    300/sqf for BW condo ??? this must be crazy, they thought there are IJM or MahSing who can set the price trend ??? Furthermore this area full of pariah people staying around.

    100% agree instead of increasing the standard of the area, PJD open Econsave which is low level hypermart inviting more foreign workers here and lower class people. The road is filled with trucks and kampung folks. The sales did say that there is some plan for commercial but for sales talk is cheap!

    Do you know why they stop using the word view….seaview, parkview, oceanview…. because rumors saying that the land in front will be new development blocking the view. That is why they call it instead WELLESLEY!

    Again! Becareful with PJD, they are very BAD in property management. Pay a visit to seaview/ parkview and you will understand

    So many condo units within the small Harbour Place, must be very packed. However, whether u like it or not, the sales has been very good esp for the studios and 900sf. PJD will have official launch this weekend, I predict good response from the public.

    haha……Butterworth changing now, day by day there was more cars, more shops, more and more people.
    people from Sungai Petani, Alor Star, kulim, Alma and some even from other states are moving in for jobs.

    Butterworth will going to be city,
    The reason is Penang port is nearby(will expand),surrounded by industries park, transportation hub & sea tunnel are planning to build, traffic was better with connectivity of north south highway, kulim butterworth express, Penang bridge, ferry and BORR!
    I see it, developer will see it too!

    Some negative comments seems to be bias and full of personal attacks. May be they were posted by Mah Sing or IJM supporters? I think talk is cheap, that’s why people can simply comment based on rumors and calling others pariah shows how shallow the person is. Personally, i have no comment on this property but I see why the PJD is positioning this property as higher end living space. Base on the initial response, may be the mindset of mainland residents is beginning to shift. People are looking for more comfortable, secured living space with modern facilities like gym, swimming pool, etc.

    Mainland people are not use to living in condos and acclimatise with such
    pricing. (Rm 300 /sq. ft.). Might not be their choice but Penangites think
    otherwise.
    Prices of BW properties are going up because there are demands and mostly
    bought by Island people. It will be like J.Bahru ( Properties prices went up )
    when the Singaporeans start buying.

    Aiyoh…. that’s why it is good to go out and talk to many people.

    Uncle already did research for this whole Harbour Place since 2004… many of the buyers are repeating customers… meaning, they were previously owners of Park View Towers… then Sea View Towers… then Ocean View… and now Wellesley… many of them aren’t from the island….

    Open up the mind… and get away from the computer more…. there are more factors other than “island people-mainland people”… that is the thinking from the 1980s lah….

    Last time when landed property is cheap in mainland, everyone is thinking: why buy apartment with no land while I can afford landed? Now different story, people in mainland esp younger generation are forced to buy condo as they can’t afford landed anymore.

    Security is another important reason why condo has higher demand in mainland. Also, more people are exposed to property investment nowadays and more will jump into condo as this is what they can afford. Lastly, more factories in BM, BW, Kulim means more trained workers or professional moving in from other states then more demand for condo.

    Fast answer = Mainland people… who happen to work in Bayan Lepas FTZ, Sg Petani, Kulim Hi-Tech Park and also Prai Industrial area…

    The people who rents these places?
    Engineers from the 2nd bridge construction, expats from the various industries I mentioned above, dental college students, people who work nearby (e.g. Bagan Luar, Raja Uda, etc)

Let me tell u, u can get 2 story house in inderawasih with 280k…buying condo in BW is stupid move as very much area of good deal for landed. For those buying 1st house, pls study, study and study the market and survey, survey and survey again before jump in and goreng together with the market.     The issue with Inderawasih is air pollution. A lot of house owners are stuck with their property. The house value over there has not been increasing in tandem with Butterworth, BM etc.

    Errr… I don’t see a point in your response except for the very last sentence which I totally agree with you. What and how you want to invest your money, you are the final decision maker. However, Uncle see a few of you here… calling people pariah… calling people stupid…. now that one Uncle will shake head. Totally no class at all…

    Mr David is correct with regards to Inderawasih. A friend just bought a DOUBLE STOREY terrace there for exactly RM280k. The original owner wanted to let got for RM315k but Uncle’s friend walked away until the owner discount until RM280k. Ha ha…!! Seller must be quite desperate.

