Keys will be sent to the owner once full payment from bank received to PJD.
Question will be how save is the owner to move in and out since Block A is still under construction. There is a possible threat to the owners in Block B.
Suggestion is don’t move in until Block A has completed all floors. Internal building cosmetic has less hazardous impact. Maybe inspection on defect could proceed first.
Either way lets open for discussion.
Block B owner require to pay 4months management fees in advance from now ?

Just take key yesterday. Sad to said external wall plastering very bad. Internal work is ok. Complaint form is fill in, hope PJD will touch up quickly.

My external wall, i open the window from my room and look for outside. They do not plaster, just use the spray paint to cover it. Can see the exposed rebar at the edge between external wall and floor.
Today i also notice the penthouse also have same problem. When i walk up using the staircase to Sky lounge , can see the rebar exposed n no plaster, just spray paint on it. Feel very up sad. Anyone got the PJD HQ email. I will send the photo to them.
oh, then it is not about “external wall “Plastering” very bad’. not about quality issue. just some mishandling of work. ask them to seal it up with cement grout or anything. otherwise, after few years, you will see the stain mark outside the wall.

the same. The higher the floors allocated car parking lots will be at
a lower floor.
As for your case a smaller unit will be allocated car parking lots at a

Never heard about per sq feet higher for studio. Higher floor indeed yes. I think maybe u purchase late, so end up calculation higher. Hahaha
If really so frustrated with this developer sell it off lor. No point complaint so much but still staying there. Think about it
I found that lot of WR landscape is totally different in what PJD show to us, especially the guard house entrance the water ………… is not there at all if recall back from what PJD advertises in their office. I really disagree and feel sad for that.

Swimming Pool view is nice and good workmanship compare with Ocean View.

The maintenance fee & sinking fund has been increased by 48% starting from Jan 2017. It’s terrible. Anyone staying at Wellesley Residences. Can we call for another meeting for review the fee.
I am holding a studio unit of 650 sq ft, maintenance increase from 117 to 178 and sinking fund from 11.70 to 17.80, it’s horrible.

You cant do anything if the proposal has been approved by 1/3 of residents during AGM.
RM0.27 / sqft… is almost there especially good facilities and nice environment to maintain.
Normal market now running at RM0.20 to RM0.30/sqft.
You should be able to review the financial status during AGM. Did you?

No point to compare every projects in details if the range fall at Rm0.20-RM0.30 and we recognize wellesey is one of top luxury (good quality /environment) condo in mainland. What shock me was only 19attendant and it definitely not enough 1/3 of quarrel to finalize AGM result. Something is wrong there. You reserve right to complaint to tribunal, what was the justification to increase 48%? (I assume you attend AGM since you know is 19pax)

Was told that the financial account was running at deficit over the years.
Understand that as long as there is majority attendees voted for the rate, that’s the final decision.
Does it need to have the consent from the 1/3 of residents. What if there is less than 1/3 of resident attending the AGM.