    However, bear in mind about Inderawasih. It is just ‘across the highway’ from that Steel Mill. You hang clothes outside, by evening your clothes MAGICALLY will get a layer of nice yellow colored powder. Ha ha…. not so good for health oh. But then, people have been staying there for YEARS and I don’t see anything wrong with them… maybe I seldom go there or know many people there. Ha ha…

    Agree with William last statement, Is up to u to decide….But are u make the right decision, with your hard earn money? I’m here to point out that, AT THIS MOMENT buying a condo at BW is wrong move regardless for own stay or investment. There is still alot of landed good deal.
    Check on yesterday Kwang MIng…Seberang Jaya 2 story for 250k…..William 1 sincere comment for you…don’t judge ppl without knowning him well.

I make my 1st asset purchase at my age 23 with 50% of salary commitment, invest 30k for a E-park unit (fully reno +furnish, lvl 24) with 184k which 6 years ago, invest Villa Kejora 20k 2 years back with 120k..shop lots 60k for 330k value…..Impossible? don’t think so..compare to those really successfull in wealth management..I’m still kacang…..at least i still need to work to serve 1/2 million debt.

    I really appreciate what u commented in One Imperial and Wellesley Residences’s post. I do learnt smtg from what u wrote here…If u dont mind, i have two questions to ask :
    1. For investment purpose, can we consider subsale or just new launch property?
    2. For the 300-400k shop lot tat u mentioned, nowadays still can be found in Penang island or Butterworth?? I taught all the shoplot price around 1 million d…..

    The most important mutliplier is “TIME”. Sub sales unit will give u rental instantly while new project u have risk. Example:
    my recent (bought in 2011) shop lots bought 3X0k at Kedah – Rent for 1.8k, loan 28xk (with MRTA) for 20 years with 1.766k installment. My investment for this is just 63k (all in). Lets said 3 years from now I already earn 9.7k nett (after deduct 3 years bank interest). So rough figure 10k/65k = 15% in 3 years not really good? Lets said ur propertise value increase to 430k (current market price) in 2015. ur earning is 110k. How to select a good 1?
    1) Rental yield > 6% or 2X of FD. (yearly rental/buying price) = (1.8k X 12)/330k = 6.55%
    2) +ve cash flow = In this case = 0, in today market vey rare can find a +ve cash flow for me
    3) ROI = Nett yearly rental/ur investment cost = (1.75k X 12)/63k = 34%.

    I only measure my assets with cirtiria 1 &3 as i have my own principle 20/80. Means I will not go max loan & only obtain 80%(resident) or 85% (shop lots). That’s why critiria 2 always didn’t meet. I will push/pull the tenure to match the rental and max tenure is 25years (fix for shop/office) and 20 to 25years for resident.

    For ur question no 2….I just deal 345k shop lots with 1049 sqft with tenancy 1.8k till Oct 2013. Now in progress of loan application..etc. Patient, do home work, observe surrouding, set ur target (resident or office or shop).

    Additional = Discipline, don’t simply commit to no value added liability. Set targer, start from 3 years 1 asset till 1 years 1 asset.

    This is my rules which difference by those GURU which make 3 mil or 5 mil good debt in 5 years. Don’t refinance ur asset every 3 years to cash out capital to invest new assets. I know this is good to duplicate from 1 to 2 , 2 to 4, 4 to 8, 8 to 16 assets…BUT ur are in big debt, U know what is call chain reaction. Once 1 runtuh, semua runtuh. That’s why even I jobless, my asset still auto pilot to help me build up my weath. Remember this, is not urs until u fully settle.

    Hope this help. By the way, my few partner not so happy with my recent commet in this web as I creating more competitor in the market. Well full stop from here

    Something to share….

    For my case, i’m one of the so-called ‘Island People’ and i bought a WR unit for my own stay, i personally don’t like staying in a landed property. Terrace houses road tend to be packed with a lots of side parking cars and crowded and i’m not feeling ease to squeeze between these roads everyday to reach my house.

    Second is that, i love sea view and high floor with a lots of wind where you can lay down on your living room’s sofa holding a book in the late afternoon, enjoying the scene and relaxing; a cup of hot coffee in the evening with penang’s night scene is a luxurious enjoy for me. So instead of struggling myself over those super expensive sea side property, i chose WR. The facilities are fine, swimming pool is just downstairs, well, at least you don’t need to drive and get yourself jammed in the traffic just to get some excercise after a long day of work.

    Penang Central seems to be on the plan and started the constructions few weeks ago. I saw it on the newspaper, so this is a add-on. IF the MRT is something firmed in the future (long future, perhaps :) ) that’ll be great for those working in the FTZ like me.

    Well frankly, If i’m staying nearby Straits Quay and working in FTZ, getting jammed on the way back to Butterworth seems nothing different than getting jammed on the Greenlane road back to Straits Quay. So its tolerable for me.

    Yup, i studied that area long time ago together with BM, Alma etc … still find Harbour place suite my live style most. Having a living spot away from the congested district while retaining the connection with the city life like this is my dream.

    Going to island isn’t a problem, FTZ area? bridge. George Town or downtown area? ferry seems okay if you are not in a rush. Not to mention the undersea tunnel which is under planning (although it’ll probably took years for that, lol). Looking for food is definitely not a problem, Raja Uda is so near that i can easily reach my hand over those tasty hawker food within 5 minutes drive. So, i still prefer this place over the other. Although the price is a bit hands-hold (i’m taking the high floor unit which come with extra $$) but still, the scenery is worth the price.

    Just one thing which i’m not very kin of, a small portion of the surrounding is populated by kampung/villages, security might be my concern if there have been some police cases reported. But i’ve not been living there long enough to judge, so the other side of the coin keep reminding me of the same old day that kampung people are actually very nice and easy going… so i can still live with that :)

    In my opinion, bm are very good to invest because at center location and surrounding by butterworth,kulim, simpang ampat and batu kawan.it will become new city in another 10years.If u want invest go ahead to Alma town.

    More penangites are investing in mainland now. Congrats to all the buyer. Island condos reaching in premium places like Tg. tokong/Georgetown/Gurney is abt $700-1000sqft. While those is Sg. Ara / Bayan Lepas between $450-600sqft.

    Just visit from other mainland developer office. Seen that in BM will come in some high rise project with starting price of RM333/sqft above.
    Compare with location and facilities.
    Wellesley Residences still a good property to invest.

    Not all are equally poor for investment for mainland. Subsale for PJD Seaview is doing exceptionally well. Launching price is 190k and now valuation for around 350-400k for 1300 sqft. I managed to sold a unit less than a month compared to those prime area in island still i am holding for more than a yr. Some jewel still in mainland but rare. choose well and invest wisely.

    We visited the showroom too. Left with only the 1338 sq ft units which will cost Rm430k (which is Rm330/sq ft). Cost too much / overprice because buyers can buy units at penang island instead of at the mainland. which is so slow in price growth compared to island.

    Studio too small. For me and my wife and my parents, needs bigger average size units.

    But i’ve dropped the wellesley And primero, considering the location (dislike) and price too high.

    i just called PJD office, the 1300sf unit still available, with price above RM450k (high floor). This project launch year ago still not finished selling, from here can know that the price is expensive & for Rm400k plus budget, buyers have optional & prefer to buy landed property in mainland. Anyway buy for own stay is ok, if for investment, not worth to buy Wellesley.

    when stay at condo, i prefer lower /middle floor because during peak/rush hour, no need to wait for lift service, i can use stair to carpark more faster. Remember last time i stayed 2nd highest floor of apt, the lift stop at least 4 to 5 times while on the way to ground floor & the lift pack with many people, hard to breath fresh air. Higher floor of course got beautiful view but it not guarantee forever, we do not know future development will block the view.

    Difference point of view from me.
    Higher place will be easy to rent out and been take over if the price reasonable.
    More ventilation and Sunlight penetration specially corridor area. No moisture contain in unit if compare lower floor area.
    You need to study for the unit before you sign up SNP, look from site either will be future development lock your view in future.

    More penangites are investing in mainland now. Congrats to all the buyer. Island condos reaching in premium places like Tg. tokong/Georgetown/Gurney is abt $700-1000sqft. While those is Sg. Ara / Bayan Lepas between $450-600sqft.

    not only invest, many are buying for own stay as well, they couldn’t afford the expensive new projects on island anymore so moving over to mainland to look for new properties.
